The filter is so clogged that the system has sucked it up into the ductwork, leaving unfiltered air to run through the house. Missing this is INEXCUSABLE. We're having to call Stanley Steamer to clean ductwork. BIG BUCKS. If we had known at inspection of this condition, we would have made SELLER pay for the cleaning before closing on the home. This is the worst building you could possible work with. it's a shame we can't give zero stars. 1. they will lie through the entire process, and gaslight you into thinking 'this is normal business practices in builders', when it's not. 2. they will refuse to warranty things that should be covered: Drywall nail pops/cracks/tape separating, tile cracks or grout crumbling, wood trim on the floor or doors looking like they were shot with buckshot, flooring not installed properly with LVP not being pressed together all the way, cracks in concrete that are between 1/3 and 1/2 inch gapped. 3. Their warranty department is worse than being waterboarded twice a day for the rest of your life. Apparently they receive bonuses on things they can claim 'is not covered' and not send repair crews to fix things. 4. my house interior was painted 3 times because the entire family (age ranging from 8 to around 60 years old) were hired to paint my walls, trim and ceiling WITH A PAINT BRUSH. We came in multiple times and explained they need rollers. we ended up having to paint it again because warranty stated 'that's cosmetic personal preference, not a problem' regardless that the million dollar house looked like it was painted with a watercolor coloring book brush. They also didn't primer most of the walls, with new drywall because "This paint has primer in it". 5. they continued to drywall over lights in the ceiling and took 4 attempts of cutting holes in the drywall before 'finding' the light fixture. and since none of their contractors are skilled (all picked up from lowes/home depot) none spoke english. So i had to use Google Translator multiple times to get them to understand what i was trying to convey on corrections. 6. They never use the right plans. They built my house as a different elevation, even after constant corrections. They were constantly arguing that things went here and there, and when i showed them my plan, they kept acting like Alzheimer's patients 'oh, that's right'. something that was supposed to be done in 9 months took 15 months because of constant corrections. including some we didn't make them change because the delay would take months. 7. with 99% of the workers not speaking English, i had to snap on the superintendent of the site because they were trying to hide half-eaten food in the walls and ceilings around the entire house. I found paper bags of chicken bones, open half-drank cans of sodas on rafters above my air handler, open half filled beer bottles and cans inside my island, and what i can only assume were prophylactics and toilet tissues in other walls in the bedrooms and pantry. 8. There is a great facebook page called Dreamfinders Nightmares. Go review it before you sign a single contract 9. They also had to paint the outside of my house twice, and in doing so, the concrete foundation was painted poorly because they didn't move back the mulch or move plants out of the way, so the coloring was wavy and patchy because their "it's not my job to move mulch or paint behind plants" was stated to their interpreter. My Real Estate agent snapped on them and their VP and they had to come out a 3rd time and repaint it right. 10. If you use their financing, they can and will force you to close prior to being able to obtain a Cert of Occupancy. They had force a lot of people to close with toilets not installed, floors not finished, walls not finished, mantles over the fireplace missing for a year, literally not having a back slider door installed, and so on. Thankfully my realtor contacted the VP and was able to get me out of being forced to close with my living room floor only being 50% completed (improperly), and the guest toilet in the middle of the living room. 11. Anything they tell you about the subdivision, community, or surrounding area is likely a lie or false. The fact that they tried to tell us all the positives and after we close and move in, we find out it's all lies and none of it was coming to exist they stood on the 'it's the developer's fault, not that we just made it all up'. 12. Their leadership doesn't care. I sent pictures to the VP of building, and asked if he would allow his family, his mother, or his children to spend a million dollars when studs are only held together by 3 inch nails for cross support because they cut the studs too short, and used nails to hold it up in place. Of course i got no response, because they wouldn't. But they don't want to admit their care about profits much more than customer satisfaction. Overall, before they were sold out and went public, they were a great builder from what i understand from the people who moved in here prior to that happening. After going public, they don't GAF about any of you, and they'll send you up the river with 'we don't cover that', and 'we're gonna fix it' and tell you later they never said that after dragging you along for months. To anyone looking at a To-Be-Built home with Dream Finders- please read this and don't make the same mistake we made.   My wife and I signed an agreement on April 18, 2025 for a property located in the Hills of Minneola Subdivision after "negotiating" a $50,000 Design studio credit. We asked  for design option pricing to help with our budget at numerous points, prior to and post contract signing, each time being hit with various reasons as to why this couldn't be shared. Upon attending our Design studio appointment, we were astonished by the markup on "design" features that replaced included items. For instance- $3300 to replace 26 door knobs with Levers that have a total retail cost of under $600- an over 500% markup on a "replacement" feature. Over $11,000 to upgrade an included 3cm granite countertop to a mid-level Silestone quartz in the kitchen. All in, we were nearing $50,000 just in the kitchen and we aren't talking some custom layout with high end appliances and stacked cabinets. For $50,000 I could have a custom kitchen designed and installed after the fact that isn't particle board boxes- but I digress. These are just a couple examples of many. We expect to pay a markup on these features but to be subjected and expected to pay 500% markups is absurd and predatory. By the time we decided this isn't going to be the builder for us, we were nearing $100,000 in upgrade costs on a 2600sqft home and that was with us settling and taking base features in numerous areas. When questioned on this pricing practice, we were told -and I paraphrase- "sorry, how about we give you more incentive money to offset our ridiculous markups." After voicing our displeasure with their pricing practice coupled with questionable building practices onsite, we decided it was best to cancel while Dream Finders still had an opportunity to make changes that make it more marketable at an appropriate price point. We were informed Dream Finders would be keeping 100% of our deposit- despite no work being started or permits being filed. This is predatory in nature. Had we been made aware of upgrade costs upfront, we would have never signed a contract to build with this builder. read more

Dream Finders = Dream Shitters. Not even worth one star. We bought a brand-new house from them, and less than two years in, we've been dealing with one issue after another. First, the outside vent wasn't properly covered to protect from rain, and because of that, we had a massive water leak through our duct system--felt like it was raining inside the house. Naturally, this ruined our entire AC unit. Now, we're stuck fixing the entire duct and HVAC system, and of course, Dream Shitters refuses to take any responsibility. This is just one of the many problems you'll encounter with their shoddy homes. Our garage floor? It's a joke--completely cracked. When we had an inspection, their response was, "Yeah, the concrete was poured too fast. Haha, no kidding." The "fix" they suggested? "Just get some caulking and fill in the cracks." As if that's a solution! And don't get me started on the doors. The insulation on almost all of our main doors failed inspection. Indoor insulation? Absolutely nonexistent. You can hear a pin drop upstairs from downstairs. As for the house frame? I could build a stronger house with LEGOs. But hey, they've already taken our money, so they couldn't care less. We were so excited to get a house built in Waldorf. Needless to say, it was a horrendous experience. The sales folks and site managers were great but the corporate folks do not care about clients. The marketing director was not a pleasant person to work with. There were a bunch of things that came up during the build that wasn't brought to our attention even though they saw us everyday. The mortgage company they used went back on what was told to us when it came to financing. We ended up walking away and losing our earnest deposit but sanity is worth it. Do not buy from them! Gladstone community in Pfafftown, NC. They increased our price over $40,000 two months before closing. Lot 24 had many problems since closing. Cracked garage floors and bent fascia on roof. Their position is that the huge cracks on my garage floor is cosmetic and the bent fascia was a bird that caused it. The garage is not warrantable. This builder has no business catering to the top 10% income earners. They do not stand behind their defective workmanship and always hide themselves behind "cosmetic" there is no way they should be building in Fairfax County. Dreamfinders is a completely unprofessional company. I purchased a brand new home from them and have spent good money rectifying all their errors. Most recently dealing with the landscape and having to remove stumps and debris. The amount of debris just below the surface had been covered up by the builders. All year long I have been finding glass bottles, rags, bricks, concrete, cans, and most dangerous of all shards of glass everywhere. Oh and a large piece of carpet was found when I had a tree put in the garden. So whoever landscaped just covered up all their crimes and thought no one would find out. The builder Dreamfinders should have properly removed the stumps before they built the house but instead they covered them with grass. They did not grade the soil or put clean soil down and then grade the soil like competent contentious builders do before putting down sod. They are the worst builders ever. I recommend never buying a home from them because all they do is lie. And their homes are not cheap but they are cheaply built. And when I was having a second thought about the home my realtor Mr Zander's said it would be fine. He had a friend who works there, their website looks professional but they had several complaints on BBB however he said all builders do. All shitty builders do. read more

We were trying to buy a house from Dream Finders at Lake Nona, Orlando. When I called I was told the price was online, when the seller person contacted me the price was 10k higher and he told it had just been increased. I was told to wire 5k into their account which we did the same day, the next day I just sent our selections for the contract to be completed and I was told the house was increased another 10k. The excuse for the increase this time was the price of lumber that was on a low for the 7th day in a row. Some options were no longer options because they are rushing the houses. When I finally got through to them by googling their name and sending in a random question about this, they said it was too late and that it was my fault for essentially not spending all my time earlier chasing someone down and finding different ways to contact the company outside of the point of contact (the superintendent). When I bought the home, they promised me the 1-year walk through and never once said that the onus was on me to make it happen. The construction feels cheap, but all the new houses, even more expensive ones, seem like this so I don't know if you can get better as far as new houses. The actual worker people at Dream Finder that I interacted with have their good sides at times, and I was helped at times, even by the superintendent that ended up ghosting me; but in the end, I would never recommend them. He waited until we picked everything out including the exterior color of the home and as we were handing him the escrow deposit he turned over a document from his desk with a red circle around the "new" purchase price and said it would be $5,000 more. When I tried to escalate a complaint about his sales tactics, the people I spoke, his superiors were rude and condascending and said he did nothing wrong. My wife did a lot of research, and Dream Finders in St Augustine was always at the top of the list. Our realtor bought one. When she moved in, she realized 8 other realtors she knew also bought in that community. And they know things! A cousin lives in a million dollar home, and her 'handyman' will be right around the corner, on the same street. He also knows things. So these terrible reviews are concerning. Especially living 6 hours away! I've always said that it's the same people building homes and making the same mistakes - whether on starter homes or $1M+ homes. We hope for the best, and will hire an inspector to keep tabs. Our biggest worry - the promised closing date, which will likely be a few months late - and the time between that and selling our current house! Do not buy a home from American Dreamfinders! They are so dishonest and dishonorable. I am a 100% disabled veteran with a 9 year old, 2 year old, and 11 month old. We saved and were buying our first new home for our family. We were told by their sales representative Christian Skoryna before we signed a contract that our new home would have certain flooring. We have it in writing and witnesses. After we engaged in a contract our new flooring was totally wrong and they said they could not fix it but we could be released from our down payment and contract so we signed a new one with another builder. We have witnesses hearing Christian say this and emails saying he was wrong and we will get our money back. Well they then say we cannot get our money back. They stole $5,000 from a disabled veteran with 3 young children buying their first home. My entire family and I are so disgusted with their behavior. My realtor in is 20 plus years says he has never experienced something like this. All we want is our money back. We were under contract less than a month when their mistake was noticed because they gave us the wrong schematics and they said we could have our money back. I wish I could go back and never have built my house through them. The whole experience was terrible. My floors are the worst part. When they laid the slab they never got all the bumps and chunks of concrete out. They laid my flooring right on top. Where I have carpet, you can feel rocks and chunks under your feet. Where they laid the flooring in the kitchen, you can actually see all the bubbles, rocks and chunks. They also did a seam right in the middle of the kitchen floor and its not even the same color. They did offer to put LVT down over the kitchen floor if I agreed to pay $250 as an upgrade. I agreed and was really excited. They showed up with Laminate flooring that was a red brown color. I explained to them that they could not put that down. One, it was Laminate and not the LVT that was agreed upon but 2nd the color did not match the black cabinets and black island that they installed in my house. A week later, I got a text saying that they would close the ticket since I didn't want them to proceed with the flooring that was sent. Absolutely the WORST experience, from contract to closing to warranty, that you could POSSIBLY imagine, multiplied x 10,000. And I am NOT exaggerating. Someone else mentioned Bobby V (sales) on another review here. I second that review and then some. He is a colossal egomaniac. Aside from that, the deposit amount was increased THREE times after the contract was signed, and each time it increased they told us we were "past due" in paying it (same day it was changed! Hello..it takes a couple of days to get unscheduled/unplanned payments to people.) Very sketchy business practices, that really should be investigated. It was literally a game of "we dare you to back out or miss something so we can keep your deposits". Next, they hurried FAR too quickly to make sure the house was closed before they closed their fiscal year. Never mind that the weather (winter) was NOT conducive to getting things done expediently. At least 3 of the major "trades" who installed items at our home botched very expensive items and they are STILL not right nearly 2 years later. I will be reviewing those companies separately because they should never install anything in any home. Dream Finders hires the cheapest, unqualified labor they can find. We had 3 home inspections and submitted the reports- all were ignored; we submitted punch lists at closing, during warranty, and at the11-month (all as directed in their contract) and THEY do NOT follow their contract. They simply have parades of people come "look" at stuff and then either halfway do something or else NEVER get anything scheduled. As of today ZERO of the nearly 50 items on the 11-month list have been fixed. We have actually called city code on our own home a couple of times to flunk some of their initial items (yes, code routinely "passes" similar homes within a subdivision without looking at each individual system within a specific home-so call them if you think yours needs an inspection!) just to get basic roof/gutter and HVAC repairs. Also, WORD to the wise- do NOT use their "preferred lender", Jet Home Loan, because Dream Finder Homes (aka Dream Crushers) is also a partner/part owner of that company too, and it results in homes being closed BEFORE they are finished. Major bank lenders will NOT allow that, so it works in your favor to go with major banks. Long story short, our "brand new Dream Finder Home", which was certainly not inexpensive, is more like a money-pit fixer-upper. It will likely cost us 100k or more to get it to where it should be, and that is simply DEPLORABLE. Shame on Dream Finders. read more

It's gone from leaking outside on the floor to retaining water on the threshold, back to leaking water on the floor. It's an endless circle of run around, empty promises, and nothing being done. We have flooring still not installed, our master bath and tile were only completed a few months ago, we have baseboard trim that still has not been installed, and door frames falling off. Our front door does not lock because the door was hung wrong. Our sliders are off-center and do not open or close easily. We have cracks in our foundation at the rear and front of our home. We have missing siding that has never been installed. We have areas on the exterior of our home that were not painted. It took four days after closing to have our AC properly installed. We have repeatedly had issues with the builder-installed dishwasher and were without a microwave for three months. Why did we close on a home that was not complete? Because we were promised that there were simply supply chain issues due to the pandemic and that "everything" would be done within the month. Additionally, we were told we could possibly lose our financing and/or super-low rate if we delayed closing. Not to mention that we sold our other home to buy this one and were renting temporarily and our rental time had expired and could not be renewed. We did not have many options and Dream Finders was fully aware of this. Our situation is not unique. After speaking with 10+ new home buyers on our street, NONE have been satisfied with the quality of the home delivered to them at closing or with Dream Finders. Thank you for this review this is exactly what we are dealing with the lack of "give a shit" about their customers. We closed in January with builder debris in the garage, kitchen and yard. And when I went to the sales center they said the builder will have the cleaners come out the next week. I said absolutely NOT we have closed and paid good money for this home we will not move our things in with trash! I agree with you management is horrible Lindsay Somers; Area Sales Manager Don Guillion; Operations Manager I've emailed them as well as VP of Sales and CEO and haven't gotten one response they don't give a crap. I will report them to the news outlet if they don't address the issues at our home. Our yard has a drainage issue and we can't enjoy the yard amongst other issues; door to lanai won't open, paint splotches it's the worst! We love our floor plan as well as the location but the lack of customer service from management down to the field is nothing like I've ever seen.
