While we were walking to the apartment, I saw her stop not once, but TWICE to pick up a cigarette butt. I was impressed by, from what I could tell, how much she cared about how clean it was there. It was clean enough already that I didn't even notice those on the ground, but she did. I don't know about you, but I don't want to live in a trashy place and its really reassuring that the staff feels that way too. Also, the apartment smelled good, which was a bonus. Warrensburg hasn't been great with the apartments in town so I was pleasantly surprised by this small thing. For the record, ended up leasing a 4bd. Go take a look and then come be my neighbor!

I was able to move in with my dad a co-signer, since I didn't have any renter's history. The manager/landlord, Karoline, was a very kind lady and helped me get moved to Warrensburg from California. Living at Electric Springs Apartments was probably one of the best times of my life, except for the horrifically rude neighbors and the annoying upstairs neighbors that found it okay to play DDR in the middle of the night. We never had any issues, and the maintenance guy was always on top of things. The manager always answered her phone, even in the middle of the night when we had our next door neighbors come and slam on our door to tell us to "shut the f*** up" because we were chatting in our own bedroom... Overall, great place...minus the excessive bugs and the muddy worms that would come in through our kitchen during rainy days.

I was on the waiting list for an apartment but when I called to inquire where I was on the list,…read morethe manager said I wasn't on the waiting list and then after checking someplace, she told me that she tried to reach me for 4 days (just a few weeks earlier) but couldn't and took me off the waiting list. She said it's not her problem that I didn't give a good mailing address, but I did give her a good mailing address and she never sent me a letter in the mail notifying me that I was at the top of the list, like's suppose to. And I don't think she tried to contact me for 4 days as she claims. If she did, she would have remembered my name when I called and inquired where I was on the waiting list. I believe the manger does not do what she's suppose to do but is quick to find fault with other people. She did not send me a letter notifying me that she had an apartment, and it was inappropriate of her to tell me she did, when she did not. She obviously takes people off the waiting list without properly notifying people and then blames the person for this, and this is wrong and I know is not how it's suppose to be done. I never received a letter from her when my name was at the top of the list and there was an apartment, and that's because she did not send me one, as she's suppose to.

If you are considering renting from this apartment.. DON'T! This apartment complex has great rental…read morerates and looks good on paper, but looks can be very deceiving. The apartment's actual landlord does not deal with the comings and goings of this place, instead everything goes through the "maintenance guy," Rick. He is completely incompetent with his abilities as the handyman. He works during the school year as a teacher, and if you happen to call him during the day and expect to leave him a voicemail, think again, because he will answer it during his class and make it appear like you're the idiot for bothering him. Furthermore, once you finally get him into the apartment to fix whatever needs it, he will do a horrible job, usually not fixing the problem at all, or causing a new problem to occur, and will have to come multiple times to finally figure it out. The parking lot for the apartment is insanely tiny and there are two assigned parking spots per apartment, so if you have three roommates or want to have visitors, they'll have to park in a completely different lot and walk over. Also, if you have an "unidentified" car parked in your reserved spot, Rick will contact you and ask you if you have someone living with you, and will force you to pay for the two person rate if he thinks you have a roommate. Aside from being super tiny, the parking lot is especially worse during the winter. Anytime it snows, Rick hires a guy to come out and clear out the lot. The snow removal guy basically scrapes snow from the middle of the lot and places huge piles in front of cars, so no one can get out. One weekend, my boyfriend and I went to St. Louis and I turned off our A/C and anything else that was running. When we returned, our A/C was on and someone had not shut our freezer door properly, so our food was spoiled. Since then every time we were gone for a long period of time (like Spring Break or Christmas break), we would shut all the doors to the rooms and put a piece of tape towards the bottom, and when we returned at least one of the doors would always be open. I have a feeling that Rick was snooping through our apartment, since he has keys to all the doors at the complex. I hate to think what all he went through. Rick completely ruined my experience living at this complex. He is a complete idiot and should not be paid to be a repairman or a representative of the landlord. When my lease was close to ending, I had an altercation with him where he screamed at me on the phone and threatened me. In order to speak to the landlord (because her contact information is nowhere to be found on the lease or website), I had to call the courthouse to find out her information. I left a message on her phone asking to please call me back. Of course she never returned my call. It just goes to show how the landlord and Rick do not care about the well being of their tenants. If you can help it.. COMPLETELY AVOID THIS PLACE!

He told me in the beginning when I signed the lease that he had the right to enter the apartment with or without me being here, I don't find this overbearing- my only request would be for him to leave a note or call me to let me know he had to go into my apartment for something. I have never had an altercation with him. And feel comfortable being here. Overall it's a safe complex and I love my neighbors.

Maintenance is so inconsiderate, there was only 1 guy ( a new hire, maybe within the start of the new year 2022) and he was GREAT literally came in such a timely manner, always were able to fix our issues and quickly. Everyone else? I couldn't say the same. They are also, racist. One individual was uncomfortable in her living space (Caucasian woman) and they allowed for her to move units. I too, experienced a lot of emotion abuse etc and didn't feel safe with my Roomate and me (a black women) they would not allow for me to move units even though there were plenty open. Not to mention I was rear ended in the parking lot when my car was PARKED and they have done absolutely nothing about it! -3/10. Please save the money, and the headache. It's so not worth it. The rooms themselves are pretty nice, but management makes the whole experience terrible.

My vehicle was hit in the parking lot the first night I parked there due to small parking spaces. My building itself has hardly any spots available for the number of residents living in the building. Living here is too expensive for the low-quality appliances and furniture it provides. Our apartment was covered in fleas when we first moved in even though none of us had pets living there. The rooms were not cleaned after the previous owners left. I do not recommend this apartment complex.

Would avoid renting here. Had leaking bathroom ceiling the whole time we lived there (actually had…read morepart of the ceiling fall into the tub at one point). The bathroom constantly had water on the floor from the ceiling leaking. Worn carpets. Roaches. One of the two dryers doesn't work. The apartment we were being moved into changed and the one we were put in wasn't very well cleaned or repaired. We paid pet deposits and left the apartment squeaky clean. Still were changed over $700 in pet damage after move out. We've always gotten deposits back because of how well we clean and take care. Considering that we lived in an apartment with an actual hole in our bedroom wall for months (up to and including the day we moved out), it is hard not to feel we are being charged as a way to get money to fix some of the plumbing or other issues in the apartment. Would not suggest moving in here.
