I had a leak in my roof in January of 2026, I call American Restoration. They come out quickly, tarp the roof, and set up fans to air out the leak. They say they'll come back to pick up their equipment and get a test for asbestos so they can begin demolition of the leak. Weeks go by and I hear nothing. I call to inquire, they say they lost the sample and need a new one. No communication whatsoever. Finally, they begin work a few months later, they find crazy mold in our ceiling and say they will send pictures to insurance to cover the cleanup. Great. They finish the demo and say they will be back next week to patch up the hole in the ceiling. A week goes by, then another. Eventually, it is the end of April 2026, going into May and I still have a giant hole in my roof. I contact Angel, my project manager, multiple times throughout this, he says he is waiting on insurance approval to go ahead with the rebuild. I'm no expert in this but why would you begin demo without the go-ahead to rebuild. I say I will pay in advance to begin the refurbishment process. I call insurance, he says they haven't sent him anything. Turns out we hadn't paid our deductible yet so that's why labor had paused. Mind you, throughout this process I am given random quotes of costs of labor, and percentages I have to pay upfront in order for work to be done or paid off, all via email not any formal receipt of anything . Eventually, the roof is repaired after five months. Our deductible has been fulfilled, we leave Restoration to get their remaining funds from our insurance broker and believe the deal is done. Months later, it is now July, I am getting an email that I am about to be sent to collections for unpaid funds. For the Mold Removal back in March. I email back asking where this fee came from, the insurance already paid them for the interior. I call insurance again, turns out they never sent the Mold pictures to insurance so they were unaware of this process being done to begin with. My insurance cuts a check, a few days later I get ANOTHER email stating the balance is still unpaid. I have to tell them the check should reach them in a few days and if not then to contact me. I wake up again this morning and have yet another email stating another fee is unpaid and that they "miscalculated" what was due. I am personally very tired of this, and now have to direct them immediately to my insurance to deal with. Stay away from this company like the plague.

And we are so glad we did! Their prices were very reasonable and they offered a discount as the home was a new build. Our Inspector, Ken, showed up early and was extremely kind, professional and knowledgeable. He explained his inspection process, answered all questions and addressed the handful of concerns we had. Ken began the inspection on the exterior then moved to the interior. Ken diligently and throughly inspected every inch of our home. I was onsite during the inspection and as items surfaced, Ken explained in detail and in words I could understand potential issues and items that required attention. He provided us with a detailed analysis of our property the same day the inspection was completed with at included detailed information and multiple images, electronically. Ken is even drone trained and if he was unable to throughly inspect the roof, would have used a drone. Luckily, he was able to access all points thus it was not needed. Ken is extremely insightful and I could tell that he truly cared about our interests! I cannot say enough great things. We 100% recommend Ken of Beyond Home Inspection! It turns out the acrylic paint they used on their foam was not that great. I've been painting it myself with silicone roof paint, but the leaks finally caught up to my efforts this past winter. We chose 99 Restoration because of their good reputation, and they did not disappoint. Tyler was helpful and responsive to questions. They waited for the right weather to do the best job possible. The polyurea lining on top of the new foam roof seems super-durable, and I feel I can sleep peacefully while I'm listening to the rain fall on our roof. Spoke with a gentleman named Wade, extremely courteous, professional, and knowledgeable, and despite having a busy schedule, he showed up earlier than expected. He gave me a quote which was a lot cheaper than any other highly rated companies in the greater metropolitan area of Albuquerque and Los Lunas. I was advised my water would have to be shut off while the repairs were being performed. The estimated time was approximately 3-4 hours however, within 2 hours I was being called back to my house to visually check the repairs were completed. These guys work fast and they work accurately. I was advised if this happened in one bathroom it could possibly happen in my second bathroom and since the repair came out so good I went ahead and requested a quote for some preventative maintenance in the near future. If you want a no hassle company that works quickly and will charge what they feel is fair, then give these guys a call.

March of 2024 submitted request for bids on new roofing project for home. Sent out many bid request…read moreand had reply from 3 that was probabilities. The others no response or upon review of respondents capabilities proved not acceptable. April of 2024 chose Whitlock roofing and obtained measurements and preparation for install. May, work was done. Inspector came out and passed roof construction. June of 2024 we noticed some glaring problems in construction. Whitlock came out and worked on problem replacing entire sections of roof. Patching minor glitches and construction oversight flaws. For the last year I have studying the roof wandering what is wrong with it. It seems off somehow. After studying many and I mean many roofs of metal construction. I have noticed a glaring difference from other construction and ours. All roofs of metal construction are squared along the bottom seam around the house. Using the manufactures flat edge as the common line. Looking at ours I find that the bottom edge of our home is not cut but bent under. With any seems and or ridges having metal strip or edging folded over or around it. This gives the roof a jagged uneven line around the bottom edges. From a distance it looks off some how. A closer look revels a hacksaw blade appearance following the edge around the home. This hacksaw blade look is what has been troubling me for the past year. Each panel is longer or shorter than the next panel adjacent to it. Looks like a saw blade laid on its side. I do not know if this will hamper longevity of the roofing material. The warranty duration. Leaks and other environmental elements, which could shorten roofing material life. It is however an item that keeps me from giving a 5 star review. It does not give the finished roof a clean square install look. As the other roofs of metal construction seem to exhibit from far and close viewing. This install and several other factors result in a three star review. I can not give a four star because of glaring problems in construction that never happened or installation resulted in something other than what was discussed during pre installation. The roof has not leaked during the last year following construction. This is a plus. However it has not improved in appearance and still has lingering concern over possible future problems because of the folded edges and hacksaw blade appearance. It is very uneven and jagged looking. With many parts folded that may result in water damming in joints and early rusting, or material failure. Time will tell, as it always does.

Summary: I do not recommend AC Home Inspections. Albert is a nice guy with good intentions but…read moremissed 3 major red flags that ended up costing us close to $10,000 in repairs. He took no ownership of the issues and after offering to refund the inspection fee he went back on his word and did not give the refund (a small pittance in comparison to the repair costs). Long: My home was originally inspected back in January of 2019 with a projected closing of February 2019. I choose AC Home Inspections due to the generally favorable reviews. Albert's price was a good bit higher than other inspectors I researched, and I incorrectly associated that premium price with premium inspection services. If you have a tile roof look elsewhere; Albert will not walk on tile. For reference, the inspector I used for my prior home was all-inclusive and cost a couple hundred bucks cheaper. If he was available, I would have used him again. The inspection seemed fairly normal based on what I had experienced in 2 previous home purchases. I did notice that it went a bit more quickly than my prior inspections. There wasn't anything significant noted in the report that led me to believe I would expect any issues. I know inspectors can't catch everything but there is a basic level of thoroughness a customer can expect. The only thing of note was a water stain on the kitchen ceiling that looked like it occurred from an old leak. This was actually spotted my realtor and added to the report by Albert after it was pointed out to him. The issues began a few months after we moved in. The first thing we noticed was that the bathtub in the "renovated" master bathroom leaked down to living room below. This was found by simply filling up the bathtub and letting it sit for a few minutes. The leak was almost instantaneous. In previous home inspections, the inspector has filled up the bathtub and let it sit for a while to check for leaks. Albert didn't do this simple test. Once that leak was found, we noticed that there was a big circular patch in the ceiling below that was not noted in the report. This patch is pretty obvious and tells me that the leaks had been present for some time. We thought the issue might be related to the drain so decided to stop using the tub until it was figured out. Next, while the bathtub saga was ongoing, we noticed during the first big rain in July that there was a pretty big leak from the roof above the kitchen (where my realtor noted the stain). Technically since it was in the report I can't complain about that specific leak. However, after a few days in a row of heavy rain we noticed another leak above the master bedroom closet. This is directly above where the attic access panel is located. During the inspection Albert did stick his head up into the attic and look around. When I went to track down the source of the leak, I saw obvious, old water staining on the underside of the sheathing directly next to the attic entry. There was also a purpose cut piece of fiberglass insulation placed underneath the leak location so that it would "soak up" the water and not leak below. Well, once it rained hard enough to soak through the insulation, we became aware of the issue. This leak location is right on the edge of where the tile and shingles (for a roof mounted swamp cooler) sits. The exterior of the house also shows stucco work which leads me to believe the swamp cooler float had been leaking consistently which originally caused this issue. I ended up speaking with my next-door neighbor and he confirmed exactly that. To recap, for this leak Albert missed the following: Obviously damaged sheathing visible directly from the attic opening, fiberglass insulation placed directly underneath the damaged sheathing, and exterior signs of stucco repair in the same location. Wait there's more, we continued to use the master shower for a few more months until we noticed that it too was leaking to the floor below. Guess where it was leaking? Directly where that patch in the ceiling existed. At this point (around September '19) I decided I needed to cut into the ceiling myself and figure out where the leak was coming from. I cut two holes into the ceiling where the drains for the shower and bathtub were located. I ran both to try and figure out where the leaks were coming from and unfortunately figured out that the drain was not the issue. The bathtub was leaking through the tub itself and the shower was leaking through the pan. Repairs: I ended up getting a roofing company to fix the roof issues to the tune of ~$2,000. For fun, I had them first check the roof from inside the attic just as Albert would have seen it. The guy spotted the issue right away. Next, I had a plumber check out the shower and tub. He noted incorrect installation techniques (raised floor) and stated that it was an obvious DIY job that he wouldn't touch. In the end I had a contractor rip up the entire shower/tub and rebuild it. After it was torn out, we could
