Dead thing in utility closet

Well I rent from dgn properties and what a disaster. I moved in Dec. 12th of 2020 and the first month was a leak in the bathroom and the refrigerator stopped working, had to wait a few days for them to fix that. January they sent an electrician to my place and pointed out that I needed to get a filter change for the heater. I ordered filters from Amazon and changed it and it was disgusting plus there was a mouse or rat trap in there that had something in it. It was flipped over and probably been there before I moved in because there was no smell and it was just a very long tail. I have pictures. I had a ceiling collapse in the middle bedroom and it took them a few months to fix it. Amber told me I could move out but she mentioned nothing about the security deposit. I have pictures and videos of that as well. I would complain about the people above me and I was told by Amber that if I wasn't happy I could move, give me my security deposit then. She said that all I did was complain so I guess I should of been happy to live there. I lost my job due to covid and I filled out for renters assistance in May of 2020 and I was approved for the funds but something was wrong with my paperwork. They said that the landlord needed to correct the problem with the property ID and/or bank account. Amber said she put tickets in with them to correct the problem but nothing happened. She gave me the property ID number again on November 1st of last year and it didn't match the original number she gave me to fill out for the assistance. I told her she did it on purpose and I told her to not contact me anymore. Amber sent me a email saying that I threatened her. I saved my emails and text messages from her and there was no threats but she said she was going to call the cops on me. I moved out on Dec 2nd and she showed up for the key after she told me to leave the key and she accused me of hurting her arm when I put the key in her hand and she threatened to call the cops again on me. I have proof of everything that she did. I've pinned her text messages and saved every email. This woman is not professional and she hated me because the building was a piece of crap. She texted me in mid Dec to tell me someone would be by to look at the apartment even though I moved on the 2nd, I saved that too. I'm still trying to get that assistance that has been sitting there since last May when all she has to do is put in the property ID and bank account info. She's not a nice person but she tries to act like one and I have the texts and emails to prove it. This was the worst experience I ever had renting.

Serious plumbing issues at this apartment building.

Update: This apartment has serious plumbing issues that MUST be addressed. I just got home from a long day at work and am denied of using my bathroom. Management has been aware of this reocuurring issue for months but this is the last and final straw from me. Won't get another $$ from my pocket.

When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

Mike and his team go days and sometimes weeks before resolving issues. They create more issues with tenants due to their lack of responsiveness. Additionally, Mike exhibits very retaliatory behavior. When I formally informed him we would not renew the contract for property management services he abruptly ended services providing less than 48 hours notice and made no plans to transition documents, keys or utility bills that they had been managing. Truly one of the worse property management companies I've ever worked with. It's been a breath of fresh air to move to a new company.

Also, there were some inconsistencies about what he said regarding multiple offers. Later when we wanted to compare his title company fees with another, we found it had multiple junk fees, and what's worse was a line item for extra commission! The brokerage must have told the title company to charge us extra. Unbelievable. Jim has done almost no work for us, but he/the broker wants to be paid extra. When questioned about the title company fees and the extra commission, he claimed that he had "no idea" about them as if he had never seen these types of fees before.

I also found a contract in the cabinet from the last people that rented here and they had the same issues apparently. Real shame.

Just in case anyone was not turned off by the other, older reviews, I am providing a brand new…read moreterrible review. Avoid Kershaw at all costs! NOTE: They are not Kershaw Esposito anymore, Esposito left. My friend and I used them to manage our Manayunk property for almost four years. The first year and a half was great - more due to the fact that they lucked into a set of great tenants and during that period, nothing went wrong with the house. After that, things started to go wrong. Our second set of renters had the police called on them multiple times, causing problems with neighbors and worse. Apparently these incidents were brought to Kershaw 's company - who didn't inform us until the police started calling us as the owners of record. Not good. And it only gets worse. After ending the relationship with these tenants, Kershaw's agent started showing the place. It wasn't until I returned to Philadelphia that I learned they were SHOWING THE PROPERTY WITH THE POWER CUT OFF, FISTHOLES IN THE WALL AND FILTH COVERING THE FLOORS. The agent didn't bother to inform us of any of us and the place sat empty until I visited it by chance. Kershaw himself assigned us a different agent. Who helped us clean the place and get it show-able again. A few months rent lost - but we eventually found renters, but this new agent was standoffish with us every time we asked for an update, pictures or other details about the property. Eventually this relationship became too strained and Mike Kershaw took over the management himself. Things were great for the first month - he helped us get new carpets installed and, supposedly get the place presentable. But three months later there was little activity and we finally switched to a new company. The new managers informed us that the place was still filthy (Kershaw's cleaners didn't do a good job), the bathroom door was missing a doorknob, several lightbulbs were out, the stairs to the basement were rickety and some slats were broken and a whole host of other problems. In fact, Kershaw had informed us that they had removed some old furniture left in the place, but it was all still there. It took the new manager over a week to track down Kershaw and get the keys for the place. If my co-owner and I still lived in the Philadelphia area, we'd be taking them to court for their gross mismanagement and breaches of contract. But alas, suing them would be too inconvenient for us and they will slide by with nothing but a negative Yelp review.

Liz patiently walked us through everything from the local market, to finding the right lenders, and even guided us through an offer we needed to make within hours of seeing a house. She's who you want on your team when you're figuring out what you need and how to get it in a market that's constantly changing. And she's not just great at understanding what buyers/sellers are thinking - she gave us detailed information about construction, helped us think through layouts, and just generally provided a deeper level of knowledge than other realtors we met.
