Short story, AVOID!
Long story: I know this is quite long, but I feel I need to point out our journey with edzell, and how they managed to be incompetent or rude at every stage.
We found a flat in a perfect location. In the initial viewings we where promised the world ( yes, the flat would be repainted, oven would be cleaned, bath re sealed and bedroom carpet would be cleaned to get rid of the smoke smell ). We decided to take the flat on those terms, and at the insistence of the viewer, paid the deposit then and there, thank goodness we asked for a receipt.
Things started looking less rosy when we turned up for the keys on the agreed date fully packed from the move 3 hours away, to find out that the documents the agent had told us to bring where useless, and that they where not going to release the keys until we paid the deposit. To top it off, they where about to go on an extremely long lunch during which the office is closed, so we would have to wait for 2 hours before we could get the keys. One of us stayed in the office, and the other ,After a lot of routing around in the packed boxes in the van,got the documents requested, and the receipt saying we had already paid.
We then went into the property, to find absolutely nothing had been done to it, the kitchen was still bad, the oven uncleaned, the bathrooms mold situation must had been at a dangerous level, and the bedroom reeked of smoke. After repeatedly calling them to get the situation fixed, we eventually managed to get someone to come out, only to be told he was only there to fix the baths seal.
The person that did come was very apologetic, and professional. He explained that he was only a plumber, He also pointed out that our boilers electrical connections where being held together by tape, and kept safe by flower pots, and said he would write this into his report for edzell.
We naturally informed edzell about this as well, but after repeated calls, nothing was done. This is a commonly occurring theme. The same also happened for the bathroom having mold and rot, the lighting in two of the rooms going out, a bug infestation, a rat infestation for the building, the codes for the bin storage and the code for the residents gym ( " there's a gym?" )
We managed to sort out all of those on our own, actually getting the bathroom treated for mold and rot, and repainting. The rat situation was deemed to be something the factor needed to resolve, but no one at edzell was able to tell me who the factor was, or even if there was one, but it was definitely them that had to deal with the rats.
Then came the day we were finally able to afford to buy our own little place. We moved out, gave them a months notice, told them the flat was empty so if they needed to show it, we would be happy to let them in. No answer.
Thinking that this was an ominous start, we decided to send our notice by email and recorded mail so we had a definitive date and written confirmation. We asked them what they would need from us to get the deposit back, and all they needed was to inspect the place, and confirmation that the electricity and council tax bill had been paid to date.
Now I was pretty confident that the final inspection went well ,as the inspector said there should be no problem, and everything seemed fine ( I made sure to check what he was writing ), But after speaking to a very rude woman at edzell she informed me that the kitchen had needed to be repainted, so they would be charging us £150. I then pointed out the kitchen had needed repainting before we moved in, and we had been promised this would be done, and we had tried contacting them a number of time to get it done. She then turned around and asked me for proof. I had the dates and times I had called, but no written confirmation. She said she would investigate, and would call me back.
After one week with no answer, I called edzell back to find out what the result of her investigation, to be told she only works 3 days a week, and I would need to call back next week.
I called back , and she informed me that she had investigated, and because the inspection from before had said the kitchen was "fine", we would be paying the £150. I pointed out that I had seen the inspector write the kitchen had been fine while i was there, but she said that is not what she has written in front of her.
So we are now waiting for the cheque to arrive ( lets see if it actually gets here ), and were hit by one more insult. We informed the council about the moving date as of the date the keys where handed over, but apparently because the next resident only moved in on the 1st, we where liable for 2 days of council tax. The amount wasn't alot, just the gouging edzell was doing.
So for anyone looking to use edzell, take a recording of the flat with a date stamp for proof of the condition pre move in, and get everything in writing, or record calls, as apparently everything else is ignored.. Very unhappy ex resident read more
