    Campus Edge Apartments have been the most accommodating since I have moved in. They inform you…read morequickly when you initially apply for the apartment and they always call you back in a timely manner when you have any questions, comments, or concerns. They have multiple ways of reaching you with new information such as event days, packages received at the office and when rent is due. You have multiple options when it comes to paying rent such as money order, online, or with a credit card. They have a convenient website which lists line items for each charge on your bill. Leah is an excellent property manager and Colin is the best front desk attendant yet! They are quick and efficient when it comes to work orders and they always keep in touch with updates in the event they have to order new parts. The pool is kept clean and the clubhouse is spacious, includes a gym, and has plenty of activities for tenants and their guests to enjoy. They truly are understanding and will do the best that they can to help you as long as you communicate with them. The complex itself is VERY close to campus and Bowers Stadium & there is a CVS, corner store, and pizza place all within walking distance. I would recommend this place to anyone I know and I'm glad to live at Campus Edge.

Everything went smooth while signing the lease and moving in. The apartments are quite and everyone I have met is friendly. My only complaint is at night it is VERY dark and the lights they have are not very bright. Lillie was our agent, and she is very kind! While debating signing a lease here she went out of her way to mention specials that would accommodate what we are looking for and would help a college student out. She promised us one month free for immediate move in and 2 free TVs! How's sweet is that? However, after signing and moving in we were informed that we would not be receiving the two TVs that we were promised. I am very upset not because we are not getting the TVs but, how we were lied to and how Lillie went back on her word. When we called about this special, we were told a completely different story than what we agreed too. I believe this to be unprofessional and untrustworthy. I thought highly of the staff here based off my interaction with Lillie and the property manager but after we were given this news, I hope we, and anyone else, do not get misinformed in the future.

First and foremost, throughout my 2-year lease from July 2023-July 2025 my unit did not have hot water. We had 100 degree water so barely above body temperature. I stayed on maintenance about it weekly for months and it was never fixed. They "fixed" it for other buildings, but since I was the last on the outdated boiler system, I always took cold showers. I brought this up to maintenance, office staff, and the property manager and it was never fixed. I was expected to pay full rent without getting full amenities. Additionally, the apartment was not cleaned before I moved in and in fact still had trash and items from the previous tenants. I had to spend an entire day cleaning it before I could even move in. The carpet reeked of dog piss and still did even after a professional cleaning. Tbh it needed to be replaced, but it seems like they did not even check the unit out before handing me the keys. They also tried to charge me to replace the carpet, but luckily I got it clean enough before move out that they didn't. The office staff has laughed at my requests for hot water numerous times and always seem to lose documents. For example, both mine and my roommates room condition forms were lost. Thankfully I had a photo so they couldn't charge us for anything. Maintenance also took forever and would half ass their jobs. When my AC broke they refused to pay for a hotel when it was 90 degrees in my apartment in July. Overall a terrible terrible place to live. Save your money and sanity and go somewhere else. Also, before one of the office staff replies and says some bs about changing companies and leadership, that is not an excuse. The people working in the office right now are the same ones I dealt with. BEWARE

    My daughter moved into The Armory at Sam Houston on July of 2024. She graduated on May 7, 2026…read more Prior to her graduation, I asked if she could be released from her lease once she graduates and I was told, "No!" During the duration of her stay at The Armory, the rent was NEVER late, there were no returned payments in two years. Although we fulfilled the lease agreement, The Armory was NOT a safe place to live. There was a door that led to the outside, that was broken and propped open for an extended period of time. The garage gate was broken more than 50% of the time and we barely ever used the remote to gain access. 3 different times, there was a group of men that came to my daughters unit, trying to gain access by kicking and banging on the door. One time while my daughter was there, the police was called out and a police report was created. The other two times, her roommates informed her of the events. One or two of her roommates decided to buy a Ring door camera and they were asked to remove it. The halls stayed filthy with pet feces. The trash room had trash that spilled on to the floor for days. When it was time to move out, they created a balance of $433. They sent 21 pictures of supposed damages caused. We used liners for EVERYTHING. The drawers in the restroom, the tub. My daughter was the last tenant to move in and there was an extra chair in the living room and a trash can (WHICH WERE THERE WHEN SHE MOVED IN) in the kitchen and she was charge for leaving both behind. I emailed the manager to find out about the paint color to touch up the paint. Instead of responding to the email, a gentleman called at 5:58pm (they close at 6pm) instructing me to go to Sherwin Williams and let them know I need replacement paint for The Armory. He said they will give you a sample and it's free. NOT TRUE! We had to pay for it. PARENTS..DO NOT RENT AN APARTMENT AT THE ARMORY! They have predatory practices. If they do not reverse the charges, for the preexisting damages that was ALREADY there, we will take further action. Especially since my daughter, who is African American and was the ONLY African American to live in that unit, received the largest amount in charges and was the only one to receive the 21 pictures trying make us liable for preexisting conditions. We have already spoken with legal counsel this afternoon, and are prepared to move forward. Because, surely this is not a situation involving race, because if it is, other entities will be contacted also.
