Wow! This is the best KOA WITH VIEWS, VIEWS, AND more VIEWS! Close to Casinos, the Big city of Denver metro and all the wonderful lil mountain towns west of Denver! They've done a fantastic job with privatizing the sites with large Pine trees and landscape. I've been to M A N Y KOA's and this one is the best. Thanks for having a location where we can get out of the big city but yet be so close to everything we need. We camped in a 45' Class A.

Camped here for a long weekend and absolutely loved it! Bathrooms are clean, campground views are beautiful, and they have pancake breakfasts every morning! Regan even made the pancakes into fun shapes for us :) The staff went above and beyond to make sure you had what you needed, and you were enjoying your stay. They also have a gift shop and yard games. I highly recommend, I'd 100% stay here again! Edit: now reading reviews of mistreatment and rudeness from the owner. We did not have any run-ins with him so I can't speak on it but I don't support or agree with that. So disappointing!

Loved this campground. The campsites were good size, facilitates were more than clean, and the staff went above and beyond. They gave us pancake batter when we ran out, let us use the hot tub a little after closing and told us places to check out. I plan on staying here again.

WARNING! Stay elsewhere! I have stayed at KOA's all across America while traveling and I am completely flabbergasted by this owners aggressive, crude, unprofessional mistreatment of customers. My husband and I have stayed here for the spring while in Colorado and mainly dealt with his son (which by the way is the nicest guy, very helpful and so are the other employees). Tonight I was taking my dogs out to go potty (whilst the owner was yelling, complaining about something nearby, we could hear him) and I went to bring my dogs in and get a bag to pick up after them, while walking back inside he rudely approaches me with "you gonna pick that up?", "yes" I replied, "I'm bringing my dogs in and getting a bag, I always pick up after them." We have a garbage can behind our grill outside the camper with our pets waste, you can see it filled with doggie bags. Anyway he argued with me and yelled "can't wait for you to leave!" I didn't feel right about him saying that so I went to the office to let them know that an employee just unrightfully yelled this to me. We've been here for 2 months, if you had any problems with us why wouldn't you let us know? He was clearly having a BAD day. So he was outside the office and shouted while waving his arms towards me "I'M THE OWNER, I'm not having this conversation and if you say ONE more word you're out of here!" We had plans to leave in a few days and we paid up for the week so I said "but we've paid for the week?", mind you it's 8pm at night. Even bystanders were standing in disbelief of his mistreatment towards me. He then stomped inside and brought me a receipt for a refund for the week and told me to be out by 11am. We've stayed here for 66 days with 4 days left and he kicks us out because he's angry for no good reason? Absurd I cannot believe anyone would treat a customer this way especially in front of his employees and other customers. I would not recommend staying here and giving this man any business. I'll also be in touch with KOA corporate to make them aware of such volatile ownership. *P.S. I now see other reviews from the exact same type of mistreatment and behavior from this man, specifically towards women (surprisingly more belligerent abuse than my interaction with him). I wonder if KOA's new female CEO Toby O'Rourke would approve of his behavior. We'll see!

you don't need to be able to read the signs... There is an army of polo shirts, in golf carts, chomping at the bit to tell you what to do.

This place was bizarre at best. We came in for a reservation at 8:30 PM, and were told that the dumpsters closed at 9 PM. So after checking in we drove our camper trailer over to the dumpsters and were immediately swarmed by dudes in golf carts! They came rushing up on us asking us where are you going! Where are you going!? You can't go this way! This way is for tent campers! And got on the radios... After explaining that we just want to put our garbage safely away before the Bears can get it, they allowed us to do so, and waited and watched while we did. Then in an extravagant display of their ridiculous power, one guy in his golf cart got out and started waving us and directing us on how to turn around as though we were a giant Boeing 747. We have a 12 foot camper trailer... We know what we're doing and it's not hard. The person proceeded to drive us to our spot - drove through the very easy access pull through location - again getting out of his golf cart to wave us in like a plane. Carefully making sure we weren't going to attempt to go anywhere else in the camp.Then he pointed to the exit which we were facing and said "when it's time for you to leave you just leave. There is no need for you to go anywhere else. You just. Leave. " - we had paid over $80 for our spot, because it was the last one left. It had full hook ups and a darling picnic table and chairs look like they've never been used. And we had no need for any of it. We were simply staying over the night, and despite having our reservations and paying our price just like everyone else because we didn't have an extravagant RV worth more than all of our vehicles combined, I feel like we were treated like rubbage. But maybe that's just how these people are. Either way it was uncomfortable and I don't plan on coming back.

The owners, Jason and Deanna, made us feel right at home from the moment we arrived. Their kindness, hospitality, and willingness to help during a stressful time meant more to us than they know. They truly care about their guests and go above and beyond to make everyone feel welcome. The campground itself is beautiful, clean, peaceful, and full of charm. We also loved hearing Jason and Deanna's story about leaving Kansas and building this special place in Colorado. Their passion and hard work are evident in every detail. Another bonus was the Beer Garden right across the street! It was the perfect place to relax, enjoy a few drinks, listen to live music, and experience the warmth and friendliness of the local community. What started as an unexpected detour became one of the highlights of our trip. We are so grateful for Jason, Deanna, and their incredible campground. We highly recommend staying here if you're looking for a clean, welcoming place with amazing hosts. We'll definitely be back!

This place is a great place to stay. We were looking for a tent spot and they were sold out but…read morethe owners were extremely accommodating and found us a spot for the night. When there was a no show, they came to us and asked if we would want to move to a better spot. This place is hardly a dump like the one review states. This is a new place and still shaping up the place to make it an awesome place. The rv sites are super nice and level. There is no shade trees in the rv area. There is an access road by the facility but not too busy. They are right across the street from a river rafting company and a zip line spot and a running river. It is not a dangerous campground like the negative reviewer states. Showers are clean and really nice. Clean restrooms and the store area is shaping up nicely. This place will be so cool once done. You do get interstate noise but nothing terrible, but expected as you are close to the interstate. The photo is of our tent spot #6. We will be back.

I booked a night there through the webpage. I received a text message saying they needed to confirm…read moremy stay. I never received a confirmation so I had to look for another place to spend the night. The next day at 2pm I received a confirmation but the reservation was for the night before. I ended up never making it there. I was charged for the night I've trying multiple times to contact the place with no luck. So I'll be disputing the charge with my bank. Never had an issue like this before with an rv place stay away and save yourself a headache.

9/10/2018 The worst RV park I've ever stayed at!!…read more Spent a month here due to a lack of park availability in the Denver area. $900/mo. and limited to one month in a calendar year, thank goodness... Leaky frost free hydrant(duct taped to slow the leaks) water source was so powerful that they blew out my Class C motor-homes water line causing a flood and a $250 electrical short to my Converter which killed my AC unit and Sound system, even though I installed a pressure reducer. I asked the manager about the water pressure issue and she said, she know nothing about RVs and she just collected the rent for the spaces.. Someone else owns the park. The ground was so lumpy in the sites that it took an hour to even get close to level. Never got completely level the whole stay. 50 AMP only, had to buy a 30-50 AMP adapter $20 in Boulder , 30 minutes west before I could get power, so...one day with out sewer or electric. Basically I dry camped for one night and was charged $30!! In addition the sewer line was buried under rocks so I had no idea where to drop my sewer line. The maintenance man Matt came over and helped, the only real help I got. The manager which was only avail by phone, and once in the local, liquor store. There is no dumpster for trash..... and my voice mail questions to the manager regarding trash went unanswered even after the ridiculous price I paid. I noticed that a tenant that vacated just left his bags of trash at his site, after a few days the animals began ripping into it and it blew all around the area :( This place sucks...plain and simple!! Being gouged $900 for a 30 day limit for a lumpy piece of ground is a rip off!! Gorgeous location! We drove through the whole campground and there wasn't one bad site! They have…read morereally nice restrooms with hot showers, 4 minutes for $1 and and you can add quarters as needed $.25=1 minute. There is a coin machine on the vanity. Located within the main restroom facility they have laundry and vending machines loaded with snacks and caffeine. The vending machines and ice machine all take cards and cash. The restrooms are cleaned constantly and the staff are all so pleasant! Panorama Point is located just up the hill with stunning views of the surrounding mountains! There is an office on the right when you enter the campground which is where you buy bundles of wood for $5 each. For a nice size fire that lasts approximately 4-5 hours you'll need to bundles.

They sell firewood at visitor center for $5, credit card accepted. The elevation is roughly around 10,000 feet so pack extra water and clothes. Basic tent sites start at $30 and Cabins and Yurts start at $80. A little pricy for camping but the hiking trails and the proximity to Denver is worth it to me. Also if you have AT&T the LTE works for those with phone anxiety. Reserve online early most sites are booked months in advance.
