Save yourself the nightmare. This place is a disaster, run by rude management aka Shay who treat tenants like a nuisance or will just yell in your face and be is respectful because you know that's real professional. Maybe that's why people keep suing her and the company. Maintenance? Things constantly break, and if you're lucky enough to get a response, don't expect a solution anytime soon as they do temp fixes cuz I don't think they actually know hoe to fix anything. And god forbid they give you something new after your 100 complaint. The hallways in the building don't expect to be cleaned dog shit was caked on our side door for the longest time as they don't care. The gym disgusting and they permanently locked the windows so you can't get fresh air in there. Dog poop litters the property because no one enforces a thing. The pool area well... broken chairs from a decade ago--and yet management will throw loud, ratchet parties for themselves with the new property manager Robbi passed out when her hooligan friends destroy and disrespect the property. If you did that? $500 fine, no questions asked. The hypocrisy is laughable. They don't fix anything, ignore complaints, retaliate when you speak up, and then slap you with outrageous rent hikes at renewal time--as if living here is some kind of luxury. Spoiler: it's not. If Shay is involved and don't like you she'll find a way to push you out. Robbi the new property manager is just not the brightest bulb on the tree and has to go to her bff Shay for everything. Alert to all Eden Square tenants - and any looking to rent for the first time: Even though "on the surface", it appeared that our 2025-2026 lease renewal was only going to increase by about $30 per month, as we reviewed the lease, we discovered: 1. They were charging us almost $180 for a renters policy, despite the fact that the office held proof that we were already insured. We had to get "approval" from some new 3rd party vendor they're using for the policy we had already renewed (at $131 for the YEAR with much better coverage). Be careful, because they didn't discuss this with us in advance. 2. We had been paying $25.00 per month toward internet service as part of our rent, plus about $50 directly to Armstrong and were stunned to learn that, effective with our 2025 Lease Date, we will be liable DIRECTLY to Armstrong for the "free internet" that was promised when we rented back in 2020. So our ACTUAL monthly increase in housing costs at Eden Square will be about $150 per MONTH more - $120 per month more than expected. (It appears from their website that they no longer offer "free internet".) And we simply found out from an email from Eden Square announcing that upon lease renewals they would cease providing internet and cable completely. I was a licensed broker in two states, have managed apartments and an office building in two different states and would NEVER treat a new or renewing tenant so cavalierly. So, if you are considering renting here, pay attention to hidden costs. My most recent fav re: "hidden costs". We now must pay an additional $2.50 per month to the 3rd party vendor we MUST pay our rent to either by bank transfer or credit card, because they will not accept cash or checks (other than cashier checks). So we pay extra for the privilege of "paying our rent". Amazing. One more caution - their standard lease is a 25 page "form" that they apparently use for many complexes - very sloppy way to create a lease. The first draft we received said that we had to give notice to some LLC in Philadelphia (about a different complex). Just be sure to read everything carefully and discuss before you sign. For instance, the lease says you can't hang anything from the balconies - but you will see various items, like planter boxes and lights, hanging from the balcony in our complex- and unless they grant a waiver for a variant use, you risk a warning and possible eviction. All of that said, based on what I'm seeing on other rental property websites, the apartments are comfy, quite a bit below the current (ridiculous) "market" in Cranberry for newer units, maintenance (despite regular turnover) continues to be excellent, and Robbie (the on-site Manager) is a pleasure to work with who actually goes above and beyond to be helpful. read more

I would have given this place 5 stars under the last property manager, Maribeth. Since the new manager has taken over, the increase in errors, false charges and cut office hours have all coincided. Morale and neighborhood happiness has since sink and continues to. This woman needs therapy and mood stabilizers so she's not taking her unhappiness on the tenants and staff. She made up a bunch of charges and sent eviction notices right before Christmas. They're driving people out to charge more for the coveted corner apartments, IMO - but I have no proof. But the proof I do have is the harassment and false ledger entries and fake changes. This does not include charges that we're not converted to regarding 5G. We're sick of the games and unless you don't see a new manager's name, don't risk it because she goes out of her way to drag down what was once a beautiful community to live in. This parent company is being sued in Stamford. Something tells me Cranberry will be next. I know of dozens of people considering a class action. An IRS investigation from the fraud the previous company was involved in would not shock me either. read more

My wife and I have lived here for a few years, and while everything seemed great at first (except the price) it's just been getting worse and worse as time has gone on. In the two and a half years that we've lived here, we have had a major leak in our ceiling for at least 20 months. Every time we get a decent rain storm, water comes streaming into the apartment (photo attached from tonight). Every time it happens, I call the emergency maintenance line and am told that they can't do anything about it right away but will address it when the rain stops. And yet, it's been happening for two years. The office staff are rude, constantly sending passive aggressive emails about minor rules (like holiday decorations on balconies) when there are major issues like this. None of this even covers the fact that the owners used this apartment complex to fraudulently obtain loans for more complexes. The appliances suck, the carpet peels up and you can feel the tack strips underneath, the floors and walls are paper thin (and I can hear my neighbor's dog barking 24/7). If I wasn't saving up to buy a house, I'd be moving out asap. Strongly do not recommend unless you're desperate read more

Besides the high price for the apartment, the staff didn't know what they were doing. Constantly addressing different rules and changes. There was one point where they didn't cut the complex lawn for 4 weeks. I lived here for about a year and a half. My fiancé and I bought a house so I had to break my lease which was about $3500. I kept the place neat and clean for my entire time living there. Unfortunately they made some excuse saying there was a strong odor in the carpet, which was a lie. This is a pet friendly place and we had a well trained chocolate lab here. At no point in time did she cause any reason for the carpet to have a strong odor nor did I smell a thing before we left. They also did a walk through of the apartment 3 days after my scheduled walk through date and with no warning let me attend in order to prove there was no strong odor. Long story short they charged me to replace the entire carpet. So I will send out a warning if you have a dog or cat before you move in, be prepared by the time you move out, you will have to replace the carpet which was around $800. Would not recommend this place 6 months after I moved in everything service wise just went down hill. No respect for the price range they charge to live there. read more

Great management, gorgeous apartments and a really good location, especially if you are a golfer (Cranberry Highlands within a mile). My wife and I are really happy with our experience thus far. There were some issues with tenants being loud late at night in the pool grill area and pulling some juvenile pranks (a bunch of fratboy jackasses made swastikas out of lawn chairs one night), but management handled that pretty quickly. I see neighbors congregating all the time without issue. It's a really nice community for the most part. The only time problems arose is when the same group of college kids were treating the pool grill area like the backyard of the Alpha Beta house. Corn hole sets left on the public walk ways, beer bottles left on the public tables, noise all night, every night, etc. Again, management appears to have handled that and it's been nice and quiet during the evenings when it's supposed to be. If you're looking for a nice property and want to take a look around, ask for Shelby. She's been amazing with us pre and post move-in. read more

I have lived here for six months now. Apartments are beautiful but the workers at the front office (Maurene & Mary Beth & Jess) are SHIT. I have made friends with many residents & all of the information they give is beyond inconsistent. They are rude, only care about money, talk poorly on other residents, and are never willing to compromise. I would have loved to stay but I cannot tolerate dealing with those three every time I need to speak with someone. They are inexperienced, unprofessional, uncaring & rude. First, I was impressed with the professionalism and great warmth and personality of the office staff during my first visit and tour! I just moved in on Monday and from the minute I picked up my keys, my great experience continued. The facilities manager took me through the apartment, explained all the appliances, light switches and plugs and took the time to answer all my questions with sincere interest! The apartment was spotless, fresh paint, shampooed carpet. Not a speck of dust or grime anywhere. During my move and furniture delivery, the amazing manager fixed the elevator so that the door wouldn't keep opening and closing during the many trips inside. During my first night, exhausted, I went to sleep in the most quiet bedroom I have ever been in! Absolutely no noise!! I am amazed and pleased with my experience so far and know I will be happy here! read more

Okay, we have lived here for about two months and it has been interesting since then. The front staff are kind of air heads and don't pay attention to details. We tend to mind our own business and only plan on staying for the year. Closest doors have been falling apart, the carpet comes up every time I vacuum and the patio, is a complete joke. The next thing to be addressed is how things the walls are, lord have mercy. We live at the end of the hallway by the stairwell and can hear every movement. I don't want to stay, but if they don't address some things, we will be looking elsewhere. read more

We moved into Eden Square in October 2015. No deposit, free move in - application fees waived. No weight limit on our dogs. We love it here! Everything is brand new, high quality construction and the management is as attentive as it gets. Whenever we need service, they are on top of our requests, and are even accessible after hours. We enjoy the free internet and cable, and the full sized washer and dryer is a bonus too. If exercise, you'll enjoy our fitness on demand center, and all it has to offer. We could use better delivery restaurants, but that's not necessarily a bad thing. Every so often, the management puts together a community event giving us all an opportunity to mix it up with the new neighbors. Looking forward to seeing some new faces! read more

Awesome place to live, no deposit for us as well ....everything is indeed brand new as previous people have reported..management (Shelby & Erin) have always been quick to address any issue with compassion and quickness! Haven't had a chance to use the pool because of my work schedule but from what I've seen it looks delightful and clean, I do use the gym (24 hour access) it's always clean, water machine 2 treadmills, bike, elliptical machine, weights, full bathrooms (public to residents) shower in bathroom as well... etc... Only con that I can think of: the Brush Creek Water Pollution Control Facility (sewage plant) is literally within sight of the property....when it rains outside it can be quite stinky for the next couple of days. It's not too terrible, Definitely not a deal breaker... We both would highly recommend this apartment complex and area read more

I absolutely love it here! The management is always nice and if I ever have a problem, even it's minor they are sure to fix it right away. It's nice to be close to alot of things, but in the quiet of the country. Most of the neighbors are very friendly and always ready with a smile or helping hand. As the season changed so have my feeling about management. I have been living at eden square for almost 9 month now. This place used to be a great place until our property manager was let go because she was too friendly with residents. New management has come and is beginning to change many aspects of this place that I use to really enjoy. For example the grills were accessible 24/7, are now locked in the pool area and cannot be used after 8 pm. I really though about renewing my lease, but I will unfortunately have to reconsider come November. Good thing management took care of the dog issue where Jamison Yates and his Wife left the back door open all hours of the day with two dogs barking constantly. Must have gotten them shock collars. Maybe he needs one for himself since he complains about every little noise. read more

I wish there were an option for zero stars. The day I moved out of this place I felt a huge relief, and now that I'm out I feel comfortable posting a review without fear of reprisal. When I first moved here, the property manager and staff were very nice and clearly cared about the community, setting up resident events and taking pride in their work. Over the past year or so this community has gotten increasingly worse; the original property manager was fired, almost all of the staff has changed since I moved in last June and the new property manager is downright awful. I lived through a terrible incident at Eden Square in November 2016. They could not have prevented the incident, but they handled it horrendously. This includes everyone from the property manager all the way up to the corporate office. The regional manager at the time refused to provide assistance to people who were displaced from their homes less than a week before Thanksgiving. Some people lost everything, and they had no empathy or compassion. Instead, they treated all of us like we were a nuisance for expecting any kind of help. They still treat the people who experienced the worst of this incident terribly. It's almost as if they are trying to get rid of us all in order to effectively brush the incident under the rug. Without going into any more specific details, this company has made it very clear that they do not care about their residents' happiness, safety, or well-being. There is one bottom line and that is to get people to sign contracts, at any cost, including lying to new residents about what happened here. The staff at the office do not seem interested in doing their jobs. Several times I have walked in the office and had to basically announce myself in order to get someone to look up. When minor things went wrong in my apartment, I stopped asking for assistance because the pushback caused more frustration than the issue itself. Residents used to get an email when a package arrived at the office; then they removed the notification system and threatened to return packages if they weren't picked up within 48 hours. The door to my building was consistently broken for about eight months, rendering it completely insecure. The roof over the mailbox for the 4000-6000 buildings was built so poorly it had to be surrounded with caution tape and then supported by extra wooden beams for over a month to keep it from falling down on us when we got our mail. Plus, the "dog friendly" community promised us a dog park over a year and a half ago, and it hasn't even been started. I don't think it will ever happen. The apartments themselves are okay, but the appliances are cheap, there is absolutely no sound reduction (I could hear my 120lb upstairs neighbor walk across his floor and he sounded like an elephant), many of the apartments were constructed so carelessly that carpet is pulling up, plaster is cracked, etc. For the amount they charge for rent for a "luxury" apartment, it's not even close to worth it. Go buy a house instead. I could go on and on about the atrocities of this place. Suffice it to say that I would NEVER recommend living here, and I would go so far as to advise everyone I can to stay far away from any Morgan Management Community. read more

I have lived here for a year and a half now and let me say this place is hands down awful. Talk about paper thin walls you can hear everything. I've heard my next door neighbor cough that's how thin these walls are. If it rains you're pretty much screwed because your car will flood. This hasn't happened to me personally but I know multiple people whose cars flooded in the lot and management didn't seem too concerned. Most nights I would say 90% of the time, there is absolutely no parking and you have to resort to the other side of the complex. I really don't have any good things to say about this place other than they look nice from the outside and the appliances are nice. If you want to waste your money on a place that just wants your money than this is would be the place for you. read more

We have lived at Eden Square for about a year and a half. First, I'll start with a few good things. The main reason we decided to to live here was they allow animals (people aren't always responsible and clean up after them), the apartments were brand new, and we were able to rent one of the garages. When we first moved in there were hardly any people in our building. After about 6 months that began to change and that's when we started to realize there were quite a few things that would make us not recommend living here. First, off the parking is awful. There are not nearly enough spots. They allow people to park trailers, and ATVs, in spaces that should be used for peoples daily vehicles. There should be assigned parking like most other apartment complexes I've lived at, but here that is not the case and often times you will find yourself parking on the opposite side of the neighborhood if you live in this particular building anyway. It's a major annoyance and there's been some controversy between tenants in our building over it. There have been several arguments between people and notes written. Also, we were told that the apartment above us was ADA designated and no one would be living above us as there are not many ADA tenants. Doesn't make sense to me that a handicap person would want to live on the third floor when in the event of a fire and the elevator can't be used. How are they going to get out? This was a sales pitch. I wanted a third floor apartment. She offered us a better deal on the one we got, and about 3 months later someone who is not handicapped moved in above us. This also takes us back to the parking issue. There are two spots in front of every building designated for handicap parking being essentially wasted, as our building is full and not one handicap person lives here. Secondly, I have to mention that there is a water treatment facility located extremely close by that emits a very pungent and strong fecal odor. This is locally know as the "poop factory". The smell is very strong, you will notice is randomly, but also frequently. Doesn't matter on temperature either. Cold days, hot days, mild days, anytime the wind is just right basically. The closer your building is to it the stronger the smell will be. Third, the walls aren't that thick. As previously mentioned I can hear the person above us. I can also here people in the hallway, the dog across the hall, and the TV on the other side of the shared wall. In addition to the noise within the building you will also notice outside noise. If your in the back of the neighborhood I would imagine it is much quieter. However, if you are by the roundabout or turn pike you will be able to non stop noise from both. Next, we've had issues with the mail. Packages have gone missing. This has improved over time. They installed a concierge system used with a smart phone app to unlock lockers. However, if something is delivered and they do not accept it at the office it will sit outside the office or your building. I've had two amazon packages that were delivered go "missing". Now that I have covered pretty much all the cons I'll try to leave a few more positive things. I have to commend the maintenance crew. We haven't had to call many times, but we did ask about getting a ceiling fan. It was no problem and the maintenance man even came did it for us. Also, we hung some things we changed our mind about and he came and patched the holes, and repainted. Super nice guy. Also, the parking lot is clean. Even when the garbage is over flowing there is virtually no trash around the parking lot or any of the grass. Although, as I said before, you will find that some people are too lazy to pick up after their dogs. As everyone has stated. Everything is brand new or close to new. Washer and dryer was included in the unit which is nice. The exhaust fan in the bathroom could be a little better, but if you crack the door it's fine. The fireplaces are nice and really heat of the apartment. All the other appliances are nice and work great. We also have used the community room to host family events that were too big for our apartment. It's a nice option to have. I haven't used the pool much because of my work hours and if there is no life guard they close it, but it always appears well maintained. A little small but it's there if you want to use it. I would say that if you are seriously considering living here you should try to get a unit in the back of the neighborhood. It's a shame really. We love the appearance of the apartment, and it had potential to work out great for the few years we were looking to stay. However, we're considering not renewing based on all the factors I've stated above. In a nutshell I will say that I have lived in places that are less appealing to the eye, or older, but I have had less things to complain about. read more

I moved into Eden Square March 1, 2017. So far, I am very happy here. The buildings are beautiful and well-maintained; reminds me of an upscale hotel. The grounds are clean and there's plenty of parking space. The last place I lived in comparison with my current apartment is like night and day. read more

When we first moved into Eden Square, we loved it. We had a great property manager, and the apartment complex truly felt warm and inviting. A few months later, I can say that the atmosphere has changed indefinitely. A direct excerpt from their website claims, "Our seasoned maintenance staff is on-hand to keep your apartment in tip top shape, while our front office staff is busy putting together resident events to help you meet your neighbors." In regards to the maintenance, Dean is wonderful--always there when you need him. As for the front office staff putting together resident events, that is a JOKE. Eden Square management seems to frown upon neighbors actually getting to know one another. For example, the property manager I referenced earlier was fired on account of her being friends with the people she shared walls with. Ever since she was let go from the company, we have had a standoffish, unsociable "leasing consultant" who calls the cops on her residents for playing music at 6 PM on a Saturday night. God forbid your residents actually getting together and enjoying each others company. Now I hear the rent is going up because they are trying to sell this place as a "luxury" apartment. I can tell you there is nothing luxurious about this space. The cabinets are all the cheapest sets from Ikea, there is no granite, the pool can fit maybe 5 people in it, and for the price you pay for a 2 bedroom, you could have a beautiful home that you own. They are trying to offer residents an $850 rent credit for referring this place to our friends and families, so obviously they are having trouble retaining clientele. I can see why. Shame on Morgan Communities for what they've done to this place. We won't be resigning. read more
