Their customer service is completely lacking and when…read morethey do send someone out to fix the ,multitude deficiencies you will have on your new build you will yourself lucky if they don't break more things than they try to fix. They use the cheapest quality materials on their builds and have people working that are so poorly trained you will wonder how a company like this can even stay in business. I have had a deficiencies list 5 pages long and for the better part of two years only things that involved a bit of paint would they fix. They redid my border tile in my bathroom only to break more of the main tiles. My kitchen cabinets have been crooked and discolored for two years now and home warranty had to ban them from coming back and bring in their own crew. one of my toilets broke after a year and when i pulled it out to see what was wrong it was so crooked underneath its amazing no one was killed. Avoid or put a massive holdback in any offer you write on Clayton Heights

Always use your own realtor to represent you, never use theirs. Industry standards need to be revised if what we have here is acceptable. Home Warrantee less than useless. Deficiencies person: No follow through Plumbing materials: Query cheap and breaking down with shoddy installation. Laminate floor: Poor quality. Builder installed washers and dryers improperly set up and literally rock out the doors - not addressed. Concrete: many garage floors had to be replaced which makes you wonder what lurks beneath the carpeting in your basement. The city compelled them to replace sidewalks and curbs through out the neighbourhood due to poor cement quality. Landscaping: Buried construction debris through out the yards of the development e.g. siding, chunks of cement, tile etc... Yards don't drain. The grass in the boulevards and yards is dying off for lack of sufficient topsoil beneath it. Home Warrantee doesn't cover this. Vaulted ceilings in some master bedrooms are cracking at the peak. Crooked walls. We started out thrilled. The GST issue made us loose faith in Legendary's integrity. Improper installs through the complex have caused problems. Instead of re-installing the things properly Legendary prefers to do the band aide approach and 'adjust'. Drywall/Paint: Watch out for marks in the dry wall, unpainted patches, wrong paint etc. A word of advice to Legendary: Be up front. Use clearly worded contracts. Have translators available if your trades people need to deal with home owners who only speak English. Deficiencies usually aren't huge, stop trying to band aide them.

He sold my home in 17 hours, that must be some kind of record! He did multiple walk throughs of my property and told exactly what I needed to do to make my home look show home ready and he was right!! He even helped the buyers realtor do their job. He is an absolute professional and unbelievably knowledgeable on everything property and real estate related. He provided context I didn't even think I would need, like future development plans for the area surrounding the properties I was looking at. He had all my titles, covenants, historic sale information, etc., on hand. He was so thoughtful and truly cared about what I was looking for. I never once felt like my time was wasted. Not a single house I was shown, I wouldn't have bought. It was actually really challenging to narrow down the list. He ensured we have plan a, b, c, all ready to he. We also got into a bidding war for the home we wanted, and he was unbelievably on top of things and we won the bid against multiple buyers, and it wasn't because we did anything more/special, I even had a condition of sale on my property. It was because he had relationships with the sellers realtor and Trevor trusted us, and that realtor trusted Trevor. Trevor was also so very honest. I trusted him completely. He would tell me if the sellers realtor was possibly hiding something about the property and would dig to make sure my interests were protected. He knew every detail of every home and neighborhood we looked it, and the likelihood was that he was the selling realtor for when the property was constructed and sold. And so we are clear...I never met Trevor before, he was not referred to me. I googled local realtors in Maple Ridge, looked at reviews and homes each were selling, and after calling/emailing multiple to book home viewings, I got lucky. Really really lucky! And he is not just a subject matter expert in Maple Ridge, he sold my home in Surrey BC in 17 hours, in a buyers market. I couldn't say enough glowing things about him. We will use Trevor every single time, he is not just a realtor, he is family now.

    Deciding to purchase a home from Epic Homes - Crest Kanaka Springs has been terrible decision. Ive…read moreonly lived here since mid November. Given the extreme issues with water ingress and mold in the basement, should care about its residents and quality of their homes would be doing everything they can to keep residents happy, yet I am being fought on minor fixes to Epic which would make a large impact of the quality of life I am experiencing in an Epic Home. Not only is there water ingress occurring in my home and not only have I had a mould remediation company come to my home three times to remediate my basement and garage, they have been quick to deny any larger issues regarding the water ingress. They downplayed this until many homes began seeing the problem. There have also rejected my home warranty claims, which include basic/ minor items such as: -fixing roof shingles that are lifting -tightening a loose gutter -getting a bathroom lock on my door because other homeowners have locks on their bathroom -replacing a scratched window that we submitted during our walkthrough that they strung us along on, and also a window pane that you can see many x-acto knife cuts -fixing tiles that are lifting pointed out at the initial walk through - with decks it's crucial to leave a small gap between each plank to prevent water from pooling.They left no room and water constantly pools- they really do not seem to care about water related issues There are also bigger issues, such as a missing retaining wall and pavers where construction drawings called for it. They have also agreed to install gable vents on detached garages because of how mouldy the garages became, yet refuse to install flashing which prevents water from getting in. Its not normal to have this many garages face water and mod issues- maybe go the extra step and install flashing? How about the fact that we did not get the garage opener or dishwasher that was promised on our contract- I get lateral changes, but we were downgraded. I get that some of the deficiencies seem minor, but given the extreme stressed caused by part of your home being unliveable and having your life be disrupted by trades constantly being here (or not showing up) to look at this problem and still not take it seriously, you would think they would make our lives easier by fixing these minor things. How hard is it to swap a lock or glue down a roof shingle?

    Epic homes, Kanaka Springs, is extremely deceiving. The…read morefirst day after we moved in our upstairs shower leaked so badly it destroyed the walls and ceiling of the main floor bathroom and leaked down into the basement, they cut a massive hole in our ground floor bathroom ceiling to replace the pipe, took 2 months to re-drywall and spray it, and another month to repaint it. It went downhill quickly from there over the next few months - our main floor and stairs had to be repainted due to touch ups all over both walls with a different color paint, main floor walls are out of square, framing isn't plumb, doors are missing paint on the top and when brought up we were told 'well you don't see it anyway so were not finishing them'. Our back door was installed unpainted and covered in glue and it took them months to replace it, while we watched them install brand new doors everyday at houses beside us. Our garage was leaking water through the concrete and they told us that they never actually put any waterproof coating on it because its a 'separate dwelling' and didnt need it. They fixed it, only because they didn't want us to tell all the other neighbors and cost them money, but oddly enough every house built after ours had the waterproof coating. After digging up our backyard to fix it, they never replaced the grass that they destroyed, or the pavers that were damaged from their machinery. Drywall seams and nail pops throughout the whole house that took weeks of back and forth for them to only fix half of them because they 'didn't want to fix the entire ceiling'. Our home has an unfinished basement but the exterior walls of the basement came drywalled by Epic, 6 months after moving in we had water pooling all over the floor. We called Epic, who removed the drywall to reveal insulation that was so wet it was rung out on every exterior wall. They removed the drywall and brought in fans for 5x days to dry it out, at our expense for the extra heating and electric bills. Shawn fought back and forth with us for over a month trying to convince us that the POOLING of water on our floor was simply caused by sweating concrete, and insisted that the resolution was to install multiple 'inspection holes' all over the basement. In doing this, they removed some insulation and cut out the poly behind each vent in our home, knowingly & directly violating the bylaws of the city. The airflow of these vents make heating our basement near impossible & expensive. Fast forward to 4 weeks ago, where low and behold the 'inspection holes' failed because weirdly enough concrete doesn't actually sweat to the point of soaking insulation and pooling water past the drywall, insulation, poly, framing, and onto the concrete pad. It's been 1 month since it was reported and we have only got one 1/4 walls removed, leaving 3 walls soaking wet and potentially growing mold that is being circulated through our home with 3 children in it every day. Shawn, the site super, came in and insultingly told us that we should either a) Install even more of the hideous vent holes, or b) just remove ALL insulation in our basement, ALL the poly barrier and close up the wall with nothing behind it so we could get 'more airflow for the sweating'. We had Lee and Dave attend after Shawn who within seconds agreed with us that concrete DOES NOT sweat to this extent and its very clear there is a crack in our foundation or our damp proofing has failed. It's now been one month of this argument where all we want is to not have a house that leaks water into itself, and to have it fixed properly and I have yet to even get a single update. Run far away from Epic homes unless you also want to be involved in constant battle to simply have a livable home. Take it from me, or take it from the 45+ other homeowners in this complex that speak on the regular about our consistent issues, many the same as ours. Do not buy here, or from this developer.

The drawings including a new workshop in our carport and a new deck as well as a few other things. We contacted two companies prior to Canadian Blueprint and we were quoted highly inflated prices. When we contacted Edward at Canadian Blueprint he quoted a much more realistic price for the work. He promptly came out with his assistant to get started on the drawings. They were quick and efficient at getting the work done for us. Later, we decided to extend our renovation project to include the kitchen. Edward was very accommodating to get more drawings done for us so that we could get our kitchen permit secured. He was very friendly and personable, which made the process very easy for us. He even stayed and had a cup of coffee at the end. We were very impressed by the service we received and would highly recommend him and Canadian Blueprint to anyone in need of their services.
