Cant do dishes and our laundry was always ruined. Asked for reimbursement of some type because every time we did our laundry all our clothes were brown and/or smelled of bad water. Broken windows in the hallway between apartments. in January 2022, my rent went up from $1950/month to $2300/month. In October 2022, I received my lease for 2023 - $400/month rent increase starting in January 2023. I was astonished- $700/month rent increase over the course of 2 years living here?!? I went to the office to try and discuss this with hope of working something out. the woman working there greeted me with a curt "nothing I can do about it". i Left my contact info with her and asked if someone in a position to do something would please contact me, Before the October 15 lease deadline. This is my first ever yelp review, the management behavior literally forced me to write this up. i booked an appointment on Friday for apt showing on Monday, saved the quote and went there on time. First, the management lady was so rude that she didn't even want to deal with us at the first place and after apartment showing, they gave me totally different rate $200/month more than what i was promised on Friday. When i asked about the rates, she said, that's it. if you don't want it, you can look for another place. Awful place!! very expensive for what is offered! old buildings , old cupboards and carpets and stove and fridge freezer. Loud roads near by, loud neighbors! A lot things breaking every month and you have to wait for someone to show up and fix it - if they every will! They only want your rent money which goes up every year by A LOT !! Good luck getting your deposit back after you leave ! They will look for everything and anything to take money off you and even the money you are owe back, will take more than 30 days to get back to you via check! I have reached out to you and haven't received a response for well over a month. I have sent email after email with what is continuously going on and you literally do not respond. I have sent in requests since August for the appliances that do not work in my apartment along with notification that the plugs are still sparking when I plug something in or out. No one responds. Arielle closes the tickets and says they have been resolved and no one has called to speak with me about when they are coming by. I have contacted the health department because the non functioning appliances, electrical issues, and ongoing tenant disputes are all in violation of the contract we both signed. I am entitled to a safe and habitable living environment throughout my entire tenancy. Your only solution was for me to break my lease and move instead of replacing broken, antiquated appliances and holding the tenants responsible for their intrusive noise and trash collection on their balcony which is yet again leaking and smelling onto my patio. Instead of doing right by all and being the mediator between us, you chose to offer me to leave in the middle of an ongoing pandemic. How is that fair?? I been without working appliances since August but you still received your rent right? I have everything documented and the fact that the only way to get a response from you is by leaving a review on yelp is downright disgusting. Been here about a year and felt I needed to write a review. Especially after seeing the rather terrible reviews on here... To start, our unit was given new carpet, a fresh coat of paint. Wether we were given the keys we walked into a unit that had a different floor plan than we thought. After discovering this was OUR ERROR, the management was happy to terminate our lease, write up a new one, and get us the floor plan we thought we were getting. Rent was even $50 CHEAPER. We've had to ask for two minor maintenance issues and each time maintenance fixed the problem the same day. My only gripe is maintenance was unwilling to let me borrow a ladder due to liability issues. Oh well. The pool now has a life guard on duty at all times, which is great since we have an eighteen month old, so we have the added peace of mind, despite the fact that we are always right there with him. Pool is also extremely clean and the water quality is tested every hour. Truthfully the best maintained pool I've ever been in or around. The grills around the pool (one inside the fence, one out) are also great since grills on patios are no longer allowed (and were always limited to electric anyway) The gym leaves something to be desired. If all you do is cardio and some light lifting, you will probably be pretty comfortable. In my opinion, some of the machines and weights could be either repaired, updated, or s combination of both. The stationary bike was just replaced, so maybe they're headed in that direction. Packages are kept at the office, and emails dispatched. We had an issue with our email being off, but that was since fixed and has not been an issue. Much more convenient and safer than USPS leaving packages at your doorstep. I honestly have no complaints. It was mentioned that you could do better with rent. I guess, but we searched, we needed a place that took dogs, and we wanted it to be in a decent neighborhood. Nothing else fit the bill, at all. For the square footage and amenities, I would argue that the price point is pretty competitive. Not cheap, but nothing that isn't a slum in New England seams to be. read more

Once you move into Edgewood "Luxury" apartments the management focus doesnt seem to exist until you renewal is due. Ive left multiple messages over and over, and I either get the typical "someone in that area will call you" or that's not something management is responsible for. I am not a fan of apartment complexes. I knew this before I visited friends who live here. At night it seems less overwhelmingly large and congested, but during the day, from what I've witnessed, on the weekends there is constant traffic in and out of this place. Often three or four vehicles at a time. It's fairly well situated, close to 93, 95 and 62. Short drive in either direction to shopping (38 in Wilmington, about 10 min drive and Walmart is about 5 mins down the road. I have only seen one and two bedroom units here, and never seen the pool. I guess if complex life is what you seek, this is right up your alley. read more

We've been living at Edgewood since July and as short-term renters will be moving at the end of February. The grounds are kept in fantastic condition from the landscaping standpoint. Flesh flowers are planted and the area is always well manicured. The area around the dumpster does have a tendency to overflow but it is emptied in a timely manner. The dumpster is located at the far end of the complex and is as inconspicuous as possible. Our unit is comfortable and if there are any issues, 2 minor one's, they are quickly addressed. There is a nice pool which is a great feature and there's a gym which is good enough for a light workout. It's not intended for bodybuilders or power lifters which is fine. There are three gas grills near the pool which is also a nice feature. The main staff at the Information Center, Caitlin and Nina are excellent. They promptly email if there is a package for pick up (another nice feature) and are both very helpful, friendly and accommodating. There is a common area in the Information Center for gathering and a kitchen for use while you're at the pool. The biggest issue, which is minor everything considered, is that some residents don't pick up after their dog. Without going into the social and common courtesy aspects of this behavior, in a complex of over 500 apartments you're going to find a few inconsiderate people. This should not be a reflection on Edgewood's management or the physical environment. They set the stage for a very comfortable living arrangement. read more

Just moved out. We lived there for 6months.Front office staff and maintenance guys were great.Grounds and Apartment were nice. Our complaint is with the management.We had an insane woman below us who constantly would be banging her broom on her ceiling if she heard us simply walking around. Numerous complaints were listened to but no action was taken .I found the management to be weak ,ineffective and condescending.We even had to call the police after we were threatened.Still nothing from the management. Come to find out that this was a problem long before we moved in. very unfair of them to put us in that apartment knowing the issues we would have. Not worth the money. The pool closes way too early to be enjoyed, staff are in your home for checks way too often, the trash area is always disgusting, with trash on the ground, animal feces bags are thrown everywhere, if you can't get home before the office closes then you can't get your packages, showers are luke warm, no utilities are included in the insane price, the company's contact at Fios will try to screw you into a more expensive service package if you don't know your stuff, you can hear through the walls and ceilings, many of the residents are horrible drivers who frequently run through the property stop sign, and you better be really specific on your move-in walk through of the apartment, or the office will charge you crazy amounts to replace obscure carpet spots that you may not have noticed. In terms of the town, there is almost nothing to do in North Reading. There's really no life to the town, or this property. I would stay away at all costs. read more

Constant noise issues, A/C heating issues, satisfaction guaranteed non existing.False advertising an apartment with ceiling fan which doesn't belong to Edgewood and when something goes wrong you need to pay for repair or replacement yourself. Not being made aware of very important things during viewing such as that there are 3 garages right under the bedroom making it impossible to sleep through noise they make when opening and closing all the time. A/C and heating can not be used how we like as there is a special valve behind locked door at the balcony allowing use of only A/C or heating , can not have both so when it is a hot day and using A/C and then goes cold next day heating will not work unless you call maintenance who must come activate it and vise versa. If we knew this was the case we would not rent it in the first place knowing we would need buy new one if something goes wrong as we are paying $2215/Month rent not including water, gas or electric. Water that is supplied smells and I seriously doubt that it is healthy to drink it, It is recycled multiple times and you can see it is dirty, because when we clean toilet bowl or a bath, it only takes couple of days for stains to appear. We buy water from nestle fresh (Poland spring) as we think it is a health hazard to drink from the tap and we are considering calling someone to test water in apartments. read more

I have lived her for almost a year. My only complaint is the price. I would love to sign for a second year but they raised the prices on me. It is very quiet, great neighbors and very professional staff. If anything goes wrong or breaks in the apartment they do a GREAT job at fixing it at a timely manner. I had a wonderful experience with the amenities available and the maintenance staff being at your every need.. Although , When an issue arose aftern3+ years of on time rent and. no complaints, there was no professional help or loyalty to tenants that many people think along the same lines. When it came time to move on, all discussions and promises flew out the window because they go through. new Clubhouse employees like McDonald's. I lost all faith after one month of late Ren, was served a notice to evict. We were floored that after 36+ precisely timed rent payments over the years, we were being taken to court for one month rent over $350. in late charges plus attorney and associated fees. The supposed people that are there. to help stone cold ignore. you and refer you to their lawyers, end of discussion. Long story short, all moneys in arrears paid in full within one week of court, to result in another notice of having to move within 48 hours. They will literally kick you out on the street, no matter what your past tenancy record/ history shows. Bottom line, no respect for people and their belongings and animals no matter what issue is. Your emails proving otherwise are moot and the word "cuttthroat" management comes to mind to sum up their attitude. read more

There are so many problems and inconsistencies here, that we are one and done. The management lies and when you call them out, they tell you to talk to their lawyer and try to give you 48 hours to vacate your place, even if your paid in full. They discriminate against persons with disabilities and bait them to do something wrong. Why? Because there is a posse of people living there that obviously are the eyes and ears of management. And if those rats don't like you? They try to run you out. Complaints have been made to MCAD for their unethical and discriminatory practices against persons with cognitive disabilities. ( keep an eye out for an expose about them on local news channels). They systematically target people that will hold their feet to the fire for promises broken. The grounds are disgusting, and even in the middle of the day, there are tons of people there. Does anyone have a job here??? In building 110 there is a couple with 4 kids that were raided by the DEA and state police for dealing fentanyl, but as you know, it wasn't theirs. It was her brothers. This it not heresy, this is how she introduced herself. Wonder why they didn't get 48 hours to get out??? Instead, if you challenge them and call bullshit,they will site that their feelings are hurt and play the victim card to evict. If this is what you are looking for to call home and pay exorbitant fees, than this one is for you. Location is crappy, directly across the street from a concrete company and gravel pit on a main road with no sidewalks. There is no public transportation available, and if you work in town, you need to walk 4 miles to the nearest T station. Other than that, this has been a wonderful experience surrounded by wonderful people ( sarcasm in case you didn't recognize it). I can't wait for them to be called out on all their unscrupulous practices to watch them back peddle and lie. An art that they have mastered. This place has a low rating for a reason. Anyone who gives this place more than 1 star is either being paid to say so or are part of the Lincoln property management team practicing the smoke and mirrors act. RENTERS BEWARE!!!! We have lived here for over a year and we love it here. There is a field right next door which is great for running our dog. Our neighbors are wonderful and very kind. The office is open until six which is great because it allows enough time to get home and get your packages. The halls are nice and clean. We can't hear anything through the walls or ceilings. I recommend this place for a nice quiet area. read more
