Moved into stained concrete sealed as this was a repurposed bldg. Not painted or cleaned. Maintenance requests for this were ignored (closed without addressing the issue). Elevator was down for over 6 weeks with no concern for paying disabled tenants. Smell of dogs & cats permeates the bldg & tenants don't pick up after their pets which Apt is across the street from a public playground. Inches of thick dust over the exposed ceiling pipes. For example, Our trash bins are overflowing because the trash hasn't been picked up for some reason in weeks. Alarms constantly going off, front door being broken for months, and they took away our trash can in the lobby because we "put the wrong type of trash in there" like we're being punished as if we're toddlers. 0 Stars if I Could - Avoid OCF Realty at All Costs Living in an OCF Realty property for two years was an absolute nightmare. We rented a full row home, and from day one the problems never stopped. Broken refrigerator, deteriorating stairs, non-working washer and dryer, and a literal mountain of trash left in the yard that was never removed. And that was just the beginning. The biggest and most dangerous issue was the leaking roof. Every time it rained or snow melted, water poured from the rooftop through all four floors down into the basement. We were basically living in waterfalls. Black mold actively grew throughout the house, and both my partner and I developed respiratory problems because of it. We exchanged hundreds of emails with their staff. Instead of helping, we were gaslit, ignored, and given ridiculous excuses. One of the responses we got was literally: "I couldn't help you because I was at the Eagles parade." That pretty much sums up their level of professionalism. After two years of hell, the city finally intervened and penalized OCF before anything was "repaired." And even those repairs were poorly done. When we moved out, we repeatedly asked to be present for the walkthrough. We called, emailed, and followed up multiple times. They refused. Then they entered the property without us and later emailed saying they were charging us $1,200 for water damage, floor damage, and repainting because the paint "didn't match" -- after their own contractor did the work. So let me get this straight: their roof leaks caused mold and damage, their contractor did bad repairs, and somehow the tenants are supposed to pay? Absolutely disgusting behavior. I've lived in three different countries over the last 20 years and rented many properties. I have never experienced such a lack of professionalism, accountability, and basic human decency from any company -- not just a real estate company, but any company. If you see the OCF logo: run. Run fast and don't look back. They don't care about tenants. They don't fix problems. And they will try to charge you for their own negligence. read more

I strongly advise avoiding OCF properties at all costs. I originally planned to renew my lease and stay another year until graduation, but OCF literally made it impossible for me to do so. What should have been a convenient college rental turned into absolute hell for me. Upon moving in (August 2024), the unit was in disgusting condition with: 1) multiple hornet nests in kitchen and bedroom windows, 2) mold covering the shower/tub, 3) non-functional shower head (which I was forced to replace at my own expense while OCF refused to reimburse me), 4) improperly installed windows that later caused major pest infestations, and 5) small bugs covering kitchen counters. Additionally, despite housing five units, they provided only three trash cans. Multiple tenant requests for additional bins were completely dismissed by their poor maintenance team. The situation became so dire that our building was fined by the city for how disgusting the exterior looked - nobody was actually moving trash to the street or returning bins as promised. The breaking point came with a severe fly infestation caused by OCF's improperly sealed windows. The situation was so unbearable that I couldn't live in my own apartment for 2 months. When I would return after a day or two, there would be 30+ new bugs flying around the unit or dead from the Raid I had to spray myself because of OCF's inability to properly address the issue. Despite my persistent attempts at communication, they refused to treat it as an emergency and handled it poorly. When I came to visit the office in hopes of reaching someone, Nancy Dickinson suggested I buy expanding foam to seal windows myself - a temporary fix that didn't address the root problem. "Pest control" consisted of two men spraying Raid and once leaving a sticky trap from Amazon in my bedroom. Corey Sistrunk was openly hostile and tried to intimidate me. He told me things like, "I've been in this industry for a long time, and you won't win in court. You probably won't see your security deposit again - we have proof that we tried to fix the problems." When the issue eventually subsided, I had brief peace until three months later when it returned. This time, I caught evidence of flies coming from my vents. It was clear this required deeper resolution, but to nobody's surprise, OCF still insisted it wasn't a serious issue and refused to credit me anything or allow early move-out when I requested it. Bottom line: OCF does the absolute bare minimum to avoid legal trouble while showing complete disregard for tenant wellbeing. They will prey on college students like me who don't know better. Save yourself the nightmare - there are much better options available, even if less convenient. read more

Not possible to rate 0 stars. OCF Realty is a bunch of glorified Slum Lords. Not only do they over charge market value of Apartments, but they absolutely do not upkeep them. They're slow to answer urgent emails. Maintenance does not complete urgent requests - I've had a broken window for over 2 years now. If you go to the office theres no one there that even acknowledges your existence. They're all just sitting there pretending to type - which is hilarious because I sent 8 emails (that were urgent regarding a broken window) and not a SINGLE one was answered. The only reason I have stayed in my rental unit is the location is unmatched, I have gone as far as to attempt to reach the property owner to consider seeking different management because truly WTF! Moved in 5 days ago and when I walked there were roaches coming out of the kitchen, refrigerator, dishwasher and even in the bedrooms. I contacted OCF realty and they put in and order for a third party but as of yet nothing has been done. I've killed dozens of roaches and so far and even put them in a ziplock bag to prove it. When I vacuumed on move in, my vacuum picked up a small Walmart bags worth of cat hair from the previous tenant so they clearly weren't cleaned well in between tenants. The apartment itself is beautiful and so is the area but these roaches and the response of waiting on a vendor for the roach problem is a major issue. Id hire my own exterminator but they said it would be at my own cost, but I don't believe I should pay for a roach free apartment if I'm not the one who brought them in. read more

This company does not communicate. AC Issue: My apartment was between 88 and 90 degrees during this years heat wave and it took them over a month to get window units put in. The maintenance team wasn't even aware of this problem until they inspected my unit for another issue and suddenly they could get a window unit put in same day. Also, My windows have been broken for over a year and there has not been any follow up (exactly why I didn't just buy and put in AC units myself). Lease Issue: My new 1 year lease has just started this month and Even though I signed my lease prior to everything mentioned above, I am told since I signed my lease I am stuck here another year. Their lack of communication with their tenants, vendors and Property owners has been absolutely horrible and I would not recommend them to any property owners or future renters. I could go way more in depth about their lack of communication, from one team member letting me know there will be a call with the owner to adjust my rent to another team member following up and asking why my rent Is not paid. I will leave it at this, PLEASE TRUST ME and go a different direction if considering renting or having OCF manage your property, they will not respect you as a tenant or a building owner. read more

OCF is a joke of a management company. If you own property, dont waste your time with these clowns. I own a property in town. Over the course of 3.5 years, they fumbled the execution of my lease. They perpetually failed to address/collect late fees but then would try to apply them YEARS later to my tenant. When a lease was for renewal, I specifically told them to NOT send the lease before it was reviewed/revised. What do they do? Immediately send it and have the tenant sign another year without the amendments. The cost for management is low, but is there any value in the service they offer? None. I suggest finding literally anyone else to manage your property. read more

They almost didn't give me back my security deposit and took off 100+ dollars for natural wear and tear, plus a random tenant fee that they never explained. It took them forever to give me my money back with the "damages" and even then it was like pulling teeth the entire time. I had to threaten to sue over email multiple times before they took it very seriously. This is the first time I've ever had money taken from my security deposit and I know they could not find a tenant to fill the place with what they were raising my rent to. I suspect they took off for "damages" because the next security deposit was not nearly as much as I had paid. Would give these guys 0 stars if I could. I lived in an apartment building managed by them for 2 years and there were maintenance requests they never followed through with - the biggest one being a leak from the ceilings and most of the windows with visible water damage documented with pictures. There were 2-3 separate maintenance techs that came out to look at it - the first one was adamant it was a window leak even though I showed them it was clearly coming from a ceiling vent and the fans occasionally on heavier rain storms. They also will charge you 2 months rent for the security deposit plus first months rent up front. My fault for not looking into the PA security laws sooner that state you can't charge more than 2 months rent (specifically for a security deposit) for the first year, but if you renew the lease for a second year they're required to return any deposit exceeding one months rent back at the renewal which they never contacted me about until I was looking into my lease details and requested it to be applied to my last months rent as a credit. Thank goodness I did that before the lease ended and got the credit applied to last months rent because I moved out June 25th, 2024 and to no one's surprised they never contacted me about returning me my security deposit or gave an itemized list of deductions they would be taking from the deposit within the REQUIRED BY LAW 30 days a landlord has to contact you or return the deposit. They did happen to sell the property between me moving out and now and they've brushed me off about it because "they don't have the buyers contact info, we had nothing to do with the sale, the funds were transferred to the new management company." All BS. I was given the new property management companies contact info who was super responsive and willing to help me look into this but upon their investigation, they do not have my funds, OCF does :) I'm looking into legal action at this point because it's absolutely ridiculous to be THIS disorganized and clueless about managing an escrow account and keeping track of tenants deposits. So my advice is to stay away if want to save yourself the headaches :) read more

DO NOT LIVE IN AN OCF BUILDING!!! I lived in an OCF apartment for a year and it was the biggest headache of my life. Let me break down all the issues: 1. Service Requests: OCF will do whatever it takes to not have to foot the bill for anything that breaks. We were in our apartment for less than a month when we noticed our oven's temperature sensor was broken, and it continued to heat up to dangerous fire-hazard levels. Not only did it take two months for OCF to get their shit together to call someone to get it repaired but tried to blame us for breaking it (let me know how a person can break an oven temperature sensor please). Service requests often would also be cancelled for no reason. Our microwave was broken for three months because they kept cancelling the request. Additionally, if there's an emergency forget about them helping. Our garbage disposal broke leading to it spewing dirty water back into the sink until it was fully overflowing on the floor. I called, texted, and emailed but got no helpful response besides the fact that I would be liable for paying for it to be fixed if it was my fault. I ended up having to call the number of the repair guy they used myself (side note it would take forever to get something repaired because they claimed they weren't getting a response from the repair guy but as soon as they provided the information per my request and I reached out myself I would get it fixed IMMEDIATELY - just goes to show how lazy they are). Also, in the one year I lived there there was never a time where everything was working. All the appliances are super cheap and poorly installed. 2. Buildings poorly maintained: OCF didn't let me move into my apartment until a couple weeks later than I needed to because they insisted they needed to clean it before I arrived. When I opened the door the whole place was a complete disaster. Dead bugs, old used rags, and just dirt, and scuffs all over the place. Additionally, the common area electricity was off (in the gym, package room, lobby, etc) because they didn't pay the electricity bill for maybe four or five months. I've also lost thousands of dollars in stolen packages because they were setting up a call box system that never worked. They had a bunch of locks with spare keys in them outside the building for deliverers to use but when I asked for the code they refused to give it to me because they claimed it wasn't safe for me to be giving out that code to delivery people. So instead everything I ordered was stolen because it was left outside. Did OCF do anything or even apologize? Absolutely not!!! 3. Attitude and hidden fees: they may be nice to your face if you go down to the office in person but they are so rude and condescending over email. I felt like I was talking to a child mid tantrum every time I had to email them with another problem. The lack of respect was absolutely crazy. Additionally, they try to take as much money from you as possible. They included a monthly ten dollar fee to use their portal which is the only way you can pay rent and request for things to be fixed. Additionally, we got our first month for free but they did it the form of a credit on the portal that simply just wouldn't apply to the rent. We ended up having to fight them for months in order for them to apply the credit so that we actually could get that free month. OCF is a company of THUGS that do not care about their residents. They only care about getting the most money possible without having to put in any effort of their own. I'm sure Trump would endorse this company. Fuck you, OCF. OCF is truly the most haphazard realty management group. Let's start with prior to move in. The row home had been unoccupied, so we needed to set up gas. PGW has windows to visit the home to restore gas lines. and by the time I was told we "got the rental", PGW either had a day before our move in date, or two weeks after. The heat, the kitchen appliances, the laundry, and hot water all require gas. I asked OCF to give us the keys a day early so PGW could look at the home and we would pay for the extra day. They denied it. I begged OCF to have someone at the house then to let PGW in. They agreed. PGW arrives, and OCF doesn't answer their phones, so I had to beg PGW to stay 15 more minutes and had to drive to OCF to demand someone let them in. Moving day, OCF third- party maintenance workers were still working on the row home, but left behind a broken fence, broken microwave, broken sink faucet, lights with no bulbs, broken fridge, several holes in the wall OCF tried to paint over, hooks in the wall (even though we were told they would remediate those prior to move in), cracks from a poor paint job, dirt in the house, trash on the roof deck (I mean beer cans, pillows, condoms, food containers), and trash in the backyard. I was told to notate it in the move- in checklist and to log tickets for everything and they would save the checklist in the profile. I cleaned the trash, dealt with OCF for over 2 months to get things repaired, and was given no further compensation or even apologies. The roof also leaked two months into moving in. It took their roofer three visits before it was fixed. Then we prepare for move out. At first, OCF told us that the property owner wants to sell and they would not show the house until after we moved out. That was a lie. They showed our house without alerting us 3 times, once while I'm mid shower. OCF apologized but did nothing to rectify it outside of giving us someone's contact information if it ever happened again and removing us from the list of showings, but showings still somehow were happening, and we even had 4 different groups come to the house without an OCF agent asking to see our house. Finally, move out comes. We clean the house. There was an issue still with the towel rack (the ticket for that repair was left unresolved the same week we moved in), but overall, we gave the keys back with the house in better condition with no issues. I then wait for the security deposit. After 28 days, I'm told to get records from PGW saying nothing is owed for gas so I can get the security deposit back. I do this, and then get a list of deductions. OCF was charging me for soil in the backyard, a dirty roof deck, holes in walls, hooks in walls, broken towel rack, and soiled walls. The email said I could ask for photo evidence. Now remember, when I moved in I noted the towel racks and holes/ hooks in the walls. Unsurprisingly, OCF "is unable to locate" my checklist or tickets. Plot twist, I keep receipts of everything so I forwarded the original checklist and date/ time stamped photos of when I moved in to dispute everything. Now my case is being brought up to a manager. It's been weeks now. I keep asking for the photos and updates on the review. I'm told a manager has it, but I'm not allowed to get the phone or email of this alleged manager, and the person I'm working with repeatedly insists that this has been escalated. I was told they made the check for the security deposit with the deductions already sent to me, but I have yet to receive it. Seeing the hundreds of reddits, this is common business practice for OCF. Still no pictures from OCF, which I find odd. Why would a manager need to review photos of the conditions of the home if they have such a good documented practice? Moral: don't rent from OCF, get everything the agent says in writing, save screenshots and photos. read more

let me start by saying this : almost every single good OCF review you read has been made by people who do not yet live in an OCF property... what does that tell you. I have had a litany of issues in the past 2 years I've lived in their northern liberties property. I am THANKFULLY moving out in a few short weeks, but let me just tell you what happened this week. I am sitting in my apartment, packing and preparing to move, when a scheduled tour arrives. I open the door and there's the leasing agent with a woman. who has a dog?? I have a cat. OCF knows this well and if I get into the "they leaked dirty water into my unit from an adjacent unit they were fixing, and told me they'd come clean it up, but never did! so I cleaned a massive puddle of dirty water so my cat didn't drink it and die" story I'll never finish, so I digress. Not at any point did the woman touring or the agent with her, ask if the dog was allowed to come in. When I asked her if the dog was reactive she in fact replied, "sometimes!" The dog was small, and was not wearing any sort of service animal designation. This was 100% a pet, not a working dog. In my complete shock I stood there and watched as she briefly walked through and then left, but obviously after realizing how completely fucked this was I emailed OCF explaining how my cat does not have *any* exposure to animals who are outside, so this was completely unacceptable. my cat is not vaccinated as if she goes outside. my cat has no exposure to fleas etc. I was genuinely curious what their response would be to such a glaring violation. It was clear they assumed I might not be home and they'd get away with allowing a stranger off the street to bring a pet into my home, but okay! I emailed OCF right after to tell them this happened. to tell them this can NEVER happen again. to tell them I want this addressed immediately. OCF's response? NOTHING. In the past 72 hours since I sent the email, they've (as usual) declined to respond. :) read more

I got locked out of my apartment and instead of charging me a $100 lock out fee to send maintenance out, they offered me to come in for the spare key for free! Shoutout to the emergency maintenance line and CJ for helping me out! I've also had maintenance be super responsive for other things. I have felt rent has been reasonable given my location compared to other places in the area, too. I even got a promotional rent discount with signing. When I say this was the absolute worst experience I have ever had living in an apartment, I fully mean it. I can't speak for OCF as a seller, and there are staff members who are very friendly and helpful, but if you are a renter, RUN FAR AWAY!! OCF is frankly a glorified slumlord. They do not have the capacity to manage so many properties, which you quickly realize if you have ANY issues whatsoever. A list of just some of the issues I had while living in an OCF-managed property (excluding all the issues pertaining to the horrible quality of the building itself): * On my move-in day, I entered the apartment to find that turnover had not been completed. Paint and spackle buckets were inside and when I called maintenance, they informed me that the property manager was "aware of the situation but couldn't get someone to finish before my move-in". My move-in day was in my lease and had been in effect for almost a month. * Immediately I noticed a crack in the ceiling (I was on the top floor). Found out as soon as it rained for the first time that it was, in fact, a major leak. So bad that I had to put multiple bowls/pans around to catch the water whenever there was a chance of rain. It took multiple maintenance requests and over 3 months to fix* the issue. *Other parts of the ceiling started to leak after the main hole was patched. * Our garage card reader (to enter the building once you were in the garage) was smashed by someone trying to break into the building and OCF did not get it fixed for two weeks. This was the only way to get into the building from the garage so if you happened to leave without blocking the door with something you'd be stuck in the garage until someone else left the building. * The garage door was broken for at least a week and a half (we paid $200/month to park in the enclosed garage). It was stuck in the open position, and we were instructed not to close it until they got it fixed. This is in a neighborhood well-known for car break-ins and thefts. They did not give us any money back on parking rent for this inconvenience. * For the last 4-5 months I lived in the property, all packages in the "secure" package room were rifled through and anything of value was stolen. They have security cameras in the package room and in the basement where storage lockers are kept, yet they can't identify the people stealing packages (and even bikes from the lockers in the basement). * The trash room is absolutely disgusting. That is not completely on the property management, but lack of attention to this led to pests elsewhere*. *I lived on the 6th floor and kept my unit very clean. A few months before I moved out, I started to see roaches in my apartment. There were at least three I caught. What it really boils down to is that there is not enough staff at OCF to effectively manage their properties. No management is on site at these properties, and it takes EFFORT to reach anyone on their team. Honest truth, the last time I needed to speak to someone urgently it took me 17 times to reach someone through their phone number. If you rent from them, chances are way more likely than not that you will absolutely regret it. I hate that my first year living in Philadelphia was tainted by my experience with OCF. read more

A portion of tiles collapsed in our shower (due to them being poorly caulked onto what looks like plywood) and OCF said that a maintenance worker would reach out to us (he didn't). It's been a month and they marked the request as COMPLETE but I'm still staring at a hole in my shower wall. They've ignored every email I've sent. OCF also gave the key to my apartment to some repairmen who were meant to be working on my neighbor's unit, and these repairmen just let themselves into my apartment WITH NO WARNING. I was home alone at the time, so looking into my kitchen to see two strange men standing there was really jarring. When I called OCF about this, they shrugged it off and said that they were "from a reputable company". Oh, and I can't forget about the black mold everywhere that hasn't been addressed. read more

Air conditioner always breaks down, technician never shows up on time, multiple no shows. OCF staff do not give a shit about you, they give attitude and raise their voices to their tenants. "We cannot make promises" for the technician to arrive lmao like wtf? Overall experience is horrible, and again they do not give a flying fuck about the tenants so I highly advise to not rent from this company. read more
