If you were unfortunate to have already hired them as a builder, DO NOT PAY THE FINAL DRAW UNTIL THEY REPAIR ALL ITEMS ON YOUR PUNCH LIST. This was my first construction loan and the builder told me it was normal to pay the final draw and all items on my punch list would be repaired. Once you pay them, you will be put on the backburner and they will concentrate on making their next dollar rather than taking care of a customer that fully paid them for a house. My construction contract states the builder is obligated to repair all the items on my punch list. But they choose what they want to repair rather than all the problems on my punch list. Examples of all the problems with pictures below. Many cosmetic issues with wall finish, door frames, window sills. Both double doors to the back patio are not sealed. I can see sunlight coming through the top and bottom of the doors. Both left hand back French doors do not have holes on the transition to lock the door down. Office window caulking contracted and needs recaulking. Crown molding in following rooms contracted and needs caulking. There are no quarter rounds or other rectangle trim to hide the unlevel floor so all the baseboards need to be caulked with white caulking. They are currently caulked with clear caulking. Many door frames are not square. Many doors are not plumb and open or close by themselves. All baseboards in the house have gaps below them due to unlevel floor. Gas lines to the rangetop, dryer and on the back porch need to be sealed off at the wall. Bugs are entering here. Missing doorstops all over the house. All the interior door strikers need to be replaced with longer strikers to prevent damage to the wood door frame. The metal door latch is hitting the wood frame before it hits the short striker plates. Especially the eggericious craftsmanship on the door to the garage. Metal on wood... metal wins. Baseboard needs to be completed on the side and behind the refrigerator opening. Front door handle is loose and not flush at the bottom. Range hood: Not completely installed. Missing top crown to cover ductwork. Work I was billed and paid for but not done. Cabinets: After soft close hinges were installed, some cabinet doors will not close all the way without manually pushing in by hand. Three cabinet areas missing trim. Pointed out by the last cabinet installer. I called the cabinet company (TrueWood in Longwood, FL) and they said the cabinet install was not complete and it should have been trimmed out completely. Last cabinet contractor said he would tell TC Metal to order one missing shelf. Spice cabinet rack rubs the wood on one side. Cabinet company said it needs to be adjusted so it does not rub.

They are great to deal with, fast and friendly, and low rates. They beat most of their competitors that I had gotten quotes from and they arrived fast to complete the job. I spent a few months trying to figure out a real problem. A residence with a flat roof Now, we're…read morenot talking just a little grade, so it'll eventually drain. We're talking dead flat here. It puddles for days. That makes me nervous, to say the least, and when the roof started to leak a little over the garage, I looked into building in a little slope, using a foam block process to do same (pricey!), redoing the roof conventionally, doing a rubber membrane roof as if it were a commercial property, or sealing it with a product like silicone, or foam, to make it a monolithic structure. After a lot of research on the net, and calling a couple of manufacturers, I went with silicone: this way, I don't have to worry about the roof for another 10-20 years. Sky Light Roofing is the company in our area that has done the additional training to apply this product- and I went with them. (Although he does conventional roofs too). It's a pressure washing/cleaning, priming, and applying process that takes care do make sure it's done exactly right. When the process was done, Juan had kept my renter totally satisfied, cleaned up every day, was knowledgeable, polite, and honored the date he said he'd show up(rain prevents them from applying this, so we had only one delay). His company is simply top notch. I give out few five stars, but, honestly, unless he did this roof for free, I can't think of any way he could improve!
