Tenant Sourcing & Vetting This has been the weakest area. Tenant searches take too long, often stretching into months (70 days in average), and it doesn't seem like the property is actively being marketed. It feels like not much effort is being made. 2. Rent Collection & Financial Management No complaints here. Rent is collected reliably, and the online system is easy to use for tracking payments and accessing statements. It's been smooth. 3. Maintenance & Repairs Some expenses feel avoidable, like sending a handyman multiple times instead of resolving issues in one visit. They often use their in-house handyman, and it sometimes feels more about profit than practicality. However, scheduled maintenance is done properly. 4. Legal Compliance & Documentation This area is handled well. Certifications and documentation are always up to date, which gives peace of mind and reflects good professionalism. 5. Communication & Transparency Responses are timely and professional. Communication is steady and courteous, which I appreciate, but there's room for more initiative. In summary, be prepared to lose 2-3 months rent per property per year, however once managed everything is great.

I'd like to think this was not me being especially dumb, but the shop front being rather inoffensive. No matter, this has been to date the only estate agent from which I have bought a flat. Indeed, up until the day I moved into my newly purchased flat I had no idea where this was. Rather worrying, I know. Anyway, I was working from 8am-6pm (8pm on Thursday) in two jobs, seven days a week for about a fortnight a few summers ago; to cover some lucky devil of a boss who'd left and not bothered to hire any extra staff. As you can imagine, this made it extremely difficult to continue my property hunt and I ended up doing most of it through an old (and quite smelly) yellow pages and the work's telephone. Therefore, I was ecstatic when a lovely woman from here called me up. She'd spoken to me earlier in the week and kept a hold of my details. Which - unlike many estate agents - she'd actually bothered to use when something matching my specifications came in. So, from my limited experience I would give this place a major thumbs up. They were very polite, helpful and managed to do everything over the phone. They also kept my details and actually used them. Additionally, they were also good enough to talk the seller into giving me an 8pm viewing on a rather nice June evening due to my hectic work schedule. Small, but perfectly capable of pulling punches well above their estate agent weight.

Bill arrived on time and he just got on with it-unobtrusively and passionately. We had 50 viewers within a week and many had commented on his work and this had certainly enticed them to come and take a look. Craig went above and beyond as an estate agent-it did not matter what times the viewing were, He was available to chat, give feedback, offer support and guide us regarding closing dates and discussions with viewers. I wonder if he ever slept! And it felt like it was just our property that he was focusing on although we know that was not the case. The result: an offer 20K above our home report plus 10 other offers on the table. All of this for 0.5% commission is more than reasonable. If you want a personalised, professional and proactive service go with these guys. They were recommended through a friend and we have been recommending them to anyone who asks.

They have managed my current flat on behalf of our landlords for the past couple of years. On the whole, their service has been good. In the period leading up to taking the flat, signing the lease and moving in, they were very helpful, always keeping us up to date with how things were progressing. They also helped out in the period immediately after we moved in, helping us to set up our gas and electricity accounts. This good service continued once we were established. They responded to any queries we had quickly and efficiently, apart from maybe a couple of times when it took a few days. Apart from the occasional thing that they promised, and didn't deliver on, they were thorough and professional. When considered against the many other letting agents, and some of the horror stories that I have heard of them, they were very good. I would happily rent a property managed by them again.

Was shoved for 2 days in a hotel before stuffing me into a substandard flat with no heating nor internet. Apparently, the tenant occupying the room I paid for will not be leaving a month later. I was (and am) still raging. Staff was rude in dealing with the situation, they will not tell you anything unless you ask or when the problem has already escalated. Started bringing in your race and ethnicity to cover up they messed up the situation. Cheekily told me that these situations happen all the time and they expect you to stay with a friend when that happens. Like seriously? Stay with a friend for a month? Are they for real or just desperate to paint themselves in a better light? Imagine coming back from your holiday and being left stranded on the streets with your luggage. Their emergency number rarely works, had to call for an hour before someone picked up. They had no choice but the stuff me in travelodge for two nights and emphasized its out of the goodness of their hearts that they pay for it. Honestly, if they did not I would have gone to the police and sued them for fraud. DO NOT work with PLC, unless you want to be treated like trash.

Also the building is gorgeous, and I have been inside the building, for a coffee and cakes. However I did not explore the whole building, as it was limited to few rooms only. This owners of the property is good friends of our Queen, as I have heard!

And in the right place too. Obviously, they charged the silly admin fee that all letting agents charge, but that's just something you have to get used to. But the deposit was no where near the ridiculous £750 we paid to move into our flat in third year with Alba Residential. Only two things went wrong with the flat whilst we were there - the shower broke and the heating stopped working. They sent someone to fix the shower within an hour and someone to fix the heating the next morning. Brilliant service. And they didn't charge us. If only all letting agents were this good.

They said the refund would be with me in 30 days. It's now day 63 and no sign of either of the cheques they claimed to have sent. They have now offered to transfer the money to my account but have ignored my reply asking for confirmation as to when this would take place and how long the transaction would take, SHOCKING CUSTOMER SERVICE!! However, in Clouds I found the antithesis to every other property company/letting agency out there. I was with them for 4 years and had the best experience ever. They are refreshingly professional, caring and honest. You are assigned your own personal property manager who you contact directly with any problems (of which I had VERY few, if any). I rented with them twice moving out of a one bedroom property of theirs straight in to one of their two bedroom flats. Both flats were absolutely stunning - gorgeous,elegant decor, excellently equipped and sparklingly clean. It is clear they only take properties on to their books which are of a very high standard. I actually got to know the actual owners of the two flats as well which made the whole experience that bit more personal. I am not one to write a review, in fact I think this is my first but having recently had a hugely awful experience with GRAINGER PLC and Letting Solutions (they seem to be on a joint mission to ruin lives, I swear) I thought it was time I wrote about my brilliant experience with Clouds Property. The employees themselves are extremely nice and the service is simply wonderful and they are extremely efficient. For example, one of the toilets blocked in our apartment so I phoned up my property guy and the plumber was sent out THAT DAY! This never ever ever ever happens with other property companies in my experience. If you are to ever rent with anyone, make it Clouds, you won't regret it, I promise.
