As a renter of one of their properties, I would say be wary of what you are getting into. The price for the property was fair, which is the main reason they even get 2 stars. However, we moved out of the property instead of renewing our lease after a year based on the landlord and management of the home. The landlord was partially to blame as I don't think she wanted to do anything for the house, so Dennis Property Management had to be the go between between a house that needed things done and a landlord that didn't want to do things. That said, the management was also a problem. When we moved in there was a punch list from the walk through of items that needed to be done, these did not get taken care of until 3-5 months later, after us asking about them several times. (One of the issues was a safety issue where one of the windows didn't lock) In other words, the punch list was made but never looked at again. When we finally scheduled things to get done, they showed up with the reliability of a cable company, that is to say, we're going to be late.. and then they would cancel, so the day was wasted. This happened quite a few times for the same repairs. At one point the doorknob broke, due to how the door was positioned in the frame and 3 weeks later, since we still hadn't heard anything, we finally went out and did it ourselves because it had become another safety issue and at that point, hurricane Irma was heading our way. As another reviewer said, they do become very responsive in the last month of your lease though, that's when they want to show your house they ask for some available times and you give them times, but if those times don't work for them (we have non traditional work schedules), they will try to bully you into showing the house at their availability. At this point, they also have the house on the market, but don't bother adding or telling people that someone is currently residing there, so people come to your house at all hours to ask about it (which is really not helpful when you work off hours.) At move out, there wasn't even a walk through, we turned over the keys and when we asked about the deposit were told that we would hear about our deposit in 15-30 days. At 21 days, I asked about it and asked if they needed anything from us, and they responded that it was not ready, OK, they had more time. Now after more than 40 days, 2 more emails and 1 call, they are magically unresponsive again and the only person you can talk to, according to my phone call, is your property manager, who of course is the one not responding to the emails. As I said, just do your own research and be thoughtful about it, I read the reviews too and I know moving is stressful, but for me, so has dealing with Dennis Property Management. It wouldn't be a bad idea to talk to the people who are living at the house before you and read between the lines of what they say, when I think back to our showing, it makes a lot of sense now. read more

Our experience with Dennis Property Management was extremely disappointing. In the rental home (4712 Mapletree Loop, Wesley Chapel), we regularly faced serious issues that were ignored for months. The dishwasher and washing machine constantly broke down and, after several repairs, were replaced with used appliances. The ceiling fan and lighting in the children's room failed, and my child had to live without light in that room for two months. Electrical outlets near the leaking ceiling stopped working, but were never repaired. The biggest problem was the leaking roof. We repeatedly notified the agency in writing, but the repair was delayed for more than two months. As a result, massive black mold developed in the master bedroom, where my 5-year-old daughter slept. She began coughing at night, and the mold created a serious health hazard that forced us to leave the home urgently. Despite clear violations of Florida law on habitability (§83.51, §83.56), the agency decided to withhold our deposit, claiming that we failed to provide a 7-day written notice before moving out. Instead of accepting responsibility for uninhabitable living conditions, they are trying to hide behind a technicality. Absolutely unacceptable treatment of tenants, disregard for health and safety, and lack of accountability. I am now filing a lawsuit against this company and will update this review once the court decision is made. read more

Now after the second year of renting they're trying to charge me for a application fee, the thing about the application fee which is that their trying to add it to my rent contract fee which I never agree to and a $75.00 application fee which goes up every month by $50.00. WARNING:First I was given a dirty home and told I had to clean it myself because they said they dont have time! My Deposit was 5k. During my stay at the home for some strange reason, they kept sending me contracts to sign. For example, they could not find someone to clean the pool which was in the original contract so they removed it and try to get me to sign another contract. When I moved three years later, I told Dennis Realty I will be moving on the 15th. My property manager told me via text and the payment portal reflected also that we would only pay half a months rent since we would be out by the 15th. Well, on the 17th after the key was already turned intothe property manager (key was turnt in on the 15), we got a call from the property manager telling us she made a mistake and we would have to pay the full rent for that month. I had already made arrangements and moved into another home. I knew they were going to try to find a way to keep my deposit and I'm sure they will try to come up with different ways to take more of the 5K deposit! I rented a unit from the the property manager was terrible. There was a water leak in the closet and caused black mold on the wall! He keep pushing me off, it took weeks to get it fixed. I gave notice that I was moving before my lease was up and was more than willing to show the apartment while I was still there! He would not work with me to try and re-rent the unit. Kelly Lamplugh is not professional in this field of work!! VERY hateful and rude. My mother was renting a house from her and had to go into Hospice Care in October2022, my mother is 92 years old! It took me approximately a month for this so called "Property Manager" to return ANY of my calls. She was given a letter stating my Mom was under Hospice Care and she still insisted on keeping ME to the contract terms of a "Buy Out" and I have not signed ANYTHING for my mother to lease this property. The house was very dirty when my Mom moved in and she paid for a professional cleaner to clean the house and I paid for a professional cleaner when I moved her belongings out! Kelly wanted me to leave the keys in the house and I could not do that because you must have the keys to lock it, and she REFUSES to meet my wife and I there to give her the keys!! DO NOT RENT FROM THIS COMPANY!!!! This is the absolute worst company that you could rent from. They are the most rude, fraudulent people you will ever meet in your life. We rented a house from Dennis Realty for 4 years. During that four years we were treated like the scum of the earth. KELLY LAMPLUGH is the most inconsiderate hateful woman you will ever meet. She could care less about the needs of you or your family. Her "supervisors" are a joke as well. No wonder she still is employed by this company after all the terrible reviews that list her name. They are no better than she is. They do not fix anything. We had a pool that was not fenced in with a toddler and a sliding door that did not lock. We requested for it to be fixed numerous times and nothing was done. The hot tub they advertised at the house we rented was broken, so they threw a piece of ply wood over a nasty algae infested hot tub and left it like that. Our water heater broke countless times before they finally decided to replace it after many cold showers for myself and my family. To top it off, in the middle of July our a/c was broken for TWO WEEKS with no sympathy from this company. We complained many times about these issues and Kelly told us that it would be best if we left and voided our lease. We could no longer take the mental abuse they caused us, so we decided to vacate. Fast forward to 30 days after move out. We received a notice of intention to impose claim on security deposit. The security deposit was supposed to be $1,795.00 and they returned $430.00 to us. First of all, as stated in the lease, we have 15 days to dispute the claim. A check should have never been mailed out to us in this amount. They charged us $470.00 for a cleaning fee when we had the house cleaned prior to moving out, $500.00 for a bathroom to be painted that we painted a neutral color prior to moving in with approval from the company, $200.00 for a ceiling fan/light that we sent in a maintenance request to be fixed months prior to moving out and numerous other repairs that needed to be repaired prior to us moving in that were never taken care of. This place along with their employees are disgusting and should be ashamed of themselves. I sure hope that the landlords who pay these crooks have no idea the type of people they are, or that makes them no better than them. Save yourself the stress and do not rent from this company! We rented for 18 months. Never late on our rent. Had the carpets professionally cleaned. Had some issues while living there but due to Covid, the realty company was unable to address them . That was fine. After the lease was done we cleaned the house and returned the keys. We were shorted over $400 on our deposit. We have requested severe allergies times via email for itemized list for a reason and they have refused to give us an explanation. You will not get your deposit back from this company. Our experience with Dennis Realty was very disappointing. The realtor "assigned" to us, Lisa Henderson, was very unprofessional. The only thing she did was prepare the contract to sell our property. After that, we did not hear from her when she should have kept us informed of the step-by-step process and what was going on with all parties involved. I had to involve myself to get a couple of issues accomplished that were actually her responsibility. What Carl is failing to mention in his response is that the property manager (Christy Laramay) left the AC leaking for EIGHT days after I authorized her to have someone come out the minute she made me aware there was a leak. Not to mention one month prior to this leak she agreed to send an AC company to check the unit as the tenants stated it wasn't cooling well. She never sent an AC company either time! Keep in mind as the OWNER of the property you have zero communication with the tenants because they will not provide you with their contact information, so you have to rely on these useless property managers that lie to you and don't give you the whole story. Now that I'm managing this property on my own I've learned a lot from my tenants about how they were treated and spoke to by the property manager. This company will rip you off of money. my mom who is 78 years old no longer can live in the house being rented to me due to safety issues. I will not pay the money to fix the house they way it needs to be. when trying to break the lease I am told they will keep my deposit and have to pay 1990.00 more to break the lease. We deal with people who are suffering every day in this business and lose A LOT of sleep over it. We also cannot allow your search for a new residence for your mom to dictate the lease terms. We cannot wish the lease stated something different other than 60 days of rent due in order to break the lease without penalties. I decided to have a property mgmt company take care of my properties. It took several years and firing three (3) property management companies before I found out about Dennis Property Management (DPM). My experience with DPM and my Property Manager, Christina Fry, has been the best! Christina is thorough about screening potential clients, gets good rental rates, does 6-month inspections (and sends pictures of properties from the inspections) and addresses any issues that come up during a tenancy. She is a good communicator of items that need to be addressed. It's imperative for me since I'm in California and my properties are in Tampa, FL. Dennis Realty is capable of collecting rent or calling a plumber, but if you expect even a modicum of real service then my experience is Dennis Realty is not worth your time or expense. Quick story: We put our home in the hands of Dennis Realty is 2019 and moved our-of-state. We returned to Florida at year's end and in the spring of 2020 decided to sell the home. Dennis Realty offered the services of one of their realtors but we went with another. That realtor discovered that the tenant had additional people not on the lease living at the property. We asked our Dennis Realty representative Chris Munson to investigate and that's when the trouble started. You know - actual work was involved. Munson was very timid about looking into this matter while we're hearing stories of beds in the living room and fearing the worst. Turns out the tenant is very responsible and has kept the place immaculate but we only found that out by going to the property ourselves. Dennis Realty was no help. One more story - and this is the kicker. We wanted to put a lockbox on the property door. We were told Dennis Realty has a policy of no lockboxes on occupied property. I looked at our agreement and saw no mention of this and asked Munson to show me where I had agreed to that. She said she would talk to her director and get back to me. The next day I received notice that Dennis Realty was terminating our lease-management agreement two months early. No explanation of why. Munson said the lockbox request was not tolerable and that everything involving us was turning into a problem and they decided to terminate. All I did was ask for an explanation of the policy and they terminate the agreement. I guess they decided I was too much work for the money they would make over the next two months. I complained and was offered a new representative to finish out the agreement but I declined. The damage was done. Though I've been told by the company that this is not the case, I suspect not going with their realtor in the sale of my property made me not worth delivering the service I was paying them for. Our experience with Dennis Realty was nothing short of a nightmare. We rented a home in the Safety Harbor area and everything seemed to breakdown. We waited over a week to have a kitchen sink leak fixed. The air conditioner broke down 4 times during the summer and each time we waited over a week for the repair. We were told they would not put us in hotel. The bathroom toilet leaked and due to patching over time it needed the entire floor redone. The hot water heater broke and for over a week it leaked until it was replaced. We were told to not use the showers until it was replaced. The outdoor spicket broke and was eventually repaired, but continued to leak. They were never timely in returning phone calls. Not an agency we could recommend renting through. read more

I wanted to give an honest review of my time with Dennis Realty as a renter. This is my second home rental in Florida in as many years. I enjoyed my last rental except that so many things went wrong and there was never any urgency to get them repaired. I was constantly put out with my time to make maintenence appointment, weekends without air conditioning, and so on. I have been with Dennis for a month. At first, I had concern about some repairs that needed to done. Since my past experience had been that the rental company wouldn't care, I didn't even fully unpack, so I was prepared to find something else if needed. I contacted my Leasing Agent Kelly Lamplugh. She has been absolutely amazing. The contractors were contacted immediately and the repairs were completed within the week. As it turned out the home owner had not been made aware of the concerns prior. It was mainly plumbing and nothing major. However, things like water pressure and leaks would only be identified during occupation. I understand this is someone's investment and so far it seems like Kelly has a vested interest in both the home owner and myself as a tenant. I have only had contact with Kelly, so I can only speak as to her performance. That said, in my opinion, she has given me a positive experience so far, she represents the company well, she represents herself in a profession manner and does a great job following though on the information she provides. read more

Recently purchased a home and used Diane Fisher with Dennis Realty as our agent. We had a very negative experience at the end of the transaction. We were only willing to pay a certain amount for the house we were putting an offer on and the buyer would only accept a certain amount. Diane called us and told us that she and the sellers agent would be willing to give up portions of their commission in order to bring OUR out of pocket costs down and to close the deal. Diane never followed through on her commitment and we ended up paying the full price the seller was asking for. We are beyond disappointed that she lied to us in order for the deal to be closed. We got there right before 3:00 which was our scheduled time to meet, I sent him a courtesy text message to let him know we arrived. I recently attempted to use Dennis realty for finding a rental. I will tell you to not bother. Aside from the properties being over priced for what they are (not renovated, no dishwasher, clearly not permitted work done etc), they are also terrible about getting back to you. We also stressed how we didn't want to apply for properties we couldn't get, well we paid yet another $130 or whatever to apply for something we were denied. And she didn't even e-mail my boyfriend with what stopped him on his background, just me. Even after he asked. And after explaining the situation about what was on my background I was told "I will speak to the owner". That was roughly a week ago, and I have yet to year back. Keep in mind, the property we were trying to get has been on the market for what seems to be about a year, at least. What a joke, I guess they don't want to rent it out. I'm surprised the owner of the home is still trying to use them. We plan on buying a house in about a year or so anyway, let me tell you we will NOT be working with Dennis Realty, and we will not even look twice at any more rentals they have. Liz, the property manager, assured me that she would have my house rented out by Christmas- several months later still nothing. I had to follow up with her, she never contacted me. I stayed with Dennis realty for selling my house- big mistake. Bob Pearcy advised me that a potential contract was a good deal, then after it fell through informed me that he felt their house was priced too high. When I asked him why he didn't inform me of that, he said he was looking out for their realtor. I called the manager at the office 4 times about Liz, never heard back. I called after recent incident, spoke with only the assistant to the manager- he never called me back- and she said there are two sides to every story and "if" what I said was true that she would talk with bob about it. I live in a home managed by an associate of Dennis property for over 3 years. First 2 years were great! Because the property manager was reliable, but after she left the company to move with her husband the lady that took over the property was horrible. Every small thing became a nightmare. I was without a refrigerator for over 3 weeks because she failed to contact people numerous times. Moving out was scary as to the fact I found out the lease I signed the home owners never agreed to the terms and I was in a 30 day status for that entire last year. When I finally did given 60 day notice the property manager refused to answer any of my move out questions and never did to the walk around that was agreed upon during move in. I was charged so many things out of a security deposit that I hardly got a portion back. Now I'm unable to reach anyone at there office for assistance on disputing my charges! I really hope people beware of this company because hold no loyalty to the tenants. My wife and I recently bought, then sold, a house in Land O Lakes, FL. Jessica Mace and her team, (Laura and Mae) were our realtors for both transactions. We dealt almost exclusively with Jessica, who proved to be the finest realtor we had ever met, or heard of. After finding us the PERFECT house, we unfortunately had to sell it due to a medical issue that arose. The sellers had left a number of things in poor condition (yard, appliances, floor, baseboards, etc.) so these things had to be fixed by someone and we were three hours away. Jessica took care of all the details and we had a full-price buyer within 24 hours of our listing. We sold 30 days from the date of purchase. Dennis realty is probably the worst company I have ever had to deal with. Wanda Burnside is the worst landlord I have ever met. I can not express my frustrations over the year with her. she is contracted to deal with any problems on the property by the owner and she will flat out ignore all of your tenant needs and she will not respond to any messages if it requires her to do work. she will not take responsibility for anything and blame the owners when she herself never said a word to them about any problems. I called Dennis reality to report her and they took no action to dissolve the situation. I spoke to the person in charge and she did absolutely nothing but give me attitude and hang up. when I first signed the lease somebody had just moved out of the property so I verbally agreed to allow a couple weeks to fix the place up because it was literally black and flea infested. I stayed in a hotel for almost two months waiting for her to do as she said she would and she still never did except replace flea infested carpets and have someone spray. I cleaned mold and other nasty feces off of the wall and I cleaned out rat poop. damages were never taken care of. I have lived here for almost a year now and she has yet to do anything about it. I am leaving this property very soon and I will never lease through anyone that deals with Dennis reality or specifically Wanda. this has been the worst and most stressful experience. read more

Joan Cristinzio is a horribly unethical realtor! After being jerked around by her for a property she told us no one else had any interest in we happily submitted our application! I even had a good friend show it (she's a local realtor) since Joan couldn't be bothered to show it for a week! We paid $120 (husband and I both!) to apply, she did not disclose credit was being checked or any additional information on anything I needed of the house. Before Hurricane Irma came in she told us to take our time deciding because she would be out of town, and not showing the house, and if anyone else wanted to see it or apply she'd let us know before accepting applications from others. She told us the landlord approved us and what we needed to move in, and we were ready to finalize our answer this week. We heard NOTHING back from her so WE called her today and she tells us someone else has applied and the landlord went with them! She told us the landlord was ok with us!! So we lost the house we were set on moving into in 2 weeks as well as $120 and a ton of time! All while she's been out of town! Thanks for saving us the headache of being under a property management company such as this! With realtors working this way, it is clear this management company is unprofessional and they're crooks. read more

They are a horrible realitor to rent from. We recently moved out and now are being charged 1600$ for things that they never fixed while we were living there. They are unethical and rude. I do NOT recommend them to anyone looking for a home to rent. They also were scamming the owner of the house as well. Beware of this company. read more

I am paying close to $1600 for a home that is falling apart, with rotting wood on the exterior of the house that you can see down the road. I cannot stress enough that the staff is nice, but it in no way justifies the ridiculous prices for beyond subpar homes. I inquired about breaking my lease early, and they want to charge me a full months' rent and rent until the house is re-rented, which definitely won't happen, because the house was clearly vacant for an extended period of time prior to us moving in. Our first month there we had untold bug issues and possums all over our backyard (because nobody had lived here in forever), and the water was brown for the first 2 days because the house had been unused for so long. With all these issues, we can't justify paying what we do, so we thought about breaking the lease, but with the $1600 they want up front, plus the (likely) entirety of the remaining rent we would have to pay, we're looking into the thousands of dollars. If you want to rent a property from Dennis Realty, make sure you're willing to tolerate all the problems that come with it for the entire lease, because you'll never get out early. read more

I wish there was a no star rating on yelp. Dennis Realty has been managing my tree properties for over a year. This company should not be allowed to practice business at all. One of my property had a dead lawn over a year which they did not do anything about it They would charge tenants cleaning and painting fee but never performed painting. One tenant asked Dennis Realty if she can paint one wall a different color. Dennis Realty called me to ask my opinion I simply asked them what was policy was. I was informed as long as tenant paints back to white it was okay. When I called the tenant she asked me how come her bedroom was painted bright green when she moved in she could not paint one wall? You can imagine my shock. I wanted to take over my own property Dennis Realty started sending me high invoices started harassing tenants. This is not right.
