We found this place on google maps and called ahead. The owner explained that our 40 ft box truck would fit in several of the spaces and we were welcome. We pulled in and the entire space was clean, well manicured and stunning. The owner helped us pick a spot we loved and we got set up. Unfortunately something was wrong with our truck and we couldn't get power on so we were not able to stay, she refunded our entire payment and invited us back anytime. Although the cottages are right off the main road, once you are sitting on your porch, listening to the birds and sounds of the creek, you are transported. To be clear, the road is NOT right on top of the site and at night, when traffic is lower, you'd hardly know it's there. However, when a truck passes during the day, the illusion of seclusion is lost a bit. On the flip side, the owner has planted some tree lines that should grow in and make the space more secluded over time. To boot, there's a drought and the area is less lush than usual. But now the GOOD stuff. Clean, quaint, every attention to detail is considered. Breakfast basket, swing, firepit, barbecue grill, porch facing the brook. Just great. Firewood can be purchased on site for $4. We are really happy to be here instead of a hotel. Grilling in the evening to save money and be outdoors. We're really enjoying the experience.

The bad was huge; pillows were not the best, but we were so tired after long days of hiking, that we did not pay a lot of attention. The only thing I want to mention is that this place needs to update their towels, which was clean but had some wear and tear. The owner, Mike, was super helpful and accommodating, I wish him lots of business, and if I am in the area, I will stay in this place.

Our host Kris was very welcoming and gracious...Quite a conversationalist and made us feel at home. The interior of the home, had large common rooms, and was clean. It is in desperate need of area rugs, more furniture, wall decor, flowers... anything to add warmth. The room in which we stayed had a comfortable bed and huge bathroom. Both very clean. However, staying at more B & B's than we can count, we were disappointed with the following: 1- A HUGE black plastic bag covered the waste can in our bathroom. I know that sounds petty, but we're in a B & B...not a Motel 6. There was no floor mat when exiting the shower so egress was onto the linoleum. 2- The windows were not only painted shut, but nailed shut. So, no fresh air. (Kris did provide a fan for our use). Most importantly there was no speedy escape route if there was (God forbid) a fire outside in the hall. (Fellow guess we met at breakfasts verbalized the same concern(s). 3- Breakfast was quite disappointing. Scrambled eggs, hash browns and Canadian bacon. All served in chafing dishes in the new, large kitchen. Again... this is fine, however, in a B & B, the breakfast is usually a looked forward to 'event'. Numerous boxes of Entemann's pastries were also available. Plastic utensils were set out, along with plastic cups for juice. Even though there was real silverware, glasses, etc., plastic was set out. Serving ourselves was perfectly fine, there was just no attention to detail. Large containers of sugar, powdered cream, etc., were set on the counters instead of lovely servers. It's the little things that make a B & B. So, all that being said we will not return. Although it is clean, right next to the lovely falls and within minutes of Watkins Glen.

Very walkable to shops and restaurants. I could see parking being an issue for long stays, but there is street, lot and garage parking all nearby, just follow the rules. The rooms were clean and more spacious than a hotel, definitely more character. No complaints about noise from the restaurant downstairs, didn't hear anything. They communicated well about billing and all the what, where, when, and hows for the stay. I would definitely recommend!

They rang a bell to signal or remind everyone (in case you are on camp time) that a new activity is starting. A favorite among the kids were the slush puppies in the camp store. My kids, ages 11 and 13 survived even though there was no cell coverage. Do not depend on the campground's WiFi connection, if you can call it a connection. Definitely, need to upgrade that amenity. Our group of 4 families all had buddy sites together, which was very nice. Our site was on an incline and needed extra blocks for leveling but was still a good sized site. Would consider coming back for a short weekend stay but would tell my family back at home that we will be off the grid.

Pool, bounce pillow, DJ both Saturday and Sunday evenings. Sites are standard. Wouldn't say tight or spacious- just regular. Did take a walk on the trails which I was able to see a deer and rabbit on the trails with me. Friendly staff.
