This property is expensive and the overall conditions are unacceptable. The gym has been closed for several months with no updates on repairs. The bridge behind the building has rotting, missing boards, creating a serious safety hazard and the risk of falling into the contaminated lake below. The pool restrooms are closed and appear to be used for improper activity instead of being maintained. In addition, there is visible mold throughout the facility. This is the worst property you could ever choose to live in. Six rounds of property managers in 1-1/2 years. And new maintenance crews with each set of property managers. No one in the front office EVER answers the phone. Your calls go straight to voicemail. Then when you walk in, you will find 2 leasing people sitting there twiddling their thumbs. Maintenance requests are completely ignored for months. Emergency maintenance requests are ignored as well! Months ago the property changed the 'valet service' for our garbage. The old garbage bins at Building 10 are full of roaches that are climbing through the holes in my window sill and making my life miserable. When I look out the window my view is the garbage bins shown in the photo. My daughter's bathroom was infested with mold because all of the fans in every bathroom on the property were done wrong. Two construction workers this place hired told me the fans were blowing air in instead of out which is what created the mold. After months of hell, her bathroom was actually painted over. The mold remediation company was not the one who 'fixed' the bathroom so it's not really fixed. I have plenty of ways to break this lease free of charge and plan to. Value, responsiveness, and reliability (to an extent) is amazing; however, we haven't even lived here 2 months and issues are piling up. Pros and cons below Pros: 1). The area is amazing as it sits between Beach and Atlantic close to Publix, Target and the beaches. 2). The price was amazing for a 2/2 at $1200 (please note prices change daily) 3). Outside areas are pet friendly and the grounds are really large - just beware of the cobra chickens (Geese) 4). Valet trash and the Amazon lockers = 2 less things to worry about doing or getting stolen. Cons: 1). The amount of stray cats is frightening and seriously needs to be taken care of - especially the ones hurt or having more kittens. 2). While the grounds are extensive, the amount of animal feces is outrageous. People get no warnings, doggie bags are always empty, and dog trash cans are continuously overflowing. 3). We have had massive fruit flies since day 1. When I say massive = I placed vinegar and soap in a small dish and 3 hours later had a mass grave of 36 bodies. 4). We have finally broken down and begun spraying our home weekly for roaches. We literally have no idea how/where they are coming from. Yes, this is Florida - don't be condescending . 5). The trash on the grounds between buildings, patios, parking lot, and even the overflow from the dumpsters is a huge eyesore. We needed a place to move in fast, that was convenient, and decently priced - we did find it, but be prepared for the aforementioned frustrations and inconveniences. read more

Do not move here. Plumbers will come to re-pipe the building, leave a giant hole in your ceiling, and allow millions of termites to come into your apartment. They'll get all over your beds, all over your babies room and crib, all over your dogs bed, your dog themselves, all your dishes and food in the kitchen, your shower, pillows and blankets, the carpet looks like it's moving because of the amount of termites crawling through it. the office knows about this and refuses to do anything which is a violation for health and safety. I've made at least 20 calls to the office and emergency maintenance line and also have a paper trail of emails that I've sent ever since this started. The office refuses to do anything about it. When it's their fault. We've been told to stay in the apartment until they figure out what to do which is completely illegal. The apartment is INFESTED. If you enjoy hearing your neighbors' kids running back and forth on your ceiling. The neighbors are constantly arguing and calling the police, while the dogs are being left out on the balconies barking at 6 am. No one in the office is answering the phone. You'll love it here. There is a significant safety concern knowing a man with a battery restraining order is knocking on neighboring doors and coming onto the property to argue with the girlfriend he was living with. This is especially concerning since the property manager knows about it. I even told them that he had pounded on my door. This apartment property is scary, and I don't feel safe there. With inflation pushing rent up to almost $2000, this place is not worth it. Concerns have been raised about the children running back and forth across our celling by the people above us. This has been going on for a year now. As a student, I cannot concentrate, and my roommate, who works from home, finds it stressful because her customer can hear everything. The office doesn't do anything about their loud music and noise, even though I have recorded it. They say they will have talks, etc., but the issue persists. The last thing we want when we come home from work is to hear music and kids banging on the ceiling. The walls are so thin that you can hear your neighbors' conversations. The office staff isn't concerned with their residents. There have been multiple staff changes since I have lived here because they are so disorganized. The property itself is not impressive. The property is littered with trash. The fact that staff has to send out a message about residents living chicken bones is disgusting. In the breezeways, people park their motorcycles rather than in parking spaces. The property has such poor maintenance that all the plumbing in every apartment must be redone because water leaks from ceilings and walls; if you are planning to move here (which you shouldn't), you will have to move things around, including your storage units. Depending on the pipes, the process may take up to three weeks. Both existing and new residents are inconvenienced. The maintenance orders are never completed promptly. Maintenance orders have been marked as completed even though they have never been fixed. According to the lady at the desk, at this moment, they have 20 emergency maintenance orders, so anything not urgent will have to wait. Please don't waste your peace of mind and money here. An HONEST review of some of my experience at this residence, Staff - Lies to you over and over about handling maintenance requests, saying they've "scheduled someone" just to make you leave the office, but no one ever shows up to fix anything. This has happened several times, I STILL have issues that need to be dealt with. Parking - The parking rules defined in the lease are not enforced. Someone was taking up two spaces for an entire week and nothing was done about it. Several cars park on the grass every night, where you cannot see around them, they are a safety hazard!!! I see you patrolling around on your little golf cart, so I know you see them. Maintenance - What maintenance? You put a request in online and days or weeks later, go to the office to see why no one has done your repairs yet and they claim they have no work order. Noise - If you love hearing the pitter-patter of little squirrel feet, then you would love it here. But seriously, I am woken up at all hours of the night by something in the attic area. We are only assuming squirrels because no professional has been here to tell us. Still waiting for that scheduling confirmation!!! They can be heard ALL HOURS OF THE DAY banging and scratching on the ceiling, waking me up at 1, 2, 3 a.m. EVERY. DAY. I am OVER IT and you need to HANDLE IT already. Living space - They claim to have "upgraded" or "efficient" appliances and yet I have a stove from the 1980s and was refused an updated stove when I moved in. The oven door does not even seal. Not very efficient. The thermostat, as well, is out-dated and does not even read correctly. The place gets infested with roaches and instead of scheduling pest control immediately, they try to put you on a waiting list and we are supposed to sit and wait while the bugs keep multiplying!! It is an absolutely disgusting way to treat their own property and their residents are forced to live in filth at the mercy of the negligent staff. read more

DO NOT MOVE IN HERE!!!! I first contacted this property on May 9th after looking at the 2/2 pictures online (upgraded unit). The agent contacted me and did a virtual tour (upgraded unit). I decided that I was going to pursue moving in 6 weeks prior to moving in. I stopped in for an impromptu physical tour to make sure my couch would fit and again was taken to an upgraded unit. I had no conversation stating I would be getting a basic unit! Not once during any of the visits or before signing my lease. I was contacted 3 DAYS prior to moving in asking to move my move-in date from 6/29 to 7/1. I had taken PTO, 3 of my friends and family took PTO and I had movers, JEA, AT&T, and prorated days all in line so no I couldn't!! I was told that the floor people were behind since Memorial Day. 4 WEEKS PRIOR!!! I could've had a 2-week heads up to try and make this accommodation!! Instead, I was told I would have to wait until 5:45 pm to come get my keys instead of 4 pm like planned weeks in advance. Okay, fine, at least I could start my move-in process. On the day of move-in, I communicated with the leasing agent several times, and not until 5 pm that day did she go up to the unit to check it out. I was asked to come to the office so that they could tell me that the painters weren't able to finish painting my apartment and therefore the cleaners could not come in. I tried to be understanding. I viewed the actual unit this time and 1. It was NOT an upgraded unit with the stainless steel appliance, upgraded countertops, and hood vent with the microwave attached to it. The place had not been even remotely cleaned since the last tenant. There were pubes all over the toilet seat, and dust built up, I mean disgusting is being polite. I pointed out some spots on the roof and obvious items that needed to be addressed (now leaking) being told, yes, no problem, just add it to your walk-through list and it'll be taken care of. I had a load in my car and needed to get the process going so I still took my keys because I needed to get the next load in that night and make use of my PTO. I was apologized to about that from the leasing agent and assistant property manager and was assured things would get better. Friday rolls around and then the painters, and maintenance come back to "finish", I was advised I'd be in the way and was told to wait to move in until 1 pm. So again, trying to be understanding, I obliged. As I am bringing in my loads I am greeted by the maintenance supervisor, who apologized profusely for everything and said he would be out here first thing Monday to start fixing all items missed. Never heard from him. INCLUDING LOOSE RAILING TO MY 3RD STORY PATIO THAT MY 4-YEAR-OLD COULD'VE FALLEN THROUGH LOOKING AT THE GEESE TOO EAGERLY!! Sunday night the AC is off after I come back home from being gone a few hours trying to take a break from everything. I called the emergency line at 8:30 pm and left a voicemail. I never got a call back. I had to yet again, not stay in my apartment since it was 86 degrees. Monday rolls around and I called the office at 9 am right when they opened and left a message asking for an update. I did not get a call back so at 11 am I called the emergency maintenance line again, had to leave another message, and finally I ended up having to leave work even though I don't have PTO so missed out on money because I had to make my presence be known to try and get something done. I was greeted by a gentleman who listened to my frustration and again, he apologized and tried to get the property manager but she was too busy filing reports for her bosses boss. Apparently, sending in a report is more important than listening to a new tenant with all of these major issues and dissatisfaction that I've had in less than the week I have lived here!! I was told to come back in an hour to talk to the second in command. I was listened to and again apologized to for the millionth time. He listened to me, I asked him for bare minimum concessions after everything I have been through so far and was told that because I asked it may happen but wouldn't have offered me anything if I didn't ask for it. He told me what I needed to hear to get me to stop crying, laughed nervously about my loose rail complaint, and lied to me. He assured me that within 30 minutes the maintenance SUPERVISOR would be out to my apartment to address my concerns. The AC guy did show up and "fixed" it. Still not cooling properly but better than it was. I'm sure they won't give me a new unit because that would cost them money and since I'm the one that's going to have to pay the outrageous JEA bill, who cares? He did "fix" the patio rails. For example are garbage disposal went out took them a month to come and fix it with me calling every day, our sink was backed up wouldn't drain and we couldn't use one side. One of our toilets was not flushing we tried to fix it ourselves and couldn't it took them three weeks to come fix it because "we had two bathrooms so it wasn't an emergency" now the toilet is broken again we've called every day and it's been almost 2 weeks that they've said they are going to come and they haven't. our water heater broke the day they were supposed to come fix it they didn't they came the next day to fix it I've complained multiple times that we still don't have hot water and one of the maintenance guys came and told me that it's a new code or something that the water cannot get too hot so that my room temperature shower water is normal. that's just a few of the recent issues. read more

We lived here 1 year and management changed 3 times. We also had countless maintenance issues that were not handled timely, including a plumbing leak from upstairs that flooded our closet with the upstairs neighbors' toilet water. They never even came back to repair the hole in the ceiling THEY caused repairing it, and tried to charge US for that and carpet cleaning upon move out when we paid for professional cleaners to make it look better than it did when we moved in. Their 'security' is a joke as well, I tried to call for a homeless person on my patio and had to leave a voicemail in which was never returned. Please train your staff on how to deal with potential renters. Now I understand why there is a one star rating. I called on Monday, September 10 around 9:40 to ask about pricing and availability, and whoever answered was rude and unhelpful. Most places greet you with a friendly hello, name of the complex and how may I help you. Nope. All I got was a "hello" like I was bothering her. I wasn't sure I called the right place at first because she never mentioned crescent ridge until I hesitated. When I asked about pricing she told me the rates, but never asked when I was looking to move. I asked about availability and she told me she didn't know and to call back in 2 or 3 weeks. I lived there for 3 years. The last year was the worst. New management and whoever lived behind me brought bugs, a huge infestation of the German cockroach. I never put anything back in the kitchen after they finally got rid of them - 4 weeks later. I saved what I could collect. Then, slipped and fell up the steps after someone left oily tuna out for the stray cats. The BEST. . . They aren't even lawfully registered with the state. I cannot begin to tell you how disappointed I am living in these apartments. We are a military family and wanted to live close to base, we received a discount for being military and everything seemed great. In the 4 months we have been here so far we have had black mold in our room and our children's rooms around the windows and bugs all over every room . We called for a little over a week to get the black mold issue resolved and I myself was spraying Clorox on the mold until we could get some real help from maintance. Nobody seemed to care and would never call us back. Finally someone came to help and guess what they did , they sprayed Clorox on the mold. REALLY? What was I doing different ,why would I ask someone to come out if that's all they were going to do. Our bug issue is ridiculous , we have 2 two year old girls and they see us killing bugs so often instead of them being scared like they use to be the run in their closet , grab a shoe and try to kill bugs themselves. It is disgusting . We had pest control called twice and all they did was spray our walls on the bottoms. Since when does that stop bugs crawling in walls? We have bugs in our cabinets daily and in our pantries . They are found on our cups in our dishwasher and even once I went to put a towel on after a shower and a huge cockroach ran down my side down my leg. Don't live here. I first lived in a one bedroom by myself. At the end of my 11 months they sent me a bill for $1700 saying that I broke my lease (which I did not) because I moved to another unit with two roommates... after the lease was up. I talked to multiple people in the office about this, still tried to bill me. Apparently it is company policy to leafblow THE ENTIRE PARKING LOT of a 17 building apartment complex every single morning at 9 am. I work at night. So do my two roommates. So, this is an issue for us. Was pretty much told I would have to deal with it. This is infuriating to me because I feel the maintenance men could be doing something more productive with their time, such as cleaning the black mold in my window sill or fixing one of our many electrical outlets that don't work. Or perhaps changing the air filter which looks like it is the original from 1985. There is not one single member of the office staff that was here when I originally moved in, which was only last January (if that tells you anything). I have only been here for two months and I have complained several times about my upstairs neighbors and nothing has been done. I reached out for help from the Property Manager Brittany, and she suggests I call the police or get evidence of the noise. The police can't do anything, I cannot get evidence when my phone won't pick up these noises! 7 AM this morning, there are children running things getting slammed, my apartment shakes so bad that my stove rattles. Same thing happens at 11 PM, children are awake and running across the floor! This is getting ridiculous, I haven't had any sleep for the last two nights. I've asked Brittany to please move me to a top floor an she flat out ignored me and stated my neighbors have also filed a complaint against me. FIRST off, I live below them and they are obviously complaining because I have complained on them several times now! Why do I need proof of this!? When I first got here Brittany told me "we want you to be happy where you are, even if its not here". Another words, she doesn't care about ANY of my concerns. They were in my fridge, on my food, in my toddlers toys, they even were living in my brand new microwave that I had to throw out! These apartments are not worth the price, plus none of the rooms or living rooms have lights and ceiling fans, you have to basically buy everything to still be paying over a thousand a month! This is the worst place I HAVE EVER lived, and no one deserves to live in these conditions! We didnt get a copy of my lease until I asked, and I got a ton of questions as to why I needed it. It wasn't until I got a lawyer that they were being compliant and sent me all 20/30 pages of my lease! DO NOT WATE YOUR MONEY HERE! I was lucky to have gotten out with the militarys legal help, because if it wasn't for that I would have been stuck there for months! I can go on and on about my experience here and I can tell you it is not pleasant and mostly all negative. These apartments deserve to be closed down and rebuilt! I have been here for almost 3 years. There have been different "managers" nearly every time I have had to go to the office. I have never written a negative review for anyone, however I feel as if you are looking into this property I should warn you. After paying my rent on time, online for nearly 3 years I went to log in this month to have a $42 "convenience fee" with absolutely no notification that this was going to happen. I ask in the office and at the management property office and no one seems to know that this is on their site. I can not log in with my account and they say I can. Also, in addition to rent your water bill will be a minimum of $60/month that added on to your rent monthly. I was told they add up all of the water for the property and divide it among all residents. That was not told to me up front but something I have just come to accept. I am only home 3-4 days per week for 9 months out of the year but I pay the same water as a full family using water daily. I did not have heat until my 3rd winter here. I filed a request several times and they always came to "fix" it but it never worked until I went at the beginning of this winter and really pitched a fit. I pay for monthly pest control because roaches and ants have been in abundance since I moved here but they only come to spray once a year. I have purchased all ant roach things possible to keep it under control so why am I paying them to do it? Parking spots here are great only if you have a fiat. My car has been keyed and hit in this parking lot. The "granite counter tops" are not granite, they look like it from a far but I lived here when the redid them and they only sprayed them. They are impossible to keep clean and look cheap. I was told I was going to have a screened in balcony by the pool but when I moved in I was not even near the pool and my balcony is not screened in. read more
