Rats are a deal breaker for me. Why are they charging over 1900 for 1 bdrm? I can not get ahold of anyone in the office. Sad to see negligent mgmt ruining a place. Van you imagine what kind d of people don't take ANY responsibility for the corner of apt rotting and washing away? Properly maintained apts don't just fall to pieces and wash away in rain. 2000-3000 is too much to pay for slumlord type mgmt and gross negligence but the worst is lack of caring. Eaves Columbia Town Center: A Nightmare Awaits Disastrous Living Conditions, Negligent Management, and Insulting Responses In July 2023, I experienced a major flooding incident at Eaves Columbia Town Center. The corner of my apartment building was so rotted it literally washed away one night, leading to a flood in my bedroom, requiring a section of the roof to be replaced and nearly all of the ceiling drywall. To add to the frustration, we had reported dripping water in our bedroom a month prior in the interest of avoiding just such a catastrophe, but their maintenance team simply told us they would hire roofers to inspect and never followed up (or did anything, for that matter). While my wife and I were displaced for nearly a week due to this incident, the Eaves Columbia Town Center management offered zero support or concern for our well-being. Finding temporary housing and dealing with the aftermath of this flood significantly impacted our lives, yet the management's response was dismissive at best. While we were still homeless, Eaves's Risk Management department felt it appropriate to send me an asinine letter denying any responsibility on their part. Their reasoning? "The approximate cause of the damage was rain." Apparently deferring responsibility primary concern. This was even more insulting than the mere pittance they offered us at that time in compensation. To make matters worse, the initial repairs seemed rushed and incomplete. Despite assurances from a corporate representative to the contrary, large cracks began appearing in the ceiling in the following months. Concerned about another leak, we notified maintenance once more, but their response was sluggish as usual. In the meantime, I resolved to hire a carpenter to inspect the attic. Among the several concerning discoveries was the fact that the contractor hired for the initial drywall repairs (who also was unlicensed) left the attic essentially un-insulated, carelessly draping a single sheet of batt insulation over the replaced drywall. This meant that not only was the repair work shoddy, but also potentially violated building codes and put our safety at risk. The carpenter also found several additional rot spots in the attic, including one I had explicitly mentioned to corporate during the initial repair (and was STILL leaking water into the building, oozing wet, slimy, black mold). This discovery made it clear that the initial response had been negligent at best. After that, I demanded that I be released from my lease. Management ultimately obliged, but gave us a mere month to vacate, billing us for every day up to that, leaving us to find a new place to live, and not a dime in compensation. I payed full rent (on time, EVERY time) for an apartment that was essentially never repaired, with a roof rotting away above, rife with black mold. Management even had the impudence to present this arrangement as if they were doing me some sort of favor. **Look Elsewhere for Your Safety and Sanity** The unresponsive, oft-rude, and unaccountable company and staff, combined with their failure to enforce policies, while offering insulting denials of responsibility, creates an extremely frustrating and potentially unsafe living situation. Don't let their website fool you, the only thing luxurious about this neglected, rotting tenement is the price of their rent. ADDITIONAL ISSUES - Lack of enforcement of any policies besides useless, generic mass emails from property office. - Management is nearly impossible to reach, even after explicitly telling staff to be placed in-touch with one. we later discovered that the management team works remotely, which at one point was actually used as an excuse for why they couldn't return calls in a timely fashion. - Any calls to the leasing offices (except if you select the option to sign a lease) are siphoned directly to voicemail, which automatically generates a ticket to be responded to at leisure, almost inevitably in a way that doesn't address the nature of the call. We had a rat in our unit. It crawled across my wife one night in our bed! The only thing Eaves did was have someone come to put in little scouring pads in the holes it created into the unit. Eventually the rat, or a different one, died under our kitchen sink. Eaves refused to get it out and it decomposed under there for three months, smelling awful and I suspect making my kids sick in the process. A rat also got under the hood of our car and chewed through the wiper motor wire and relieved itself on stuff under there. People who live there just leave their garbage right outside their door, or if they do take it to the dumpsters, they just throw it on the ground outside of them. Eaves occasionally will send a sternly worded email that gets ignored. Some folks like to have gatherings in the parking lots or outside of their apartments, making noise until well after midnight. Again, emails are sent and ignored. The slotted door to the AC unit when we moved in was blocked with globs of old dustballs that they had simply painted over, causing them to get hard and block the flow of air. Gross. The floors and walls are thin and you can hear everything below or above you. One unit I was in had a vent in the master bedroom closet that goes somewhere into the building internal area. It lets your heat or AC out of your unit, but worse, it lets marijuana and tobacco smoke from other units into your closet and bedroom. On top of all this, the rent increased almost 50% in 13 months after the pandemic. So glad we were able to move out, but then we get billed $200 for "tub re-glazing" and $200+ for "Miscellaneous" so beware about that. We were there for less than 3 years and there's no way we could have damaged the tub in that amount of time to require re-glazing. This is from people whose record keeping is so bad, they sent out emails asking who had rented storage units there because they had no idea if they were still being used. Easily the worst place I've ever lived. It was a very negative experience and I'll not rent from AvalonBay again. read more

These units are dated but they have an awesome maintenance staff who are friendly and gets issues taken care of within a reasonable time frame. This is a GREAT place to live on its own. When you factor in the price, it's the best apartment complex I've ever lived in. I lived on the top floor in an updated unit, 2 bedroom 1.5 bath. I lived here for 7 months (May-Dec 2018), but had to terminate my lease early due to life circumstances. Below is a thorough breakdown of my experience, and honest thoughts of the apartment complex. APARTMENT ITSELF: Cleanliness: Moving in it was very clean, and surprisingly no issues that needed to be addressed. Appliances: The kitchen appliances all worked really well. I cooked a lot and I actually miss the stove. Dishwasher cycle wasn't long. The washer/dryer combo scared me at first, but it's fine. Don't overfill the washer and the dryer won't take forever. Some people care about fixtures for some reason; they're fine, nothing fancy. **Average electricity bill for 2 bedroom apartment was $80, +/-$20 depending on the season.** Noise: I was on the top floor. I heard absolutely nothing inside when I heard loud music/movies in the hallway. Very infrequently I might hear a thud, but I was also on the top floor. The best apartment I've lived in when it came to noise (even taking into account Merriweather). Water: I was always able to take an extremely hot shower, no matter the time of day. The water pressure is serviceable. Pests: I saw one tiny spider during my 7 month stay. That's it. COMMUNITY: Neighbors: Everyone pretty much keeps to themselves, with the occasional "Hi" or nod. Fantastic. Really nobody blares music in their cars, and there's no shenanigans going on outside (safe). Grounds: The "look" could be better, but honestly who cares. They pick up leaves eventually and the hallways are always pretty clean. Parking: You probably won't get a spot really close to your apartment. You might have to walk a bit. If you frequently have guests over to visit, parking will probably be a hassle because of limited spots. Due to people trying to get free parking when going to Merriweather, they tow pretty frequently and you need to make sure you have a guest pass printed for the correct month. Concerts: I lived in an apartment closer towards Merriweather. With no other noise in my apartment, I could barely hear the concerts. With some small white noise (a fan or something), I couldn't hear anything. Gym: The gym is really small, but it has everything you (probably) need. I was always able to workout without waiting at peak hours. It was always cooled or heated appropriately, and was not hot. If you're really serious about fitness though, then you probably shouldn't cancel your gym membership. Pool: It's pretty small, but it's a great place to cool off after laying in the sun, or for kids to enjoy. When I went it was never busy, but I didn't go on the weekends in the summer. Location: You're right next to the highway and a thousands stores. STAFF: Office: Absolutely amazing. They were always friendly to me, and responded whenever I had a question or issue. And I think they actually care about you. Repair: I had one repair request when living there - a small leak from the HVAC closet. It was fixed the next day. MOVING OUT/LEASE TERMINATION: Policy states that they reserve the right to refuse a lease termination. They did not, and were extremely friendly and reasonable with me throughout the process. Typically apartments will add some charges to retain some or most of the security deposit, but I had owed NOTHING when I moved out. This has never happened to me in any other apartment (and I've lived in plenty). OVERALL: For the price, I think this is the best apartment complex you can choose. Prior to moving here, I read reviews of every apartment complex within 10 miles, and toured 5 locations. If you expect a luxury apartment (top of the line appliances, airtight/soundproof insulation, assigned parking), you should be looking at apartments that are $500-$1000 more a month. read more

I really like this apartment community. Been living here for a few years - the only reason I don't give it five stars is that sometimes the neighborhood kids are loud on weeknights. But heck - I'm 27 years old, I can handle it. They have a great pet policy, a small security deposit (things you won't find when you rent from an individual) and the rent is much more affordable then those silly apartments across from the mall restaurants. HERE IS THE BEST PART - You can WALK to Merriweather. It is literally across the street. Concerts, Wine In The Woods, Symphony of Lights, everything! I love that. We have friends over, get them a visitor's parking pass for the night, then have a few beers here, walk to a concert in the summer, and then come back and hang out. No drinking and driving, no expensive mall beers, just a perfect spot to be in Columbia. They just upgraded the gym last year, they keep the pool nice and clean and comfortable, and they are great about incoming mail and packages. The maintenance guys also come at a drop of a hat and are very helpful. When we made the decision to move here a few years ago, I think it was the best decision we made in choosing a place in Columbia. (my tip? Get an apartment with a fireplace! I am active duty military. I moved in here August 2018 and this is technically my first place living on my own and I couldn't have picked a better place! I actually signed my lease before I even got to Maryland which can be very nerve wracking but I was transferring from San Diego, CA and couldn't really do any tours before I moved in. Long behold, I love this place. My apartment is cozy and perfect size for just me and my dog. Everything looked new and very clean. For the few odds and ends that needed some fixing, maintenance came the day after I submitted my move-in list to fix it all. Speaking of dogs, if you are an owner, the eaves is PERFECT for you. Everyone is so dog-friendly, including the wonderful leasing office. My neighbors are all wonderful and I have absolutely no complaint about noise (I do live on the top floor, though, that may be a factor). One night the fire alarms went off in my building, spooked my dog, and she took off without any of her ID on her. So many of my neighbors were out with me searching for her that same night, and since I am new here and don't know anyone, if it wasn't for them, I wouldn't have been able to be reunited with her the very next day! The maintenance team responds to service requests in less than 24 hours and are extremely helpful. I haven't made any odd requests like "hang up a TV" but they made sure I knew that they were willing to help for odds and ends like that if I needed it when I moved in. When I first moved in, my AC was not working, and it being August... it was HOT! Still NO problem, they came the same day to start working on it and since they couldn't fix it right away they provided me with a portable AC until they were able to fix it properly the next day. The leasing office plans cute events for all of the residents like, movie on the lawn, or at the end of the summer, before closing the pool, they throw a pool party for the four legged residents! It was raining this year so it was cancelled but I am soooo excited to have my Nyomah experience that next year. All in all, this is a great community, from the leasing office, maintenance team, landscaping crew, and most of all the residents I call my neighbors! read more

Please, please, spend your hard earned money elsewhere! This place is no where near worth it. Let's start with the disrespectful office staff with absolutely horrible communication skills. They are not proactive about anything, can't even keep you updated on maintenance requests, despite being asked to. They talk a good talk to get you in, but their follow thru is disgusting. Additionally, none of the policies are enforced. They send out a mass email and hope for the best. People drive like bats out of hell around the parking lot, maintenance included. Kids are running wild and unsupervised throughout the complex, their cursing is a nice touch. No one picks up after their pet. Nothing more aggravating than stepping in someone else's dog poop while trying to pick up your own dog's poop. The apartments are extremely dated for what they're asking in rent! And not properly maintained at all. Old appliances with quirks they're not interested in fixing for you. Divets in the carpet flooring. Ancient windows! When someone slams a door the entire place shakes. Can hear your neighbors plumbing...and arguments. The amenities are a joke. Again, screaming kids more often than not, lifeguards are useless. The gym is never kept at an appropriate COOL temperature to work out in. And that's about it. No other amenities to speak of. Furthermore, expect your rent to go up at least $100 a month after a year, if not more. Though they claim otherwise, there's nothing "negotiable" about it. Also, one final word: rats. As in the big furry kind with long tails. Speaks in and of itself to the cleanliness of the grounds. Like I said, do yourself a favor and spend your hard earned money elsewhere. With staff that actually care and respect your wishes. Even if you have to spend a little more elsewhere, it'll be worth it. You'll regret signing on here! read more

Please bare with me, I had a lot to say, but it is my full, 100% honest experience I had here, and you must read before considering this dump. I moved to Eaves by Avalon on September of 2015, only staying there for one year, leaving September of 2016. This apartment complex, though it might have a nice "exterior" is a perfect example of bad customer service/hospitality skills. If you plan on having small gatherings/parties, expect to have at least one guest angry because their car ended up being towed. They have a amateur towing company that will literally park there and just snatch the first victim they see. Please read what I am about to tell you below. In the time span of ONE YEAR my room (master bedroom) has had significant water damages on THREE different occasions!! First time was because of snow and terrible insolation. The next two times it was two to ridiculous water/piping issues. I've had over $1000 dollars of personal property damages which rental insurance won't do anything with. The apartment staff admitted on each event that it was their fault. The overall quality of the structure is horrible. Don't bother trying to fix it yourself, they lock you out of your own furnace room. The third time I had water issues it was because the guest on the top floor (3 levels) above me destroyed their hot water boiler, and was able to make it down TWO levels to leak through the top of my room. Please imagine this in your own eyes. That water was FILTHY and smelled horrible, seeping down through possible mold and gunk in between floorboards and it ruined everything it touched!! Please do yourself a huge favor and head my warning. I am putting this on yelp because the legally cannot disrupt my honest words. read more

Two stars for location, everything else was a pretty substandard experience. Leasing office personnel are incompetent. Have no clue what they're doing. Let me elaborate. There are at least five abandoned vehicles in the parking lot around my building (visibly damaged and/or dead tags), yet they will tow your vehicle overnight if someone staying at your place does not have a guest pass or if the date has passed. The towing company is predatory and towed my girlfriends car on five different occasions, and we were able to prove they were targeting her. Got into a heated verbal altercation with leasing office due to small amount of guest spaces and their inability to address abandoned vehicles in the neighborhood. Lived here almost two years, had my vent filter changed one time, had to buy and replace my own. Quality of people living here declined towards my move out date. Hated this place. Avoid. read more

I've lived here for two years now. The price is right and the management is good. The only issues I've had are related to being in a ground floor apartment. We have had a few mice scamper in over the years, but as soon as we let management know, they took care of it. Our apartment being on the ground floor makes it really cold in the winter. There is pretty much nothing between the carpet and the cement block the apartment is built on. This makes the electric bill really high for a small apartment in winter. The windows in the master bedroom are also poorly installed, leaving A LOT of air leaks. When you cross the room there is an obvious temperature drop. There is not much soundproofing in the ceiling either. Our last neighbors had small children and a sub-woofer and it constantly sounded like they were in our apartment. Even with our new neighbors, we can hear them walking around the apartment and talking. read more

As somebody else stated, the walls are thin. Luckily I don't have anybody directly above me, but I can hear the people up on the 3rd floor. (sounds like they are doing a workout every night about the time I go to bed. The place is clean, the staff is nice. Maintenance is a little on the sloppy side. It's really a pet friendly place - i stop by the front office with my dog all the time and they're always ready with treats. It's a very convenient location and I'm fortunate enough to walk to work each day, which is really nice. The grounds are kept clean, I haven't experienced any trash issues (I'm not sure where some of these other comments are coming from...) and have had no issues with noise. I'll also note that the front-office staff is great - they went as far as to help me carry a big box down to my place even though it was after hours. It's just one example of them going above and beyond. I would highly recommend. read more

DO NOT MOVE HERE! My 1st 2 months were good, then it was one thing after another, these apts are old, cheaply insulated and maintained, never , ever could I take a relaxing hot shower or bath!!! 5 mins of hot water, if that! 3 maintenance request none of which resolved the issue! Then winter struck, my electric bill ranged from summer, $278 per month to $520 in the winter, my apt was like an underground dungeon , freezing with the heat running constant!!! Then the one blizzard /snow storm we had all year set it off!!! The complex was a sheer s**t show! Horrible snow removal! I paid someone to dig me out after some hoodlum stole my shovel leaving me with no other choice but to pay someone to get me out, hours later I receive an email saying I couldn't secure the spot I paid to have cleared.... Seriously? So let me clear this up for you , I shovel and the next neighbor pulls in after being gone the entire weekend and guess who doesn't have a place to park? You got it! This girl!!!!For a mere $1700 a month in rent and a sweet little $520 elec bill that's what ya get folks! Oh and the overly helpful staff won't be so helpful once you lose your job and you explain you can't afford the rent, even while giving them ample warning! So I advertised my apt , offering first months rent free,(I was going to pay their rent if they took over my lease), no sec.dep., I already paid it, they could keep it at move out, free application fee, I was going to pay that also, anything to save my credit!!! Nope not one hit! I advertised EVERYWHERE! $0 to move in! Not a chance, so then I offered the same plus half of 2nd months rent paid by me, nope no one bit! I know why now! It's horrible! Over priced, out dated and similar to joining a gang, in order to get out you're gonna hurt! Oh and the towing company they are teamed up with... Real nice , honest ppl! I walk outside to find them hooking the truck up to my boyfriends $70k Car that had a visitors pass visibly placed on the windshield! Let's just say they unhooked it real fast once I lost my cool with them. This place is a cash cow , the cheapest rent is $1100 to $2600, or was then anyway, all in all they maybe worth $875 max... They invest no money in these places, they bad aid problems while they Wack you for non -refundable amenity fee of $350!!!! The pool is decent but it's like living with your parents, the life guards were like Nazi's ! Annoying and not relaxing at all, the gym.... Well that's a run down joke! Old , worn out equipment that's never been maintained! Thank your lucky stars if the turn the heat or air on in there! It was like working out in a garage. Just don't do it! read more

When we first moved in 3 years ago, the management was spectacular, the maintenance was impeccable and we genially enjoyed living there. In the last year or so they every one that worked in the office has either left or transferred to another location, and it shows. The people that work in the office now are rude, disrespectful and unhappy to help. We couldn't wait to get out of there soon enough. We had issues with maintenance completing their work and actually solving the problem, when we left we didn't have a ceiling to our bathroom for close to 6 months, just for example. We had a nest of yellow jackets on our balcony making it unusable, and the excuse we got was the maintenance staff didn't want to get stung. They were perfectly content to let us get stung the entire summer, even after multiple requests were submitted. Ultimately I was pleased with the grounds and the apartment however over priced it is, we moved down the street to an apartment that is twice as big and cheaper. I am very displeased with the management of the entire complex, which can make all the difference. read more

Our family has lived in the this community for about 4 months now and we love it here. My husband and I were amazed at how quiet the community is. We live in a terrace level apartment and only hear some creaking from our neighbors walking around upstairs. But that's all! My daughters and I frequently go swimming in the pool and it is always clean and supervised by a lifeguard. The staff is very friendly, attentive, and professional. They are very fast to resolve any and all issues. Whenever we have had any requests including maintenance requests - they have always responded immediately. We have been unfortunate to have had 6 maintenance requests since we moved in - but the maintenance crew responded immediately and took care of the issues. The week after we moved in we began to notice that our air conditioner was not working up to par - and before we could even put in the request - they knocked on our door to inform us that they were working on it. They were doing routine checks throughout the community and discovered the issue. Preventative maintenance is a wonderful thing! The service here gets five stars!
