Our family has lived in Clearwood since 2004. We love it out here, so much so that we built a second house recently that better fit our needs. If your the type of person that enjoys trails, swimming, fishing, bird song, deer in your backyard and trees, this is a great place. There is a trade off in having to travel farther to get to shopping but we prefer the daily peace over quick access to shopping. Our water fee is very low, about 30 per month, compared to 130 for friends on Yelm city water. PSE has done a great job improving the power grid out here so winter power outages are now infrequent and brief. The HOA has pretty reasonable rules compared to those many of my friends deal with and the dues are about on par with other communities with the kind of amenities we have. There are always people that disagree with the board no matter who is on it and there are those who create drama, but we really aren't interested and focus on our own lives and the things we enjoy out here. read more

the hoa is terrible here. ive been fined crazy amounts in the thousands that i was totally unaware of, when i did find out they were unlwilling to even discuss the matter with me because of there 10 policy to reply. these were in the thousands all from the karen that has moved in next to me. they shut my water off for a 65 dollar bill and said i had to pay them 6,000. to have it turned back on. who can afford that. ive even got kids living in my house. so now im forced to hire a attorney because they are also trying to forclose on my house. the manager here needs to wake uo and get real. she is very rude and unwilling to work with me. so now im forced to fight back. wish me luck read more

After having lived within the so called community out here for over two years I can tell you with absolute certainty that you would be better served to spend your money on just about anything other than a place out here. They claim to have rules and regulations...only they enforce them so sporadically and only inflict fines on people who they choose...if you are friends with someone in a position of power, you can do whatever you want. If not....watch out, or someone will get you! The fact that I'm writing this review on this "community" could very well be a bad idea...but at this point I think it would be wrong of me to not attempt to warn people. If I can save even ONE person from moving out here....it would be worth it. read more

I grew up camping in Clearwood and have wonderful memories. The Clearwood Association has always maintained the buildings and grounds of all community use facilities and kept them clean. I have a family member that has just purchased a home here and is looking forward to making memories of their own with their family. I hope these negative reviews I'm reading are not the way things are run and are problems only addressed with people not following the rules and guidelines. We will see and I will update this post in 6 months. It's been six months since my son moved in there and is enjoying their new home. I think Clearwood is a beautiful community and maintained nicely. read more

I've lived in this community full time since 1999 and came in summers since 1989. This is a great community with five beaches and tennis courts, basketball courts, playgrounds and a beautiful pool. This community started out very small and mostly campers. We now have between 3,000 to 4,000 people in the community and with that like all communities of that size we have good neighbors and the not so good. This place is like a resort and it is up to all to make it a great place to live in. read more

the new office administrator is horrid. she's extremely rude and disrespectful. do not buy a home in this neighborhood. you will get monthly fines for nothing from the hoa. this community is not taken care of and very trashy due to the hoa. they need help. do not buy here. read more

Buyer beware. We lived in clearwood from 2007-2013. There is a charm about the community that is nice but the negatives defiantly out weigh the positives of the HOA. First I'll start with the things we liked about the area. The pros. The hiking trails, community parks, beaches, and lake for fish is awesome. They stock the lake with trout annually. The parks are clean and have BBQ pits. This alone should have the place get at least a 3 star review. But unfortunately the cons of this place make me give the community a 1 star review. The cons. First one has nothin to do with the clearwood HOA but one of the main reason I moved out there was the fact it was backed up to 1000s of acres of Weyerheauser land. Unfortunately Weyerheauser now requires a $300+ permit to access there land if not you will get fined for trespassing. So if you are thinking about utilizing the woods near by think again. The office staff were extremely rude, every encounter I had with the clearwood office was always awkward and felt that I was inconveniencing them. I worked grave yard at the time and had neighbors that had five dogs that barked constantly. I tried to contact the HOA to have the issue resolved but they never did anything to the puppy mill next door. But they were Johnny on the spot to fine me $75 for riding my quad in my own yard during daylight hours. They also built at Maintanence shack behind my property line which was supposed to be a green belt that was unbuildable....What used to be brush became a loud equipment yard and put up lights that the HOA refused to turn off and made for a very unpleasant atmosphere for what is supposed to be a "rural community". Also there is no cell service. In fact there is no service 7 miles away from the gates. You need a gate card to enter the community. So you need to make sure if you have guests or a contractor visiting they call by four corners intersection so you can meet them at the gate to let them in. A huge inconvenience! The roads get icey and are not maintained. Every year there was at least one fatality on Bald Hills road. It's is very difficult to get satellite due to all the trees. You will have to settle for a monopoly of a cable company (Farepoint communications) which is just as expensive as Comecast yet does not provide HD TV or a DVR. We attempted to rent our house after we were so fed up with the Nazi regime of the HOA but were threatened with a $100 a month fee to rent our own home. When we contact the HOA about the fee they said it was to inform the tenets of the clearwood news letter. (Which is sent to everyones house in the community quarterly...... maybe 35 cents a year in paper and ink yet they are charging $1200 a year for you to rent your own house). There was also issues with the water supply. It was contaminated with chloroform. We had to boil our water (even for our pets) for 7 months. Yet they still charged the same amount for the annual dues. In fact they increase the dues to fix the water issues. Clearwood prays on military families. It is not that close to JBLM as advertised. It will take you 45 minutes on a good day. When a storm comes through power WILL be out for five plus days. Hell even when there isn't a storm you will randomly lose power for 24 hrs. Don't get caught up in the charm the community has at first glance. I feel the only good reviews of the community are based on folks trying to increase the value of their home. We ended up forclosing on the property due to the economy and the fact that clearwood is unbearable to live in. I feel bad for anyone that is stuck in clearwood and I hope that anyone who is intending on buying to listen to this post. Honestly, talk to people in town and see how they feel about the gated community of clearwood. read more

My husband and I have lived in Clearwood for 3 years .We are both retired and enjoy the quiet and serenity of the area. We are involved in the community quite a bit, and have met new friends and neighbors easily. This community does have HOA, so before buying a home in Clearwood know that there are rules. We have had NO problems with the rule of the HOA. read more

I have lived in this community for over 2 years. Although the area is great with lakes and trails you have to watch what you say and do. There is a double standard out here. If you speech out in difference of the board of directors you will harassed and fined for every breath you take. Washington state has given HOAs a lot of power to make their own laws, called CC&Rs. Just know what you are getting into before buying out here. Be aware that currently the water system is in trouble out here and the community has lost it's main well. Association fees may be going up because of this. The trees and lakes are wonderful and we have many wildlife creatures that come to visit. read more
