**Yelp Review:** The maintenance team, especially Francisco and Gustavo, are truly amazing and work hard to keep things running smoothly. However, they are let down by ineffective leadership and a company focused on increasing profits rather than genuinely maintaining the property. Regular maintenance and annual inspections are simply not enough. Tenants are left to deal with ongoing issues and a noticeable lack of effort in maintaining both the units and the surrounding areas. Trash and furniture are often scattered around, particularly near the dumpsters, which fill up within hours of trash collection. There seems to be no accountability for residents who improperly dispose of large items or leave their trash bags on the ground. This neglect has led to problems with bugs, ants, and even coyotes, creating an unpleasant and unsafe environment when trying to dispose of trash. I loved living here until the last 1.5 years. Now, it feels poorly maintained, and tenants are treated as just another dollar sign--paying over $3,800 for a rundown "condo" with a brick patio wall that I cannot see over. The LVP flooring is cheap, impossible to clean, and separates easily. Management seems more focused on justifying rent increases with superficial improvements like outdoor paint and electric charging stations, while there have been no real upgrades to my unit or those of my neighbors. When issues are raised with the leasing office, we often receive generic emails from the property manager addressing concerns, but there is never any real resolution. For example, coyotes have torn up both a grocery delivery and an Uber Eats delivery, and despite promises of resolution, nothing has changed since March 2025. In the last 6 weeks, I experienced mold and water issues in my laundry room, preventing me from doing laundry or accessing my attached garage for days. Less than a month later, my garage flooded due to a malfunctioning water heater, ruining many of my late husband's belongings that were being packed away. When I reported this, I was told that I could only have a car in my garage. Apparently, it's my fault for having anything other than a car in there, even if it's within the lease agreement. Meanwhile, about 70% of residents have overstuffed garages that pose serious fire hazards and should be reported to the county for clear violations. They do not care until something serious happens, and even then, it's swept under the rug as if it's no big deal. Additionally, for a 2-bedroom, 2-bath home with one adult and a baby, having an SDGE bill consistently over $700 for 3 months--when it was always between $140-$200--is unacceptable. Dozens of residents are experiencing this issue, but everyone is so burnt out that it rarely gets addressed. This property is starting to feel and look like low-income condos but with a high sticker price. As a loyal tenant for over 3 years--never late, never a bother, and always keeping my space clean while respecting my neighbors--I feel my efforts are overlooked. The ongoing decline of this property is deeply disappointing. Nowadays, having a roof over your head is seen as a privilege, so I shouldn't complain, right? Even if I pay over $4,000 a month, I shouldn't have standards or expect anything, right? That's what this complex treats us like. read more

Out of any place I've lived, this by far has been the best experience. From day one the staff has been extremely kind and friendly. Braden sold us strictly on first interaction. From there out, everyone across the board has been just as great. Whenever we've had an issue (usually small maintenance stuff), Jackie & Gustavo have taken great care of us to make sure we get the problem fixed asap. Love the surrounding area, fun community events, tasty food trucks, great neighbors, and every amenity you could want. Plus, our home is spacious and beautiful. My girlfriend and I set out to find a new place for us and for her daughter back in March and it was a pretty short search before we came across Creekview Apartments. I have had friends who have lived in other communities in the immediate area and growing up in Poway knew that it was a nice, quiet and safe area that is very conveniently located about a mile off the I15. We scheduled an appointment to view the community and we met Andrea on a Sunday to check it out. Andrea was very friendly, was able to answer all of our questions and took a genuine interest in helping us feel welcome. My girlfriend and I were immediately impressed with the property as soon as we reached the gate. Judging by Google maps, Creekview seems to be one of the smaller communities in the area which I really like about it since it makes it feel more quaint and homey. The property itself is beautiful and seems very well maintained. Although the unit that we were offered was still occupied at the time, we were given a tour of the model unit which at least afforded us an opportunity to see the finishes and general layout of the units. We quickly decided to apply and were approved relatively quickly. The application process was very easy complete online and finalized through Docusign and both Andrea and Jackie were very nice and helpful in helping us complete it. We've been living at Creekview for a few weeks now and I have zero regrets with our decision to make this place our home. The staff continues to be amazing, the amenities are great to have at our disposal even though we haven't had time to utilize them yet and I really like how quiet it is here. I put a service request in for a couple of small items and they were addressed within a day which shows me the efficiency of the online portal available to residents. Since my last review was removed, I'll try again. If you move into Creekview, just know that your rent will increase over $300.00 per year when your lease is up. They will say inflation. Maybe it's for uneeded street lamp posts they replaced (that didn't need to be), or repainting of all the buildings (which they didn't need to be). Anything they do in there will be passed onto you as a rent increase. I was threatened with collections if I didn't pay their final Move Out Invoice of $1,304.00 not even a month after I had moved out. My lease ended March 31st, and they send my final move out bill on April 9th. They threatened me with collections within two weeks after they sent me the move out invoice on April 24th. They'll make something up. And prepare for them to jack up your rent $300 or more per month if you want to stay past a year. And the guy in the office is as fake as they get. Apartments are nice, but not worth the hassle. We're MUCH happier where we are now. Update: This review was NOT made in error. We reached out multiple times to have electric inspected but was told it was not their problem and passed us off to SDGE. SDGE said it was mgmt responsibility and back and forth we went with no help. If you are looking for a place to truly call home, I highly recommend Creekview Apartments. After several disappointing experiences in other "luxury" condos/apartment complexes, my partner and I found Creekview, almost by accident, while apartment hunting in the area. I am so thankful that we did. We tired of complexes that promised so many great amenities but were fraught with issues. We were fed up and wanted a small, private and tight knit community. Thankfully we found it. We were immediately impressed with the excellent location, amazing school district, convenient access to the 15, beautiful gated community and spacious condos. After moving in we fell in love with the quiet but family/pet friendly environment. Our service dog loved going for long walks in the neighborhood and interacting with all of the other friendly dogs that were there! We enjoyed the fun community events like holiday parties, food trucks and yoga nights just to name a few. Every neighbor I met was so warm and kind. Needless to say this truly is an amazing community! Out of all of the perks that Creekview provides the best is truly the staff! Tim and Zoey are amazing and always bent over backwards to make sure that every resident felt appreciated and valued. Gustavo and JC on the maintenance team were equally as awesome! They always took time out of their day to ask how I was and provided quick and efficient service any time that we need something like light bulb change or smoke detector batteries changed! I loved stopping to chat with them each day! Another star that deserves to be mentioned is Anselmo (Joe) who maintained the beautifully manicured community. Like the others he would always pause what he was doing to offer a smile and ask how my day was. He was so nice and always made my day brighter. They truly became like extended family and we will miss each one of them! If you want a place that is beautiful, private but friendly and safe then Creekview is it! We are moving out of Creekview because of our budget and are sad to leave. Our experience has been great this past year. Tim has been incredibly helpful when it came to anything we needed and has a open door policy. He's very quick to take care of any issues and is happy to do so. Thank you Tim for being so awesome! The maintenance staff is also super friendly and has been nothing but helpful. We love that this community is smaller, pet and kid friendly which catered to our family. Tim does a great job at organizing events throughout the year in the club house, the pool, breakfast at the gate, Halloween parties, food trucks etc. There have been a few staff changes since we have been here and they all have also been very willing to make you feel right at home! This review is for the property management group, as we did not end up signing a lease here so I cannot comment on the apartments themselves. We were looking for a place to move in the SD county area and reached out to Creek View regarding availability. While they did not have any immediate openings for the floor plan we wanted, Zoe connected us with a near by sister property (Evening Creek) which was close by, had the same floor plan and an open spot. Zoe was extremely friendly and responsive via email and phone throughout the process. Sara over at Evening Creek was also extremely friendly and helpful. After a LOT of apartment searching and contacting, I can confidently say that this property management group has been by far the best to work with. We are sad we did not end up leasing with them, but decided to move to a slightly different location where they did not have any sister properties located. I would highly recommend leasing here if it works for you because at the price it is hard to find this quality of property management. read more

We love CreekView and we are so happy to be part of the neighborhood. We moved here on the suggestion on our friends that moved in (March 2022) and suggested that we get on the waitlist. From the beginning, Mackenzie has helped us! Mackenzie has helped us through every step, from submitting our applications, updating us on availability and the actual move day. The day we moved in there was some major miscommunication on both ends but Mackenzie made it right by checking in with us and even giving us a gift card for a much needed date night. This place has been wonderful; it's a small and quaint community that has all the amenities. Mackenzie also nominated our pup and her bff as dogs of the month for May and she gave our pup a gift card, new toy and treats. It was so sweet. Furthermore, Mackenzie and Jackie both work hard to make sure everybody is happy. Mackenzie goes out of her way to make and schedule events every month as a way to get neighbors to mingle. I lived at Creekview for 3 years. Once you let Creekview know you aren't planning on living there, they stop caring about being a good landlord. The apartments are relatively old and have amenities that need replaced. In order for Creekview to make these replacements, it seems they are happy to charge residents who move out for these improvements. Even if the resident clearly didn't cause the damage. They want to maximize their profits, which is understandable for a business. Another example of Creekview trying to dishonestly maximize their profits is when you renew your lease you pick a 'prize'. I chose a carpet cleaning. However, Creekview never said that it expires before your lease does. So, I was never able to use it. Good for them, more profit for Creekview. I personally reached out to Tim about this dishonest behavior after moving out and he just used straw man arguments to contest my point of view of why I shouldn't be charged as much as I did. Well, they were either intentionally straw man arguments or he has horrible reading comprehension skills. I don't think Tim's that dumb though, so I think he was just intentionally using disingenuous counter points. read more

The good: Nicely maintained complex, great layout and roomy apartment, nice flooring, awesome maintenance staff, they allow dogs. It's a quiet, safe place to raise a family. The bad: some of the worst appliances I've ever had at an apartment. Fridge made constant rattling sounds and had no ice tray, dishwasher worked 50% of the time, weak garbage disposal that leaked water, had to have the washer and dryer replaced. There was a terrible smell from two sinks. For the price you pay, they should invest in new appliances. The worst situation happened that sealed the deal not to renew my lease. Had a neighbor park a uhaul truck and trailer in a fire lane across from my garage making parking my car very difficult, nearly impossible at times. I dealt with it for 2 days thinking the move would be complete soon, but after a third day without the use of my car, I called management to complain. Was told the move was happening the next day, so it wouldn't be a problem. The truck was still there the next day, so again I called the manager. I was told he would speak to the resident and that he was trying to be accommodating for their move. So the truck remained yet another day and I couldn't use my car Sunday through Thursday. Wish the manager would accommodate a current resident rather than someone moving away, but that's not the case. read more

I love living here - all of the comfort and convenience (a two-car garage, connected right to our apartment through the separate laundry room which is all ours!) of an upscale condo, but without those pesky tax bills and the having to call one's own plumber! -Spacious, partly covered patio with a nice big storage area. -Efficient U-shaped kitchen -Enormous walk-in closet in the master bedroom/separate WC in master bath -Five minutes to the I-15 and also to the best Mexican restaurant I've ever been in -Oversized, double glazed windows -Very pretty gas fireplace with niches for a bigscreen TV on top and sculpture on the side -Nine-foot ceilings, with crown molding in the living room and dining area -That two-car garage and laundry room (worth mentioning twice!) Friendly, intelligent, respectful staff, including superior maintenance crew, who can't seem to tolerate having an unfilled maintenance request sitting on the desk. I'm less able than I used to be, and they have dispatched same-day crew to change lightbulbs for me! read more

We have been living at Creek View since 2010, and we are still thankful that we discovered this wonderful community. We have looked at quite a few of the reviews and would like to be fair and honest. 1. Safety - They have safety patrol during night time and it's a gated community. Children friendly. 2. Amenities - They maintain the community very well. (landscape, gym, pool, clubhouse) 3. Management - The office responds quickly to any concerns and requests. The staff is very respectful and responsible. 4. Location - Great school district, close to shopping, restaurants, freeway etc. Quiet neighborhood. We know that there is no perfect community, however Creek View tries very hard to accommodate its residents at all times. We hope to continue to live here... read more

Creekview is unique. They make efforts to create a safe community here. Added parking is very limited which I think adds to the safety with cars not coming in and out and a walking community where people meet one another. Construction is superior. We have never heard our next door neighbor through the walls. Amenities are great among them a large jacuzzi which is always hot and always working. Office staff is committed to making our living situation comfortable and safe. We have not heard of any incidents here. Gates work and are automatic. Maintenance is quick and efficient. Policies are fair. Rent rates are in the upper range but I think that it is well worth it given it's proximity to Poway and the freeway system. I would choose Creekview first. read more

I must say as a current resident, this is the best experience I have ever had living at an apartment complex. All the neighbors are nice, no crazy neighbor experience. The employees are all very nice, they make me feel like I am a part of a family. The maintenance men are on top of it when it comes to repairs, had a couple of broken fixtures and they showed up the same day and fixed it, problem solved. What I really like about this apartment complex are the annual events and food trucks that come monthly, which makes for something fun to do with my boys right at home and convenient dinner option if I'm too lazy to make some dinner. This was our first time attending the annual Halloween movie night event, so much FUN and ENJOYABLE! My son had fun, plus the free pizza and treats were a plus.I hope they have more fun events like these! Keep up the wonderful service Creekview!! read more

I am a creek view resident for two years now. I completely love this place. Carlos and Jerusa are a great management team!! The best ones so far! They take such great good care of us. I loved the Halloween party they hosted and the brand new barbeque. The property is always clean . When I have any issue at my place they repair at the same day. I moved to Creek View about a year ago and I love it. It's in a quiet neighborhood, it's gated and conveniently close to the Interstate 15. This is a children friendly place where families gather at the pool area to enjoy a nice BBQ on weekends while the kids play in the pool and nearby. The neighbors are very friendly and it is a pet friendly place as well. Whenever I need to have something checked with maintenance, all I have to do is call or email. Problem is taken care of within 24 hrs. Some of the wonderful perks are free gift wrapping, front office will accept packages for you if you're away. Gourmet food trucks pop in every few weeks during dinner. A lovely Italian dinner was catered for the residents last Christmas. Living at Creek View is like living with one big family where it always feel like home. There's a nice gym with exercise equipment plus TV in the workout room, the men's & ladies' rooms have wet/dry sauna kept beautifully clean. Lockers are also available with key. Management and staff are friendly and like family. I have to move closer to my sister and I found another wonderful HG Fenton condo to live in near her. So I will continue to enjoy where I am living :-) read more

Creekview Sabre Springs is by far the worst place my family has lived at. For the amount of money that they charge for rent, you would think they could do a little better. They used to have a referral program where they would give you $500. Now they raised it to $800. Hmm, makes me think why. Perhaps seeing a ridiculous amount of moving trucks moving unsatisfied tenants out answers my question. Not to mention, neighbors have told me that they sky rocket their rent if they wish to renew their leases. Recent reviews of Tim, the manager, claim that he is a nice person but I have yet to see a day where he is professional and demonstrates good customer service. The only reason they deserve a one star is because they at least have a nice maintenance crew. read more

We have been living in Creek View for almost a year and are very happy with our choice. The other day I had a clogged drain in one of the sinks and sent an email to the office. To my surprise almost immediately a very nice maintenance man arrived to fix it. Before entering our home he put on shoe covers which I thought was a very nice bonus. He was able to pinpoint the problem and within minutes everything was repaired and draining smoothly. He indicated that I should watch it and if there were any problems to contact them immediately. During this year we have only needed maintenance a few times and they have responded in a very prompt manner. read more

My husband and I lived at Creekview for one year, and if it weren't for work relocation, then we would have stayed there with no exit timeframe in mind. We thoroughly enjoyed our stay at Creekview - we had wonderful neighbors that we have befriended and kept in touch with, even after moving in August, the community is quiet, the staff was phenomenal with any requests, and any repairs needed were completed in a timely manner. One of the things that I noticed about Creekview, from the complex we lived at prior, was that Creekview actually felt like an involved community of neighbors and that management truly did care about its residents and doing everything in the best interest of its residents. During our residence, the entire pool area was renovated which we were very impressed with - they extended the gym hours, they began providing pool towels and gym towels for residents, they continuously maintained the grounds with plants and trees. Something else that impressed us were the community events -- they hosted a Halloween party, Christmas party, Cinco de Mayo party, etc all at the pool area/leasing office. There was also a Wine & Canvas evening that people were able to participate in, and during the week of our departure, I noticed there was a candle making class. This really showed how much they care about their residents and how much effort they put into the relationships (and helping build neighbor relationships).We absolutely loved living at Creekview! read more
