Out the gate, Bill comes off very condescending to women and would only send written communication to my husband despite myself being the purchaser. That said, he downplayed a massive issue in our basement stating on the phone and in his report a "small amount" of mildew found around outlets in an unfinished basement. It was the entire floor to ceiling on multiple walls. Nothing mentioned in the report about sagging trim work in the garage, rotted beams, rusted through garage door track and mildew on garage walls. When we discussed this will Bill after we occupied the home, Bill downplayed the cost to repair this and claimed to not have noticed the nauseating stench in the garage. We had to replace the entire garage door, the tracks, rip out drywall, remove siding, repair flashing, and replace a wooden beam as it was full of mold and permeating the entire garage and home with a smell so strong you could smell it through the walls and into the home. Bill said he would come out and meet with my husband and I to review this concern but never responded with a day or time he could make himself available. Shortly after occupancy, we turn on our yard irrigation system only to find Bills crew had punctured a hole in one of the irrigation lines while using a septic probe to find the septic tank. We messaged Bill yet again asking him to send someone to fix it. Complete silence from Bill. We eventually had to pay a company to come repair the issue costing us more money. Bill's septic report recommended we pump the septic one year from occupancy. We didn't make it 2 months and septic started to back up. The company that pumped the septic stated it was "severely overdue" to be pumped and we were lucky we didn't have more severe issues. I could go on and on. For spending as much as we did on our home, we certainly were not prepared to drop over $6000 on issues missed or downplayed by this company. As purchasers from hours away, we relied on this inspection to make decisions on purchase price and negotiate repairs. Bills inspection is easily double the cost of other inspectors I've used, has poor response and will talk down to you. Avoid at all costs

He was very polite and easy to get along with and answered all of my questions. He left the place exactly as he found it and gave me a very detailed report before 5 PM on the same day. He will give you honest answers about everything related to the home inspection and what he sees. He also does the Isabella County Time of Transfer inspection. I called around to other inspectors and they wanted a lot more money to do the inspections. Do not waste your time with other inspectors, get this one! The service he provided is well worth every penny and then some. Your reports are uploaded to the internet and can be accessed at any time. The report includes pictures of what he finds. I thought I came prepared with a worksheet I created to make sure the major items in this home purchased were covered, needless to say Marvin, my inspector had a much more detailed listing. We went over the home, foundation, electrical, water, roofing, walls, plumbing, on and on and on. If you choose someone other than this company, you will never know what you missed out on. However, right before my inspection I found out these other services could not be provided. My home inspector provided great pictures and a lot of issues were in the report. However, my home inspector missed a lot of big concerns. The electrical was all messed up and needed rewiring (not too expensive to fix but this was a missed fire hazard). The new furnace was installed incorrectly and the furnace venting was too small ($5,000 bill). The electrical outlets weren't even grounded. How does a home inspector missed that?? It literally is just putting in a cheap testing device into the outlets to check them.

He…read moremissed rotting window frames, broken panes of glass (another window), code violations-an interior door led from the house to the garage and the electrical panel was next to the water well and insufficient based on the size of the house (owner had expanded). Many of the windows did not crank open too. We purchased the house because we trusted the realtor to pick a good inspector and didn't find these things until moving in and afterward. Unreal. Pete completed my home inspection without inspecting the attic and missing and rotten flash(along roof line) which was visible by the naked eye. The attic that he never inspected which is directly above the crawl space access,!had mold visible as soon as you entered in the trusses and walls from sone areas 8 feet up in the boards(not to mention the odor and wet insulation in both ends of the walls of attic. After I took possession (one week later)! We happened to come across the mold when we were adding a vent in the bathroom. When I contacted Pete, he couldn't figure out how he missed the attic(per phone call and text messages). He came over three times: once to spray 1/3 of a quart size bottle of bleach mixture and twice per my request to monitor the growth. He stated that it was all gone and just black stains. I took him back up in the attic and as I pointed to the mold, I asked if stains looked Kike this? He said that it was ventilation and that the growth would go away now that the insulation was pulled back. In the third time, I asked them why it was still there. He also stated he did an air quality test in my attic but never showed me the test results or analysis. Or the just wanted me to go away. Then he stated my roof needed to be replaced and that be air is the snow on it the day he inspected that he wasn't responsible for the roof condition even though he wrote that my roof was in good condition with 8-10 years of life in the report. There were other minor issues he missed with outlets and rotted siding. I have pictures of all these issues to back my complaint. Beware!

They confirmed the age and general condition of all the major systems of the house and identified some roofing damage and a poorly performing heating system. On Scott's recommendation, we got repair estimates from professional repair services for each problem area. Scott was easy to reach by phone, arrived as scheduled and was very friendly and open about what he was doing as he went through the inspection. His inspection report was detailed, included several photos, and was available online within just a few hours. I was very satisfied with this company and would highly recommend them.

    I recently had a home inspection done by Mike with this company. Initially I felt like he was OK…read morebut was put off by the fact that he did not include estimates for potential repairs in the report. I have recently purchased other homes and this was part of the report. He stated he had been out of the business for too long and couldn't make estimates which I thought was weird because there are plenty of websites that you can reference for approximate costs. After purchasing the home a neighbor came over and was telling us that the cabin is not winter ready. Apparently the plumbing should run under the crawlspace and ours runs shallow in the ground meaning that it will freeze easily. Neither did the seller disclosed it nor did Mike happen to notice that there was no plumbing running underneath of the crawlspace. I asked him to come out again and take a look at this issue so that we would know if our cabin could be used in the winter. He never responded to my emails or voice mail and this is definitely something that we needed to know. If you're in Michigan, most of the year is winter. To get the plumbing run through the crawlspace could be several thousand dollars. Now instead of enjoying a year round cabin which we thought we were getting, we have to spend tons of money or adjust to the idea that it's a summer home.
