I rarely leave negative reviews, but after paying nearly $400 for one night, I feel other travelers should know about our family's experience with this location and its leadership. Its unfortunate to have to write this, as it would take extenuating circumstances to get me to take the time to write a review and ensure future clients know what they are going to experience. Edison Beach House advertises itself as a 4-star hotel, but our stay was nowhere close to that standard. While the beachfront location is excellent, the condition of our room was extremely disappointing and appeared to reflect years of deferred maintenance. Throughout the room we found: Ripped and torn blankets Holes in the walls, including beneath the air conditioning unit Chipped and damaged paint Multiple stains on the walls Stained furniture cushions Stained headboard Stains on the refrigerator Missing towel holders Broken light switches Beds that were unstable and in need of repair When we requested additional bath towels, we were initially told the hotel had no more towels available! Eventually, towels were brought to us, but they were bath rugs for the floor, rather than hotel bath towels. Of all the hotels I have stayed in, never had this experience. I documented the condition of the room with 21 photographs, because I was genuinely surprised that a property marketed as a 4-star hotel would be maintained this way. I am attaching the photographs so this doesn't become my interpretation, it is being shared as reality. After returning home, I contacted Edison Beach House in an effort to resolve the matter privately before posting a public review. I spoke with the manager, Marlene, who represented herself as being in charge of the property. I explained our experience and offered to share the photographs documenting the room's condition. Unfortunately, the conversation was as disappointing as the stay itself. Rather than listening to our concerns or discussing a possible resolution, she blamed us for not reporting every issue during our stay, attributed the condition of the property to hurricane damage from several years ago, stated that she did not care what type of review I posted, refused to provide contact information for the owners when I requested it, and ultimately ended the call by hanging up on me. Had that interaction been different, I don't get to the point of posting this review. I was genuinely surprised by both the condition of the property and the lack of professionalism in how our concerns were handled. I expected a conversation focused on understanding the issues and making things right--not dismissiveness and hostility. For nearly $400 per night, I believe guests should expect a clean, well-maintained room and respectful customer service. In our experience, Edison Beach House fell well short of those expectations. The beachfront location is wonderful, but location alone does not justify the price or outweigh the condition of the accommodations and the way our concerns were handled. I hope management and ownership take these concerns seriously and make meaningful improvements so future guests have a better experience than our family did. read more

We checked in at 2:30 7/31/25 and was told at the front desk. Wit not just 1 but 2 people present our check out would be at 4 8/1/25. The following day around 11:15 am. Cleaning knocked we told them our check out time puzzeled. 5 mins later loud banging on the door the manager yelling - You have to leave now! Open the door she yelling for the whole hotel to hear at us like were children! She didn't check with the front desk before this! Started asking who we talked to. We told her her attitude changed. She started saying she wasn't yelling, that a vacuum was running so she was just talking loudly. At one point she asked - do you want to show me who you talked to and talk to them we said yes but she didn't continue with us to do that. She was horrible! Things were left from the previous guests, the elevators were broken and there were ants! read more

My husband and I spent the last week at Edison Beach House, even though a lot of hotels, restaurants and shops either didn't make it through or haven't been repaired since Hurricane Ian went through with such destruction, Edison Beach House was recovering and taking reservations. We luckily had a room with ocean front views which are beautiful!! Staff was terrific, very friendly, elevator working, pool not repaired yet but with high 80's you have the gulf in front of you!! We had a full kitchen, which I only used for breakfast and it was totally great going home from a vacation with no dirty clothes since a washer and dryer was in unit too!! I haven't even been here 24 hours and that's all the time I need to put in a review. Maybe it's because we haven't been able to travel for well over a year because of Covid, or maybe this place is just what I needed in general, but I'm sold. Yes, the rooms are dated, honestly they look like my grandmother's house and the bedspreads are literally identical to the ones she had. This is not a con for me. I think it gives the place character, charm, and personally it made me smile when I walked in. The room has anything a couple could need for a week right on the beach. Great size, full kitchen, 12 cup coffee pot, Instacart available to order groceries and booze, and close to the action of the square. Leaving Kansas with inches of snow on the ground, after a day of cancelled and delayed flights, and ending up on our balcony here listening to the waves at 11 p.m. with canned wine from 7-11 in hand (it's across the parking lot and very convenient), was the perfect end to a less than amazing day. Having laundry in unit is one of the biggest perks for me on vacation so it's a win there, too. I will update if anything goes south over the next several days, but so far, I'd definitely book here again. Update* After a week here, I don't ever want to leave. Don't go there.!!!!! Just completed what was supposed to be a 7 day stay,but had to leave 3 days early because our room had BUGS!Big palmetto bugs. Not just one,many.No one was even around that evening to get some help. Was told we had to wait till the office opened in the morning.So,stayed up all night fearing more BUGS!However,we were compensated a bit,but it was the worst vacation!Overall,the room was nice and the balcony and view were excellent.Palmetto bugs look like giant cockroaches!!!!!!Go somewhere else,they didn't seem to care at all!!!!!!! read more

I absolutely love this charming beach hotel. The staff is incredibly friendly - you can tell they actually want to help! The view and location are gorgeous, and the rooms are clean and spacious. We loved our getaway with friends at the Edison Beach House. There was plenty of room to spread out and get comfy. Can't beat the location! On a previous visit to FMB we rented a car but not necessary this time. We were smack dab in the middle of everything. But even so, it was surprisingly quiet and peaceful on property. Grounds and pool were kept clean and tidy on a daily basis. Our suite was spotless and the kitchen was well stocked. Air conditioning kept us cool and showers were hot. The convenience store across the street was so handy for snacks and drinks. The beach is literally just a few flip flop steps away. Staff was helpful and courteous. During our stay there were no rowdy crowds, only other well-mannered guests. Great vacation spot. read more

We booked the Edison Beach House for 7 nights prepaid. On the second night we found evidence of two Cockroaches. On the third night there were many more live cockroaches and as it was after 7 PM, there was no one at the desk to report this to. We barely were able to sleep that evening with the lights on using the pull out sofa (which was dirty) and slept together for safety in numbers. The following day we went to management who told us if we want to leave they would refund us for three nights only. We were told that we must decide immediately and leave within 2 hours. We did leave with a verbal agreement for three nights refund. This decision was made under DURESS. We had to find additional lodging or cancel and re-book our flights back to Massachusetts. Edison should have offered full refund for the horrifying experience of sleeping with lights on in fear of the bugs. They believe they did no wrong having a bug infested unit that costs us $290.00 per night plus taxes and fees. (which were also not refunded) As a side not:Toilet needed plunging by us several times. read more

Usually I would love to recommend this place because my family and I have been coming to this place at least once every year, and Sometimes more then that. They usually have nice clean rooms and if you pick a balcony room you can see a view of the beach and the swimming pool below. But as for this time we didn't have a good experience at all. For our reservations they gave us an option between the 2nd and 4th floor so we picked the 4th floor and when we checked in we got the 2nd floor. And when we told someone during check out they told us that they wouldn't ever do anything like that. Our hotel room: The dryer had seashells and sand inside it before we used it. So we had to clean out the dryer before using it. And at night time there was was a cockroach near the bottom front side of the dishwasher. Towards night time: My family went for a walk so I was the only one in the room and we ended up getting a random knock on the door and when I answered the door it was a security woman with dark brown or black hair who was supposedly knocking on several doors down our hallway and asking people if they could close their blinds near the balcony doorways because of turtle hatching season. Which is a bit odd because the room I was in we didn't really have any lights on besides the kitchen light which wasn't even near the balcony. But I closed the blinds for her. Anyways my family ended up coming back and they invited me for a walk and I told them about the security guard and the blinds needing to be closed. And we noticed outside that people had flashlights on the beach and other hotels had their lights on including the hotel we were at which had a light near the walkway outside but it just wasn't a bright light. So when we got back upstairs from our walk my family wanted to sit on the porch so we just kept the door partly open and then we got another knock on the door and when I answered it it was the same security lady who then told me that " I already told you that you had to keep your blinds closed" and then I told her I was alone during the first time she told me and that my family was here with me this time but I'll let them know. And she then told me if I didn't keep them closed then she could talk to wild life or someone who was higher up then her who could talk to us about it. So I said no that's fine and then I told my family when she left and we ended up closing the blinds and going to bed. As for overall: I don't think we will be staying here again in the future. I thought the security guard was rude to me about the blinds needing to be closed. And also we were never told about our blinds needing to be closed during night time when we were checking in to the hotel. Maybe you guys should hand out a paper about it during check in or tape a paper against the glass doorway near the balcony or something so more people know about it. And also I think it's a bit odd that you guys don't have any actual staff at night time like during the day time. But yeah I think we will stay somewhere else next time. read more

This hotel is still going through construction. They start at 7:15 in the morning and don't stop till 7:00 at night. Balcony rooms all you smell is their equipment exhaust and hear it. The rooms have ants. Not all the TVs work in the rooms. Parking is ridiculous because there's nowhere to park with them having a huge construction dumpster. When they are told about it they just shrugged their shoulders with a smile and say sorry. When I reserve this room I was not knowing that the pool was not operational. Was told they were working on it. This was 3 weeks before my reservation. Then when I checked on it again upon seeing that the elevators and the pool were out they informed me that it was still being worked on but now the elevators were fine but the pool was still being worked on and if I cancel they would charge me $100 the room was only 260 and the cancellation after the 24th of September was $399. This would be a good hotel when it's finished being constructed but until then it needs to be taken off the market. I feel I was taking advantage of. read more

The Edison Beach House is a quaint, comfortable boutique/suite style hotel that is a great value for the money. The hotel is located right on the beach and all rooms have an ocean view. The bigger, more expensive rooms directly face the beach, while the cheaper ones provide a still nice, but more side-oriented view of the beach along with some of the townscape. All rooms are like studio apartments, appointed with everything you could possibly need and then some. They have thought of EVERYTHING here! Not only do you get a kitchen, washer/dryer combo, living area, and private balcony, but even the little things are included-- standard toiletries, of course, but also dish and laundry soaps, full size bath bars, dishes and cookware, down to rubber bands, scissors, and paper clips. We stayed during Xmas time and each room even had a lighted Christmas tree! Rooms, hallways, main areas, and the property in general were very clean and tidy. Staff were very friendly. The owner lives on the top floor so I imagine that he has a vested interest in keeping the property in great condition and ensuring guest satisfaction. Prices are also very reasonable and clearly listed, unlike many hotels where prices are negotiable. If you want to visit Estero Island in comfort without the hassle of renting a house, the Edison is a great option. read more

There was a full size washer and dryer in the bathroom, and a complete kitchen, including stove and full size fridge! You could live there! And I would have been happy to. We recently stayed at the Edison Beach House and here is an honest and non-bias opinion of our stay. We have been coming to Fort Myers Beach for nearly 20 years and have visited a number of locations on the beach. Pros: Located as close to Times Square as you can get. If you don't know, Times Square is a great place to grab a bite, visit some local shops or enjoy some music late night. Wonderful staff. The issues we had were quickly addresses. Staff was courteous, prompt and polite. The have a closet full of beach gear free to use for guest. Unfortunately, the staff did not inform us of the gear; we learned of it from another guest. The closet is located on the ground floor adjacent to the pool gate. The closet is full of beach chairs, rafts and even an umbrella. Free parking included with your stay. Washer and dryers located inside the rooms (2 bedroom) as well as dish washer. As others have stated, they provide a full compliment of kitchen items and a full size fridge for your use. Cons: Our unit (501) was located on the top floor facing south primarily of the parking lot with an okay view of the pier. It is not beach front and you won't be able to hear the waves. In addition, the neon sign (Edison Beach House) casts a pretty good glow radiating through the windows which didn't help with sleeping in. In addition, the windows have small arches at the top that the blinds didn't cover allowing the neon lights as well as morning sun to flood the room. We stuffed towels in the tops of the windows to block the light so we could get some sleep. The AC unit works well but is loud when it kicks on and off thus waking us up periodically throughout the night. Maintenance checked the unit and said it was working properly. Bathrooms are very small and definitely showing their age. Shower doors were wobbly and shower head unit was rusty. Again maintenance staff was great in swapping out shower head unit. Water pressure was questionable at times, especially in the morning when demand was most likely high. Side balcony was also very small, only two chairs and a small table are all that would fit. For a 2 bedroom unit, it was mostly unusable for our family. Parking lot is also small and extremely tight in maneuvering, especially adjacent to the building. If you have a large truck or SUV, good luck. Pool is also small in comparison to the size of the hotel. I counted roughly 20 chairs poolside. That might be sufficient for one floor if demand is high. No room service although there is a 7-Eleven located directly across the street. (Con & Pro) Room layout for the 2 bedroom was unique to be polite. Furniture and decor was very dated and in need of replacing. Stains on chair cushions, sticking and squeaky doors, blinds didn't open and close easily (if at all) and although insignificant, blinds were not cut to length just shoved in the window with the extra material sitting on the window sill. Final verdict...it was okay. We have stayed at much nicer places for far less. Yes, it is close to the Square and I guess you pay a premium for that. However, I don't believe we will be returning anytime soon as there are much better options. Hope this helps. Thomas would not be happy. read more

A bunch of places to order from or take a short walk to the boardwalk and have a huge selection. Beach itself has alway been clean and always very low tide. Rooms are clean, spacious and a good location. Living room and kitchen has old weathered furniture that needs replacing. I paid well over $300 a night which is overpriced for this old hotel. Problem occurred when they used oil base paint to paint the stairwells. The fumes were overwhelming. Asked to move because we were right next to the stairway and they couldn't because they were full. They didn't seem to care either. My sister and I had to close off one bedroom and a bath and share one bed. No health department would have allowed then yo bd doing this whole occupied. We asked to be compensated for the very least the one bedroom we couldn't use. When we checked out the desk clerk said the owner wasn't going to fo anything about it. This was our second time back to Fort Myers Beach, and we liked the Edison Beach House so much that we decided to return for another stay instead of trying a different hotel. First of all, this is a privately-owned, "mom-and-pop" feel hotel right on the beach. There is a huge emphasis on cleanliness and personalized service, which we really enjoy. All rooms are suites / "apartments", with full kitchens. Pros: View their website in advance to check out their room layouts. When you make your reservation, you get to pick your exact room layout and floor. Pretty neat! We like the X01 rooms because the rounded area near the bed is great for watching the sunrise and overlooking Times Square and the busy part of Fort Myers Beach in the morning. But there are other rooms that face west for sunset, etc. Prices vary based on the room that you select. Personalized touches galore. When you check-in, they give you a welcome bag with lots of goodies like maps of the area, a stuffed animal that has Edison Beach House and Fort Myers Beach printed on it, a tote bag, and a couple local newspapers. We also had Andes mints on our pillows, Dove soap in our rooms, regular towels and beach towels. When you stay here, you feel like you're in a private vacation house, not a hotel room. Parking in their private lot is included. When you check-in, you're given a hang tag that you must display on your rear-view mirror. Don't forget to do this, because they'll tow vehicles parked in the lot that don't have a hang tag. One car per suite. Right on the beach! Walk out of the hotel and right onto Fort Myers Beach's white sand. Private beach chairs are also available, which is a nice touch that would save you a few bucks compared to some of the rental places on the island. Awesome sunsets! We didn't take advantage of it, but the hotel has a private pool on the property that faces the beach. Nice option if the ocean conditions aren't right for swimming. Or maybe if you want to stay away from the crowds. The hotel is near the "Times Square" area, which means that there's a few bars and restaurants nearby, as well as some touristy shops. There's also a 7-11 across the street (away from the Gulf) in case you need anything in a pinch. Flat panel TVs! With lots of channels! I was surprised by how many channels were available. More than other chain hotels that I've stayed, for sure. As already mentioned, each room is a full suite -- basically a mini-apartment. Each room as a full kitchen, so you can visit a local Publix and pick up groceries if you want to cook and keep your trip costs low. This hotel doesn't attract a spring break-er crowd, but I suppose that if you wanted to, you could also visit a liquor store and "pre-game" in the hotel room, maybe having drinks sitting on your balcony and overlooking the ocean. Each room also has a washer and dryer in the unit. So pack light and do laundry, rather than packing heavy and lugging around tons of clothes and crap. Cons: If you're surfing the Internet late at night, they don't have a reservation system that lets you check room availability. You'll have to call during their business hours (9 AM - 9 PM Eastern) to check availability. Nice to offer the personalized service, but for busy professionals that do their vacation planning late at night, this was a little bit of an inconvenience. The showers could maybe use an update. They're not bad, but they're starting to show their age a bit. I think the same could be said for the curtains in the room. A decor update could liven things a bit, though we did notice that the hotel had done some recent renovations to the kitchen---nice granite counter-tops were installed. Also the flat panel TVs were pretty new. The office isn't open late (9 AM - 9 PM). This wasn't a problem for us, but I was ultra paranoid about forgetting or losing our room key and having to spend the night outside or in our car. Yikes! Their Wi-Fi was having some issues. We were trying to use it late at night and so I couldn't call the front desk. I connected to their wireless network OK, but had no Internet connection. I fired up my browser thinking that there would be an authentication page or something, but all I got were "Page Could Not Be Displayed". Huh. Being that I work in IT, I fired up ZenMap (basically, a hacker tool) and scanned the network. I found that they had a web server running on http://192.168.3.8. So I connected my browser to http://192.168.3.8 and bingo! I entered their wireless pass-code (found in a drawer of the desk) and then I was connected successfully. Once on their Internet, I must say that the connection was pretty fast. Though, maybe that's because no one else could manage to get connected? read more

We stay here a lot. We love a lot of things it has to offer. But make sure you bring your own blankets. The ones on the bed are thin and uncomfortable. Even the "warm" one in the blanket is horrible quality. We would really love this place if they just got new blankets! read more

I've thought about this for a few days on what review to give. Here's my final answer: Rooms are showing wear, dated, over stuffed and aren't very clean. Office staff could use customer service training. For what you pay on the island I'd look elsewhere for availability. Pros: good location to Time Square Cons: Office is only open 9-9 unlike other hotels with 24 hr service. Office staff was short on the phone when calling to make reservations. When I first called (because there are no online booking options) I was told they would hold the dates I needed but when I called back they had realized not all my days were available in the room I requested. I agreed to move rooms during my stay because of this. They told me to check back for a cancellation to possibly improve my situation. But each time I called it was clear I was a bother and office staff that were less than impressed to look at availability. Then to find out they shorted my stay 1 day during this transition. (Yes , I realize I should have double checked my dates on the paperwork- lessons earned) Of course on this final day, when we had to leave the hotel, all rooms were booked and they had no where for us to go. The first room showed online what would be 2 double beds (or 1 double and 1 queen) this would be ideal for our family of 4. In reality the room had a full/queen bed and a twin bed. That sleeps only 3! The only option was an air mattress for one of us to sleep on (still at over $300 per night) Rooms aren't very clean and stuffed full of items. Balcony doors were hard to open and pieces of vertical blinds were broke and handle was broke to open and close them. AC unit was loud when kicking on and off. I am a very clean person person and like my surroundings to be as well. Our 1st room had a blood stain on the chair that was somehow over looked by the cleaning staff. We notified office immediately and they gave us bleach stained towels to "cover the spot up" until the next day when someone could come and clean it! My husband offered to remove the chair and they wouldn't allow it because of liability reasons. Maintenance came the next day to clean it (unsuccessful) and only then did they remove the chair. Our second room was even worse. The sofa sleeper my child was to sleep on had a stain on the cushion (again over looked by the cleaning crew). There was food and crumbs between the refrigerator and counter on the floor, confetti on the floor from the people staying in there prior to us (that house keeping somehow missed while cleaning) a pill on the floor (that my child found) and a bag of cough drops under the chair (that was clearly not moved to sweep under). I brought this to the managers attention. He told me he would request a "deep cleaning". or what I would call a regular "real" cleaning of the room. After this so-called "deep cleaning" we found a dirty sock between the head board and the mattress (that wasn't ours). The rooms have soo much stuff in them there's hardly a place to put your luggage. I understand it's great to have a place to sit and eat a meal or what have you but the rooms simply aren't very big for all the items they have. It would be nicer to simplify the items to have space for luggage (which most all travelers have) Cabinets are chucked full of pots and pans which I guess is nice if your are making a big cooked meal but that's not what I choose to do while on vacation. There is no cupboard space for any snacks you bring of your own. Pool rules state no food or beverages within the fenced in pool area. Perhaps there are reasons for this but come on, its vacation. Who doesn't t want to sit or swim and relax with a beverage or two?? The pool loungers have a cable placed thru all of them therefore you cannot turn them to any different direction than they are placed. Apparently there is a closet of beach chairs and such for guests to use but we were not informed of this and purchased our own. I believe I may have met the actual owners of the place and they were exceptionally nice but I'm guessing unaware of any of this. I did speak my concerns to the manager upon leaving and he offered a compensated night on our next visit. Needless to say... I can't imagine there will be a next visit for us. When paying over $300 a night to sleep I expect at the least a clean room. A better option in my opinion would have been to compensate a night I had already paid for to sleep in an un-cleaned room. This is the first 1 star review I have ever left which is why I thought about it for a few days. Typically if nothing good is to be said I don't say it at all. Just spent a wonderful week at Edison Beach House. We stayed in the two bedroom suite and could not have been happier with it. We LOVE this hotel! We discovered it around 4 years ago, and it is perfect...clean, quiet, washer/dryer in every room, stocked kitchen, etc. The beach is awesome and it is within walking distance to all of the restaurants/bars. The room and service were top class at this joint. The people were so helpful and gave us recommendations on what to do and where to eat. The room was super accommodating and were equipped with various amenities and a kitchenette. I am so happy I stayed here as the beach was great and the view from my room was spectacular. read more

We loved this place!!! FANTASTIC LOCATION!! Very clean. Staff was very helpful. Balconies are wonderful - awesome views of the ocean. A little pricey, but I guess you get what you pay for. A little out of our price range for the winter months, but summer rates are more reasonable and that's when we stayed there. Some suites have a separate bedroom, but all have a full kitchen, washer & dryer in each unit and they supply beach towels and even some beach chairs and pool toys! Makes vacationing at the beach easy! We will stay there again without question. read more

My husband and I have been to this hotel twice now and its usually fantastic. The rooms are incredibly clean, the view is fantastic, and the fit and finish of the place really makes you feel comfortable. The last time we stayed over the weekend there was 2 employees that were a bit abrasive and not very welcoming, which made the entire comfortable experience not so comfortable. We will still be coming, just hope that the staff is more friendly next time. read more
