I live at Windsor Point condos in Calgary. We've had no hot water for 5 days. When our hot water heater was replaced a few years ago they got the wrong kind and now the burners are corroded and we're living like the Ukraine. I've already tried to deal with them about the new entrance doors under my unit that slam constantly because the wrong closers were installed. Got promises but nothing done. I'm looking at getting on the condo board and the first thing I will do is suggest a move to Simco or another company. Diversified are only good for signing checks. Calgary home buyers and renters beware!!! With the property market on fire in Calgary, there are a few things buyers and renters need to consider before signing any agreements. Something that is not usually considered when buying or renting an apartment is the value of property management that operates using fair and ethical business practices, but this is more important than you would think because the wrong choice could be costly. Be sure to do some research on customer feedback before choosing the location you buy or rent. When reading the feedback, try your best to weed fact from fiction as some companies post fake customer feedback to win the trust of the public. The following is my person experience as a non resident buyer/landlord and my experience with the crooks at Diversified Management Southern. Community Manager for La Mesa Phase II is Tristan Johnston who is titled as the "Voice of the Board of Directors" and his assistant Jade and his Manager Gordon Sieb, are very quick to demonstrate their authority if the property management can find a way to penalize you financially. The core values of Diversified Management Southernas per their website are as follows: Honesty Integrity Loyalty Service Oriented Personalized Service This is definitely the kind of values you would want in exchange for paying over priced condo fees in some parts of Calgary but this is not what you receive when you are a customer of Diversified Management Southern. No where in any of DMS's contracts do they mention they can penalize you, and this includes their own interest rates and administration fees, for tenants and landlords which are managed by their company. I am currently facing this issue, first hand, and the situation has caused my long term tenant to move out of my property which I purchased in 2019. The property management apparently arrange for pest control to enter my tenant's unit, which was arranged directly with my tenant. My tenant granted the entry into the unit but there was a second attempt to visit the unit two weeks later. My tenant and his wife and their dog were home the entire day but no one had actually visited the unit. However, Tristan Johnston contacted my tenants to advise them they would receive a fine, issued by "Diversfied Management Southern" for not answering the door. When I attempted to contact Tristan myself by phone and email to verify why my tenant was receiving a fine, it was explained by Tristan that the Property Management company is well within their rights to charge a fine for failure to respond, even though the visitation of the pest control company was billing DMS for failure to respond. The pest control company visit was arranged by DMS for all 24 units on that day and any tenants that did not answer their door were served a fine, payable to Diversified Management Southern. I contacted the pest control company in question and they confirmed that the pest control visit was ordered by Property Management because a dead mouse was located in a unit on a different floor. They confirmed that they charged DMS $100 visitation fee because several tenants did not respond to their door. DMS was issued one fine of $100 but DMS issued several fines to tenants and landlords for the same amount. Not a bad profit if everyone pays! The Pest Control Company was not able to confirm how many tenants did not respond and the pest control agent who attended the visit, could not remember which units responded and which did not. Either way, Diversfied Management Southern used this opportunity to send a bill to several units, including mine, to penalize the tenants with their own charges. Tenants were given 30 days to pay and after 30 days, an additional $100 "administration fee" plus tax, is applied to the outstanding fine. Both my tenants have faced loss of income due to the current covid pandemic and were not able to afford to pay, and as a result, the outstanding bill has been sent to myself, as the landlord, who has heard about this incident only recently. $200 per tenant may seem like a very small amount of money to some people and to others, this represents half of a weekly salary. I also lost a long term tenant and more importantly, I have lost my confidence in the Calgary real estate market as an investment opportunity. Either way, please remember that companies like Diversified Management Southern are crooks and they make their profits by taking advantage of unwary renters and small time property investors who may not be aware of the laws or have the time or the resources to fight for what is fair. Has anyone else experienced this type of business practices from Diversified Management Sourthern? Real Estate agents in Calgary are saying Diversified Management Southern are well protected by the governing bodies which they compensate annually like Calgary Real Estate Board, Canadian Condominium Institute, Real Estate Council Alberta, ACMA, BOMA Canada and BBB Accredited Business. The lack of communication is ASTOUNDING. IF, and that is a big if, a notice is put under the door or posted in the building notifying that tenants have to be home a certain day or time, the is back-dated WEEKS before it was ever given/posted. PEOPLE HAVE JOBS AND NEED TO TIME TO SCHEDULE OFF WORK. I had a surgery scheduled and two hours before, we got a knock on the door stating we were required to be home that day. Zero stars if allotted...we have owned this condo since built and this management and board is ridiculous,lack of communication except for money issues! We pay for underground parking and asked for a replacement or pay for a new one on the 17th of August to Tristan Johnston and twice sending me the same reply about attached noticed which btw I had filled out and sent to her. I have emailed my husband called numerous and still nothing and if I park anywhere on lot I will get towed...except for board members who seem to park anywhere they like and nothing said...I am startup g to believe maybe they have a racist with indigenous peoples...it always seems to be our unit they have issues with...so sick of the stupid bike rack outside my patio as well...hell I can go on and on but it all falls on deaf ears!!! read more

Well, to all you negative individuals who post unwarranted comments on this site in reference to Diversified Management, I would like to state that maybe you should sit back, relax, smell the flowers and give this company some credit. Tristan Johnston and her team are striving to ensure that Legacy Gate is managed and run smoothly by the Board, of whom I only know two members. Mark and Sharon, Property Manager for Buildings 1000, 2000, & 3000 are lovely individuals who are always available if anyone has a problem. With respect to Tristan, I have been dealing with her for close to four years, since shortly after I purchased my condo in July 2020, and have never had one iota of an issue. I want to thank she and the board for approving the extensive renovations recently completed in my unit concerning the installation of vinyl plank flooring, plus any other time I have requested a response from Tristan, she has responded in a friendly and prompt manner. Perhaps you naysayers, it is in the delivery of your sometimes scathing messages, that you do not necessarily receive a reply. Maybe you should apppreciate what Tristan is attempting to accomplish, plus the Board, in making Legacy Gate a community that is focused on improvement, as well as providing pertinent data on future plans and events. The newsletter composed by the Board is very informative, so give your heads a shake and try and show gratitude to these individuals. We are now on to our 7th manager! I emailed them Monday to said I wanted to come Tuesday to pick up the documents I need to sell our condo. No response. I showed up was told I would have to fill out a form and wait 3 days. Why wasn't this form emailed to me and save me a trip to the city?! Not to mention the $500 cost. My realtor says they have a really bad reputation and are over priced. Can't wait to never have to deal with them again after we sell our condo. And the new owners have a new management compnay as of Nov 1st. My realtor told me to wait to order documents until the new compnay is in place however Diversified won't tell me who that is and emails to our board are going ignored as well too. read more

Wish I could give a 0. Would never recommend this management company and regret buying a condo that is managed by them. Absolutely no communication when issues arise and this has been ongoing for the three years I have lived here. No confidence at all that my investment is protected and maintained to the standard it should be. I have left numerous messages and sent emails to Tristan Johnston, Community Manager and she has not responded. Its very frustrating dealing with her non responsiveness I recently sent a check to cover for my condo fees for the month of October 2019 which can be deposited immediately. Upon receipt of my check and a follow-up email sent to her, she responded saying they can not deposit the check until October 1, 2019. I reiterated that it was not a post dated check and that I usually pay my condo fees in advance, either months away or to cover for a period for a whole year at the beginning of the fiscal year which can be deposited by them at the receipt of it. I asked her for the contact info of her Manager or a the Branch Manager so I can speak to, do date, she has not responded, I also left her numerous voice mail and she has not returned my calls. I am going to ask my Condo Board(Chaparral Condo Association) to look for another property management company for 2020 forward. Very disappointed with their and Tristan's non professionalism. Hi, I couldn't help but notice the age of the comments about DMS, and I feel clarification is required on a few points. When you live in a condo complex be very aware DMS or any other property management company is accountable to your Board of Directors, and hence must have Board approval before most changes, particularly spending money are concerned. Therefore, if you want change, join your Board. They are always looking for help, its your community, be part of the solution. In my complex I am pleased to say I arrived just as another property management company was leaving and DMS arrived. There were burps, yes, brand new buildings, construction issues, tenant issues, but that's what you get in any new build never mind high density accommodation. Insofar as ongoing service, and guidance, I couldn't be more pleased with the service and availability our site manager. Be aware, any property manager handles several properties with possibly hundreds of units per site so leaving an email with expectations of having your specific request completed the next day is unrealistic. They could easily be tied up with contractors. Our site manager maintains a close eye on this site, diligence is rare. We have our problems on our site and each time DMS has provided options. The Board chooses the option it deems appropriate. I have been here nearly three years and would not hesitate to refer Diversified Management Services to anyone looking for a conscientious diligent property management company. read more

If you are considering living in a property managed by this company I would reconsider. Personally I would never live under their management again. The lack of communication is ridiculous, among other things. There are constant problems at my condo complex and we never hear if they are looking into them or what is being done about it. The only time we hear from them is if they are being heavy-handed about the bylaws basically. It's very frustrating to be advised that something is happening and to be prepared (ie window washing) and then that doesn't happen and we don't hear any explanation or if it has been rescheduled. Window washing may not seem like a big deal but we have to take our screens out in 30 degree weather and keep the windows closed for nothing to happen and no explanation after multiple messages to DMS asking about it. This is just one example of the mismanagement from this company. Looking back on previous reviews, it seems this company doesn't ever get better. read more

Extremely poor management. No communication, no reasoning. All they do is blindly charge the owners whenever they screw up. About 2 weeks ago, I asked them to tell me if the building has experienced a boiler/heat outage. WITHOUT discussing anything with me, they sent out a certified plumber, charging me over $250. When I found out that they did this, without consulting me, I cancelled the service, but they still charged me the service call WITHOUT accomplishing anything, WITHOUT arriving to the building itself. HIGHLY dictatorship-like management. HIGHLY unrecommended. read more

This company is a joke. There's no communication with owners. They set dates, don't show up and then don't tell you why or when they'll be back. Which is funny, because if you did that to them, they'd fine you. They LOVE being heavy handed about fines. There have been some little issues but Jade has been responding in good time. A recent security issue which may have seemed frivolous at first glance was handled politely & professionally, in good time, including an investigation initiated by Jade which eventually validated the concern. One star exaggerates their ability to complete the simplest task. A honest review is no start at all. You'd think, with "Management" in the name, Diversified Management Southern would or COULD handle tasks expected of a building management company. Think again!.. It's almost laughable... The incompetence of the administrative staff, the policies in place and the sheer disastrous communication. Maybe, just maybe, you could try to be, oh I don't know.. HELPFUL?! Worst management company ever!!. The condo board replaced all our doors with Diversified management. After a while the back door no longer opened. I waited 2 weeks for them to fix it/ When I had enough, I called in a door lock smith to get it check out. The door would not open because of a faulty lock. It cost me $167.00. The management company would not reimburse me and waited 6 month to get a new door lock/knob from them. read more

I am in the process of buying a condo, but have not completed the purchase yet. I called to find out if there were any Board meetings after the date of the last meeting documented by my realtor. I was directed to Jutta who looks after the condominium document downloads, and she quickly returned my call, and was able to tell me that my information was up to date. She also told me that she would send a welcome package as soon as we take posession. Thoroughly efficient and courteous treatment - not what I expected after reading previous reviews. read more

Don't even worth one star. This is the worst Management company ever. No customer service, will not follow up with issues and the condo fee is sky high. My apart was flooded due to rain back in June 2013 (before the flood in Calgary), and up until today Jan 23, 2014, my condo is still not completely fix. The whole process dealing with them is torture. I have to email them every 2 weeks, every month to get some update, and most of the time they are just passing the ball around. I have to contact the restoration company directly for the restoration but was never able to reach them, call was directed to the voicemail, which always happen to be full. When they finally came in to fix the leak in the roof and to spray something inside the storage, which I can't confirm has remedied the issue. They torn down everything inside the storage, left the door wide open, which was eventually damaged by the wind, and left a huge scratch on my balcony. Because the door was left open, a bunch of birds went in and defecated all over the storage, two even died inside.. I have been cooperative about scheduling time for the restoration company to come and at this point I have completely lost confident with them. Diversified has failed to provide any initiation in resolving issues. All they want is your condo fees. read more

I rented from this company 6 months ago and it's been a nightmare since day one. I was assured the property would be clean and ready and had a set possession date. As I was getting in my car to meet the property manager for the walk through, she called and tried to cancel saying things weren't ready and besides it was just a tentative date anyway. I told her that was completely inaccurate and totally unacceptable. I had transferred all utilities already and I had a truck and people booked to move me the next morning. When we met at the property which had been empty for 3 weeks, the locksmith was just changing locks when we arrived, it was filthy inside and in the yard and in need of some repair. Each time I expressed a concern I was met with the answers that it really wasn't a problem, or not that bad and to be expected, or well I guess there's no time now anyway if you're moving in tomorrow. Every time I complained it was met with "but look how clean the fridge and stove are" (and that was not the case either). I was beside myself with frustration but had no recourse but to move forward. We found big areas of mold and I told her that it needed to be looked at immediately but she ignored me. Within 2 weeks there was sewer back up in the laundry room and when I called the "emergency number" no one answered and when I called her cell, I got no reply for 5 days! I gave this woman far more time than I should have to get things taken care of and when it looked completely hopeless, I called the Health Inspectors. The story is an extremely long one filled with 3 inspections by the Health Inspectors and a long list of repairs and infractions that has yet to be finished and now we are days away from going to court. To spite repeated explanations to her of the work required and the risks of penalties, only a few things on the list are done. The lame excuses for things not being done are laughable, that is of course, if I get any response at all. She actually said to me that she didn't need to answer to the Health Inspectors, she doesn't work for them. They explained to her how wrong she was. It's futile to speak to someone who refuses to face reality but soon it will be undeniably in her face, in front of a Judge. The next step is a court appearance due to failure to comply to a Health Inspection Report. From what I've been reading, this could get to be rather costly for them, including paying to relocate me if the Health Inspectors and Judge decide to close the property until all repairs are done. What a nightmare! My advice to any and all is to NOT RENT from this company if you don't want to live in slum conditions or be treated like garbage yourself. I am doing all I can to stand up to these people and enlist the appropriate agencies such as Landlord and Tenants and the Health Inspectors with the Alberta Health Services to hold them accountable. This has been a very stressful and frustrating process and even if the list gets finished it wasn't worth what it cost in time, energy and stress for our family. Although I do plan on educating myself on the procedures of the Landlord and Tenant Resolution Court and potentially to be asking for compensation on several matters for the whole time I've lived here. I strongly urge any and all to pass up this company and hope that you actually get a landlord or property manager that cares and will take care of things. If you do find that, please let the rest of us know because it seems to be rather few and far between. Good luck to us all :D read more
