I moved in a couple months ago and I really enjoy living here. The move in process was very smooth, they communicated clearly through it all. This is my first time renting and the office staff explained everything really well. If they couldn't answer something right away they got back to me right away. From the outside this apartment complex looks nice. Yep, they showed me a vacant show apartment and it looked nice inside. I was moving from out of state so I signed my lease based on the exterior appearance and the nice look of the show apartment that I was able to see while I was here in town for a visit before the last tenants had vacated my apartment. I'll never make that mistake again. It was nowhere close to what real life here at Crown Pointe has turned out to be. First I show up on move in day and the apartment obviously had not had more than a very cursory cleaning if even that. Just a couple examples of things I found wrong with my new home were as follows: 1. The carpet had obviously not been cleaned and I could clearly see dirty areas in the high traffic areas and very clear indentations in the carpet where the last tenants TV stand or something had been placed on the carpet. If it had been professionally steam cleaned (or even a cheap rental unit used) the strong suction that a steam cleaner uses would have easily fluffed the carpet back up in those areas. 2. The carpet in the hallway and the master bedroom in addition to not being cleaned is so old and stretched that it has large wrinkles in it. In an apartment complex that looks this nice on the outside and for the amount of money they charge for rent that carpet should have been pulled up and replaced prior to it being rented to me since it's obviously either very old, has been water damaged or severely abused by previous tenants. 3. The floor of the bathtub was grimy gray and there's no way it had been cleaned good in the last year and I wouldn't be surprised if it was substantially longer than that and certainly not before it was rented to me. I spent at least 1 1/2 hours on my knees scrubbing the tub just to get it looking good enough to where I can feel comfortable taking a shower in it. So if you do decide to rent here, which I wouldn't recommend, make sure you take lots of pictures like I did on move in day with a local paper showing the date of the paper in the pictures so later on you can prove that damages or uncleanliness existed prior to you moving in. Document every tiny little thing wrong with your apartment when you move in to make sure you don't get charged for them someday when you move out. What actually prompted me to write this review is the terrible heating situation here. Before I moved in I was told by one of the office staff how wonderful the radiant floor heating is here and that I'd love it. She gushed on about how it's so nice because unlike a forced air heating system I wouldn't have a heating system constantly blowing dust all around my apartment. She also emphasized that each apartment has it's own thermostat and it's so nice because that way if I want my apartment either warmer or colder than my neighbors all I have to do is adjust my thermostat to the temperature I want. The only thing she said that was anywhere close to a disclaimer of any sort in her stating how wonderful the radiant floor heaters are here is that she did say it could take an hour or so for the temp to adjust after making changes on the thermostat since it's a radiant floor system. Now the reality of the heat situation here. From the very first day I moved in my apartment has been plagued by excessive heat problems. I first reported the problem to management on the 2nd of October. It's now the 23rd and after several visits to the office asking it be fixed and several times of the maintenance men coming by and trying to fix it I still have the same problem 3 weeks later. Management seems to have no concern at all about the fact that even when the outside temps are down in the low 40s and sometimes down into the low 30s I have to have windows and my patio sliding door open to try and keep the temp from rising up to the mid to upper 70s which is too hot for me. Keep in mind this is with my thermostat turned off and down to the 55 degree setting! I live on the ground floor and the heat problem is bad, but it gets worse as you go up to the 2nd and 3rd floors. I've talked to other neighbors and they report they too are having to run their a/c's on October days when it's pretty cool which of course they have to pay for since the tenants pay for electricity here. I've been told by an employee here that tenants on the 3rd floor sleep with windows open in the winter because it's so hot and they can't regulate their heat. If they ever get this problem fixed I'll update this review, but for now I say stay away and go find a home where it will be clean and a comfortable temperature. My experience at Crown Pointe has truly been nothing but fantastic, from start to finish. I gave this place a try and have honestly been very pleased. From when I first walked through their show unit, to this very day, The whole Crown Pointe staff have been nice, respectful, and honest with me. I moved into my unit and it was clean and had minimal issues. The issues were resolved within the week of my move in. Prices are competitive, and the community is friendly and the office is always sending newsletters with fun community events. I'd really recommend looking at Crown Pointe for your next apartment. It suits my needs incredibly well. I have been here just over seven months now and I look forward to the future. read more

The most disappointing thing to my husband and I was the fact that the manager at these apartments was not kind to us or to someone else who was interested in the apartments on the phone. Any time we had a question that may have the chance that she could be wrong, she got very defensive and rude. We had many instances where she was not kind to us, and there were times she was telling us we had said things that weren't true, and she doesn't seem to follow what the lease says unless it benefits her or makes money. We just had many things go wrong while we were living here. The rules they have for tenants are not enforced (i.e. smoking in the hallways). I put in a maintenance request for a few small things around the apartment, and when I asked about what was up with it over 2 weeks later, they claimed I had been contacted 4 times, which is not true. Then, another week later, after I was told I would get a phone call to get it done, I looked on our account online and they had put the work as completed. So, it was almost a month before anything got done. In the winter, they did an incredibly poor job of keeping the driveway clear. One morning the snow was so bad and it was almost noon before they did anything about it. There were literally 3-ft drifts of snow in front of our door that no one ever took care of. As far as we could tell, there was only one person plowing snow and he came whenever he wanted to. All in all, the apartments look nice, but we would not rent there again. read more

Crown Pointe Apartments in Holland MI includes in its lease agreements a clearly illegal clause which it uses to take funds from Security Deposits to cover normal wear and tear, which they cleverly are renaming "general cleaning." Crown Pointe is owned by Monarch Investments of Parker, CO and according to their own website is doing business in MI with 6100+ apartments in the state under various LLC names. I was a resident of Crown Pointe [CP] and when I gave notice of moving I told the property manager that the apartment would be left in better shape than when I moved in, and to not even attempt to enforce that clause as it would lead nowhere. Actually in the course of correspondence I told her 4 separate times, there was no room for misunderstanding. They still withheld $200 for cleaning [as well as $125 for an imaginary "broken" door]. I filed in small claims court asking for double the retained amount as CP had also failed in its responsibility to file for the funds within 45 days. 3 DAYS after they were served I got a check in the mail for the requested doubled amount from corporate in Colorado - they clearly did not want this adjudicated; with 6100+ apartments in MI they are making a bundle on this blatant and willful disregard of MI Landlord/Tenant law. read more

We applied from out of state through the online application. There were no indications in the application of the income requirements or the occupancy rating for the one bedrooms (2 person only). These requirements should have been included in the application itself, so we would have realized we wouldn't qualify. Also, if they had even given the application a cursory glance, they would have seen we didn't qualify and saved us from paying a $70 application fee that we could ill afford to lose. read more

I have lived at Crown Point for 3 years and have seen a few managers come and go. I have enjoyed being here until last week. I made the mistake of contacting the manager Barb because of parking issues. I will never speak with this woman again! She began to yell at me and I must have bothered her with my petty problem because I am a "idiot". Time to move. read more
