First, they charged me twice the price the other firm would charge, but I still go for it because of time matters. But then it turns out that they provide me a Notary Public that even my property agent can do it for me for free. There is no information to prove that they (witness) are not ordinary person like my property agent but a lawyer. So I called them to ask for a stamp with their name with lawyer title, firm name and address. They told me that I don't understand how it works and asked to talk to my property agent. Then my property agent who has worked in this field for 20 years called them, they claimed that my agent also knows nothing and they insisted that what they gave me was Oki. Anyway, they might be right and we might be wrong. However, in the whole process, my agent and us were very polite and patience, trying to communicate. They treated us, or every clients in their firm (as I observed), like we were a piece of trash. You try to be nice, but then that Chinese lady would be so impolite in anyway you could imagine.
