In my experience, it takes years to figure out which property owners and management companies you can trust...... I'm so happy that I found Shiprock! I was recommended by a friend who told me to specifically talk to Amy, the 'Tenant Coordinator'. I tracked her down the moment I got into town. Where I'm from, I'm used to property management companies just giving me a listing of available units, but Amy actually asked me about the exact type of housing I was looking for. I was looking for a reasonably priced one bedroom apartment, downtown, with lots of space, and preferably in a historic brownstone building. I knew from the start that it was a lot to ask for, especially since finding my dream home wasn't exactly part of her job description, but she just said, "Okay, let me see what I can do.". Within a matter of days she contacted me, letting me know that there were several listings available with that description. I ended up finding the exact apartment that I was looking for! As it turned out, she was actually the person in charge of processing applications, and she got me into my apartment in less then two weeks! I've been living here since April, and I couldn't be happier with my place! Being from California, I'm not really used to property management companies caring so much about their tenants, but between Amy's help in finding me exactly what I was looking for, and the maintenance crew tending to any and every issue I've ever had in less than 24hrs, I feel genuinely spoiled. Maintenance requests take 3 days. They are evasive and seem to blow me off with some of my…read morerequests. They are NOT tenant friendly, they are landlord friendly. Leases are full of ridiculous rules (notify them if you have a house guest more than 3 days. Let them know if you will be away for long than 3 days, keep your place neat. Do not do this, do not do that. In the end there is a sense of paranoia that if you break a rule, you're out. Fine with me.

I thought I had selected a good organization until i recently realized I have been charged for items in turnover apartments that were NOT in fact done. It was a complete fluke that i found this out. When i asked for the receipts to verify, he refused to provide them as he wasn't sure he could find them. This work was done 6 months ago. If he can't find receipts from this year for my property, that is an additional issue. I further asked for a breakdown of the Materials costs which were close to $2000, which should have included the surround bath and doors, which would have been on top of the cost to do the repair. Eric did not produce this either. This turnover was from a list of REQUIRED repairs. And today i find out an inspector has been trying to get in for the last 18 months, with no response from PM. Yeah. I don't think so. STEER CLEAR. I don't think this is the first time he has done it. Moreover, if he has done this to me, what is he doing to the owners who are using him?

Amy is an awful, judemental human (if you can even label her that) & alongside Dan/David Pueringer, they are foul "for the landlord" money grabbers with absolute rude customer service. They will steal your application fees, deny you with some lame b.s. excuse about your referral or whatever, despite a clean rental slate, & take the money & run. They keep units listed to take app fees & don't rent out til they make their pockets heavy enough, nor do they care for their units. Scammers.
