Prior to working with Eaton, I did not have a good experience with a few agents referred to me through friends. So I decided to look on Google and found Matt Grieser. He had good reviews so I went with him. There are numerous things about Matt that stood out from the rest. 1) He offered to look at a few homes without me present while I was at work, and gave me his honest opinion if it was worth scheduling a showing. 2) He is patient. He never made me feel pressured. My previous experiences with the other agents felt rushed. They acted like I should close on the 3rd house they showed me. I started looking for a home towards the end of 2018, but ended up waiting a year to start looking again. 3) He is personable and sincere. He visited with my 76 year old mother who is afraid to sell her home of 40 years. He took the time to sit and talk with her about the property/market and explain to her that he will hold her hand throughout the entire process. Working with Lisandra Kauffman at Eaton Realty exceeded all of our expectations. We were looking for a rental property after relocating to the Tampa area for work. If you are currently renting or looking to rent with Eaton Realty please STOP and take a moment to read our horrible experience! We moved to the area 17 months ago and rented a house through Eaton Realty with the goal to purchase a home in Fishhawk if things went well.  Given the fact that we never intended on staying long in the property, we were meticulous about maintaining the home.  We do not have pets, there are 4 of us (2 adults 2-14 year olds), did not hang any curtains, and with the exception of hanging a 35" LCD TV, we only hung 4 picture frames on the walls no heavier than 2 pounds (used small picture hanger nails).  Again, always planning on buying a house and not rent long.  After a year we decided to start looking to purchase a home and reached out to Eaton as they stated they had a program for renters that will help with the transition from renter to homeownership.  We worked with a fantastic realtor (Sissy Martinez) whom is no longer with Eaton Realty.   Sissy was able to find us a home we loved so we decided to purchase AND this is when the nightmare began... Suddenly the "Win win  program"" was confusing and not clear... Basically the renter is responsible for the rent up to 3 months or until they find a new renter. Not sure who was winning here, especially since this was based on us buying a new home from them. This was not clearly communicated by the office, but luckily Sissy was able to smooth things out for us (again she is no longer with Eaton). Enter Bill Hague, he was our transition coordinator or something like that. From the beginning he mentioned about the property needing to be move out ready and that they provide "courtesy" pre inspection and recommended professionals (of which we would have to pay out of pocket).  We had the entire home and all floors professionally cleaned (Eaton's vendor list) a hefty expense that we were willing to pay to ensure all would be ok. But despite all our efforts to get our full deposit back, Eaton still found issues with the home at the end.  The initial courtesy inspection and pre move out check was done by a gentleman named Britt (no longer with Eaton, hope you're seeing the pattern here...). Britt came out and stated that the property was in great condition and that we shouldn't have any issues receiving the security deposit.  A few weeks later we receive a notice that they will be sending another gentleman for the pre inspection and he pointed out a few minor things of which he said he was going to send a follow up email (never received the email).   Bill Hague then sends an email with a long list of things to fix of which none were mentioned during ANY of the inspections.  We tell him that none of what he is pointing out (by the way Bill never came out to the property) were things we did. He mentions they have " a thousand" pictures of the property showing the move in condition. However, none of the pictures he sent had a digital time or date stamp and when I questioned when they were taken he stated he had made a mistake and had sent us pictures that were taken 4 months prior to us moving in! There was another family living in the property at the time that those pictures were taken. In that moment I realized I was being scammed.  Obviously we did not take pictures to refute their pictures because nobody takes a thousand pictures prior to moving into a house.   In the end they deducted over $700 from the security deposit because they stated that there were  entire walls that needed to be fixed.  Although we used the touch up paint left in the garage by them.  I've had conversations with other renters and they have experienced similar issues with other renting companies so not sure if this is a strategy the leasing companies use, but I can tell you that we were certainly scammed out of $700. This is the first time I write a negative review for anyone, but felt compelled to WARN anyone looking to rent from Eaton Realty.  Last bit of advice take videos of everything before and after moving out so you can at least have some kind of evidence.  Otherwise they will decide to take from your deposit to fix things that were there prior to you moving in and use undated pictures against you. We were their clients in the past year and here is our experience: Good: very responsive to emails and text messages, have good contractor list if repairs needed, have nice properties Bad: moving out is a PAIN! we had professional cleaners and painters doing patching and cleaning, we had pre-final walk through and were able to correct all the items right after, however final walkthrough is done only by Eaton and we got smashed with additional cleaning fee and bunch of other things including admin fee of $85. I was a renter with this company for two years and I will say that if there was a issue with the house they fixed it pretty quickly. My main issue is that what I have found out is that with military personnel they will most like make you do a double security deposit (verified by a buddy of mine who uses them too and had the same problem). Upon vacating, we busted our butts cleaning the house and fixed everything on their "pre inspection". Checklist. After we left they charged us $3,500 in repairs to the carpet and blinds when the blinds were not brought up during the inspection and the carpets were able to be cleaned but the agent in charged stopped the cleaner from attempting to clean them. So my suggestion to you is look for another company since they will most likely not give you any of your money back from the security deposit. If you do use Eaton Realty, at least the ladies up front are nice. The rest of the company is just out for your money. read more
