Inspection not being able to be completed because water was no hooked up, the hot water heater was not connected. After moving in, we've had nothing but problems. We've replaced all of the plumbing under the house after leaks and floods inside and underneath the home. We have lights that don't work, weird electric hook ups that require special accommodation. Our floors are not even because he didn't level the floor before laying the new flooring. There is barely any insulation so our bills are above average in the summer and winter. We recently discovered that one of our 'new' windows is not connected to the house and it rains in our house. We've worked hard to make this house stable and something that we love, but its cost us thousands of dollars we we're not prepared to spend.

During the negotiations/purchase faze I was told there was NO water coming into the basement. There was a jutted-out part of the basement that had old drywall up from a prior owner, as you could tell from the age. I had asked if there was any way to look behind the drywall and was told it was not a possibility. The seller did replace a totally separate part of foundation wall on the other side of the basement. When I closed on the home and moved in, I decided to have a look behind the drywall. Behind the jut out was crumbled foundation all over the floor. Whole cinder blocks for about a 12x12 space of foundation is bowed, crumbled, and fallen on the ground. When looking at the drywall again I did notice there was a hole in it at the ceiling height which I did not make. I believe the seller knew about the foundation and did not remove the randomly drywalled area due to that knowledge. None of the foundation issues were disclosed. There was no disclosure from the seller on anything in the home. A rough estimate of the repairs at the moment is about $30,000. The All 4 foundation walls of the home in the basement do leak when it rains. The seller said that he had not seen any water in the basement since repairing one 8 ft section of wall. I was unable to use my kitchen or bathroom plumbing for about the first 2 weeks of living in the home due to 2 separate plumbing issues. Any time I would use the shower water would come out of the pipes in the basement. I was told there were no plumbing issues as they had replaced pipes. Come to find out the whole line was full of tree roots and major corrosion. I was not told about them in any way. Under the kitchen is the laundry in the basement. Use of the washing machine immediately overflowed from the new pipes. We were able to open the clean out and there was corrosion which was making the 2 inch pipe into a pin hole pipe. The person who replaced pipes around the clean out would have seen the buildup. I was not made aware of this issue. Once the pipe was cleaned, then we found that there was a broken pipe outside which then drained through a hole in the foundation into the sump pump, luckily. While repairing the plumbing issues I did find many PVC pipe connections which did not have seals/gaskets on them so would leak slowly or quickly. I repaired these myself, but cannot even guess at how many more were done this way. After the walk through we asked that one leak under the kitchen sink be fixed, we were told it was, but after closing found out it had not been touched as it was still missing that gasket. The seller also had a "Punch List" of items which I was under the impression were to be done before closing. About half of the 2 page list was not completed Outside the newly installed bathroom window, the seller was to trim out and water proof the new siding. About 2 feet of caulk was done instead. This does not begin to cover what was needed on the window. On the "Punch List" was cleaning all vents very well. None of the vents were cleaned out. In one vent which is in the pantry, the duct was full of mouse feces. Some of these items are small, yet they all add up. Cannot express how angry and hurt this transaction makes me. Inspection was not waved, I have contacted him separately. Realtor did try to contact with no answers from Jason himself. Pipes were replaced by contractor so would have been seen. Makes me sick to know people work this way.
