Management here is top notch! We can't say enough about Manager Carolann and staff for all they have done for us. During our visit from NY, we stopped in the rental office at least three times in two days with no appointment. The staff never hesitated to answer multiple questions. One night Carolann remained beyond her office hours to give us yet a third tour of the property with alternate apartment sites. On move-in day she helped ease me into our new space, with time given even to our dog. Living very close to a construction area during the final phase, staff stopped by regularly to make sure we were happy and comfortable, which we were. I must especially thank her for her time early on. One month into the lease, my business demanded an almost immediate return to NY. She responded to my call the same day, stopping by the following morning to discuss options in case we needed to break our lease. I was able to resolve the issue in NY and was grateful to make the decision to remain with peace of mind, thanks to her kindness. DO NOT rent here! they sent me into collections for breaking my lease early because my units were not substantial to live in! They flooded my first unit and expected me to still stay there with water damage everywhere, holes in the walls, fans airing the unit out. I had to fight to be moved units due to the risk of mold, they raised my rent for something I had no control over! Second unit they moved me into I was not allowed a walk through unit, and the whole unit smelled of cigarette smoke. **I would love to update this review once I get a fair response from management. I've called several times and been told Tina only works nights. This seems to be the only way to get anyone's attention in the office. My wife and I lived at Colonial Commons for a little over 3 years. In that time the turn over in the front office has been significant. We rolled with it and addressed issues when needed. Our main problem that could never be resolved was the air conditioning in the bedroom. Maintance visited on several occasions because the bedroom was always hot. Eventually they concluded that the fault was in the air ducts and the way the building was designed and that nothing could be done. We were told just to keep the air running at a low temp at all times. As crazy as that answer was, we dealt with it. We were understanding tenants and tried not to give anyone a hard time. We were one of the first residents of building 8. We saw many neighbors come and go, many with pets. I included that detail because at no point in all the time my wife and I lived there, did we ever see a company come replace any of the indoor/ outdoor, office quality carpet. So it came as a surprise to us after we vacated our unit that we were being charged $365 for carpet replacement. Florida law states normal wear and tear made to the carpet are allowable. The landlord cannot withhold the tenant's security deposit if the damage is normal wear and tear. Becasue we are cautious about germs, we did not wear shoes in our apartment. The only people that would have wore shoes is maintance and fire inspectors as they came when we were not home. When we contacted the office on 3/16/2020 to get some clarification on the carpet replacement charges I was told by one of the agents that the carpet was basically disgusting. I had to laugh, and she stated "we have pictures". I asked her to send those pictures to me but to date all I recieved was another statement of charges. I asked to speak to Tina and the agent told me she was unavailable. I asked her to have Tina call me asap but no response. We called the office again on 3/20/2020 and asked to speak to Tina but was told she only worked nights however the agent would email her and have her call us. Still no response. There are some really great things about Colonial Commons that I would love to share to boost reviews but sadly, this has left a bad taste in our mouths. To rip off tenants that always paid rent on time, who tolerated the mistakes made by the front office, (2 occasions not checking their mail for rent checks and putting eviction notices on our door and trash pick up being missed to name a few) and my wife going as far as donating her kidney to another resident we met at the pool, I would think we would be treated better than this. I hope this can be resolved quickly and I can leave a second review stating how great Colonial Commons handled this situation. read more

HORRIBLE MANAGEMENT! I couldn't move out of there fast enough! Being on the 3rd floor during the hurricane i had some pretty bad water damage. I took footage of the water coming out of the light fixtures, the sprinklers, and the electrical outlets. My entryway had mold growing! I stated my concern several times and nothing was done. THEY DO NOT CARE. Eventually someone came in and literally scrapped it off. That's it! So eventually it started to grow back. Nothing was fixed from the damage that the hurricane made, they said that eventually when I move out they will paint over the water damage. That is so not safe!! They put my family and I in danger. The property was never clean, there was dog poop everywhere, the maintenance guys liked to work on their cars more than do their jobs. Honestly don't waste your time or money here! read more

Extremely dissatisfied living here, for one management here is a complete joke. You get told one things and then it's always the exact opposite of that. People steal your packages that are outside of your door, you have to put in 30 requests for your 1 problem to be fixed before someone actually coming out. Tina, the manager here really tries to get money out of each tenant in any and every single way, they don't care how long you lived there and don't try to accommodate you with specific requests. No one in the community picks up their dog poop, parking is awful - people go as far as parking in the grass due to limited space. It is in no way "gated" the gates here are always broken and down on the ground. Previous hurricane damaged never was fully assessed or repaired. I would never recommend colonial commons to anyone. read more

For the amount of money that they charge for rent you'd think that the apartments wouldn't have a roach problem right? Well wrong from the moment I moved in till the time I moved out the apartment had German cockroaches that flew when you'd try to kill them. It was gross! Maintenance request don't get full filed till a month or two later after several more request are made for the same issue. Colonial you get two stars only because of your location, grocery stores, restaurants etc are about 5 minutes away. read more

MOLD/MILDEW/WATER DAMAGE: I got severe water damage in my apartment from Hurricane Irma which made the bedroom unlivable due to soaked carpet and mold and mildew (and still is unlivable to date). I had to move my bed to the living room due to an allergic reaction to this mold. It took them a week to place a dehumidifier in the bed room. It took 2 months and multiple trips to speak with rental office to wash the carpet. It should have been replaced, not washed. Moved back into the bedroom after they washed, but the mold/mildew smell still made it unbearable, had to move back out to the living room. My skin reactions (eczema) is still very severe due to this contaminated mildew / mold. Saw 2 dermatologists: clean environment or apply steroids. GECKO: 3 weeks ago I saw a gecko in the apartment. I have seen him 4 times. I am female and not a fan of reptiles. No idea how he got in. Submitted a request for help on their website. They (rental office) don't check their own site. I looked online ways to get rid of him. Did not not work. Came to talk to them. They sent pet control ( gentleman named John) in to spray for FROGS. I don't have frogs. I have had enough of bad air in this apt, no need for more chemicals. If the gecko dies here, then it will be a pretty mess for me. I expressed my concern to the office, the front desk woman gave me a blank look: "sorry, nothing that we can do". I have been miserable. Wonder who will be the next tenant of this unit... read more

Overall OK apartment w/ granite counters and new appliances. However; carpets in bedrooms are an ugly gray and the apartments don't get a lot of sunlight. Office does not respond to maintenance request- pantry door and balcony blinds break each time we open them- takes weeks and multiple requests by phone/email/portal for maintenance to come fix. Shower also has terrible water pressure and the handle and drying racks fall off all the time. Although they don't respond to maintenance requests, they did come tear one of our shelves off the wall without permission and put up a new shelf- which was hung at an inconvenient height. It is also not really a "gated community"- gate is just a beam that people often drive through and break. More of an inconvenience than anything. Wanted to renew my lease early but ended up having to email office 3 times before getting a response. Not renewing since they clearly don't want people to live here. read more

I've lived here for almost a year, and I have nothing but good things to say about this complex! The staff is very friendly and easy to work with, I've never had any major problems in my apartment and I love how modern it is and the amenities are very very nice! The Inside of my apartment is beautiful and I love the layout and all the fixtures. I take my dog to the dog park frequently and it's a wonderful feature, the pool is great, and I love the workout facility... I feel very safe living here and I live alone on the first floor. The only problem I've had in this complex is sometimes at night it's hard to find a parking spot, it's only happened to me a handful of times( where I've had to park pretty far away from my apartment) because normally I find a spot right away. I would recommend this apartment complex to anyone and I plan on re-signing! read more

While paying to live there and away for the weekend moving all my belongings to a new start the management team had my car towed (in a gated complex) with no warning or notice to myself. When i got back from my moving trip to find my car gone the property manager refused to get on the phone with me to explain what happened because it was 'past her work hours'. The same manager then left work early on the day that i informed them i would be coming in after work to discuss the situation further. This was not the only time they cost me money however, on the 1st of every month we call in to ask how much we owe for rent to make sure we pay the exact amount. 7 months into our lease they hit us with a huge bill from rent payments that they 'forgot' to tell us about. Management does not relay consistent information nor does the manager value their clients. read more

I have thoroughly enjoyed my time at Colonial Commons. The apartments are nice and the grounds are kept clean. We did have a problem with trash overflowing but the manager has tried new methods for staying on top of it. There are no bugs and I have yet to see a mouse or rat here. The people and the community itself tries to get everyone together for events and they plan things for the family! They did have to close the hot tub for a few days but it was due to very high chlorine levels and once the levels were ok again it opened right up! In the beginning we had issues with ppl breaking the gate but it has been months and the gates are running perfectly! I have no complaints and will be renewing for another year! read more

Whatever you do do not move here. First, of all Tina Denny the property manager should not be working with people. She is extremely rude and arrogant. Talking to her about any of your concerns is like talking to a wall. She takes no ownership of anything. Instead of listening to your concerns she cuts you off and just says no. You will only see her when you move in very friendly and fake and after that she's extremely rude. Look, if you know anything about customer service or property management or just being a human you treat people with respect. She talks down to people like if everyone is below her. Some advice to Tina is to take a communication class and to learn a thing or two about customer service. If someone is talking, you listen. If someone is requesting something all you have to simply say is I will see what I can do and smile. read more

While Colonial Commons has all the trappings of a "modern" apartment complex, its management has a great deal to learn. Recently, a light pole was knocked over by people moving in. Management was informed the day of, and it took them 4 days to respond, and then it was just to put about 3'of warning tape up. Note, the light was still "live" and was on at night. Their excuse as that FPL hadn't came out to fix it when the whole area needed to be cordoned off. Once my year lease is up, I'm moving somewhere with more experienced management. This needs to be updated. My AC was installed wrong which caused it to stop, in Florida, during the summer. Everytime anyone shuts their front door, my vibrates. The health department has closed the hottub. The pool is sty. The garbage is always overflowing. I'm moving out early, thankfully.. Very nice apartments when you first walk through, you can hear your upstairs neighbors walk, dance, move furniture, chairs even a vibrating cellphone literally. The water pressure in the showers... I'm 5'6, 5'7 on a good day you pretty much need to run around the shower to get wet, yes I may be exaggerating a bit once you move in you'll find out... The front office oh man that's whole other mess, a few of the ladies have the attitude of a 16 year old girl on the after school bus. After about a month of living here our car was broken into, not even a year later our packages started getting stolen from our front door, front office asked us and I quote "what do you want us to do". Those are the only things I have to complain about, everything else is good hence the 3 stars. read more

This apartment complex is great, but unfortunately the manager - I believe her name is Tina? - is a horrid racist. I have witnessed her harassing people of color countless times over the past year - chasing families out of the clubhouse for "noise issues" (I was working out in the adjacent gym area and watched the whole thing. There were no noise issues and I was maybe twenty feet away); Not recognizing tenants that have lived here for years and rudely demanding an ID; harassing anyone who isn't white when they walk into the gym area to ask if they are trespassing. Sorry to be rude, but no one in their right mind would sneak into an apartment complex to use the gym - especially one in which there are ants crawling on every imaginable surface. I am tired of watching my friends and neighbors treated so poorly in their own community and would highly suggest upper management review the issue and remove her as soon as possible. There are plenty of professionals in Fort Myers who would appreciate the opportunity to manage such a nice complex in a way that respects ALL tenants. read more

This is an over priced apartment complex that has a number of issues, starting with the management. Tina is nothing but rude and unkind. They say that they only allow certain criteria in, however that's untrue. The gates were constantly down. It took 2 weeks to get maintenance over to fix our appliances and that just the beginning. They say you are only allowed 1 vehicle per resident also very untrue which makes parking a nightmare! I would not recommend ANYONE to live here!!! read more

before you decide to move here please read this review!!!!! please save your money and do not rent here!!! the biggest mistake i ever made was to move in and now i regret it every day. ..there is not enough parking space so you will be forced to walk a long distance just to get to your apartment which is very frustrating and not safe especially at night. i think there is only 6 parking spaces per building. keep in mind that each building has at least 12 apts. in addition, there is a very long glass door in the master bedroom which makes is so difficult to cover!!!!! management couldn't find anything that could cover it so they now demand that residents cover it up themselves. the glass door is so long and there is hardly anything out there that can cover it up to prevent light from coming in at night! it's so horrible! i spent nearly $400 just to cover it up with curtains!!!! very expensive!. this apartment complex only cares about the money and not the residents!!!!! giving one key to each apartment because it would be costly to do two keys per apt was the reason they gave. they only care about the money. when you call the office, they will never answer. they only have one maintenance guy so if you're ok with waiting over two weeks to get your order fixed, be their guest. i am very disappointed, they over charge for everything. i cannot wait to finish my lease. if i could, i would leave today. i have been paying 3 months for the ammenities like pool, gym...etc that they just now finished! they are a scam! be careful and please stay very far from this place! this is the truth! read more
