About a month after we moved into the home 3 years ago, we found mold under the home. When we called Inspector gator, they said that it was possible that the mold wasn't there a month ago (unlikely since the mold was visible and had been there a long time). The Inspector also noted, after the fact, that he was not able to access the underside of the home because the crawl space was too small. He did not mention that he did not check under the home when he was de-briefing us. He also said, while we were talking in person, that there were no substantial issues to note, but buried in his 60 page report, he noted several issues. There were a number of issues that we found in the months after closing (leaking gas, failing septic, incorrectly routed sewage, etc.) Buying a home is a substantial purchase and buying a lemon is a substantial burden on the home owners. DO RISK IT! NEVER USE OR TRUST THESE FOLKS!

The report seemed fine but once we moved in we realized the inspector missed many items- like the hot water heater draining into the wall- an obviously clogged drain pan for the condenser upstairs (that you can tell the ceiling right below it had previously been replaced too) live exposed wires under my stove as well as a rat infestation that was not noted and something you couldn't miss as there was mouse droppings everywhere just to name a few things. We learned a few things this move, but also we learned to shop around for inspectors. I appreciated how fast the report came back, but once we started finding all these problems I realized our inspection was rushed and this inspector just does the bare minimum.
