First off, the on site management and maintenance are very nice and helpful people. Our issue was with the property management company and their response when our A/C unit failed over the course of two summers. The first summer we spent in the apartment, the A/C stopped cooling and the maintenance person was dispatched. He did something and the A/C worked ok the rest of the summer, but it didn't cool quite right and our bills were extremely high. Fast forward a summer later, and the A/C breaks again. This time a technician from the contractor they use is sent out, and tells us he had recommended the system be replaced a few years before. Clearly that didn't happen and the A/C just died. Over the course of four weeks management dithered in figuring out how to fix the problem. This was during July and the apartment was routinely in the mid 80's and humid. Despite repeated calls and requests to replace the unit from both us and the HVAC technician sent out, management did nothing. Eventually they put in another temporary replacement and we decided not to renew our lease. I can only feel terrible for whoever moves into our unit this summer.

After doing some…read moreresearch, I was really impressed by how the Crossings looked - the apartments appeared to be slick and revamped, and everyone was really helpful and nice over the phone. We decided to sign a one year lease, and I'm super glad we did! Our experience was very positive and I would definitely recommend the Crossings to anyone else looking to grab an apartment in the area. First, our apartment was just as nice as expected - no bait and switch here. The kitchen had a significant amount of counter space for a 1 bedroom apartment, all of the appliances were brand new (we were overjoyed to have a working dishwasher after our previous apartment failed in that regard), and everything was clean. The location is awesome as well! You have access to trails right outside of your apartment so you can go for a walk or run and enjoy some nature immediately. In general, everything is very well maintained - I always enjoyed the view of the trees across the horizon when first entering the apartment complex. Plainsboro is not a super exciting place to live, but at least the Crossings is very close to the town center, so you can walk and grab some frozen yogurt or something if you want. Maintenance, in general, was responsive and did a good job. Although we never really used it, there's a pool which is quite nice. The exercise room is pretty small and doesn't have a lot of equipment, but at least it was usually pretty empty (at least when I looked). Downsides? I kind of hate large speed bumps, and the ones in the Crossings are pretty gnarly. It makes sense, though, because there are a ton of families that live there, so you have lots of kids running and biking around. They're trying to crack down on kids playing in the parking lots, but I can't imagine they'll have a huge amount of success on that :) Overall, I would highly recommend the Crossings to anyone looking to rent an apartment in Plainsboro!

    My wife and I are current tenants. We selected Icon primarily because it is very close to my work…read moreand the rent is reasonable for the area (Princeton, which means it's egregiously expensive for what it is). They also accept dogs and have amenities and facilities for them. Our main home is out of state, but work is local often enough that it makes financial sense. I could write a novel, but I'll just provide the TLDR summary. The management/ownership of this facility is completely disconnected from the reality of running the business in a positive manner that provides a great experience and a profit. The actions they take do not demonstrate even a modicum of business management common sense. They are there to make money, full stop, and their decisions and attitudes towards residents or "customers" do not conceal this even slightly. It's a beautiful facility that is not even half full with a lot of turnover. Example: Some time ago we got a notice that the city has decided that valet trash is a fire hazard. So, notice goes out, no more valet trash. Now suppose you are an older person with limited mobility. Well, you better hope that your apartment is close to the 1 trash chute on the floor. Sorry, we can't move you to a different, vacant apartment that is more convenient. Then a week later they send out a notice that they will be by to collect their $7.99 Walmart brown plastic trash can. Having to struggle 500+ steps to take out trash is not something that all older people can do comfortably. We know we leased you this place with the understanding this service would be provided, but hey, put on some comfy shoes and a back brace. No, we're not lowering rent or giving you a one time relief payment. Oh also, you're gonna need to make a trip to buy your own trash can. Example 2: They refurbish the cafe on floor 2 and do a big launch, send out flyers, coupons, etc. It's always empty, and it's really simple to understand why. A regular coffee will set you back between $4-5, and this is Juan Valdez/Famer Bros industrial bulk grade office coffee. Admittedly, I am a bit of a coffee snob, but if you are going to charge that for a 12 oz. coffee, shouldn't it be high quality? Same with their menu. A breakfast sandwich will set you back $11 (ish, don't recall exactly). I can get that at the cafe at work which is .7 miles away for $4. Since the food and drinks aren't especially good or high end and the prices are expensive, my conclusion is that they are either not very smart or they are intentionally charging high prices for low quality items because they are banking on the residents not wanting or being able to walk or drive 1 mile. If true, it's disgusting. And, surprise, everyone buys elsewhere. Example 3: regarding the courtesy of the staff. The staff turns over. I get it. In their defense I am guessing the local Icon team has very little ability to be creative or manage the property. They are more likely implementing the corporate will of Greystar or Death Star or The Empire or whatever/whoever they are. Anyway, I bump into a lady in the 1st floor elevator room and we both have dogs on leashes. Her dog starts excitedly barking so she politely scoops it up and hustles out of the room. Unfortunately, she drops her apartment electronic key. So, I decide to wait there for 10 minutes, assuming she'll retrace her steps since she obviously can't get into her apartment. She doesn't return. So, I pick the keys up off the floor and hang them on a side doorknob in plain view so they are hard to miss. Just to cover the bases, I go out of my way and let the resident "activities coordinator" know about the situation. She gives me a disappointed look and makes me show her where I put the keys. I say "Well, I thought about bringing them to you but 90% chance she gets to her door and backtracks to here." She looks down her nose and says "Giving them to me would have been the right thing to do." Thanks for the lecture, kid. There's a lot more here, like your keys being automatically shut off and when you inquire why they tell you "oh we sent that out in the newsletter...you need to come by and reset them" Not helpful when it's 9 PM, you are returning from a trip, and there's nobody there for another 24 hours so time to get a hotel room, which is cheaper than the $150 mandatory after-hours/weekend fee they charge to send someone out to open your door for you. It's a beautiful facility, with a great location, nice amenities, run by people who don't know what they are doing and/or don't care about creating a good living experience, and who are discouraged from taking real initiative by the corporate masters, who are just here for your money.

    To Whom It May Concern,…read more I am writing to formally notify Greystar of ongoing retaliation, discriminatory treatment, and unlawful censorship directed toward me as a resident of One Riverwalk. These actions have escalated significantly and now include attempts to silence my concerns, restrict my participation in community life, and pressure me to leave the building at the end of my lease. These behaviors are unacceptable, discriminatory, and must stop immediately. --- 1. Retaliatory Censorship and Restrictions I have been informed that I am: * Not permitted to attend resident gatherings * Not allowed to participate in community meetings * Prohibited from posting notices in the mailroom * Instructed not to speak to staff in the leasing office These restrictions are not applied to any other resident and appear to be direct retaliation for my prior complaints regarding harassment, safety issues, and discriminatory behavior. This is a clear attempt to isolate, silence, and punish me for exercising my rights as a tenant. --- 2. Discriminatory Targeting of African-American Male Residents I am aware of a previous African-American male resident, Mr. Conrad, who also experienced discriminatory treatment before ultimately leaving the building. The pattern of behavior toward him and now toward me raises serious concerns about racial bias within management practices. I am now being told--explicitly or implicitly--that if I am "not happy," I should move out at the end of my lease. This is coercive, retaliatory, and discriminatory. --- 3. Harm to My Community Relationships I have strong friendships and community ties within this building. Many residents--most of whom are elderly--value my presence, support, and involvement. These residents are upset and disturbed by the way I am being treated. Management's actions are not only harming me but also disrupting the community as a whole. --- 4. Demand for Immediate Action I am requesting the following immediate corrective actions: 1. Remove all restrictions placed on my participation in resident gatherings, meetings, and community activities. 2. Cease all censorship, including prohibitions on posting notices or speaking with staff. 3. Stop all retaliatory behavior, including suggestions that I should move out. 4. Provide written confirmation that I will be treated equally and without discrimination. 5. Initiate a formal investigation into discriminatory patterns affecting African-American male residents. These actions are necessary to restore a safe, fair, and lawful living environment. --- 5. Notice of Rights Please be advised that: * Retaliation for reporting safety issues or discrimination is unlawful. * Selective enforcement of rules is unlawful. * Restricting a resident's participation in community life based on race or complaints is unlawful. I am documenting all incidents and communications and will pursue all available remedies if these actions do not cease immediately. --- Conclusion I expect a written response within 10 business days confirming that the retaliatory and discriminatory actions described above have been stopped and that appropriate corrective measures are being taken.

Maintenance does not respond. Even if you create maintenance tickets nothing happen. You need to follow multiple times. Some times it will never get resolved. Walls are nasty. They use very cheap material. If some one walks on third floor we can hear the noise in second floor and first floor. That noise is unbearable. Also we can hear the noise from next door when some one is talking. Carpet is stinky and it smells. They use very cheap material. Appliances are very cheap. Microwave, Dish Washer and Dryer will not work properly. There are lot of issues with Washer & Dryer. They are very cheap. Always you will get issue with appliances. Air condition does not work properly. When you turn on A/C you cannot able to watch TV, not able to talk and you will not be able to listen other person voice. It is very loud and you can hear very loud noise. You will get head ache. One more big problem A/C will never work on third floor. Only it will work in second floor. Once you renew or sign a lease. You are struck. You cannot break a lease or you cannot void lease. You cannot pay simply one or two months. You are responsible for the 12 months lease. Doors and windows does not work properly. They are using very cheap material. Locks will not work properly. Carpet is stinky. Carpet they are using is very disgusting. Even if you request to change it. They will not change. It smells like any thing. Even if you clean the dust will not go away. One more big problem. Amazon and Fedex packets will always missing. There are lot of dogs in apartment. No one will never clean the dog poop. It stinks. Even if we complaint management does not care. Even I heard snakes are coming into house from garage. Security is a big issue. They will neve hire any security. Garage door never close properly. Even this quality is very low. It is not a good quality they are using for garage door. Speeding is a big concern here. There is no security for kids when they play on the road. As some cars will go very speed. They don't even stop. Now a days they are charging 3200$ for single unit. Be careful. These apartments are very nasty. The money you are paying it is not a worth. Better think twice before you move to these apartments. They will rip you off the rent. Be careful. There are lot of theft is going on these apartments. There is no security also. Now a days they are increasing 200 to 300$ rent monthly.
