Everything in the unit is modern, updated, and in great condition, and when I renewed my lease, the increase was minimal, which I really appreciated. The only reason I'm moving is due to relocation -- otherwise, I would absolutely be staying. The community is lovely, and the location is ideal: you're super close to great hiking trails and can easily walk to Jessup Farm, which is such a charming area. A huge shoutout to Lisa, the property manager, who is an absolute gem!!! She's responsive, kind, and takes action quickly. I had a few issues during my time here -- noise from neighbors and people parking in handicap spots -- and she addressed everything right away with such professionalism and care. When I let her know I had to move, she handled the early lease termination with so much kindness and made the whole process simple and stress-free. Maintenance has also been exceptional. Every request I submitted was resolved by the next day, and they were always so sweet with my two large dogs. Often they had to come while I was away, and I could see on my dog camera how gentle and kind they were to my pups -- it meant so much to me. Overall, this has been one of the best rental experiences I've ever had. The apartment, the team, and the location are all top-notch. Worst apartment complex. Avoid at all costs…read more Poor management, bad communication, bad office hours, crappy gym, printer is always broken, nothing done about icy steps, unfair charges, refusal to clean documented animal waste left on the carpet for DAYS, and poor customer service. They allow animal abuse and neglect to go on for months. They refuse to clean a carpet that has documented cat poop for MONTHS. They did not replace the blinds and other items after a cat destroyed them. They did not handle the cat properly and they allowed for damages to be done and not repaired. They allowed a biohazard to be on the floor for multiple days and refused to clean the carpet like they promised. Bad leasing office hours. New manager does not do anything and charged a lock out fee when I put in a request for my door to be fixed. My keys were locked inside my room but they are saying I locked myself out? Management is not useful when you report issues with the laundry rooms (that you pay for and everything is always broken). Nothing is properly cleaned like the pools and gyms. Genuinely the worst apartment complex. I have tried to work with them multiple tomes and they refuse. If you want to live in crappy conditions with no management or cleanliness this is the spot for you!

While the apartment itself and location are fine, they force you to be apart of some third party renters insurance and claim that if you show proof of your personal renters insurance you will not be charged. One day I while looking through my ledger, I caught that I was getting charged for the insurance peakview automatically enrolls you in when you sign the lease. While not a lot, it certainly adds up. When we signed the lease I showed proof of my own personal insurance and was told we were ok. Apparently not. After about two months (most likely more) of back and forth with peakview, being told by them my policy has lapsed, that my personal insurance called saying it was lapsed and eventually that they couldn't do anything because the third party insurance is their own entity putting the charges on my rent ledger. After speaking with my personal insurance, this was a lie. After basically receiving no help and being told there's nothing they could do but have my insurance send a formal letter stating my policy (which I did) I was told this issue was resolved and would no longer be getting charged. Wrong again. I am continuing to get charged and have reached back out to the leasing office who is once again magically stumped and I am now right back where I started. They made no real initiative to solve this issue and purely expect me to solve this on my own. This apartment is very shady, will not tell you the truth and when confronted does not do much to help. Their best advice being sorry there is nothing we can do. Among other things, like changing the way they distribute the water bill mid lease or charging you for a stupid trash service that no one uses, this place takes whatever it can get.

When I moved into Peakview over 8 years ago it was a very welcoming place and I enjoyed the location and especially the staff through the years. Over the years the price has continually increased. Especially when IRT Living took over, but the service and the staff continued to provide great service. They took care of all of my request within 24 hours and kept me updated of the status when they were waiting on something they needed in order to finish my request. Their service is excellent and they treat you with courtesy and respect.

From the very beginning, I experienced constant noise disturbances that made my apartment feel unlivable. Loud, repetitive noises disrupted my sleep repeatedly, turning what should be a place of rest into a source of stress and anxiety. I documented these disturbances, reported them to management repeatedly, and BEGGED for some sort of solution. Their response? Empty promises, half-hearted efforts, and ultimately blaming me for expecting basic livability. They even tried to suggest moving me to a different unit--conveniently only when I insisted on breaking my lease due to their utter failure to address the situation. When I originally asked about moving units, they told me there were no units available. But when I brought up breaking my lease, suddenly units were magically available. And of course, despite acknowledging the issues I've reported and their inability to provide a livable environment, they refuse to waive the early termination fee. They're fully prepared to dump this issue on a collection agency rather than take any real responsibility. The management's indifference to tenant well-being is appalling. If you're thinking of moving here, be prepared to be treated like a rent check and nothing more. They do not care about you or your living situation. The Flats Fort Collins will gladly take your money and then gaslight you into believing the problems you experience are your own fault. You can find better. You DESERVE better. This place is not worth your peace of mind or your money.

Natalie is extremely responsive to issues…read more(maintenance, neighbors abusing the property, terms of lease etc.) and is sincerely interested in taking care of problems at the properties that Helix manages. This is beneficial for tenants and I am sure it is quite beneficial for property owners as well. She is fair and deals with people as individuals yet does not put up with BS. The one downside is that Helix now only has a presence in Fort Collins, but they have a full-time maintenance expert that is quick to respond to all properties including those in Boulder so that should generally not be a problem. When we first signed on to Helix, it was very hard to get ahold of property management and our issues were not satisfactorily resolved despite many attempts to do so, and I would not have provided a good review before the change in management. But at this point I would recommend Helix.

I strongly discourage anyone from doing business with Helix based on my experience with them…read morebecause they operate with zero integrity. Please note, this is the same rental business with reviews in Boulder that has now started operating in Fort Collins. The apartment building I was living in was sold to Helix just after I had renewed my lease with the original owners. By law, Helix was required to operate within the terms of the effective lease [read: lease signed with previous owners] until that contract was up. They did not abide by the effective lease, even when I brought to their attention what was stated in my lease: 1) They pressured me to respond to them 6 months in advance of the end date of my lease as to whether I would stay or renew, with only 9 days' notice to make a decision, otherwise my rent would go up substantially. They stated that they were "only" raising the flat-rate utility fee by $25/mo (42%). My lease stated that I only needed to notify the landlord 90 days prior to the end of the term as to my intention to renew or move out. I requested to see a copy of their proposed lease, which was approximately 24 pages long and extremely poorly written. There appeared to be numerous loopholes that could protect the landlord and screw the tenant. 2) My lease and Colorado law states that security deposit shall be returned within 60 days of the termination of the lease. Helix did not return my security deposit until after 60 days. 3) Helix deducted charges from my security deposit that, per my lease, the tenant would not be responsible for. They charged me for a lock change and carpet cleaning. My lease did not state that tenant would be responsible for lock changing fees. Carpet cleaning was only supposed to be charged to the tenant if cleaning was neglected or there was damage beyond normal wear and tear. Per the previous owners, the carpet in my unit was installed in 2008. I noted on my move-in sheet that there were pre-existing bleach stains on the carpet. Helix charged me 3 hours of cleaning, even though the apartment was meticulously cleaned and in move-in-ready condition. I took 58 photos and 1 video to document the state of the apartment upon move-out. When I contacted Helix regarding the charges I was disputing, with photos attached, they would not provide me further information regarding cleaning details, etc. They refused to even address my claim that I should not be responsible for a lock change and carpet cleaning. I contacted Helix via email and certified mail. Chaundra replied to my email, however no one bothered to pick up my letter from the PO box and the post office returned it to me. It was the correct PO box because Helix cashed a check I sent to the same box just one week prior. I feel incredibly insulted by the way that they have conducted business with me. They have absolutely no sense of customer service and appear to be purely interested in making money. Unfortunately, I inherited them as landlords; I NEVER would have chosen to rent with them.
