Ms. Harper emails me around 9am this morning letting me know that the documents would be ready and to me for signature before noon. That did not happen... 5:20pm roles around and still no documents and more importantly no communication as to why, so I inquire yet again. Ms. Harper offers apology and a multitude of excuses in response. A short while after the documents are sent to me along with explanation of additional information needed. I had some inquiries of what would be required and asked why it was my responsibility as the home owner. Apparently I misunderstood the intent of Ms. Harper's communication and designation of what was my responsibility. In response, I am going to share the actual verbiage of her email to me: "Mr. Jones, Did you even read through the documentation I sent? I am not suggesting you get the HOA document provided by the HOA. I am suggesting you fill out the SELLERS PROPERTY DISCLOSURES. And in fact, I'm suggesting you find another realtor. I am not going to deal with your attitude. Best, Ms. Harper" Shocking to say the least... We had set up a photo shoot that was two business days away and were set to list the house in four business days. All of a sudden, some standard questions become a resignation of service. Thanks for leaving me with nothing! If you like this sort of service, then this group is right for you. The individuals in this organization have a lot of fancy titles obtained by attending various classes and courses, I know it all looks great on paper. This my readers is a true life experience that happened to me. Very sad that these types of things happen in life.

The "clientcare" email isn't monitored so she's having it removed. As far as my concerns about feeling unprotected and stumbling into this mess, she explained they don't have access to previous transactions not involving their own company. That meant they did not see previous inspections showing the need for repairs. With that in mind, she'll ask agents and inspectors to be more assertive about the potential buyer having a full and complete inspection report before signing anything. So I'm changing my review back to 5 stars because Emmy was amazing, and the owner was responsive once she knew of the problem. I'm satisfied with the outcome. ....now, the FLIPPER--that will be a different review altogether.....

She was recommended to us, but our experience was much less than stellar. We were first time home…read morebuyers and made many mistakes that could have been avoidable with a decent broker. She was not it. 1. Despite us asking her to show us newly listed properties in a few neighborhoods, all of the homes she showed us were odd-ball ones that have been sitting on the market forever. I know that realtors might show you homes outside your specs, but every one? Not sure if she was keeping the newer, more competitive properties for other clients? When we finally did find a property that checked the minimum of our boxes and was the first day on the market, we jumped right away. Which ended up turning into maybe not the best home for us, but it's what we got and she didn't show us any comps. But by that point we'd seen a couple dozen properties, none of which were even close to what we were looking for. 2. Something was fishy with the escalation clause. Because we were told there was another offer, and by that point we were growing increasingly desperate for a house, we made an offer over the asking price with an escalation clause. Our offer was an odd number, something like $***,300. We were told that the counter offer that triggered the clause to top out was exactly the same as ours. Which would have been a remarkable coincidence. At the time we didn't think much of it, but too late we suspected fraud. Which may have cost us as much as $10,000 dollars. She seemed to know the sales agent. 3. The day we got the keys, a former tenant drove by and told us the basement had flooded extensively and caused damage and did we know this? She didn't do anything about it. The inspector had missed the signs, which later were obvious. 4. After the sale, she said to expect a closing gift soon. She said she usually gets clients a year of home warranty insurance. It never arrived. We ran into her a few months later on the street and she mentioned, unprompted, that she'll be dropping it by soon. Never happened.
