Any time I've lived at a complex managed by another company, the apartment itself never lived up to the standards of TJF Group! Waterford Apts is a hidden gem of a complex in VB. We came across it by accident last summer and I knew I wanted to check them out once I saw who they were managed by, and the cleanliness and amazing landscaping of the neighborhood. It's gated and well maintained, it feels like a middle class residential neighborhood. Parking was never an issue either, you get decals for your cars and if you have visitors over, they just need to park in an unnumbered space which there are plenty! They don't charge for parking either which I've learned to ask cuz some complexes do. The apartment itself, a 1 bd, despite the age of the neighborhood, is in immaculate condition. Maybe they put in new cabinets, countertops, and flooring before we moved in but I loved the woodwork and floorboards of our apt. They were in top tier condition. I've lived in apts where the handy work and paint jobs were shoddy and messy, which always made me feel like the leasing office didn't care who they paid to get a job done. Take a look at the pictures to see how solid of a job the woodwork and such is in our apt. We saw ZERO roaches and waterbugs!! I was so worried we'd see some bugs bc the Little Creek Reservoir is right behind us but maybe because we were on the second floor we were golden. Honestly we wish we weren't moving but the leasing office never responded to my multiple email inquiries about an update on whether we could upsize to a 2 bedroom, and I ended up finding another neighborhood closer to my job that offered a 2bd/2bh apt for $75 less a month than if we stayed here. I would take one star off for the fact that it took a while for the leasing office to email me back but since I had such a pleasant experience, I'll keep it at 5 stars. Their pool is super nice and they recently installed a grill area and fire-pit that I never got to use but families and groups of ppl are always using them which is nice to see. Overall I would to love to rent here again.

How many roaches does it take to count as an infestation?…read more This is a real question I have as I am ending my lease here. We had a serious roach problem here through the majority of our time there. I guess I should have been more worried when we moved in and had dead bugs everywhere. However, I was deep into my third trimester and in a new state. I submit no less than 4 requests for roach control and the only reason it stopped was the snow on the grounds. We must have seen no less than 50 roaches. By the time it warmed up and the roaches were back, we had moved. After the place was professionally cleaned and all of the furniture was gone, we still saw 9 more roaches. Ironically, after I discussed this with the management staff and the pest control company, it was remarked that this isn't the building they "normally" have issues with roaches. Also, be careful about the post move out charges. Frankly, if I had more time, I would fight the obscurity of needing to pay to replace their beige carpet.

For over 20 years I have lived in apartments across VA. My mom has 20+ years in addition to me. We have barely even been acquainted with the offices of most apartments in which we've resided, both together and separately, but still maintained amicable enough relations to comfortably coexist with one another. My mom is a hardworking, kind-spirited, loyal, prideful and spiritual woman deserving of all of her flowers. A crooked head manager hiding behind her arrogance and complacent minions in the front office are no testament to my mom's character. We have spent 3 years exhaustively reaching out to resolve residential conflict that we pay INCREASED RENT IN THE MIDST OF A PANDEMIC to have addressed. Instead of conflict resolution or even visiting our unit experiencing problems ongoing, my emails were literally counted (as if emailing residential management about residential conflict/their breaches of lease is a crime) and ignored. The manager gaslit my mental health to a courtesy officer that she sent to my home after ONE single phone call pleading to diffuse neighborly conflict I had withstood for over 2 years prior to finally calling in. The officer literally heard me out and understood where I was coming from, he was kind and attentive to the issues that were still left unresolved by management after he left. To save face, they assured him that they would get to the bottom of everything and continue to fake reviews and sugarcoat testimonials on their website. My current upstairs neighbors were allowed to freely harass my mom with their noise and then send a fire marshall to our home after making a false claim that "she thought our residence was catching fire." We have about 4 smoke alarms, regularly tested, that uttered not a single sound. The aforementioned neighbors have had a problem with the poor insulation I have LONG complained about on a regular basis for 3 years. Now I have a crazed woman fighting my ceiling, surveying my movement and calling the fire department because they can hear the plumbing and the air ducts through the walls. Management has ignored any provisions to their units and any valid criticisms from residence who overpay their meal tickets and for the first time in over 5 decades between my mom and I living in apartments, we are being threatened to leave. We are entitled to our rent refunded for the emotional distress and breach of ordinances that apartment management and residents alike have inflicted upon us considerably during our stay. My grandfather, the finest of gentleman and twice-survived Vietnam veteran who raised me to be a resilient but loving woman, just died on me. I spent every year I've lived here taking care of both my grandparents while my mom worked to take care of us all and still had to deal with the backwash of issues that the apartment management to whom we pay rent should have handled. Do not move here under any circumstance. Your money and your mental health will be siphoned without a second thought. The management is sheer evil.

The good: The community itself is genuinely one of the highlights. They host monthly events, and I've met a lot of friendly and respectful residents. The dog-wash station is super convenient, and as a dog owner I appreciated having that available. The grounds are usually kept in decent shape, and communication from the office was generally timely. Maintenance was also consistent in notifying us about any upcoming work, and they always followed through. Also, the cleaning staff deserves a special mention -- they're always kind and do a great job. The area itself is convenient, with the outlets, gym, and gas stations all within walking distance. The not-so-great: The biggest issue during our time here was the constant construction. It's been going on year-round, and early-morning noise has made it almost impossible to sleep in after long work weeks. Parking has been another ongoing struggle due to heavy machinery taking up multiple spots for months at a time. Even though the complex requires DNA swabs for dogs to help with cleanup accountability, there's still a surprising amount of dog waste left around the buildings. As pet owners, it's frustrating and concerning. Door-to-door salespeople also find their way into the building pretty regularly despite the controlled access. We've had multiple people knock on our door trying to sell internet or other services. Safety-wise, I generally feel comfortable walking my dog at night, though there is a homeless encampment in the woods behind the property. It hasn't caused issues for us, but it's worth mentioning for awareness. Final thoughts: Parking: rough. Noise: moderate to high due mainly to continuous construction. Maintenance: solid. Pool/amenities: good. Community: great. Dog waste: an ongoing problem with no real solution in place. Area: convenient, especially for military or anyone who's away from home often and doesn't mind the basics. Not a bad place by any means, but definitely has some things to weigh depending on your lifestyle. P.S. One thing I do want to note: when we moved in, we were told the apartment was "ready," but there were still fleas present. We were told the unit had been cleaned and were initially told it might have come from our dog, but she hadn't been itching at all before moving in. Our move-in date had already been pushed back a week, so it was frustrating to walk into an issue like that. We ended up spending our own money on treatment for our dog and on additional cleaning supplies both before and after the flea bomb was done. Management did place us in the Airbnb-style unit on the same floor during the process, which we appreciated, but ideally this shouldn't have been something we had to deal with during move-in.

I am writing this review because I just had a negative experience. Overall I do love this…read morecommunity. It's kept very clean and the leasing office staff is generally prompt and quick to work with you. We are rarely home, both my husband and I travel for work. I just deep cleaned my apt, and when I removed the drawer to the oven to clean the inside of the drawer where I keep my some cookie sheets, I noticed an extreme amount of grime sticking to the bottom of the oven and crumpled paper towels just floating on top of it like it had fallen back there. I knew this was not from us. We have lived here a little over a year but rarely use the oven, I also keep an immaculate home. A little back story- I don't like people in my home once I'm occupying it unless absolutely necessary, so rather than putting in a work order or making a complaint I do whatever I can myself. At move in, the shelves in the laundry room were caked with dust and very grimy with detergent which seemed compiled over years of use, I cleaned it myself for about an hour. Making sure I got between each wire of the shelves. I also unclogged the drain in my guest bathroom bathtub, and literally pulled bandaids out of the drain with a drain stick, whomever did the inspection here did not do a good job, and whomever lived here before us obviously wasn't very clean. I just emailed the leasing office regarding the bottom of the oven a couple nights ago because I just noticed it and I really did not want to clean that myself. They responded that it wasn't on my inspection sheet (which literally has nothing on it, cause again I'm not going to nitpick and spend my valuable time inspecting each crevice of every nook and cranny before I move in, of course the unit is not perfect it was built like 15 years ago) and assured me it was clean before I moved in. I am pretty peeved about the entire situation. I'm very aware of my own habits and cleanliness. I would notice paper towels falling into the crevices of my oven. I did NOT put them there. And that kind build up only happens when you live a unkept lifestyle, that certainly isn't our mode of operation. I will attach my side of the correspondence only (I don't want to breach any privacy clauses) and the pictures of what the oven looked inside of where the drawer sits. BOTTOM LINE- INSPECT YOUR APT IF YOU'RE MOVING HERE. Especially areas you normally wouldn't, because I promise you they don't. Remove the drawer to the oven to check the inside, move your oven out, move your refrigerator out, check all of your drains, make sure your shelves are clean, unless you want to clean it yourself like I did. To the Crossing apts. do better inspections. Don't put that job on your tenants. This was a literally fire hazard, what if those paper towels caught fire? And, don't put blame on tenants for your own shortcoming. I shouldn't have to remove the drawer to my oven to make sure you did your job. We have been exemplary tenants, and make very little complaints and keep an immaculate home. Our apt is better now than the condition it was in at move in. Our inspection sheet was empty because we gave you the benefit of the doubt, that should have been reciprocated.

First off, we were able to lease for 6 months without our rent being raised (as many places do). We were also able to rent a garage on site for cheaper than a storage unit in town, the property grounds are always clean (other than some goose droppings near the pond, but that is to be expected), and most importantly the apartments are in great shape (full size W/D in every unit :D) and the staff has been incredibly friendly and helpful. The only downfall I can currently think of, is the elementary school zoned for this area is terrible. However, that is in no way Belmont at Greenbrier's fault so they still deserve 5 stars!

The air conditioning in the pool room is sometimes off for no reason, making the room unusable. The grounds are littered with paper and bottles, and the garbage is frequently overflowing. The neighbors hang out in a garage, as if it were an outdoor space--drinking and working on cars. I see someone selling packages out of her car weekly. The children are very loud around here, although my building is quiet at night. The tennis court has been closed for 3 years in anticipation of a pickleball court. There is constant change in renters. Finally, the front office people change about every six months. The tour and office/pool area are deceptive. The actual apartments and amenities are not as nice as advertised.
