For over 5 years now, I've been unable to get help with much. Even before then, things have happened that haven't been addressed. For instance, the gutter fell off the house after i was here for like 3 years (been here about 10 now) and is still sitting beside the house. It actually is causing the foundation to shift a lot to a point where my shower door shattered once which I had to pay for because they didn't believe it happened out of nowhere. I didn't have the energy at the time to deal with showing them info about what it really was but that's just one example. They do sometimes do the bare minimum like if the stove breaks they'llf ix or replace it once in a great while. But they don't even do inspections at this point. If you are a landlord, there's a good chance you're paying someone just to collect money 'cause that's ALL they ever call over or try to do something about. So if you want to summon someone to help you, just be late on rent. Also, they are not follownig their own lease or even the state laws related to things like waterproofing. I am not even sure how they have a business because they totally are just taking money and raising rents and who knows but they answer emails sometimes. Don't get caught up and hopefully a class action can be put together to help everyone in these situations 'cause I am pretty sure they target people in bad situations 'cause otherwise people would be likely to not put up with it and whatever but like many others I've talked to I had to settle with where I am to escape homelessness. read more

I started using them when my dad died in 2013. I had to beg for a walk thru at the end of 2022 finally got one and they made up a list of things I wanted repaired. They never got done. I had them get me an estimate for a metal roof for the house & shed. They never called anyone and had me fooled. They have a separate K&S Contracting business which stands for Kelly & Shawn Thurman but only Kelly is the owner and she has her brother-in-law Brandon Thurman set up the work. We set it up in 2022 for them to hold the rent money. After it was paid for and supposed to be done by the end of October 2023 they kept withholding my rent money. It was a big hassle to get the extra withheld back. They promised it one day and then never got it in the bank. Then I saw it pending so they asked me to pay it back to them and then they took it back out of the bank and 2 months later tried to cash my check. I got all my money back and I called others, but they were booked up or didn't do metal roofs. Brandon Thurman called me and promised (and never got) $3,000 off the house and $2,500 off the shed so I agreed since they said they'd be ready to put it on. Months went by again. Then they refused to do the shed, mentioning rot. They knew it was rotten when they gave me the bid. That is why I needed a new one. They finally started in January 2025, Finished in March 2025. In October I was having Oneill's Overhead Doors & Gutters put some gutters on. They couldn't because of the holes and crumbling boards and how part of the roof hung over too far. We've had onsite meetings with Oneill's, and another contractor has gone and tried to explain to Kelly Thurman what needs fixed and she said Brandon was out of town (as usual-In Mexico a lot). They've refused Pre-compliance notice from certified letter; they've at times refused texting. They've been late for meetings onsite that they said were mandatory and that they got to pick the time, etc. Got charged the full original price for the house and my shed still needs a roof. They walked on the carport and put holes in it as they worked on the house roof. They refused to put the new boards, etc. on for O'Neill's Gutters so I have no gutters. Next step is the documentation to the contractor's board since K&S said they won't be fixing it because of the rot. Contract said they would fix obvious rot and this is obvious for all to see. Within the 30 day grace period from when the pre-compliance letter went out I'll be sending the official complaint to the Contractors Board. But the complaints just hurt Kelly Thurman, but they've had so many complaints I know Brandon Thurman doesn't care and I doubt any of them care. I hope someday the state will see they really need to listen to all these complaints and shut both of their businesses down. The older generation took care of my dad's house but not these new owners. I'm using a different property management company now. Glad to be rid of them. BB read more

If you pay your rent on time and can change a light bulb or a battery, then you will have a good experience with EL Edwards! They have been friendly and efficient with us! They fixed things that needed fixing. They may not answer the phone all the time, but they do check messages! Be self-sufficient and do not expect to be taken care of! Very difficult to actually contact anyone at EL Edwards to get a simple answer to a question - takes 2-5 emails and lots of follow up. We have used EL Edwards for over 10 years - but if I need to continue doing rentals I will find someone else to do property management. Very poor. read more

After seven years with ELE, I'd say stay far away from this company! This company was good when I first started using them. Susan the property manager and Mark the realtor were on top of everything. They left a few years ago and it's been all downhill since. They were the only non-family members in the organization in any kind of a position of responsibility. No one's going to get fired for not doing their job anymore, so no one does. Financial reporting is a mess. Always promises to get stuff done and excuses and blame shifting as to why it didn't get done or perform the basic management responsibilities. It's nearly impossible to talk to anyone or get a response. The doors are locked so you have to walk around to the back door and knock until someone answers and you give the secret password, "I have an appointment with . . . " but you can't get an appointment. Thousands of dollars shortfall one year on my storage units that were, I was told, "always full." It would have equated to a 27% vacancy rate. They never did explain where about seven thousand dollars never showed up in my accounts. I could write pages of stories. Every failure on their part resulted in an excuse or somehow shifting their responsibility to someone else or myself and charging me the expenses to fix the problems. They don't take responsibility for their own failures so I knew they would never learn from their mistakes and finally changed property managers. They became vindictive and passive-aggressive with me and made the handover horribly difficult for the new management company. They immediately cut off my access to my records online. Make sure you get hard copies of EVERYTHING before you drop them. The latest? I have a laundry room in my apartment building. They only gave the key to one machine to the new manager and failed to tell the new manager what it was for and about emptying the coins monthly. When I went to empty the machines a few months later the only machine that had any volume of coins in it was the one key my new manager had and it of course was jammed full. The others had been recently emptied by someone with the keys. I complained to Sean a family owner of ELE and his response is, "You have to prove it." read more

Mark Hodgkins ex pilot true proffessional has spent about 5 months+ trying to help me relocate to where my family is from even near street named for my grandfather and the lumbermill below he worked in So Business is so Buzy for Mark is working 7 days a week all the many 1000's of homeowners leaving here California coast to where affordability exists amazing properties and such a beautiful safe place. My opinion what ever you do. Do not rent from El Edwards. Im two weeks in on a place in Coquille the hacked apartments next to high school. No hot water there's a screaming drunk neighbor no wifi only old copper crap with lagy service dial up shitty that's how old the wiring is. I have children at home that need to do school work and can't. They won't call spectrum to ok them to service here, dont waste your money. Telling me the buy out is 1600 dollars best thing u can do in this situation is do a reverse payment though your financial institution after paying your first month rent if they choose to screw you then sit out your deposit then leave..Hope this helps someone. First problem--you have a bunch of family members here, so no matter how shitty they do their jobs--none of them are going to get fired. If you don't believe me call and listen to their staff directory. What a joke! They would be fired from any 'real' job. They may as well be working for the government...incompetence and no one to answer to. My two experiences: 1) I rented a storage unit from E.L. Edwards AND 2) I hired E.L. Edwards to help me find a tenant. Both times I found them incompetent. My storage unit was broken into twice. The first time they lock cut-off and E.L's put one of theirs on, but they never bothered CALLING me or my son who lives up there. He only discovered it when he had went over to remove a piece of furniture. The second time was in January 2018. We drove 1000 miles up there (from San Diego County) arriving on Saturday. I went to my unit and was not able to access it. This time someone had cut through the slider to get my lock off and again NO phone call. Both times it was on a Saturday. Both times I called their "emergency" number...which is nothing but a call service, so don't even waste your time. They will do NOTHING for you, but leave a note for the person, who won't bother to call you on Monday morning. It cost me two sleepless nights in a motel without being able to go through my things--worried sick my family heirlooms were gone. After not hearing back Monday morning, I called Chris T., the manager of storage units. First, I was flat-out lied to--Chris told me the slider was cut on Saturday. I said, "Really, I was here on Saturday." Then he admitted it had been the weekend prior, but he never bothered to call me!! He actually said back, "I have 2000 units to manage, I can't do everything." OMG! Then hire someone! How is that my problem?! As for they're renting my newly renovated two bedroom house, their fee was $300. Despite a shortage of rentals, it was still not rented 2 months later. During that time, I had exactly one call about a potential tenant--someone with multiple felonies. Gee, no thanks. Called another property management company and told them what was happening. Their company actually has a list of potential tenants unable to find a rental! She looked into it---my place was not listed on the E.L. site; not listed on CL; nor was there a "For Rent' sign in front of it. Plus, the yard needed to be mowed--but they didn't tell me that either. My friend went in there to get the keys and found it was not listed on the 'board' in their office either. She posted it and had 38 hits within 2 days. They cost me $1800 for the 2 months they wasted in not putting any real effort into renting it. These are the best realtors you'll meet. Professional, proactive, and service with charm. They work with an ethical standard so far beyond the norm it's unreal! They didn't just shoe us into the first opening or look for ways to charge fees or anything silly that I'm used to dealing with, and as a former member of the armed forces, that grew up in a military family, I've moved a LOT! As a property owner , I had EL Edwards manage my properties for several years. During the last year I have become disappointed with the company. Their communication regarding important issues is lacking. I went to another management company after on-going issues with the Maintenance Department. After leaving EL Edwards several additional issues were brought to my attention. One tenant had made several maintenance requests that were ignored and they were never brought to my attention. Moving to Oregon's Southern Coast from Virginia we needed a temporary place to stay while becoming familiar with the area and looking for a house to buy. We arrived just as school was letting out and the area was already swarming with tourists and summertime visitors. Part of the E L Edwards company specializes in rentals and we rented a house of theirs in North Bend. We found that their company to be heavy on the we're-in-charge administration and light on delivery of services. Expect lots of lengthy forms to sign, three times the rent deposit amounts, and minimal preparation and cleaning of the space before you move in; so steer clear of them unless you have to rent and they are the only ones left! (BTW --It's been almost a month since we moved into our new house and we're still waiting for our $3000 deposit to be returned.) read more

We will NEVER rent from EL Edwards again, I'd rather live in a box under a bridge than give those crooks my business. EL Edwards has a reputation of wrongly keeping deposits after you move out, and they definitely earned this reputation. After we moved out of one of our rentals, they took a week to inspect the place and tried to charge us $90 to mow the lawn because it hadn't been mowed since we moved out, plus all sorts of random bullsh!t charges that equaled almost the entirety of our deposit. The next EL Edwards rental we moved into was filthy when we moved in. I'm talking cabinets full of garbage and random crap, floors not mopped, countertops dirty, cabinets falling off the hinges, dead potted plants all over outside, yard overgrown to jungle status... and we're not talking about cheap rentals here, either... this is one of their more expensive rental homes. I talked to the homeowner about it, and the owner was disgusted, apparently EL Edwards charged her a ridiculous sum of money to clean the house and get it move-in ready. Absolutely disgusting company, they appear to prey on both renters and homeowners. BEWARE. read more

E L Edwards besides property management they do an equally poor job at selling real estate. we bought a house through them and it is turning out to be a nightmare. the level of misrepresentation on the part of the realtors was boarder-line criminal.they found an inspector who totally misrepresented the condition of this house. We were told the house was in good repair and every thing was in working order. ( but the water was turned off when we took possession of the house. we called the water company to have the water turned on and they told us that they had been out last week to turn the water on. Well we got the water turned on and every toilet on the house started leaking, plumbing problems everywhere, ( inspector's report stated that all plumbing was OK, and when we went to use the upstairs shower water leaked through the kitchen ceiling pooling on the kitchen floor. After having a plumber come out to inspect the problem, he told us that the grout work on this shower was done wrong. ( again Home Inspections) told us this was in working order. for months now we have been chasing problems with this proprty that were covered up to make a quick sale. MY warning........ If it was possible to give a rating of 10 negative stars I would. Absolutely horrible customer service! They will rip you off. Here is my story with them. I was renting a condo complex in coos bay. When I had originally moved into the apartment E.L. Edwards was not managing the complex. They took over about 6 months into the year that I lived there. They had wanted to schedule a walk through of my unit but were not willing to work around my schedule. I work for a busy doctor from 8 to 6 Mon - Friday, they were only willing to do it during their hours and continued to bother me about it by calling me at work. Finally my boss was so upset by them calling she allowed me to get off early to meet them. I was able to get off at 5 and I told EL Edwards that I would be there soon after that but my boyfriend would be there to let her in. I did not want him to do the walk through though, only because he was not on the lease and there were some issues with the unit that I wanted to point out. Of course when I get there 10 after 5 she has already came in and gone. I left it at that because I did not want her to bother me again. When I decided to move several months after that I called E.L. Edwards to find out what I could do to guarantee that I received my full deposit back. Of course I would need to have the house clean but also that I would have to pay for a licensed carpet cleaner to wash the carpets and give them a receipt. If not it is their policy to hire their own and that would be 150 taken out of the deposit. So I hired my own for 100 and gave them the receipt, I also hired someone to clean for an additional 100. I did this because I had heard from others that EL Edwards will do anything to keep your deposit. So after I moved out, out of my $700 deposit I only received $32 back. They charged me for their carpet cleaner, a cleaning lady of their own to come in, and paint for the walls and curtains, along with damage to the fireplace. To start the curtains in that unit were so old, tarnished, and disgusting when I move in I took them down and hung my own and there was chipping to the fireplace as if someone had been cutting wood on it before I moved in as well. These were all things I could have pointed out if I ever could have had a walk through at a reasonable time. The curtains alone they charged me $385. I also spoke with different property management company who said they can not rightfully charge me for paint unless there is obvious damage I caused to the walls, only because that is normal ware and tear. So I fought with E.L. Edwards regarding my return and in the end they refunded me the cost of the paint and painting supplies but not the labor it took to do it. And they also refunded me half of the charge they had put on me for their cleaning lady. I received a total of $140 after everything was done. Absolutely horrible company. Extremely rude. And I got off easy. My deposit was small because it had came from the original landlords. El Edwards usually charge much more then that for deposits. Rarely will anyone get any of it back. From most people I have spoken with, they have actually ended up owing E.L Edwards money. Do not ever rent from this company. read more

EL is running a scam of getting in sub par tenants that turn over every 4 to 6 months and then charging up the wazoo for cleaning the place on top of their management fees. It looks like the owners spouse is responsible for cleaning. I tried them for 12 months and they took my profitable rentals and turned them into a very non profitable venture with a loss of 10K. Went back to my original property management company who at least vetted the folks and turned this back to net positive cash. read more

This is a miserable, inefficient property management company to use, but unfortunately they're one of the only places in town. I rented from EL Edwards because I was in Coos Bay as a travel nurse and needed a 3 month rental. EL Edwards appears to have the market on month-to-month and short-term in Coos Bay, so they just run their business their own way without any competition to instill customer service. For starters, it's impossible to reach anyone there by phone, it just rings and goes to voicemail without anyone calling you back. You have to visit their office in person to arrange to see their houses, and you will continue to hear the phones ring but no one answers them! When you are viewing their properties, check every single detail, and don't assume that anything will be in working order! Upon further inspection at move-in, we discovered a leaking fridge and an unusable dishwasher, which had all the tongs of the racks broken off and rust all over. Also problems like broken sheets of glass in the garage (never removed during our rental) and missing screen door. We called to report the problems upon move-in, but we had to bring the condition report in person to discuss the problems. In our entire time there, no one from the office ever called us back, but simply would send a contractor out to the house, or have the contractor call us. Eventually the broken appliances were replaced and the contractors were okay to work with. The second star is my review is because we didn't have any billing problems and received our full deposit back. You do have to drop a personal check at their office, or mail a check, which is inconvenient. read more

I would give a 0 if I could. This is on real estate point of view. Went to look at a house they had listed, but the realtor said he will let tenant's know and scheduled it out three days. So we showed up three days later and no realtor. After 20 mins and having to take time off work we called them and said he would be right over. The house was only a couple blocks from their office. So not only did he forget our appt he forgot to notify tenants. Seems to me that's your job description, and if you can't even do that. Now as far as their storage units go? They don't take cash only except credit cards which they give you the honor to pay an extra 3.50 or 4 bucks because they don't except Legal Tender. Kelly is decent about late charges most the time if your late by a day or two. That's the only reason they get any stars. I have had storage there a couple of years. Most everyone there is pretty friendly, but I can't forgive stupidity. read more

Beware of extra charges taken out of deposit that seem to be made up prices for the smallest things "they" consider not cleaned enough. We had the place so much cleaner than the conditions prior to moving in, we even repainted some very damaged moldy walls. Ugh where to start with this cruddy rental company.. First off, Susan is one of the nastiest, meanest human being I have ever met. When looking for a new rental I refuse to rent through EL Edwards, I would rather eat underwear and die. I paid cleaners to clean my last rental through them and they still kept my deposit and said the house was dirty, which was a lie. For flee bombs (which I never ever had an animal living there) and stuff that was already broken or stained when I moved in. The matinence men and woman are always super friendly though, I will give them credit for that. People there look at you like your the dirt on the bottom of their shoe. Mind you I have never missed a payment and I was a super quiet renter & still got treated like crap. Don't ever expect to get your deposit back from them, save ur time and go through somebody else. read more

I was very impressed with how professional this small town property management office was. All though the office staff is not overly friendly they were always willing to answer my questions over the phone or in person. I got transferred to Coos Bay for work and needed to quickly find housing. When I went into the office and told them what I was looking for they picked out a few of their rentals they thought would work and gave detailed directions on how to get there. I got relocated for work again so I moved out of area. Today I received my refunded deposit. And guess what not one deduction. I got my FULL deposit back! It is rare with property management to ever get back your full deposit back. If I ever moved back to that area I would definitely rent from them. I don't know what happened with the other people who reviewed but all I know is I am a respectful good tenant and I had a great experience with EL Edwards. read more
