Last month, a pipe that was never glued by the Pampering Plumber (this was confirmed by the insurance adjuster, the leak remediation person, and a trusted plumber) burst and poured gallons of water into our house for 45 minutes before we noticed, which resulted in $50,000 worth of damage and labor. When we contacted West Bay to ask for them to make it right, they said they would not pay for our insurance deductible because it wasn't their problem. We only asked that they pay our deductible as we shouldn't be responsible for their negligence. They told us they would contact the planting plumber, who also said it was not their problem. If you have an issue with your house after you build it, you may not get any help from the people who created the problem. No accountability, no morals, and overall would never recommend anyone have a house built by them. Please refer to the picture below

The workmanship throughout feels like a budget motel rather than a premium residence, and the builder's warranty support has been essentially nonexistent. Most alarming of all, multiple homes that are only about two years old have already suffered severe termite damage. It raises serious questions about how (or whether) the wood was properly treated during construction. Don't be fooled by the model home--it's beautifully finished because they clearly used their most skilled crews on it. The production homes, unfortunately, appear to have been built by far less experienced (and far cheaper) labor. Highly regret this purchase and strongly advise others to look for houses built by other builders.

They placed blame on the mortgage company and the realtor. This is the first and last time I will ever be forced to use this company. We closed on the house TWICE! They sent the wrong paperwork the first time causing me to drive over 59 miles to sign the paperwork AGAIN. I just wanted the keys to my home five days after the first closing. They snuck in a charge the second time that I haven't gotten restitution for. They rushed me through the second closing with no representation there. Over the years I have used many title companies and have never been treated with such unprofessionalism that was displayed here. They apologized, but the damage is done already from missed time and money.
