I would not recommend moving in here!! Ive gotta my car towed from my parking spot 2 times now, I keep going to the office to tell them about it and they literally don't care. Everytime I try calling maintenance to make an appointment they just don't answer, they make you pay for pest control and there are literally bugs and roaches everywhere around my unit its like you're paying for no reason!! Casually watching tv and there where multiple roaches crawling on the walls behind my couch, in my daughters rooms. Literally everywhere. It was traumatizing. I put in an request to get sprayed, they came out. Still seeing roaches DAILY. Put in another request. Ignored. I had to put mesh over every single vent. I bought multiple roach killers, finally discovered the Advion roach killer. I put that everywhere. I was still seeing them daily, but they would be dead (hence the pictures) The grounds weren't kept. Dog poop everywhere. Sitting water. Gnats. Apartments with broken windows, boarded up. During my final month there was a horrible smell i believe coming from the tenant above me. The parking situation is a mess. I pay my rental time and I'm not being evicted so this is not a review for revenge. This place is trash and low key projects I promise you. I'm writing this with God's eyes watching I am not playing. The staff is cool and the maintenance workers are cool but this place is garbage. How are you spraying for waterbugs literally every day and they still coming out. By the way you pay pest control every month. You pay for water, trash a cheap alarm system. There are drain knats and roaches. Now and then I stayed at hotels because I didn't want to be there but I was stuck in a 13 month lease. I was in such a hurry I was dumb enough to sign the lease without looking at the apartment. But my situation was so bad I wasn't thinking about it and I was paying almost a $100 a night for airbnb's for a couple months. But I did it because I thought the place looked like the pictures and they are not even close.NOT EVEN CLOSE!!!! Location is good when it comes to stores and freeway and it's not rowdy but it is definitely raggedy. The pesticide people said "THE BUILDING IS OLD AND ROACHES LIVE IN THE WALLS BUT AS LONG AS THEY AREN'T GERMAN ROACHES YOU'RE OK. I can't make this up. Even if I leave the place spotless they said I still have to pay out of my deposit for cleaning. If you move in here you deserve every 12 months of what you get after I post this. I am a little upset but everything I'm writing is the truth so help me God. I almost bought out my lease but I am so close to it ending I might as well ride it out for a couple more months. This place is absolutely ridiculous! I applied as a guarantor for my daughter and her two friends who are attending college in the area. I will confirm as many reviews have stated, the information you receive during the application process is all over the place. My gripe is the reasoning why my application was denied. We furnished all required documents however, the "document portal" that these need to be uploaded to would not accept them. I advised the staff that it was not working and they simply said it needs to be uploaded through the portal. They would not even look into alternatives since it wasn't working. I couldn't simply email it to them (which I did). In the end they said our application was denied and they are keeping the application fee. Now I understand them keeping our application fee based on other reasons for denial but to me this equates to theft. read more

READ BEFORE YOU RENT!!! They keep all of your security deposit at the end of your contract. We received our apartment with holes and messed up paint. I was in the military that year and never hung curtains was always away from home I literally returned the apartment back the way I got it. They charged me for new paint, rug cleaning and wall damages. We have no kids or pets. I do not recommend it to anyone, especially my Air Force family. read more

My boyfriend and I were trying to rent a one bedroom apartment. I have several issue with the application process. 1. Bank statements don't have to show the full account number just the last 4 to correspond with the paycheck stubs. It's common knowledge and illegal to ask for anymore than the last 4 digits of any bank account. 2. The property agents were nice but need to communicate better with each other. One told me, we were approved. Where as the other agent stated that we were denied, when she tried to explain why were denied it wasn't very clear and confused us even further. 3. The process to even have the application processed took over a week which is the longest out of 6 apartment buildings that we have looked at and applied for. 4. If a person doesn't get the apartment or that the application is still processing make sure you make it apparent that they don't have the apartment just yet because one agent made it seem as though we got the apartment. 5. The rate of the apartment influxed despite being told it was a low income apartment there was nothing low income about paying close to 1400 for an apartment then changing the rate on the daily while we wait the processing of the apartment application to be done. read more

I am a current resident but will be moving soon the positive is staff is nice and do as much as they can and in having a few issues being on disability the staff was understanding. The negative is at one point I had to pay a large amount of money to stop an eviction well after that was paid, and the staff said you are all set the next day an eviction was filed on me anyways and I was super stressed out I contacted the office and they stated they will take care of it no apologies or anything. Next incident maintenance came into my apartment for a yearly check they have like I'm on some type of housing assistance when I wasn't home and my minor child was there but yet they made sure to tell me they can't enter the dwelling if she is not 18 so why would maintenance come while I wasn't home. The place used to be kept nice but in the 2 yrs I have been here I see a lot empty dwelling and they do not take care of the place,gate is always broke, cars have been broken into and when I mentioned to Blanca she stated people shouldn't leave expensive stuff in their cars. We love, love, love our new apartment. My husband and I are newly weds and new to the area. We knew we wanted just a one bedroom apartment. We were searching and looking then a family member recommended cordova parks to us. They told us maintenance was nice, the neighbors were kind and that it would be great for us to start off in. Well they were right! Our apartment was freshly painted, newly remodeled, new flooring, new Faux marble like counter tops, new cabinetry, windows are well kept and maintained. When we had an issue with our shower I called the office, they directed us to maintenance and they came to help us within 10 minutes. After that, everything worked perfectly. The staff are so kind, and have been so helpful to us throughout the whole move in process. From applying to getting our keys. We love the color scheme of our apartment, the size and our patio! Neighbors have welcomed us as well. If you just treats others right, are mindful, kind and caring, life will be more peaceful. read more

The staff is extremely helpful. The outside and inside is extremely clean. They don't have assigned parking but you do have your own personal garage. Everything inside the home was brand new and the pricing isn't so bad. 1800 for a two bedroom. I'm from LA so this is a lot more affordable. I'll just paste the email I sent to the corporate office heads about the Cordova Park Apartments. (This email is being sent to the regional manager of mg properties and the senior Vice President of mg properties.) I am writing you to make you aware that I am no longer interested in the property at 43500 Gadsden Ave Apt 216 and further decline to accept possession of the property. The reasons for my decision is based on the fact that in the last three months there has been home burglaries, vehicle burglaries, assaults, domestic violence, etc located at your Apartment complex. Not only do you not provide a secure residence for tenants, and accept zero liability for a tenant well-being, but you also don't allow a tenant to secure a door bell that is enabled with a camera (Ring Door Bell) to protect the immediate living quarters and area of a tenants living quarters from the above acts. The information that I received with regards to the above criminal acts was provided to me by the Los Angeles County Sheriffs Department, in that in the last 3 months there has been 18 incidents. Lastly when questioning whether I can have the "Ring" door Bell with the camera, I was informed by your colleague Rose that a door bell with a camera build in is a "alarm" system and is prohibited by the lease under the Alarm Clause. Which I contact my personal legal counsel and was told that a "Ring" door bell is not considered a alarm as it does not make a alerting noise or a means of contacting or alerting authorities, it is a surveillance camera built into a door bell to allow a resident or homeowner the ability to see who is ring there door Bell or knocking on there door. Although the staff at Cordova Park Apartments are kind, they easily assist in masking the "Real" detailed characteristics of the property being rented and the incidents of concern. Additionally, that insist and stress that they are not responsible or show no interest in incidents that may occur to your person, place or property. Further, because I was not allowed to view the actual unit versus only being allowed to only view the model, and the actual move in was not to be until May 26, 2017, and tenants in 216 still occupy unit, I respectfully request that my Holding Deposit of $100.00 be returned to me immediately. I asked numerous times to see the unit to no avail. Therefore I was required to enter a lease before seeing actual property, lastly the misleading statements, and erroneous facts about the property by your property employees is not acceptable. Also, I didn't appreciate Blanca when showing me the model unit inquiring into my sexuality and introducing me to her "friends" sexual transformation from female to male. Lastly, I asked the property staff to speak with the manager (Courtney Brooks) and was told she would see me in a few minutes and then when I asked again was denied, while the manager instant messaged the property employee everything she wanted to say. I have never been to a property where a manager of the property was not proactive and attentive to the prospective tenant. I again respectfully request return of my $100 holding deposit, to avoid further collection and return of my holding deposit. I am trying to reach an amicable resolution instead of having to escalate this issue to a Court of Law. All in all they agreed to return my $100 holding deposit back to me!! This is my second review of this place since it just gets worse and worse. Have been here a little over a year now and still have the same hellish neighbor from hell with five or six kids living above me in a two bedroom apartment. The main person (mom) doesn't even live there anymore because CPS is involved and her parents moved in instead to take care of the kids. I talked to management so many times due to the noise issue above us but because of the moratorium they couldn't do anything. Now that the moratorium is not in place nothing has happened. I literally have seen my neighbor butt ass naked getting beat up by her baby daddy in front of my kids window and have had so many noise complaints it's not even funny and nothing. Also they are supposed to tow cars that are broken down or haven't been moved but that doesn't happen either. We have two cars that are broken down for over a month and no one has come to tag them even though management has been told twice and they still sit there. We are thinking it's because one of the assistant managers are those tenants friend and hasn't done anything about this situation. My husband is disabled and has to walk a ways away from our apartment due to parking because even the disabled parking is taken by non disabled drivers. The trash around the complex is disgusting and we have a roach issue, the gates of our gated community are always broken, the washer and dryers are always broken, the machine to put money on a laundry card is always broken, and homeless and drug addicts are always walking around digging in the trash. And one top of all that they want to raise our rent by $200 dollars. For what? This place is trash and we are trying to get the hell out. Just stay away from this place. It has gone downhill over the years. They where bought out by another management company last year and it just has gone even more downhill. read more

I had a really bad experience during the application process and was told a lot of wrong information prior to applying once I applied and paid the 250 app fee I was informed that I needed bank statements that match my income which I had explained prior to applying that I just started working so that my income would not be on there and told that all I needed and was told that all I would need is my offer letter. They asked for them just to have them, at that point I didn't want to do business with them and asked for my money back based on the fact that they haven't ran the application and they gave me incorrect information to apply on. And they told me I could get the 200 but not the 50. I talked to another lady and she said she'll try to run my application and see what she could do if I gave her my bank statements anyway. I was then denied for the place I initially wanted which had a washer dryer and offered another place without one. Which I was denied because I don't make 3x the rent when I was told prior to applying I only needed 2.5x.... I asked if I could at least see the place first and the lady scheduled me an appointment to see the unit they were offering. unbeknownst to me, they switched my application to this apartment. I did not want this apartment since I found another place that I liked without all the drama and I cancelled the tour. They then told me now I would not be able to get my 200 back because that's only for people who are denied or cancel within 3 days. In which I had been denied but because they switched my application to the unit they offered, and approved for I wouldn't be able to get my money back.. just thought I'd share for other applicants, don't go by anything they say, only what the application says and don't pay until you get a tour. read more

I have been living here for almost a year and the property keeps getting worse and worse. First, there are homeless people walking the apartment grounds all the time. But we're suppose to have security on the premises? I've seen them once or twice the whole time I've lived here so there's really no such thing as a patrolling security officer. Second, the ADT alarm system is a waste of an extra fee every month. It doesn't contact any authorities unless you have a landline which the managers fail to tell you that until it's too late. So you have to rely on somebody to hear your alarm if something goes wrong. Third, there is a constant cockroach problem. Fourth, I don't know how many times I haven't been able to do laundry. There has been a lot of times where the office didn't open until a few hours later then they were suppose to be so I could reload my laundry card to wash laundry. Currently the machine to reload your laundry cards has been down for 2 weeks so I've had to take the extra time and money to go to a fluff and fold to do laundry. Finally, this is not a "gated" community. My husband had his motorcycle stolen today because they had 2 gates open constantly (even overnight) the past week that are suppose to be closed. The middle gate is right in front of our apartment and the thief was able to walk out with the motorcycle without starting it because of the open access. But the office said they did not notice 2 gates being open for a week straight even though this happens constantly. Oh and I forgot to mention our air conditioner and garbage disposal system both had issues and caused issues with water getting everywhere. This is the worst apartment complex I've experienced and I can't wait for my lease to be over. read more

Not to mention inside the apartments themselves have roaches everywhere we had several of them invade our apartment. We rent here for a year and some months but we decided to buy a house. We broke our lease told we were only responsible for less than $1000 and we would be done. Now a month since we moved out they want to charge us $8000 as a penalty yet they already have someone in line to rent the apartment. I lived here for 2 years. It wasn't that bad. It was quiet for the most part. There was some issues with the staff and the companies they hire for repairs. Yes they do charge you for water,trash and sewer. It is unfair how they charge because it is not just your unit. It is based on an average of how much your building uses and how many tenants are on the lease. So you basically have to pay more since some people have unlisted tenants in their units. If you MUST live here, PLEASE DOCUMENT EVERYTHING... I don't like to call anyone crooks, but I believe they are. I made the mistake of calling to inform the apartment complexes that I would not be renewing my one year lease; apparently that was never documented. When I went to turn in my key, I was told they had no idea that I had not planned on renewing my lease. I respectfully requested to speak to the manager because it was a serious concern of mine, she refused to even leave her office. I was told I'd be charged an earlier termination fee or I could do a month extension. Being that I already moved and sold my refrigerator, this wasn't an option. I later received a bill with the early termination fee listed as the EXACT amount as 1-month rent, and erroneous charges added. Some of the charges listed were "pet cleaning fees" (I've never owned a pet in my life lol), deep carpet cleaning fee (I've never even walked on my carpet with shoes), nail hole repairs (normally considered wear and tear), and my favorite... a refrigerator removal fee (I bought the refrigerator brand new from BestBuy- for that reason I didn't want to sell it, but I sold it on Facebook and with a coworker, helped the man carry it down the stairs...) I should've taken photos, but that apartment was spotless when I left. In addition to this, they kept the 300 deposit and left on my credit report that I owe an additional 1k. I've submitted a request to add them to the Better Business Bureau so I can report this. It's a shame they can add any charge they'd like, without showing any proof. CYA read more

I absolutely love Cordova Park apartments and I am happy to call it Home for me and my family. From the moment I walked in to view the apartment, Rose was very attentive and greeted us with exceptional service. I was so sold on Cordova Park Apartments that I refused to look at any other properties and immediately applied. I am appreciative of Jessica to this day because she was so patient, polite and walked me through the entire application process. I felt bad because I called her multiple times with questions, but every time I called her she was very kind and professional. She never rushed me off the phone and made sure she answered all my questions. I met Blanca the day I moved in, but I felt like I've known her for years because she has such a welcoming personality. She is so helpful, supportive and I can rely on her to get things done. I love that the apartment has pools throughout the facility, a computer lab and a gym with a variety of equipment. The facility is always clean, well maintained and walking distance from restaurants and popular stores such as WinCo, Target, and Big Lots. I rarely have any maintenance problems, but if I do, they are very efficient at getting the maintenance team to expedite the problem. My apartment is spacious and perfect! I was never a homebody in the past, but now I love being home. My neighbors are friendly and I feel safe at all times. The Cordova Park Apartments has a well trained team; from the maintenance workers, to the office staff. I love bringing my baby by the office a few times a week just to say hello. I've been here for sometime now, Cordova Park is affordable, it is a quiet family area zone, kids on scooters and bikes outside playing. Management and maintenance seem to respond very quickly when I call. Anytime I have an issue maintenance arrives within 48hr max. We have a clean laundry room, and gym on site, which is great so I don't have to drive. I have a Service Animal, and they are great with her as well and the apartment provides poop bags & poop trash cans all on site, which is great. I have not seen any Police/Sheriff issues or any fights since I've been here. We have an on site security patrol patrolling, and have courtesy patrol available 24-7 by just calling them, also down the street from a huge shopping center WinCo, Lowe's, Target, BOA, Big Lot, Starbucks, Chipotle etc... I'm happy and do not have any crazy issues living here. read more

These apartments truly are horrible. They never answer the phones and the entire complex smells like weed. Ive had my apartment broken into and packages stolen from the front porch. The security is horrible and NEVER around. The homeless roam the complex like they live here constantly digging threw the trash. Management does not enforce ANY rules. There is never any parking and so many cars out of registration the third gate you can just pull up to and it opens from the outside meaning anyone can get in these apartments and are not secure or safe. NOBODY picks up their dogs poop EVER. I honestly wish I never moved in here the rent is way too expensive almost 1700 for a crapy 2 bedroom run down half assed thrown together apartment with almost 150 dollars a month in trash water and sewer fees. Toilet wobbles closet doors are shitty and falling apart. I WOULD NEVER RECOMMEND THIS PLACE TO ANYONE. When I moved in the apartment still was not ready the alarm system you pay monthly for that management says you cant use without a land line which is a lie it works it just wont notify police but mine wouldn't work because the window sensor was broken but nobody knew until my apartment was broken into. They hold no accountability and don't care about anything except the fact that they get their rent amenities are constantly closed which your charged for monthly in your rent. I live in a 1 bedroom here on ground level, I can hear every step the neighbors above take. I can hear them sneeze. I can hear their puppy constantly running back and forth. I can hear them open and close cabinet doors. I can hear everything. The main gate never works. There are bums roaming inside the complex, digging through our dumpsters. The washers and dryers are old and are constantly breaking wasting time and money. There is nothing updated about my apartment except for the floors and a coat of paint. The cabinets are over 20 yrs old and the countertops are made of partical board with a coat of resin on top. There is nothing fancy about these apartments except for the price. Don't move here. I'd have left already if it wasn't for the lease that I signed. My fault but I was in desperate need of somewhere to live having moved out here for a job on a weeks notice. Trust me. ROACH INFESTATION!!! we stay in the 2bed 2 bath townhome they offer at $1009 a month you pay water, trash, sewer and a service fee a month. What can i say the moment we signed the lease it was problem after problem the home wasn't ready when we were supposed to move in, the kitchen floor still needed to be replaced as there was a huge hole in it that didn't happen until about 2 weeks of living there. The carpets were never cleaned and when i brought it to their attention they just said oh yes they were even tho they were black with filth we cleaned them ourself. i noticed roaches in the kitchen a few nights i would see them baby ones i never knew what they were i have NEVER seen or dealt with roaches until now. the infestation has gotten so bad i never cook or eat in my own home! and all they do is put us on the list to be sprayed one time they even forgot to put us on the list! they do not care what so ever!! i even asked the owner to be moved to another unit but they refuse! do yourself a favor DO NOT RENT FROM THESE PEOPLE! unless your ok with rude staff, roaches and dealing with issues on your own. BY FAR THE WORST COMPLEX I HAVE EVER STAYED IN!! i would give a 0 if i could. read more

I live at the Cordova's park apartment. I've been there about six years... the location is great...I love the floor plans of the town homes as well as the family members and friends that I've invited over to see it.the staff members are really nice people...office and maintenance! I love you all...I don't like the increase on rent after being here faithfully for years...but I suppose because of the economy...everyone's doing it! love this place. read more

- I WISH THERE WAS AN OPTION FOR 0 STARS - We entered Cordova Park with high hopes of Quality living with low prices. After talking with the leasing agent we were given 2 options. a 12 month lease or a 6 month lease the 12 month lease was considerably cheaper per month so we chose that option (mistake #1) whatever you think your saving is completely offset by the hidden charges they don't properly explain to you. $10 alarm fee, $60 water and trash fee. $20 mandatory renters insurance all per month!. California stale law require a 30 day notice if you want to move out. They hide a 60 day notice in there lease that they don't explain to you before sighing. and if you don't give them 60 days notice they charge you a full months rent and steal your security deposit. YES there are ROACHES!!! (mistake #2) The unit they show you is not the unit you get. The carpets were not cleaned properly chips and nicks everywhere. Even the bathtub wasn't re glazed and was left dirty. They are straight up liars and will do it right to your face! Bottom line this was the worst rental experience I've ever had. DONT COME HERE, ITS A RIPP OFF!! read more
