He is on call 24-7 to fix anything you need. The people who live in the park on the "Town" side mostly have lived here along time and take care of each other. Not a good place to live, management has no respect or honor, rent gets raised fir improvement but…read morenone is done. I keep my place nice, keep the yard clean and mowed, always pay my rent on time and don't bother anyone . Cleaned up out back " not my property " to help management keep it mowed, it took 2 weeks, fixed a small burn pit that was there so I could enjoy a small fire with the permission of the park, was told to watch for people dumping trash there, never did I think it would be the management doing the dumping and creating the eyesore I now have to look at every time I go out side, I haven't used that burn pit in almost 2 years due to the trash, but hey they did send a worker to burn the last big pile mid summer and left it , burning a 75 ft circle of grass and almost catching 3 trees on fire. It was me and 2 other neighbors out there stomping it out til 11 pm is the only reason I still have my place. I sit writing this with my rent bill that I have to go pay tomorrow knowing that no one will be in the office just like the last 3 times I tried to pay it as I look at the new massive pile out back my place and wonder why. Management if you read this then have respect fir your good tenets and if not for us then for your self, it's a burn pit, not a dump pit, again a burn pit not a dump and leave it pit, better yet try getting a dumpster and not dumping in the park at all

I was interested in leasing from this property. I read each Google comment which should have been…read morean indication of what my experience was going to be. But I tried to give this property the benefit of the doubt. I applied via the corporate website and weeks went by before I ever heard any follow up. I called multiple times repeatedly to no answer or follow up. Eventually I received a call from the first leasing agent "SHAR" who to her credit was very pleasant, professional, courteous and kind. She advised that I had been approved and that there were no homes available but she would contact me when there was. A month went by and I hadn't heard anything so I called back and spoke with the second leasing agent "JOE" who advised that they required additional documentation. Sent everything the same day and heard nothing. I followed up and SHAR who told me there was a home available. I specifically told SHAR that I wanted to allow myself an opportunity wrap up my current lease and give my current landlord proper notice. Shar was very appreciative that I wanted to do that and offered to inquire about FEB rent being FREE. I told her thank you and if she could do that I would be appreciative. Joe called me and gave me CONFLICTING information to what SHAR had just told me the same day. Joe said that the rent would prorated for February. I said NO, Shar said it would be FREE. It just so happens that the REGIONAL MANAGER was on site (SHAR and JOE's ) MANAGER. Joe asked this person whose name is Mary H. who then said permitted and advised that FEBRUARY would be free. I scheduled a closing date which was the NEXT BUSINESS DAY. Received a confirmation call from JOE the day of the closing and was under the impression we were all set. I then received a call from SHAR hours before my appointment advising that they wouldn't be able to honor FEB rent being FREE. I asked why she said it was because of Mary (mind you the individual who supposedly APPROVED and PERMITTED FEB to be free initially). Long story short I FEEL SORRY FOR ANY RESIDENTS OF THIS COMMUNITY! I 100% BELIEVE ALL OF THE NEGATIVE COMMENTS AND EXPERIENCES. IF YOU ARE LOOKING TO RENT TAKE THIS AS A WARNING. THESE ARE NOT PROFESSIONAL INDIVIDUALS. Thankfully I'm not in a destitute situation and moving is optional but what if I hadn't been. VERY UNPROFESSIONAL. All they want is $$$$. Stay far away!! Called once got a very RUDE female on the phone that really didn't answer my question. From the fire into the frying pan. When we did our initial inspection of the house and wrote down the problems. NOT ONE ROOM was void of problems. From the baton strips barely connected, a strong breeze would remove them. The walls are easily the most flimsy walls I've ever encountered. Cannot hang anything, tried installing curtain rods with the screws they came with and instantly fell once the wait of the curtains was placed. They have shelves in the closets that I would not trust to put any sort of weight on. The shelf in my daughter's room had to be removed due to the unstable walls. Our dryer did not work for the first 2 months of us living there. Maintenance wouldn't do nothing, they called a contractor. Contractor said they would not go under the house "That's for the maintenance to do" We waited and waited finally I had to go under the house MYSELF to find that the dryer vent was Taped over. Our dish washer wouldn't and still doesn't dry our dishes. Every load we have to dry them by hand. They had their contractor come to fix the light on our fridge and ended up completely breaking the connection switch. We have been without a light in our fridge for 6 months. There are no tension chains on the storm doors, we had a windy day my son went to let our dogs out the door got away from him and broke the door handle on the outside of the storm door. I told them about it on one of their random inspections. The maintenance guy said he'd be back by to fix it. It's still not fixed that was 3 months ago. I almost guarantee that they are going to take our entire security deposit because of their neglect. Even though I could've taken them to court for improper drainage and endangering tenants. I had a 2018 GMC Terrain that got caught in the lake that was created from their poor excuse of storm drains. I could've sued for vehicle damages. I REALLY wish I would've in retrospect. This place has been one relentless headache after another after another. They say this isn't a trailer park it's a modular community. I say b.s. it's ghetto, it's trailer trash park with greedy heartless neglectful slum lord management. AVOID AT ALL COSTS, NOT WORTH IT. $1,750 a month for a trailer house that's not worth more than $1,300. It says this call is being recorded before anybody picks up and yet the manager is going to bold face lie to a police officer. His behavior was characterized by paranoia, obsession, and anger. He was obsessed because I called him back after receiving a text message from his number which he didn't remember sending - a point that he returned to multiple times for no discernible reason. He took offense when I said I didn't want to buy a mobile home in a park with lots of drug dealers and the problems that come with that - perhaps he took it as a personal attack - given his behavior, he seemed likely to be on something or other. Then out of the blue, for no reason I could determine, he said "I can't work with you, mam." essentially refusing to sell me a mobile home. I think that's illegal and I thought I would post a review so his management (if they care) can fire him for treating prospective paying customers like shit and being a complete and utter asshole.
