I called Gabby and said I need a refund of the extra months rent. She said no and it was her credit processing company fault, deal with them. I called them and they said that only she could reverse the charges. She said only a credit would be given back at the end of the month on the 25th by check or keep it as Mays rent also paid and no credit on the double processing fee. She is unethical and lies about who is at fault. Junk fees are added monthly that she keeps, and any maintenance requires $75 even if wear and tear of age on a item. I will be reporting her to the Omnibudsman and have emails showing her being unethical and miss trust of funds

We received a call from Gaby the next day asking us to send that info via email, she advised that she had four applications and no supporting documents for any of them. I asked if we would be considered first if we get our docs in first and she said yes. I sent our docs right away and called to confirm she received them. We hadn't heard anything so we called back and left a message, she did not respond. Two days later we moved on to another property that required a 700 credit score, we knew we were close, but not sure, so we looked up our credit. That's when we realized that Gaby had run our application as a hard inquiry knocking our credit down 61 points! I called two more times, no answer, so I tired calling from the hotel and guess who finally answered... She said she didn't know if we would be accepted or denied, she said she ran all four applications, when I asked why she would do that she advised that it's "proprietary". When I asked why she hard inquired my credit, she advised that's she's "not the credit bureau". We are struggling to find a rental now because of the hit to our credit and it's showing that it won't drop off for TWO years. Do not do business with this company! They will ruin you. Also! Still haven't got an approval or denial.... no communication.

In a bind, I signed the lease even though I immediately noted some non-standard policies that shift almost all of the maintenance burden to the renter. These differ in a few key ways from the leases I use, but I didn't think more about it because being an owner, I knew I would take care of the property as though I would my own home. That was a poor assumption. I assumed that Newmarket would be run by humans with compassion rather than unsympathetic folks who are overly deferent (in a predatory way) to the lease. My major issue was being charged to stretch the wall-to-wall in the home. It was a new home when I moved in. The carpet buckled due to installation. I have a home from the builder and I know for a fact that they would fix the issue. I noted the issue in person during a re-sign inspection. An agent took video and acknowledged the issue. I heard nothing further, so I was very surprised at the bill on move out. I was told that I didn't have a record of notifying Newmarket, so they would defer to the lease. It should have been in their file and video, but that was not their approach. This, combined with an endless number of unnecessary nickel-dime charges and countless interactions that degraded over time, serve as the basis for my review. $25 to tighten a faucet handle. $50x2 to install air filters (they were new AND I left a spare in the home). This added up and Gna simply said: "it's in the lease." I'm out of the dwelling and thankfully so. I write this so any tenant can make an informed choice if Newmarket represents the owner. I also write this if an owner is seeking a management company: avoid Newmarket. Someone in the future who isn't as respectful as me will not steward your investment like I did. That's a pain and a half. I know from experience. Your management company is your line of contact and you can do MUCH better than Newmarket. In fact, you put your property at risk because of the way they interact with your tenants.

There are terms that are quite standard (I am also an owner), but there are terms that are borderline predatory. If you are an owner and seeking a company to represent you, I strongly urge you to look elsewhere. I came to loathe the interactions with New Market. They were rife with insensitivity, dismissiveness, and a seemingly never ending callous deferral to the lease, which contains a few key hidden fees and tenant responsibilities that press what is reasonable. The key example is that the carpet needed to be stretched. This is a builder install issue and the carpet was fine on move-in, but quickly rolled as the home normalized in humidity. I noted this multiple times in person, emails, and in the inspection when I renewed the lease. I was ignored. I was told that if I couldn't produce emails, then I was responsible for the stretching fee. They did not produce their own records, of course. Personally, I interpreted each exchange very negatively and with high levels of stress. I was a good renter, kept the property in excellent condition. The carpet should have been a warranty item, but Newmarket saddled me with the cost. I treated it as my home and in a way I wish someone would, if it were my investment. I say this because, at some point, someone else will feel the same way and may take it out on your investment. I see the value in having a hands-off approach, but as someone who partially relies on passive streams of income, I can also say that I would not look forward to the stress and labor it would take to repair a damaged property. If you are an owner and looking for representation, I would want people to feel like my investment was a home. That starts with a management company that treats tenants like people, rather than commodities. You are not getting your 10% value and will be better served elsewhere.

I spent 8 years in a condo managed by this company (formally Management One group), and overall the experience was pretty poor. In 8 years I had approximately 6-7 property managers. I had more poor experiences than good ones with the managers over all. One issue was that my unit had mold damage from a slow leak and it took 48 days before mold remediation was done. Although this may not be solely the property managers fault, I believe they were partially responsible for the delay. For the most part I needed to call for updates as to what was going on, and not them updating me. Another issue I had was sediment and rocks built up in the water heater effecting water pressure out of every pipe from the shower to the washer. They sent someone out in a timely manner, however, the plumber reported that the water heater should be replaced because it was years past the date it should be removed. They didn't replace it, because I imagine they didn't care enough to communicate this to the owner. Due to this, there was an issue years later. One morning a plumber from the downstairs unit came to tell me that there was a leak in the unit below me causing extensive damage. I let him come in to see if he could find the source of the issue. We discovered not only was the water heater 12 years old (5 years past the date it should be removed), but it also was not up to code either. When I reported the issue to the property manager at that time, Tamera, became irritable and snippy with me on the phone, asking me why I would allow anyone to look at the water heater. Um, hello, the neighbor has a flood, or a leak or something going on coming from my unit. I found out that serious mold was occurring downstairs, causing the owner a tremendous amount of money I'm sure. When my water heater was replaced, I asked if the drywall would be replaced. It was not, and guess what?... I then TOO HAD MOLD growing in my closet. At this point I wasn't sure whether or not to stay living in a poorly managed place or move. What made my mind up to leave was when I tried to renew my lease. The manager told me that rent in my place was normally 3-400 more than what I was paying. She seemed matter of a fact, and not willing to work with me. I don't think she cared about what the owner or I wanted. Later I found out that the place rented to another tenant for only 50 more than I was paying which leads me to conclude that had the manager tried to work for the owner and myself we could have made an arrangement that worked for both parties. The last complaint is the primary motivation of leaving a review. My lease end date was on a Sunday. I was told I could return the keys through the door of the office. I took photos of this, because I did not trust this company at this point. When I got my deposit refund I discovered Rent Vest charged me 3 additional days of rent deducted from the check. When I spoke with them about this, they said I would have to resolve it with the new company managing the property. It was Rent Vests mistake, so I believe it was their responsibility to communicate their mistake to the owner or new property manager to rectify the situation but they refused. If you're a potential tenant, I would go to a reputable management company to rent from, and if you're a property owner I can say that you are more likely to have a higher turn over rate of tenants costing you money out of your pocket if you go with these guys. They don't seem to hire many qualified property managers. When tenants feel dissatisfied by poor service, they move. When they move every year that costs the owners more money.

The tenants moved out Easter weekend. I drove out from L.A to assess the property myself. Her "associate" did the final walk through. From her report everything seemed honky dory. When I got there I noticed that all exterior lighting had burned out light bulbs. There were 2 doors with patch up holes where someone's first entered. My bathroom sinks were destroyed by a curling iron and the medicine cabinets were ruined. The kitchen range had so much grease I didn't even know where to start. But worse of all was the backyard. When i turned the property over to Rachael it was in great shape. I told her that it was important for her to visit the property every 3-4 months to assess the tenants agreement to keep the landscape in good condition.
