The situation is that my monthly rent amount prior to the increase was $1,191. On the effective month of the increas, CLV Group Inc. started deducting $1,1246.41 which is obviously more than 2.5%. On two occasions I requested an explanation re the calculation without any response. Not a fan of attempts of Unlawful Entry, and with a manager like Daniel Cordero who doesn't accept responsibility for their actions, it's useless to even talk to them. He has told me some people like it because they just want the work done. I guarantee Daniel, no one wants an unlawful entry. Each time we have requested a repair or anything, we are never given 24 hours written notice as per Law. Monthly fire drills haven't been done in months, and the schedule for the tests they have posted in the building are a year out of date. Some of the least professional individuals I have ever had to interact with. They never provided me a copy of my lease once signed. Whenever I would try to reach out to them through email or over the phone I would never get a response. I left them so many voicemails and emails and they never bothered to respond. The only way to get any response is to go in person, they said after their meeting they would respond to my email and never did. I called them over the next few days attempted to get any sort of response and they did nothing. I then I had to show up in person again and tell them I would not leave the office till I received an emailed response. Such unprofessional, rude, and useless people. They will not help you if you have any issues. They will not respond to you when you reach out to them. Their rental property where I unfortunately had to live was disgusting and dirty. Do NOT rent from CLV Group. Apartment on Maclaren St. was absolutely infested with cockroaches. They sent the cheapest pest control person they could find which did not help the situation at all. I asked the building manager Roman to send me the report that pest control created detailing the status of my apartment. He lost his temper at me and hung up the phone. When I gave them the notice that I was moving out, the leasing agent Ashley would throw away my roach traps and roach spray so that they could lie to potential new tenants about the infestation. Then she accused me of lying about the infestation. They also raised the rent $300 for the next tenant. $1800 for an apartment infested with cockroaches. Shady business that does not care. All I did was fill out an application form. After trying to get my money back and having no success, I had a lawyer look over the application. The company has illegally kept the funds taken from my Mastercard and although this is the case I am unable to get Mastercard to refund it as it is an established company. The only way to get my funds back is small claims court. I have a baby on the way and do not have the time to do this. I'm sure I am not the first or last person who this has happened too, and with the stress and time of going through small claims court this company is benefiting from scamming people just looking to live in a world with increasingly high rental rates, grocery bills, gas bills,ect. We rented through a company thinking that it will ease our 1st move to canada. We are paying much more than the average in the city for this type of housing. The maintenance is just a name. No respect for the tenants. I talked about 2 major issues the very 1st hour we had the keys (we rented form overseas): the front door stairs and pavement that are not aligned and are dangerous when it snows or when it gets Icy; also called about the back screen door that is not closing properly. We never had a reply or a schedule for the first issue and winter is few months away; the fixing of the screen door was funny the guys showed up with a hammer and pretended to fix it. Do not ever deal with CLV group. I'm living a nightmare in Avalon Park. This place is TOXIC! And I'm saying it literally. I received a notification last week from the site administrator saying that they were going to install a containment in my bedroom. On Tuesday (Jul 11, 23) a huge containment was installed, with a sign indicating that they were working with ASBESTOS (see photos). ASBESTOS is a known human carcinogen i.e. it causes CANCER (Mesothelioma) by breathing it. When I saw that, I wrote an email to the site administrator to ask to immediately stop this absurd, however, he replied that the construction company already started to work on the ASBESTOS on Monday. Not only CLV group did not notified me about the work with ASBESTOS, but also, they did not give me the chance to move to another place to avoid this, because, they started the works with a toxic substance without communicating it to the tenants. Now, I was forced to sleep two nights (at least until now). However, this was the last event in a succession of painful events that are making my life a nightmare, and already affected my health. In September, 2022 I was looking to an apartment to rent and the choices were scarce because I wanted to live close to my job. Even it was not cheap, Avalon Park was a nice place not far from my job. I decided to move here in October, 2022. The lady that showed the apartment to me did not mention anything about the construction that it was going to take place in 2023 in the balcony of my apartment. The only thing about this construction was a pdf attachment to the email containing the link to sign the contract. The note described superficially what to expect from the construction, however, it did not mention the MAGNITUDE and the DURATION of the works in the balcony. Moreover, that pdf did not mention anything about the PRESENCE OF ASBESTOS AND THAT THEY WERE GOING TO WORK WITH ASBESTOS IN MY APARTMENT. In May 2023 the nightmare started. The window/door to the balcony was locked allowing to be opened at most 10 cm, but know they reduced to at most 5 cm (see photos). In this manner, I was not able to use the balcony since May, however, even worse, is that the scorching days of spring/summer (including world records of global warming) is impossible to be inside the apartment. Furthermore, the amount of dust generated by the construction is insane, and is not removed from the balcony after the workers leave it. So, when I open the little space of the balcony window, all the atmosphere gets impregnated of dust. It is impossible to breathe in that atmosphere, my eyes were compromised but all the dust and I needed to buy eyedrops to be in my home. The construction noise is continuous and annoying, and it is unsupportable when the works are in my balcony on in the balconies immediately above or below mine. And nobody tells you with anticipation when the workers are going to work in your balcony, so it is impossible to know if you are going to be able to remote working from your own apartment. Furthermore, I have no privacy in my apartment because I have workers passing all day through my balcony's window. In that manner I was forced to buy and install curtains and keep them closed. Also, since I cannot work from my apartment during the day, I was forced to buy a car (I didn't want to do it, that's the reason why I preferred an apartment close to my job). And, CLV group increased 20 dollars the parking spot compared to the price they told me when I signed the contract. At this moment, 2 and a half months have passed since the start of the nightmare; however, the site administrator told me that they expect to end the construction in September (but this is only an estimation). A construction for some days, a week or two is rather tolerable; however, a construction for at least four months is insane. If they knew about that when I rented the apartment, why they didn't tell me in that moment?? Was I scammed by CLV group?? Even CLV group was aware of the amounts of dust generated, the impossibility of using the balcony during the spring/summer, the fact that is almost inhuman to let the tenants without proper ventilation during the scorching days and in an atmosphere impregnated with dust and the lost of privacy, they never provided me with mitigation actions. I was forced to buy curtains and install them, to buy a vacuum cleaner and fight with the dust that impregnates every space of the apartment, furniture and electronic devices. My hydro bill is increasing because I'm must use the electricity to illuminate my apartment during the day because I need to keep the curtains closed. The only thing that they gave me (last week, after months of suffering the heat) was a tiny portable air-conditioner they installed in my bedroom, however, I later discover that the installed that due to the installation of the containment for the ASBESTOS; because they needed to lock the windows of the bedroom. DO NOT RENT WITH CLV. Was a loyal tenant for nearly four years, never missed a rent payment. In June there was an issue with my payment going through, it was withdrawn by CLV then returned without my knowledge. I lost my mom recently, so have been dealing with a flurry of funeral costs and other expenses, so I didn't realize this had happened when looking at my bank account. No call, no email, no letter to notify me there had ever been an issue. Then today I get an application to evict from the Ontario Tribunal requiring legal action. I would have rectified the situation immediately had I been notified of the issue at the time, as I said, I never miss a payment. But this company chose to treat their long-standing tenant like a number instead of a person, when a simple cutesy email would have rectified the situation for both parties. Don't rent with an agency with dollar signs in their eyes who could could care less about the well-being of tenants. There are much better rental agencies out there. read more

COCKROACHES! We've been fighting CLV for months about a cockroach problem and they do the VERY bare minimum to even help. They have recently blamed us for the problem. A problem like this could have been easily fixed by putting us in hotels for the week and doing a cold sweep of the entire building and fully treated infected homes. if I could gave a zero star I would! Their building in Burlington that we moved into was INFESTED with bed bugs and cockroaches. Turfed out most of our main furniture such as couch and beds and having to wash everything we owned and place in garbage bags in sub zero temperatures to ensure everything was gone. Had place sprayed 5 times. stuffed every nook and cranny with steel wool, covered all unused plug outlets, wire mesh in all the over head fans. sealed and re-caulked all the baseboards and bought bug ultrasonic bug deterrents...YES we did it all. Finally got rid of everything after 5 months!! Them to contend with drunks and drug addicts in multiple units on our floor, fighting in the hallway all through the night. We called the police on a regular basis at night. The riff raff started banging on our door when they found out we were calling the police on them. We were terrified to answer the door! final straw was when we had our baby they banged on the door at 2am calling is out to dight and woke up our child. I also have to add... I would NEVER go into their dungeon like basement to use their grotty old washers and dryers. Who knows whats been thrown in them and they were all on their last legs. Had to cart all my laundry to my moms weekly to do laundry. Wish I could post the many photos of cockroaches I've been dealing with for a year. Several minor treatments that I have to constantly supplement with diatomaceous Earth. They've lies at Landlord Tenant Board hearings stating tenants have made up the cockroach problems and still they persist that there's no issues. DO NOT RENT FROM CLV! I lived in the pier tower buildings for almost 2yrs & have had too many issues to count. Was told there would be a gym& pool opening up, 2yrs later they haven't even started renos for it. Was told there is 24/7 onsite security, yet there is almost never security here. The lock on the main door was broken for over a year. Doors to the underground are left open constantly as they dont always work. Theres been many break ins to the cars there. The front buzzer barely works. Constant issues & you can never get ahold of anyone or they say they'll call back & never do. Admin office was closed for months due to understaffing& tenants were not informed. Took 16 calls, 4 emails, 6+ weeks &dealing with 4 separate people before they'd assign me a parking space, then I had to contact them 4x to change it. First 2 spots were assigned to other tenants &rude notes were left on my car. Next one was under a leaky pipe that caused damage to my car &they wouldnt compensate me. Elevators always down/barley work, one has been broken down for over a week & today they put the other one service also causing me + an elderly woman with groceries to wait 20+ mins for it. Had no hot water this weekend. They do nothing but decorate the building &raise rent. We've had roaches & mice &BED BUGS. They also literally stole money from me; I gave my notice to vacate& was told my rent deposit would be applied & they still took my rent. This caused my account to overdraft, &their solution was to mail a cheque which could take 4+ weeks, & gave me absolutely no compensation. They left me with a negative balance not caring that I have bills + moving expenses. Then they still had the audacity to give me a notice of rent increase. Im very disappointed with my experience &do not get why my rent would be raised when CLV clearly doesnt even have enough staff &consideration to meet their tenants needs. Here's what I experienced when living downtown at a house owned by CLV for 5 years. This is an incomplete list: unresolved heating issues three years in a row no word as to when our gas fireplace will be fixed (Nov. To Dec. 2013) we were told it was dangerous and they disabled it, but did not move on to fix it no word as to when insulation heating issues will be dealt with nor how no plowing in parking lot nor in driveways after a snow storm on Dec. 15. At noon even after filing a complaint to emergency line, still no action tenant gets stuck in car. Cars unable to exit. Tenants unable to make passage through deep snow on walkways/driveway. 2 major leakages (floods) from ceiling in small bedroom due to failure to remove ice from deck on rooftop. One in March 2013 and one in March 2015. Did not learn lesson from first flooding. read more

They didn't even do a credit check and just flat out rejected my application and told me to drive 5.5 hours to get my refund. I found one of their offices half hour away from me and confirmed that they could process the refund. We got there waited 1.5 hours and they couldn't get the machine to work so they asked us to drive another 45 mins away (over an hour away with traffic) to get our refund. Since I have a 9-5 job I booked an evening appointment with a technician. We needed to get into the telephone room so I called the building manager at 7:30pm to see if he could unlock it. According to CLV 's policy: managers are NOT allowed to unlock the room after business hours ... not sure how long my internet is going to be out for. If you like internet these guys aren't for you. My husband and I lived in a CLV Group apartment in Hamilton ON for about 18 months. If I could give this company negative stars it would still be too many stars. There are not enough hours in the day to go into detail about this horrid company, but here is a cliff notes version: - Constant bed bugs in the building and CLV did 'band-aid' fixes that never fully eradicated the issue. They also failed to inform tenants of bed bug issues in neighboring apartments so the bugs just spread constantly and ruined everything. - Frequent fire alarms causing need to vacate for an hour + - Frequent power shut downs and water shut downs - CONSTANT entries to the apartments. We had notices stuck in our door handle every few days and it was very intrusive. - Speaking of notices - they were never legal! You would get a general notice with no entry times and CLV claimed it was legal when it had been proven not to be. We even had a guy enter the apartment without any notice at all (I was caught walking out of the bathroom naked when a man confronted me. This was on the second day of our lease) - Elevator always broken (ALWAYS) - Filthy public areas and laundry - Illegal rent hikes and the extra money was used for stupid things like planting flowers when there were so many health and safety issues that needed to be addressed - Vermin infestations - Regular interruptions and loud noise - Clueless staff who really dont care about the tenants at all - Illegal eviction notices and warning letters based on their administrative mistakes with calculating the rent you paid on time - Threats of eviction for things that you are legally allowed to say/do to exercise your right to legal tenancy CLV group also have absolutely no tenancy law knowledge whatsoever. The entire time we lived there, we were educating them on the law yet they never seemed to pay any attention. It shouldnt have been our job to teach property managers what the law is. If I can give word of warning, do not rent from this company - If at the very least - the Stratford apartments. Through my lease here - I've had to put in Numerous work orders to get a simple buzzer set up (work orders, plus phone calls, plus e-mails...), Screens for my windows (Even more work orders, phone calls, e-mails... even in person work orders given to a CLV employee!), Blinds for my windows, Leaking taps fixed (Which added over 20 bucks a month on my hydro bill because it was filling the tub with hot water within a few hours), new Keys to get in as ours were not working properly any more. The only thing that was fixed right away was a dead fridge, which apparently was our fault. (Yes - they blamed us for our fridge breaking down...) At one point, I called again because I wasn't able to get into the building and had enough, the landlord was telling me on the phone "Well... You're not getting your key tonight, I'll drop it off in the morning" (He's been telling me this for over a week now) and persisted to explain to me that he's over worked because there's too much to do through the 3 apt buildings. (Unprofessional) I think the biggest problem I've had, was being out of a shower for a couple of weeks. yes... WEEKS - and no compensation... no "You're shower is out of service because your pipes are leaking and your ceiling is caving in on you... soo, how about you use this apartment for a shower temporarily...." Or no compensation for having to take showers at our parent's place once a week... I've tried to talk to the management, and all I ever get is "I'll look into this, i'll get back to you" and then I never get anything back. I've asked to cut my lease short (because we signed a 17 month lease), I figured with the situations explained above - we would have been able to leave a month or 2 early... but again "I'm on vacation, I'll get back to you" - and never do. Finally, the roads are not iced properly, and there's been an issue with lighting in the parking lot (one of the lights turns on, 1 minute later, turns off, then turns back on) -- causing me not to be able to see the ice and slip on it... Fun times... I've never been anything but polite to these guys, and this is the thanks I get. There is no love lost between me and CLV. My friend co-signed my lease and CLV still considers me an illegal occupant after having accepted cheques in my name for over 6 months. In the eyes of the Law this now makes me a leaseholder. CLV has never recognized this. CLV has blamed me for loosing business by making tenants leave and harassing other residents of 2088 Westbury Road(Parkway Park). The cause of their departure was 3 floods that occurred in the building last summer. CLV has owned the complex for a year. The old Landlord did not include hot water tank rental and parking paid months in advance in the lease. These guys are money grabbers. The intercom in the building hasn't worked in over 4 months now, very inconvenient. When old tenants leave, they rip out the kitchen/living room wall of 1-bedrooms. This condemns 2 electrical outlets that they don't replace. This leaves over 35 feet of linear wall without a plug, very bad. I have to say I have had a positive rental experience at the Lafontaine location. My experience with the onsite superintendents has been excellent. They are always quick to respond and deal with any difficulties I've had. The onsite office staff can be spotty. They tend to change quite often since it takes a special kind of person to deal with tenants. That brings me to the current situation. Here we are October 11th and the heat is still not on. We've had some great weather and the lack of heat has not been an issue until yesterday morning. It had been cold the night before and our apartment was freezing cold. But the sun hits our windows and we warmed up pretty fast. When I saw the overnight low was 0 degrees I made a call to the emergency line around 7:30pm. I did not receive a response. My wife made another call to the emergency line this morning [7:30am] and someone called her back only to say they are waiting for parts on some of the furnaces on Lafontaine. I have been dealing with this group for a year in Ottawa and it has been one huge headache and a source of constant stress. They are completely unprofessional and incompetent. As soon as I set up my account with them, they tried to charge me extra claiming I hadn't sent them a void check as requested when I knew for a fact that I had. Upon meeting with them and insisting they look for the check I sent they discovered that my void check was inside the my file with all the other documents all along. After that we found out that getting a hold of anyone at this company was nearly impossible for any problem since no one seems to ever answer their phones or return your calls. You have to call numerous times a day for weeks and hope you get a hold of someone in that time. During the year I have lived here I have been told 3 times that I had NSF charges only to find out through my bank that all my payments had been taken out by their company exactly on time and none of my checks have ever bounced. One of these charges were cleared when I insisted they look into it and they realized they were charging me instead of one of my roommates. I then asked about the second one only to find out that the charge may not be mine since they did not have a name but just a check number (which apparently only had one digit). I then requested a copy of their transaction forms regarding my rent so that I could cross reference it with my bank forms. They said they had no trouble doing so and they would send it right away. That was 3 months ago. Yesterday I received notice regarding the latest NSF charge via email. This email was sent to me July 11. When I checked with my bank I discovered that the rent had been taken out on July 2nd. They have done nothing but harassed me since I have started dealing with this company, they have never fixed a single complaint I have ever made, and the only time I have dealt with a competent person was when they hired free lancers of some sort that were not affiliated with the group. Take my advice, never rent from these people. I am moving out in a month. I hope they go out of business. read more

We really dodged a bullet by not getting involved with CLV Group at their new Livottawa project. We almost went through with a lease and even had a deposit set for a unit. We started the process asking for their cheapest unit to view first and we would go from there. They showed us a tiny one bedroom unit for $1240 a month and then the charges starting going up from their like $150 for parking and several add fees for different services that were not talked about. They said that was their cheapest offer. We liked the newness and were a bit taken with the nice finishings and such but then we found out they were offering two bedroom units for cheaper and then the lies just snow balled out of control. We immediately stopped the process and once we questioned them on all the major discrepancies in the information they gave us about the deal, they just offered to refund our deposit. Thank God! I feel like we dodged a bullet for sure. This company just offered one lie after another coated in thick make up and perfume. I warn anyone in Ottawa, stay away from these guys, there is so much more to choose from. As far as I can tell, Flemming Property Management is a better company to work with. We have just started the process with them and they have been great. Very down to earth and personal. Being new to Ottawa we are really appreciating that. CLV Group, please just stay away from them. When you are dealing with leasing the place where you spend most of your time and spend most of your money, you should have good treatment. CLV Group cannot provide that. The longer we are here, the more we are hearing that same opinion about CLV Group so I feel very fortunate we didn't get involved with them. read more

I have been living at 6599 Glen Erin Dr., Mississauga for 4 years. In December 2014 CLV bought the property, and there have been nothing but problems since. Problems include harassing illegal and deceptive notices, illegal entries, representatives do not respond to letters, representatives laugh at complaints, endless safety issues contrary to relevant codes and bylaws, poor workmanship in repairs and "improvements", a total disregard for tenants in conducting repairs and "improvements", use of an improper parking enforcement company, double renting parking spaces, and removal of tenant rights and amenities with no compensation. It would be nice if CLV would read this and take serious and immediate actions to rectify their practices, but realistically this is more likely to serve as a warning to prospective tenants to look elsewhere. read more
