IGNORE ANY NEGATIVE REVIEWS!!! I have been a renter and a property owner who's currently with E&S and THEY ARE STELLAR!!! I found E&S llc Property Management while renting a property for Memorial Day 3 years ago. The rental process was wonderful and Sally was prompt, patient and thorough. Everything was perfect for our weekend and it was obvious that a lot of care had been taken preparing for our weekend because of all of the personal touches! My husband and I bought our first rental property a little over two years ago and were lost. We knew we couldn't do it ourselves and didn't even think of calling anyone but E&S. Sally and I talked immediately and the next day we went out to the house she and Earl (the E in E&S). From my first phone call I felt like I knew thet I was dealing with professionals who cared about getting my property not just rented but rented to the RIGHT, QUALIFIED people!  I am so glad I made the decision to have E&S handle our property. They gave me guidance throughout the entire process and still do (much needed), follow up on every communication and keep us in the loop. Our property was rented immediately after getting it ready. I see consistent excellent feedback in reviews and I give Sally and Earl so much credit. The detailed prep that Earl does, from blowing leaves, readying the BBQ, to dealing with contractors and emergencies with the house is truly incredible. The connections to anything and everything that they have is more than impressive. The way Earl and Sally partner to make guests' stay from contact, throughout the stay to the conclusion is seamless. We stayed at the Rio Madera house and it looked out of date from the outside...I did not like what I saw. It didn't help either that there was construction going on 10ft to the right of us with very loud banging noises, if I would of known about that I would not have booked this house. The inside was remodeled okay but the furniture was nasty looking and stained and not very comfortable. Both showers need to be redone with new plumbing and new shower doors needed...one looked like it was made from some type of cheap plastic that wasn't even placed correctly! Management was not very friendly either(Sally). Not that easy to get a hold of like everyone has said...only to be greeted with an attitude. read more

The house did not meet the specifics as advertised. - BAD CUSTOMER SERVICE FIRST - I called prior to formally renting the house to verify that the boat lift worked. I was assured by the property manager, Sally, that it did. I called again shortly before the rental dates to double check that the boat lift still worked due to the flooding and rapid pace of water flow with water going over Inks Dam spillway 4-5 feet. Again, she assured me it was fine. When we got there and attempted to put the boat on the lift, it would not go deep enough for us to properly get our boat on the lift. We had to rock and push the boat on the lift. Our boat is a 19 ft. inboard/outboard ski boat, not very large. I contacted management and she responded quickly, had the boat lift people come and work on it. It was an improvement, although it was still difficult and took four people to actually get the boat in place, hold it there while the lift slowly pulled the boat up. Additionally, I was told it was the first she had heard of it, but the neighbor said the people before us struggled greatly. He actually thought the whole boat dock/lift might fall as they were rocking the entire structure to get theirs off. Which brings up another point about the dock/lift. The poles are almost rotted through. The bottoms of the poles are thin, only a couple of inches in diameter, and the boards on the deck of the lift are buckling in places. The home has an inadequate lift not indicated in the advertisement. The second incident with the boat lift was that the worm gear was squealing loudly, loud enough that we could not stand there and have a conversation. I texted the management to let them know it desperately needed to be greased and was at risk of freezing up or tearing the metal apart. They NEVER replied. We made a trip home, picked up a grease gun, and repaired the gear ourselves. SECOND - The home is advertised as having a dishwasher. The first time I contacted management was about the dishwasher, the lift and the electrical issue. Again, Sally, manager, came in and messed with the dishwasher and after several attempts was able to get it to go through a cycle. I was told what she did to make it work. She also indicated a previous renter had the same issue. So, they knew of this defect .I repeatedly tried to get it to work using what management said. It was to no avail. I tried different things as well, still no success. When I texted the second time, it was about the dishwasher, the stove element and the lift. I told them again that the dishwasher would not work after multiple attempts in multiple ways. Again she NEVER responded. We ended up hand washing all of our dishes. The home did not have a dishwasher as it was advertised. THIRD - The second time I texted, I told management there was an issue with the front burner element on the stove, it was not working. Eventually, we pulled it out, cleaned the corroded connections and repaired the problem. FOURTH - We reported a concerning electrical issue with the home. We would plug something into the wall and an outside light would come on. There were various other electric issues, including lights flickering frequently. FIFTH - The advertisements on the home show many great sliding glass doors downstairs and upstairs, with decks upstairs. It came as a great surprise and disappointment when we went to open the sliding glass doors, both up and downstairs, to find notes on them saying to not open them! This should be noted in the advertisement as well. SIXTH - The main deck had numerous nails sticking up. After a few trips from people, and stubbed toes, my husband got a hammer to repair this as well. read more
