We were in contract three days later, and the super-smooth transaction closed early. April not only sold our home quickly and at the price we wanted, but she even sold our adjacent parcel that we hadn't even listed yet! :) It's my nature to obsess on the details of a transaction, and April made that a feature rather than a flaw in this transaction. The problem being is simply this, we were shown 1 home in the last month, unknown to us, while we were standing in said home, it went under contract to someone else. The realtor had to let us know that, a few hours later, once our interest was established. Then on other occasions, we would schedule times to go see another house, but the realtor, for one reason or another wasn't able or willing to go do it that day, in the delay those homes would go under contract to someone else (this happened probably a total of 2 or 3 times, that we had set a time to meet the realtor at a property, but the realtor's delay cost us the opportunity to maybe buy it). Keep in mind, we had our own time where delays on our side cost us a couple of other opportunities, but we weren't mandating that a 120 day contract be signed between us and the realtor. So in essence all the commitment to find, and buy a home, is wrapped up in us slaving ourselves to a realtor, not willing or able, to show homes in a timely manner.
