Because of this, my lender didn't want to close. The lawyer's office was not proactive in advising me of this issue until I called them to ask when I was getting my keys. They then asked me to provide them with my builders contact info. (Shouldn't they have already had this informaton?!) With only just an hour to close, they were not able to get the corrected binder letter, and then they had the audacity to tell me it was my lenders fault. I did all the closing paperwork and payment a few days before hand, so they had plenty of time to identify they had the wrong information from the builder and could have corrected it in time. After being upset that I didn't close on time, as it was a huge inconvenience to me, I was then told I should not have expected to get my keys on closing day, and that they had previously especially informed me of this. This was a complete outright lie. I was told not to expect my keys before 5pm on closing day. I have several properties and have had multiple closings, and never have I ever been delayed in getting keys especially when the closing should have been as cookie cutter as this with a new condo build.

Our transaction was a fiasco from beginning to end. There were lengthy delays answering emails, long delays providing closing figures, incorrect and insufficient information provided to us on several occasions and unprofessional behaviour by admin staff. For instance, after calling several times and asking for information that was needed for closing, I called a third time and told the secretary that I was frustrated that no one had returned my call since it was time sensitive. One of the clerks finally responded to me by email and the subject line of the email was unbelievably "[My name] is "frustrated" (LOL)". Yes it actually included the LOL! How incredibly unprofessional. I spoke to our lawyer about this but I didn't feel that he had taken it seriously at all. Another time, they responded to me with confidential financial information and cc another person that I don't even know! The person had the same first name as my husband. When I pointed this out, there was no apology. It was obvious that neither our lawyer nor law clerk had properly read out mortgage document because they both misquoted information contained in it. Their error very nearly ended up costing us almost $2000 and we had to spend considerable time and effort to correct their error. Their handling of our transaction caused us considerable stress and aggravation at both our interim and final closing. We would absolutely NEVER consider using this firm again! Terrible experience!!

I want to write this review from my experience with Mr Picov which dated mid-April 2020. I had purchased an investment property and very fortunate to be in a position to purchase an investment property even at this time of pandemic. But wanted to ensure I am very aware of all costs involved ensuring I would not put myself in a bad financial state. This being said we are not a wealthy couple but we make sure we always plan ahead and invest so we are secured for our retirement. We make an honest living and try not to spend money in areas where we believe is excessive. Such as designer bags, clothing etc. We generally like to spend time at home and cook our meals and rarely go out. The point is we budget everything we spend and know how hard it is to make a dollar. Because we paid our way through school by working part-time jobs to make sure we were not in debt when we graduated. We are in our early 40s and saved enough to purchase an investment property. So we had contact Mr Picovs firm to handle our investment property. Our realtor had referred us to him so decided to pay him a visit. It seemed like he knew very well of the builders and helped out a few clients. The initial visit was okay but he would ask on several occasions as to what I did for a living. Didn't bother me but I knew he was asking because my wife and I really don't look our age. We firmed up our offer with our realtor and decided to go with Mr Picov as our lawyer as he had experience with this developer on our 2nd visit with him. During this time allot of home owners were applying for mortgage deferrals and our approval process was taking longer then anticipated. Understanding this I had made sure prior to signing the contract that there was a clause to ensure finances must be approved. It was coming closer to our closing date and our mortgage was not approved yet. Verbally it was approved by our mortgage specialist but it was still with the underwriters. I get a call from Mr Picov and he was stating the urgency that we need to proceed with this contract if not the deal will fall. I said I understand this but was not comfortable in signing anything yet or starting the work until I have signed my mortgage papers. He had recommended we do this so we can get the paper started so we can meet the closing date deadline. I told him the situation with the bank and there is longer then normal processing periods for mortgages because of the current pandemic state. But he had still insisted we go along with this because there is allot of paperwork that needs to get done to meet the closing date. I got upset with him at this point and told him I am aware and if we need to default this contract I am fine with that because I do not want to be put myself at any risk. This is an investment for us and if banks are having a hard time providing mortgages to other borrowers who's to say I would get my mortgage approved by the underwriter? I emailed Mr Picov the next day and apologized for getting heated in the call. I then have called him and based on his recommendation I did provide him with a deposit to start the paperwork. I get a call back from the bank a few days later and they have told me they cannot approve this property. The reason being is the underwriters could not approve because of the clause in the contract.So I called Mr Picov and told him the situation and he understood. Then I brought up the cost of the deposit if he could refund me and he was telling me that there was allot of work done and was saying he could not. I totally get that but the response and attitude I got from him was very unprofessional. He did work for me I agreed but based on his recommendation which I had stated I was not comfortable with. There is more but I would just leave at here and I would like to tell folks to really reconsider.

Needed to have a will and power of attorney done. Before I go on please be advised that this is truly a discount law firm where the savings are passed on to you. There is no fancy furniture, no large closed in offices nor are there bright reception areas. The clerk I met with was punctual casually well dressed and well groomed. His knowledge of estate law was excellent while discussing my situation our discussion frequently crossed over into family law and real estate law. He was willing to do more that he was only required to do. Heartfelt apologies for failing to remember his name. Remember this is a discount law firm where there are no fancy business cards. Expect only hard nosed advice and straight up no holds barred reality when it comes to family law questions. The only thing I found a little off was that business is conducted in an open air cubicle with people out and about out side the office. If privacy is a concern for you then be prepared to pay substantially more at a fully decked out law firm. If you are like me you know that people around you have their own problems and do not have time to dwell on yours. The savings of 40% are what attracted me as well as the free parking. Sorry for being so long winded but I hope this helps. I will use their services again even if it means they'll take a little more time.

The poor experience comes down to horrible communication, sloppiness, lack of empathy and nickel & diming customers. On the communication -- while buying a house may be routine for Darryl Glover and his team, its usually a big deal for the buyer/seller. Numerous times I had to leave multiple messages and send several emails before I would get a response from anyone. This was particularly bad working with Sharon Thompson, their senior law clerk, who was completing that paperwork. Several times it took me getting my real estate agent (who made the referral) involved to get a reply from them. They blamed it on a busy time of year -- well they shouldn't take on more work, or set the expectation straight if they can't handle it. Also, simply responding to say "we're busy but will get back to you in a few days" would have helped so I didn't have to keep chasing them. On sloppiness, they created a ton of extra work and pressure for me by not properly looking through electronic versions of docs before sending them the originals. Because I was not local, I spent a lot of time and effort getting an attorney to witness our signatures. Some places were missed by us, but I sent a scan of the complete doc to his office for review asking them to confirm all was good. We got focused on a particular issue, was told everything looked good, and 4 days later (a day after they received and 5 days before closing) I'm told about the missing items. Now I have to scramble to get another signing arranged, and have everything come down to the wire unnecessarily. A lot of extra time and cost for me due to their mistake. I suggested they pay for the courier (as a small gesture acknowledging their responsibility for the mistake) but that was ignored. On their lack of empathy -- there were other parts of the process that I kept asking for clarity on timing and process, but was never given any. They also left everything to the last minute -- I asked many times for weeks what the final amount would be and got radio silence. I then found out 4 days before closing they hadn't even connected with the seller's attorney and therefore didn't know till then. These things all created unnecessary anxiety for us, but it was quite obvious they didn't care. They also added on an egregious charge at the last minute for something they knew since before they accepted the business, but by then you have no ability to push back.
