We have lived at Crown Court since 2019. As it stands now, our lease is done in June and we can't wait to get out of here. In the past couple years the apartments have really gone down hill. They do not enforced their policy of not allowing cars to sit in parking spaces for more than 4 days. We have had multiple cars sit for half a year with nothing being done. After calling repeatedly to report the cars, they finally put a sticker on a few of them-stating that they have a few days or their cars will be towed. So the cars move to a new spot and then the whole thing starts over again. It is quite clear they do not care about this issue. When I started complaining they actually decided to start sending off notices to us about our air conditioning being installed in the off season. Mind you, this is an air conditioning unit that sits on the ground and blows air out the window. We also use it for ventilation, because it has a fan on it. They told us if we did not remove it we would be violating our contract and we could be evicted. The Amazon hub has also been broken into 20+ times, and it sounds like an exaggeration-but it's not! It started before January of 2023, and has been happening every week or so since then. I had a package stolen on January 5th, and when I attempted to get reimbursement for the cost they said it was not their responsibility. People let their dogs poop all over the lawn without cleaning it up, so if you have small children then you definitely do not want to play outside with them. We have tenants across the way that have had the police show up multiple times-plus an ambulance. I am pretty sure it is a drug house, because another tenant that appears to be on heroine is always entering the apartment and spends a lot of time looking for cigarettes on the ground outside of the building. We have a couple two floors below us that get in explosive arguments where there is violence. This has gone on since we moved in. People do not watch their kids here at all. Outside of our building are multiple little kids under the age of 6 that have zero supervision. I had one little girl hollering at me, "Hello pretty girl!" repeatedly as I took my trash out. Plus another girl yelled to my 3 year old daughter, "I am not gay." When my daughter informed her that she was too young to play with her (admittedly my daughter was only repeating the words I had told her when this 6 year old girl asked her to play). I could go on and on to paint the proper picture of the place I live in, and can't wait to escape-but suffice to say, if you have zero issues with inconsistent policies, trashy neighbors, and dog crap then this place is just for you. :) read more

This was one of the worst apartment complex I've ever lived in, I lived there for 2 years. Whenever we had a maintenance issue they would "fixed" it but they never really fixed anything. We had a problem with our upstairs neighbors about a noise complaint and we provided evidence we took videos, we called the courtesy patrol and there was nothing done. The manger never wanted to talk us nor helped is resolved anything. read more

UPDATE: There is still nowhere for visitors to park every time I go to visit family who live here. As most of the rest of these horrid reviews, this place was infested with mold and management acted oblivious to the matter after it was brought to their attention months in advance to the overgrowing infestation. They treated us as if we were the cause of the problem. Ruined personal belongings and were told initially it's considered non emergent. Although it was making the tenant and guests sick. Definitely do not recommend here as we also know family friends that also lived here in different units with the same issue. read more

Moldy Apartment! I lived there for a couple months, and had a mirrow and some picture frames in my closet, all of it was covered in mold by winter time. We've lived in the complex for nearly two years. The maintenance team has been responsive to our maintenance requests, and the grounds are clean. The office staff knows us (and our house cat) by name when we walk in and has been patient answering our questions. I appreciate their customer service tremendously. The complex itself is a little bit older, but well cared for. All units received new windows and siding last year, vastly improving the moisture control. Why four stars? I'd love to have a community compost area for all the patio gardeners and clearer labeling on which larger bins are for recycling. My wife had asked the apartments to come clean the black mold up. My wife and two kids are allergic to the point of not being able to breathe. They neglected it for over 4 months. They came in 5-6 different times. And each time they came up with some bs excuse of it being fixed. A couple hundred dollars worth of toys and stuffed animals ruined because the apartment staff don't fucking care. Their employees are incompetent. These apartments are awful! Singles or couples without children should not move here unless you're looking for free birth control by way of all the bad ass kids screaming outside your window. Their google reviews are bad for a reason and I wish I had listened to them. I only moved here bc I needed a place to go to within a week. Thankfully I signed a short lease so I'm almost free. My house is still in boxes, I refuse to unpack, this is just a storage unit to me. Let me start with the good-- this won't take long! The apartments are located conveniently right of 205. There is plenty of parking. Office accepts your packages. Lots of good food around and many deliver. Clackamas mall right over the freeway. Beautiful Mt Taber sits behind Crown Court-- even though you can't get to it from here. Fitness center is decent & always empty-altho 3 machines are backed up against the wall so you cant get on them- but hey they look nice. There's 2 pools-- but you'll never get to enjoy it since they are filled with kids day and night well after pool hours are over & unheated. Oh, I guess that wasn't so positive after all. First off they misquoted me on the price of rent. They verified what they had available and the prices in writing and verbally. An apt manager emailed me info with the rent quote so I filled out their official application paying the credit check fees. When I went in to sign the paperwork I saw a price difference of about $150 and questioned it, and was told that had always been the rent. I forwarded the different manager the email with what the other manager told me and he said she must have made a mistake. I'd already paid the credit check fees and wasted all week and had no time left to find another place so I stayed but not once did they apologize or do anything to make up for their expensive "mistake." Total bait and switch. Doing my walk through I noted big stains on the carpet under the windows in the living room and bedroom and was told it was due to a recent bark spraying and the window had been left open. I was told to just vacuum it up--- I just moved in and you want me to clean the apt? So the carpet started off stained and I was told no matter what they would be charging me for cleaning the carpet when I moved out. These apartments might as well be section 8 housing because that is the type of neighbors you will end up with here. Rude, loud, nosy,clearly have no where to be type of people. The pictures online are staged-- this complex is 3 story not 2 story like depicted except for like 3 out of 30 buildings; and there is no fireplace in any of them and even though I moved into an "updated" unit everything inside is low quality.The floors squeak like crazy. I know exactly where the people above me are at any given time. It's poorly insulated I can hear my neighbors on the phone, watching tv, sneeze, fart and have sex-- we might as well all move in together there is no privacy! It's loud all day and night, kids play in the parking lot screaming and kicking balls against your car or riding bikes and skateboards through the lot so you have to pull out of your spot expecting to damn near hit one. But there's NO SIDEWALKS so walking in the street is a must. Smokers paradise!! If you run out of cigarettes just sit out on your balcony-- or hell sit on your couch with your window open and inhale the smoke coming from every balcony around you. I am allergic to smoke and as have asthma so I can never open my windows or use my balcony. The summer was brutal with no AC I couldn't open my window for 10 minutes before it smelled like a casino throughout my unit from my chain smoking neighbors. I complained about this verbally and in writing to management and I'm so sure "corporate is looking into it." If you complain to 1 of the 4 managers about anything they don't respond for weeks, and when they do it's only to say that they forwarded your complaint to corporate-- which helps nothing. I complained about a neighbor constantly parking diagonally over the line in my spot with pictures and all they did was give me her apt number and told me to confront her myself. Gee thanks! Dog shit on the steps from lazy neighbors? Barking all night? Tell the office who will say "thanks for letting us know" and yep that's as far as that conversation will go. The appliances are 20 years old and are on their last leg. I have to run the dryer through 2 cycles to get it damp. When my oven is on my stove top heats up too which was fun to learn about that first time you burn yourself or melt something on the stove top. **Update: I added this business to Yelp. Now management trolls it with staged pics, and reviews as they had on other sites. Yelpers you know how it works never trust the newbie 5 star. Notice the only comment they put on these reviews is to talk to them in person which most of said we've already done so these comments are as much help as management ever provides- None. read more

Mold, extremely thin walls ( you can hear every single thing the neighbors are doing), screaming children playing in the parking lots that are obviously not being watched by their parents, screaming children taking over the hot tub and pool unattended, the security cameras that DO NOT WORK, I never once saw a security guard patrol the property, the massive piles of dog poop that are everywhere, the appliances were older than me, and did I mention the mold everywhere? In the corners of the windows, the floors to the closets, and the parking situation is bad. There are broken down cars everywhere, and the dumpsters seem to be full 99% of the time. Whenever I put a maintenance request, they never came on time, but one good thing I can say is that the maintenance guys were very nice and always followed up with us, even when the management didn't. read more

DO NOT RENT FROM HERE! I have lived here for quite a long time and it used to be a great place to live. However, since new management took over about a year ago, the livability of this place has rapidly declined. The management here is more concerned with the appearance of the property than they are in taking care of the needs of the tenants. For example, there have been a lot of cosmetic improvements on the property, especially around the leasing office such as new pool furniture and a new surface around the pool by the office and a new sign in front, but little is done for the people who live here. As I have lived here so long, I know and talk to a lot of tenants who live here. They all agree that the quality of life here has drastically been reduced since new management took over. There are two pools and two hot tubs on the property which are advertised on their website as available year around. However, neither of them works and both of them are supposed to be open year around. The one farthest away from the office has not worked right in well over a year. We used to be able to use the pools year around, but now we are barred from doing even that. When I inquired why the pools were closed I was advised it was too expensive to maintain them year around. Really? These apartments were built sometime in the 90's. I'm pretty sure they have already made a return on their investment. Why, then, can't they afford to keep the pools open and the hot tubs fixed? The mold here is horrible. Management suggests the tenants keep two windows open slightly , even during the coldest days in the winter. Instead of replacing windows for the tenants, which in my opinion would improve the property value better than cosmetic changes, we are asked to either stay cold in the winter or pay for a dehumidifier. Management used to work with tenants who were financially challenged and help us to not have huge rent increases. Now, they don't care what our personal situations are; for example, my last rent increase was $170.00 per month. All they are concerned with is the bottom line. I'm struggling to decide between 2 and 3 stars here. I'm on my 5th month living at Crown Court and so far on the line between mildly impressed and not so impressed. The Good: The area is decent and only a few minutes from mall, Costco, etc. The few neighbors I've talked to seem very friendly. Unfortunately, like another poster said, a few bad apples ruin it for the rest. I actually like the apartment itself. It's comfortable as long as it's kept clean and I like the vaulted ceiling. After several ant infestations and an episode of me barking at the manager, (which I actually feel bad about) they seemed genuinely concerned. They even sent a maintenance guy over when we had a heavy rain about a month ago to see if the rain was causing another infestation. Some posters have mentioned problems with black mold. I've found that if you keep your apartment as clean and dry as possible this can be kept at a minimum. The black mold issue is prominent in this part of the country and I've had much worse at other apartment complexes. Their maintenance people are also a feather in their hat. So far they've been very responsive and quick to resolve problems. The online system they have in place makes paying rent and submitting maintenance requests quick and convenient. The Bad: We have some party people next to us that are up all hours of the night laughing and making noise. I called the office a couple of weeks ago and they gave me the number of their "courtesy patrol." So, last night I called. They showed up an hour later after the party kids were passed out so that was just a waste of time. The Ugly: (making a 4-star rating a 2-star rating) They're giving me a raise ........ and not in a good way. After my original 6 month lease tuns out next month, they're raising my rent by more than 10% even if I sign a 12 month lease. (30% if I don't sign a lease) This really rubs me the wrong way. I'd probably give them 4 stars if it weren't for this. They'll argue the rent amount is "competitive" with similar places in the area which may be true, but the reality is you can commute 15-20 minutes to one of several outlying areas and save $100-$200 a month. First off, I would like to mention, the review from Svea W is FAKE. I have never ever seen a Yelp page made for this apartment complex and I have been a member since 2012. The review from Svea is to try to hide the fact that this place sucks. She only has one review and it just so happens to be for these apartments. Anyway, I used to live here. I will start with the good things: The overflow extra parking is great. I come home late at night and the spaces near my apartment are always taken. It's nice that I have a space to park my car and not have to deal with parking on a street or somewhere ridiculously far from my apartment. From what I have seen, the pools are kept clean, the gym has decent equipment. Okay, that's it for the good, now onto the bad: I'll have to agree, this apartment complex is loud. Kids screaming constantly until very late at night, playing in the street where it is NOT allowed, but that doesn't fall on Crown Court, it falls on the idiot parents that don't watch their children. The closet doors would come off the rails very easily, the apartments squeaked like crazy. This apartment complex is POORLY MADE. The squeaking noise drove me insane. The locks on both room doors ( I had a two bedroom apartment) did not lock, not even the sliding glass door! (Are you kidding me?!) Luckily I lived on the top floor. Management never responds to emails, but will immediately respond when a complaint is made public, how convenient. I absolutely do not, and will not, recommend Crown Court to anyone. read more

Parking is rediculous and management does everything they can to make things difficult. Our one assigned space is 3 buildings down from our apartment. We also have 3 vacant apartments near us. Sometimes we have to park in these vacant spaces for a very short time to unload groceries or lift heavy things into the car which takes no longer than 5 minutes. Maintenance has decided to make this an issue by blocking us in and telling us to move right away each time. It's not our fault your assigned parking is horrible or we wouldn't have to park there at all! This place forgets that WE are the ones PAYING RENT not the other way around. There is no reason to be this unreasonable when the situation is not our fault to begin with. read more

If I could give it no star I would. Lived there for 3 yrs and the office people were rude, would ask my 10 yr old questions when alone that should've been directed to me, harassed me until I got out. They charge for things like garbage, water, and sewer but never tell you when prices change. I thought moving across the street was a step up but then our cars got broken into and the supposed security cameras and patrols officers I found to be non existent. Pros.... The size is perfect for my roommate and I Ore unit was one that was updated with new kitchen stuff. Lucked out and got a covered parking spot. (Not everyone gets a covered on) Cons..... Lots of loud kids. There are pools and hot tubs, BUT seems that one of them is always closed and they are all very dirty. Also kids take them over. Yes even the hot tubs. You can hear right throu the walls, floor, ceiling. Not much parking for guest. We've called to get our washer fixed 4 times in a 9 month time. We've called to get the master bath toilet fixed 2 times in a 9 month time. The dryer catches anything with a string or that's small and ruins it. The screen door on the deck hasn't been on since day one. read more

I've lived in these apartments for two years and I plan on breaking my lease asap because management is awful and our apartment has had CHRONIC issues with ants. Old management was wonderful - willing to work with us anytime we had an issue and tried their best to help their residents. New management is unwilling to work with their tenants - I asked recently if they would be willing to check if I had a package delivered as it was snowing outside and would be difficult to haul my toddler to the front office and if it wasn't there would be a total waste of time, and the woman (the head manager, I believe) scoffed at my request. After driving to the office with my toddler, I walked into the office to find the entire staff in the kitchen making coffees and chatting - it was obvious they weren't busy and the woman was completely unapologetic. Additionally, we live in an apartment that frequently has to empty our storage unit for crawl space work and they have failed to give us 24 hours notice, and when the work was finished we were told we had to keep it empty for a week. After a week passed with no work done and thanksgiving approaching that week, we called and asked (for the third time) and were told it was all a misunderstanding and we could have moved our stuff back into storage days earlier. They also used our electrical outlet for their project (that we pay for) as well as leaving our storage unit door wide open when they left. Do not move in to this apartment complex unless you appreciate complete and utter disrespect. Additionally, the front office recently called my fiance to set up a maintenance time for one of our many, many issues and when he asked her to call me instead, she made a sound of distaste. Upon contacting me, she was incredibly short and rude and hung up without saying goodbye or without really giving any notice that she was hanging up. After almost 3 years in a first level, damp apartment we moved to a middle level apartment in hopes of improving our health and getting rid of moisture based on the recommendations of management. When moving in to our second apartment a temp employee handed me the check off form for me to do the move in process myself because I "had done it before". I did not mark the missing cutting board (wasn't aware there was one) nor did I climb in back of the toilet to see the burn marks from a previous druggie they allowed to live there. I was charged for both of these in abundance to numerous other fake charges ("dirty-stinky toilet" when I paid to have someone clean the apartment both times). For our second apartment we only were in there a month due to a LOUD neighbor/drug dealer that they did NOTHING about. Half of this time we did not even live in the apartment because we were forced to leave because of the noisy drug dealer living in apartment 13798. Long story short, we were charged for cleaning, stains, etc. for living in an apartment for basically 3 weeks. VERY dishonest. Now, back to the first apartment we were in for almost three years. These apartments are not up to date. Old windows, construction defects, 20-year-old washer/dryers/dishwashers. With 4 dehumidifiers running and several Damprid products I lost a $300 suede Coach purse. Renters insurance does not cover because this is an ongoing problem (windows/construction defect). I reported a maintenance issue with our window leaking and was told that it was condensation and to crack our windows in 30-some degree weather and rain to help with the moisture problem. What!? The window is actually leaking! Why would I crack the window in pouring rain and cold to help condensation?? They charge enough for rent. Update the windows so they may be up to date with this decade. Our electricity was sky high due to no insulation and a 20-year-old dryer. It shouldn't take 3 hours to dry a load of towels. We were charged for everything related to things out of our control - poor maintanence and outdated windows/appliances. Stay away from this place. read more

Appliances are old and you can only get them replaced if you pay the upgrade on rent, which just went up $150/month. Can't open windows because people are allowed to smoke outside your bedroom. Pool and hot tubs are always closed, broken or dirty. Gym is claustrophobic. There's no parking on weekends because all the neighbors invite their whole trailer park family over to do laundry for 72 hours straight. The new mulch is nice... And already filling up with cigarette butts. The kids have trashed the playground and trails. This place was nice and peaceful a few years ago. Now we don't even like to be home anymore. I've been here since August and my neighbors were awesome. 9 days ago they moved some ghetto rat upstairs from me and he is a lunatic. He runs through the apartment and jumps as hard as he can on the floors throughout his place. I spoke to management yesterday and they told me they would call him. Today, of course as you can imagine it has been worse. I have requested they relocate me to another apartment. We will see if this happens. I've lived here for about 4 months so far and I haven't had any issues. The complex is located right by the 205 so access to anywhere around the Portland Metro area is very easy. Though it can be loud at times because I live in a lower unit for the most part it is quiet and the management is always willing to help. Especially Brianne if you want to talk to one of the managers I would recommend her. Since we moved in her customer service has been outstanding. I would recommend living here and plan on staying for awhile. read more

I lived here for one lease term only. Had to leave due to the daily assault of pot and cigarette smoke that came from the apartment below. Be aware that your dryer and bathroom vents are connected to other apartments. When they ran their dryer downstairs I'd choke on toxic dryer sheet air. When your neighbor uses their bathroom vent for their pot smoking, your apartment will smell like a pot party. Want to be able to open your windows and enjoy some fresh air after a hot summer day? Rents high for quality of apartment conditions , management is to lazy to walk to office, so they block the main entrance with there vehicles . They post paper signs up everywhere about bark dust and other renter info and expect that everyone's going to pick them up for them , the bark dust crew blows bark all over the lower apartments windows and leaves it a nasty mess because management doesn't care if things are done half ass'ed ....they don't pay for it and don't care about you unless it's that first day your signing paperwork for them . Hope you don't care about your car because the landscape crew blows the shit from the parking lot all over the cars , not to mention the lower leveled apartments have about an 8x8 entrance to them that's lower than ground level so, they fill up with all the durbree they blow everywhere and the three years I've lived there .....never seen them clean out it once ! Lived here as first place we got married, let's say was bad choice. Had mold in our apartment, parking was bad, pool smelled like chlorine, was nasty to swim in it. When our lease ended we got extra charge on top of our deposit, which we left in good condition, especially sense we didn't have pets and was just two of us, was pretty upset about it. So when we moved in we were told that the complex had cameras around the whole complex, so when cars got broken into we asked to review film. Office staff then revealed we only have one camera and its on the main entrance sorry. We have seen security one time in the 7 months we have lived here and it was to kick people out of the pool at 10PM. Since we have been here we have seen many people move in and within months are moving out. Parking is horrible it states in lease no recreational vehicles and people have them here as well as cars with bad tags flats and vehicles that never move and management will not do anything about this problem. There are walking paths throughout the property, but 50-70% of lights don't work throughout whole complex. My neighbors have had vehicles broken into and now stuff being stolen off patios. the jacuzzi is broke if you turn the jets on it just blows bubbles and if you leave on long enough water will start disapearing and pump will start gurgling for water. All of the gutters overflow and underground drains are all clogged so the entire complex is a muddy swampy mess. the windows get condensation very bad and causes window seals to mold unless you wipe them dry daily. there is black mold that starts to grow everywhere behind dressers in closets under beds and so forth. read more
