We used Delmarva Management Group from 2021 to 2025 to manage our rental property, and I cannot recommend strongly enough that you look elsewhere. Our decision to go with them was initially based on their low fees but those fees quickly increased, and any value we expected to receive vanished almost immediately. Recordkeeping is a disaster. Reports were routinely missing, rent proceeds were delayed or incorrect, and monthly statements were often incomplete. I was constantly the one reaching out to chase down missing information and rarely did they take the initiative to inform us of anything. Inspections were either not done or poorly documented. After our tenants moved out, I asked for the move-out inspection report. The response? "We don't have it, but you're welcome to come do your own inspection." That is unacceptable from a company that is supposed to be managing your property and protecting your investment. Our property was left in shambles. There was trash in the septic system, doors were kicked in, air filters had never been changed, and fixtures like shower heads and knobs were missing. This reflects a complete lack of oversight and maintenance during the tenancy. Communication was another major issue. Other than Tom (who seems to be the only person who actually knows what's going on), every question was met with "I'll have to ask Tom." The team appeared untrained and unprepared to handle even basic tasks. Staff members lack the knowledge and capability required to effectively manage properties or answer key questions. If you must use this company, only communicate in writing via email to have a record of what was said because verbal assurances won't get you anywhere. In short, this company may appear cost-effective upfront, but the long-term costs--in terms of damage to your property, time lost chasing down basic information, and overall frustration--are simply not worth it. Please be careful in getting this management group. They are very dishonest and hard to deal with. I have lots of bad experience with this company and the people here starts with the owner who is a very dishonest person. Make sure when you deal with him its always on email or not just on phone. From September 2019 to July 2022, they only make one inspection on the property. He said its Covid, Covid lockdown is only around April 2020 to end summer of 2020. When I left the company They did not give the deposit right away to the tenant, I was asking for the moving out report since August 2020 and they still can't provide one. I live out of state, and we are require to get property manager to get insurance. Our tenant is a friend of ours. These are the reason why I know when they are lying because I can communicate directly with the tenant. Example, if something is broken they will say they will go there, I know they don't because my friend will tell me that they don't. Beware. Do not hire or rent from this management company. I can not stress enough to look elsewhere. They are unprofessional and care nothing about the tenants. They are slum lords in the literal sense. We have had nothing but issues with our rental. We pay our rent on time every month yet we have been forced to live in a home that is in violation of fire codes. We have requested numerous times for these issues to be fixed with no action on their part. They tried to bully us into paying for things that we were not responsible for. We are now currently going into day 3 with no air conditioning in a home that the windows do not open. It's 89 degrees in our home and we were told to "deal with it" that air conditioning is a luxury. I would have no issue with this BUT we can't even get fresh air to circulate in the house because our windows won't open. The owner is a bully who threatens and screams at you when he is faced with the laws and statutes. Please please please I can not stress enough to steer clear of this company. UPDATE !!! BEWARE we loved from our home that was managed by them and we were scammed and 60 percent of our deposit was kept unlawfully. We are currently pursuing legal action against them and have all the correspondence between them to prove that they lied and cheated. Beware beware beware. Do not trust these people.
