I have lived here about 4 years. it has gone down hill this year! it seems like a low income housing place but I'm paying almost $3000 to live here! I'm working my butt off as a single parent to afford this place while they have other people living here that don't work and just want to party all the time. the neighbors below me blast a stereo all the time even until 11/12am. I can't even relax in my bedroom because of the stereo then in the living room they have their tv turned up so loud! There is trash everywhere now, even in my building trash on the floors which can cause pests! Now people are having cookouts in the front lawn, with table and chairs out there, a grill and loud music like it's the projects! I'm not sure what happened here but something needs to change! read more

After moving out the management claimed that we had damaged multiple things. We requested photos and they showed four photos. One of a floor stain in the the bathroom that was there before the move-in. The other photos were of three items that we forgot and they claimed that the deposit of nearly $2000 was forfeited and added a fine of over $400 for 10 minutes of time to remove a 2 foot stepladder and two bags. They are threatening legal action and credit reporting to intimidate and outright steal money from people. I am an American but I know that there are many foreign born people living there that are probably being taken advantage of by this company. They claimed the carpet was dirty and needed replacing, but we vacuumed and cleaned it thoroughly and left it as good or better than when we arrived. In reality they are doing a remodel which includes replacing the carpet with hardwood floor and plan to pay for the work by stealing money from their customers. When we requested photos proving the carpet was dirty/damaged they declined because they didn't have the proof. Management never showed up at the appointed time to verify that the property was cleaned up to their standards thus voiding any claims that they may have. read more

If there were an option to put zero stars for the rating, I would put it. I have lived there for a year, it was the worst experience ever. On the first night, I slept in building 6, starting from 6 pm until the next day were creaking noises from neighbors walking above our apartment. It was unbearable and I had to deal with that the whole year I lived in this apartment. They have cheap cabinets, thin walls, bad flooring, and the whole apartment is infested with mold and mice. There were always issues, from the A/C malfunctioning, lights flickering, our floor/walls leaking, or whoever was below us floor leaking, to our air vents releasing our neighbor's apartment odors. To believe after living in an apartment with such poor conditions, they asked us $5k to break our lease and $200 for them to clean the apartment. If you want to live in a peaceful and comfortable home, don't go there! Also, your guests (including kids) will be treated poorly, they won't be able to enjoy the pool or even the pool area, because 'they are not residents'. read more

First of all, don't bother reading this if you believe Miguel F.'s admonition that all five-star reviews of The Eaves are fake. My family moved here ten months ago and we've been as happy as could be reasonably expected. Yes, we were initially put off by the high rent, but at the time (Summer 2018) it was about the lowest of all the comparable alternatives. The grounds are very well-kept. Management people have been as friendly and helpful as could be. Maintenance is responsive IN THE EXTREME, even for non-emergencies! In actuality, I probably would have gone with 4 1/2 stars, if that was an option. Our most serious issue has been the sub-optimal soundproofing: Every night we hear our upstairs neighbors stomping around their apartment. But even then, it's something we can comfortably live with. (Of course, if your neighbor happens to like loud music, that could be a different story.) A bit of advice: check the dates of the reviews you read. Some of the more negative ones are, I believe, outdated. Dog poop? I can honestly say that I have not encountered it once in my past year here, and I'm often outside playing with my 6-year-old. Trash piling up for days? No, I'd say that's from a different era -- it seems to me that trash is handled very well now. Apartments being old and rundown? Not our experience in the least: everything in our unit was clean and functional the moment we moved in. All that said, I'm sure some complaints are valid. Perhaps we've been lucky by getting the right apartment in the right building, with no "problem" neighbors. So I certainly wouldn't dismiss everything people complain about. In other words, judge for yourself. Some other positives: A quick walk to North Shore Mall. (And, as a bonus, this past month an even quicker walk to the Big Apple Circus! Hopefully they'll be back next year.) Very kid-friendly and safe, with a playground, lifeguarded pool, basketball and tennis courts. I would emphasize that if you have children, this could be an ideal setting. All the local school buses come through here to take kids to their respective schools. Also great if someone in your family doesn't drive -- in addition to North Shore Mall, Shaw's supermarket is also a 5-minute walk away. And with all the kids here, you don't have to drive across town to set your child up with a play date. In sum, while there are some negatives -- as there would be with any place -- I find them pretty minor, and I think the positives greatly outweigh them. read more

Staff is great, company is awful. Rent goes up almost $100 every year. And don't fall for the 2 year rental agreement for a guarantee that you rent won't go up more than X%. The X is what they expect the rent to go up in the next year. And the "pet rent" is the biggest scam. $50 per month for a 12 pound cat. You'd figure that would cover damages caused by the cat, right? Wrong. I paid $1600 over 3 years for a can and still had to pay to replace the carpeting throughout the apartment - even in a room I kept closed and never used. I could have had 3 kids in that time and not had any additional rent. Not only did I have to pay for carpeting, they charged me $100 to remove the old one. Maintenance staff are great, very responsive and helpful. The apartments are old and generally just repainted and re-rented. Short of replacing appliances when they break nothing's been updated in 20 years. Windows are old and either badly installed or totally uninsulated because the bedrooms are freezing in the winter. And you can hear everything that goes on in the apartments that abut yours. I felt bad every time I took and early shower because I knew they could hear it downstairs. I think a lot of the units are corporate rentals which means that your neighbors rotate in and out over short periods. And since they rent to a corporation they don't screen the residents. Not that I was really screened - I walked in to look at the place and 10 minutes later I was signing a lease. I have lived here for almost a year. So far my experience has been great! All of the ladies in the office are extremely nice and always there to answer any questions or concerns. The maintenance workers go above and beyond to help and fix any problems there might be. The grounds are kept up very nicely and the neighborhood is very child friendly. I live here for a small time, less than 1 year. But for this time I have something to say. There are both positive moments and negative ones. To begin with, the staff are all responsive, react very quickly to any problem. But all the summer and autumn they periodically cut off electricity and water. The house is poorly soundproofed, everything that happens to neighbors is heard, even what they are talking about. All the floorboards are terribly fastened. It is not possible to sleep when the neighbors go from above at night, the whole ceiling goes shaking. One of the bedrooms does not warm up at all and the wind blows out all the heat, we have to turn on the optional oil radiator for heating, otherwise we will freeze. Of the pluses to the rent included bills for water and gas, it helps to save. But because of the oil cooler we pay more for electricity. No parking space for bicycles. And at home to keep it nowhere. no balconies in any apartment. This place is horrible. I agree so much with some of the other comments. The office seems so helpful and nice, but once you move in they are far from helpful. The trash is disgusting they let it pile up for days. They have ONE trash shoot for the entire community, so not only does it pileup because it isn't tended to frequently enough, but it's incredibly inconvenient! There is constantly dog poop, which is probably due to the fact that they forget to refill the dog bag stations. There is no insulation, so your neighbors literally sound like they're in your home. So if you're easily spooked or annoyed this is by far the worst place to live. This is in fact the worst place I have ever rented, and my husband is military so we've rented from a ton of communities, this takes the cake on the most trashy place, and it's going downhill quick. read more

This is the WORST apartment complex I have EVER been to let alone lived in. The staff seemed so helpful at first but the second they got you to live there they no longer care. I have sent complaints about smoking in the building, dog poop everywhere, noisy neighbors all around, laundry never being available, all were answered with a simple letter left at the door step to be nice to your neighbors pretty much. as you can guess, it did NOTHING. The rent is ridiculous and on top of that they charge 50 dollars a month PER PET. We even received threatening letters about pet waste outside, even though we have an indoor cat. Of course, the time came when we needed to leave and we were told we only needed 30 days notice and 600 dollars for our lease to break. The woman tells me she doesnt remember saying that and that we needed to give 60 days notice. No way I was paying 2 MONTHS rent for a place I didnt even live in! She made some excuse like "Oh I told that to a few people, I forgot." Seeing as the apartment flooded not more than 1 month into the least, the choice to stay or not was simple. I am just glad it happened within the grace period to back out of the lease. I lived at this location for approximately 10 months. At first glance the property appears gorgeous and to have all the amenities one could want. Where the property fails is in communication with the residents. During the winter there was a water main break on the property which basically meant no water for 48 hours; most properties would have sent an email, this one sent a letter to my door. I was not home and didn't know until after coming home. The property did not offer any discount to the next months rent regarding this, and said "it happens". The management is non-responsive when it comes to many concerns. I complained to the management about a neighbor making excessive noise, a dangerous dog in the building, repeated drug use. Management said okay thank you and did nothing. I even backed it up with repeated calls to the local police who said they would document it and let management know. Bottom line, move into the Essex up the street or some place else. This is basically a glorified project with a pool. Oh and yes also there is one washer and one dryer to be shared amongst 12 units in the building; trying to do laundry is hellish. And if you schedule a service call don't expect them to show up on time either. Save yourself and do not move to this property, because if you do and don't like it and try to get out of your lease they charge you 2.5 times your rent to get out. read more

The rental property is ok to live but they are money hungry and greedy for money. You will want to take your time to find a better place to live before rushing to live there. Rent increases by the minute and not to mention if you want to leave it's like getting a divorce. VERY expensive all sort of fees to move out, it is beyond explanation. After I graduated, this was the safest complex in the North Shore that I came across. Conveniently right by the mall, grocery store, and urgent care facilities, it also was right by the highway! The staff has been more than helpful in the move in process, especially with a first time renter like myself. Eaves communicates with their residents in a friendly and informative way, and their maintenance staff is fast and always there to help.
