I have lived at a property to 6 years and was charged for a dishwasher replacement that they said we broke. I took it because it was a possibility it was our fault. But, NOW, they want to charge $270 to replace a window in our unit that clearly was broken from outside because only the outer of the double pane is broken as has been for years. They just decided they would add it to our rent because replacing it isn't in their budget. What the hell are we paying all this rent for, not for the amenities because they are separate from rent and we pay for those too. And of course, they don't care. read more

I strongly recommend against moving into any apartment that's managed by Cushman & Wakefield. I used to have respect for this company as they were a customer many years ago when I worked for a major computer company. Earlier this year when looking for an apartment in Oregon, I chose an apartment largely because it was managed by Cushman & Wakefield. I immediately discovered that was a huge mistake. Apparently, they didn't have procedures in place or didn't follow procedures for getting apartments ready for new tenants. I moved in to find an apartment that was dirty, had lots of large insects crawling around the floors, had a broken thermostat, damaged window screens, broken faucet that sprayed water out the sides and up in the air as soon as I turned it on. Broken shower that had no water coming from it. The toilet was filthy, and the dryer didn't dry properly. The worst issue was there was a loud buzzing noise in my bedroom. I asked the leasing agent about the buzzing noise prior to moving in and was told it was coming from the bathroom fan next door and would go away as soon as they turned off the fan. I asked if they could replace the fan and was told they would. After moving in, I discovered the buzzing noise was from a Radon Mitigation motor above my bedroom and would run 24 hours a day. I moved out after spending only five nights there because they gave me the keys to an apartment that wasn't ready for a new tenant to move into, and I believe was uninhabitable. After being there only four days, I sent an email to the manager asking her to let me out of my lease due to all the problems with the apartment. When I didn't receive a response by the end of the day, I went to the rental office and was told that I would have to wait for the manager to return from vacation in around ten days. The next morning, I spoke with the backup manager and explained how I suffered from thyroid disease and between the constant noise from the mitigation motor above the bedroom and the stress from all the other issues with the apartment, I knew that staying there wasn't good for my health. She told me that the only person with the authority to let me out of my lease was the manager who would be back in around 10 days. I believe that I had no other choice but to move due to health issues and I moved out that day. I lived in this apartment for less than a week and had to move because for me, it was uninhabitable. It's difficult for me to understand how a large company like Cushman & Wakefield didn't appear to have anyone with decision making authority in place to fill in for a manager who is on vacation. Their attorney sent me a bill for around $2,750 for breaking my lease. This apartment was not what I was expecting from Cushman & Wakefield. I'm 73 years old and suffer from thyroid illness. At the time I lived at this apartment, I was suffering from Hyperthyroidism and the issues with my apartment including noise problems were affecting my health. I almost died from a Thyroid Storm a few years ago and didn't want to go through that experience again. Due to health reasons, staying in this apartment was not an option for me. If you are a tenant and need to escalate a problem, good luck. I have never been able to get anyone at their corporate office in upper management to respond to my calls or messages. Their customer service number was worthless to me. The manager who was on vacation when I had my problems didn't have the courtesy to call me when she returned. Rather than let this horrible company try to ruin my credit, I filed a claim against them in Small Claims Court in Oregon and will be flying there soon to argue my case in court. I'm suing to cover the lease cancellation fee they claim that I owe. My experience with Cushman and Wakefield has been simply horrible. I strongly recommend against renting from a management company who treats tenants the way they treated me. A normal company would have apologized for their errors and allowed me out of my lease. Now I'm going to have to fly across the country to fight them in court. I spent my career in Corporate America and ran my own successful business for eleven years prior to retiring. It's difficult for me to understand how Cushman and Wakefield can survive after my experience with them. This is not the Cushman and Wakefield that I remember from around 40 years ago. read more

TERRIBLE PROPERTY MANAGEMENT COMPANY When I originally moved to Carmel Villas, I had every intention of not moving again. It was the perfect concept. Unfortunately, my time at Carmel Villa was sub-par to say the very least. When I moved in there was a big crack in the kitchen cabinet. I let the front office know and they said they would send construction. Well construction must've gotten lost for a year because the crack was never fixed, and I was unable to use the cabinet to avoid further damage. At the time of move in I was supposed to get a key and code for front door entry. It took five months to get a key within that time frame the keyless entry broke five times. Within a few months the floors started to lift. That fell on deaf ears, construction never came to fix the issue. Aside from poor maintenance resolution, the front office never answered the phone or emails which is an inconvenience when you travel for work. Upon moving out I left an email stating where the keys were. No one ever responded. Three months later I received a letter from a third party collection agency stating that I owe $390.27. This was a shock because for one, I never received a final email from the property and for two I was told the monthly liability fee would cover any damages. The manager at the time of movement explained that the property did not accept security deposits however a $41.00 liability fee would be charged each month in place of it. She further explained that payments would go towards normally wear and tear. Come to find out that was a lie. I reached out to the office and after three attempts they finally answered. I explained that I never received a final email and was unsure why it was sent to collections without trying to contact me. They were unable to give me an answer. I was being charged $250.00 to repaint the walls. For reference I have minimal furniture in the home and there was not extensive wall damage that would equate to a $250.00 charge. Not to mention even if the walls needed repainting that should be covered for normal wear and tear. I explained what was told to me regarding the liability fee and asked for confirmation. No response. I asked if I could have a picture of the said damaged wall. I've not received an update since October. Living there is NOT worth the poor quality and customer service. read more

When researching an apartment complex, fact finding the property's management company is as important as the physical property itself. Case and point, CUSHMAN & WAKEFIELD, the property management company for the Flatiron District at Austin Ranch. These money grubbing unresponsive people are the worst! As a resident of the Flatiron District at Austin Ranch for over two years, the previous management company ran the show like Apple, and that's saying a lot for property management companies, notoriously known in being unreasonable and overly financial opportunist. Well Cushman & Wakefield property management live up to the bill of being overly financial opportunist. Before I begin, the community of the Flatiron District at Austin Ranch is very peaceful and well kept, however, inside...the walls and flooring is Razor Flip Phone thin!! You'll notice around the community many first and second floor units remain UNOCCUPIED FOR SEVERAL WEEKS before and post the pandemic for a reason. Now back to Cushman & Wakefield. Without warning, when they took over from the previous management company February of this year (2021), they immediately WITHOUT WARNING issued 35 dollar fines for not having renters insurance on file. I immediately gave them proof, via email several times, they've YET to issue a refund or even acknowledge their wrong. The last one is them not honoring my lease in which as a service member I need to issue 30 day warning prior to breaking my lease. They did not uphold that, and instead pushed by rent a full extra two weeks, because that was the day THEY acknowledge my lease break date, and not the email proof and phone log proof I contacted them in reference. In closing, do NOT choose the Flatiron District. There's newer and nicer properties at the same price point in the area and Cushman & Wakefield are the WORST. read more

DO NOT MOVE TO ANY LOCATION MANAGED BY CUSHMAN & WAKEFIELD. I was a previous resident who lived at Luxia Gallery House. The management team originally was fantastic, but completely went under once they merged with the property next door and went under new management. They kept a portion of my security deposit and never provided in writing or via email why, which is ILLEGAL. I contacted them and of course, they have not followed up with me. I would not recommend anyone waste their time moving to Luxia Gallery House because I assure that you will be more than disappointed. Reasons why you should not move to Luxia Gallery House: Poor management: Management team has changed and is now unresponsive and unprofessional. Issues with security deposit, with no written explanation provided. Overpriced rent: Rent is higher than comparable apartments in the area. Subpar amenities: Amenities are not well-maintained and are often in disrepair. Mail issues: Constant problems with mail delivery and theft. Lack of communication: Management is difficult to reach by phone or email. Deposit From my experience, management will not provide in writing the reason why they are keeping a portion of your deposit and you will have to keep reaching out in hopes for a mediocre response. Unclean Property On multiple occasions, I have seen dog feces on the floor, unknown spilled products and trash thrown on the tile in the elevators, trash piled up outside of the door entrances, and much more. Car Break Ins They have had multiple residents complain about break in issues with cars. This should not be an issue considering the amount of rent we all pay each month. Gate Issues/ Door Safety Issues The gate on multiple occasions was "broken." The main door in the garage has also been broken for months, allowing for anyone at any time of the night to be able to come into the property. This post is in regard to Harvest Meadows, previously Artisan Harvest Living, and at the time managed by Cushman & Wakefield. Cushman & Wakefield should be investigated. They simply do not respond to tenant requests whenever you raise concerns about any of their questionable financial practices. They do not answer email or phone messages. They say they will get back to you, but they never do. When they make a financial error, and you prove it - they ignore it and keep your money. read more
