This is a review from an apartment owner, who contracted Eisaman Property Management for management services. I've been in multifamily property management for over 10 years, with top national companies. I'm not going to mention specific names regarding who I dealt with and try to stick to just the facts. Eisaman is what you might call an apartment "loss leader" in Fort Wayne. What I mean by that is, their managed property in Fort Wayne consists of poorly maintained, low rent units mostly all in less desirable, high crime rate parts of town. It is clear that this is their niche for both property management and sales. Carving out a niche like this is not a bad thing at all, but for property owners considering Eisaman as a potential management company, this can be a good yardstick for the quality of service and maintenance they provide. Setting up a niche market in the low rent districts like Eisaman has, results in a very low bar for most aspects of management - especially maintenance. Much of their managed property appears to be owned by the company owner himself. This is also fine, but if you are a potential client, keep this in mind when it comes to setting your expectations as far as where you fall on the Eisaman priority list. There was a combination of poor management practices and inexperience that led to many "little" things being done wrong. If you have experience in property management, you understand how certain little things can come back to haunt 6, 12 or 18 months later. I won't spend time listing out the many little things that were done incorrectly (regularly misplaced rents, electric baseboard heat left cranked up on high in a vacant unit, etc.). If as a potential client you'd like to reach out to me in a PM I'd be happy to give you a more detailed and facts only overview (I have no personal angst with Eisaman, they just did a poor job). The final act before Eisaman and I parted ways was an apartment turnover quoted at $1205.00. When the bill came, it was just under $2000. (I received no calls during the turnover for approval on change orders, etc. Per our original contract, I had to approve anything over $100). When I questioned the unexpected increase in the cost of this turnover, first I was met with resistance. To continue to be fair and stick to just the facts, after pushing harder, they did waive/refund the $700+ unexpected overage. (I can say that I would be swiftly terminated by most all of my clients if this same thing occurred on my watch.) After this turnover incident, I received a termination letter from my property manager at Eisaman, saying that we "had different management philosophies" and they would be terminating our contract in 30 days. A couple things about this. First, Eisaman's management contract is a long term contract (such as 12 months) and doesn't allow the client to terminate early without a fee (but apparently it allows Eisaman to cancel). In my experience on both the manager and landlord side of things this is atypical. Most property management contracts for 3rd party multifamily management are month to month with a 30-60 day notice period for termination. Second, although Eisaman gave me a 30 day notice, they terminated after about 2 weeks, just cold turkey. Luckily, by that time, I had other management lined up, but I found the "bait and switch" unprofessional. In defense of Eisaman, there is definitely a dearth of good multifamily property management firms in Fort Wayne, and housing is cheap. This all leads to a vacuum, giving Eisaman more of a market share than they should probably have and allowing just about anybody with a pulse to enter the business of owning rental property. Like most 3rd party managers, (this is my opinion) the whole office seems overworked and underpaid. Terrible company! Wasn't able to actually move in until way after our date, still with tons of issues, and the answer is always "I don't know how/why it's that way" and the only thing you get is empty promises, rude remarks (like saying the issues are due to your karma) and lies! read more

This is the worse company i've ever dealt with in my entire renting experience. (10+ rentals before this company) They cannot be trusted, here is why -Management is just the worst, they use a run and hide approach. You will leave them 20+ voicemails but they will not respond. You can hopefully pin them on the phone by asking for them directly but refuse to give your name. -They illegally registered my home as a dual unit dwelling with the city. This made it impossible to set up a water bill or trash bill. I left several voicemails for Sara the office manager and was never responded to, the city literally refused to set me up. I gave up. 5 months later the manager came back saying I owed around $400. I said no way, I tried dealing with you and they hassled me for weeks about it. I demanded they pay for the loss since they failed to play their part, and it was illegal. They finally agreed and promised to fix the issue. After several more weeks I saw a random charge appear on my account for several hundred dollars for "City". I demanded to see a bill, after several more months, they finally provided about half of them. I was frustrated, paid the amount and moved on. Now several months later I've moved to a new address because I was sick of their garbage and I receive a bill that is titled TO EISAMAN, care of me. How dare you send me your mess. All the money I had sent them for utilities was never posted to the home. Ridiculous. -They misrepresented my property as having AC, when I asked why it wasn't functional they said the house never had AC, despite what my rental contract said. After a blatant "Whoops" from them, i just went and bought wall AC's. A $400 cost. Never an apology or an explanation. -The bathroom in my unit I found out to be illegally built as well. Law requires ventilation from the bathroom to the outside of the house. This was not present and water damage is riddling the walls in the home. I fear for the homeowner, I hope they were the ones that hired the builders who refinished that house. -There is a massive leak in the roof somewhere. Every time it rained I could see the walls swell with water, drywall would crack when it was gone. I called the maintenance to repair it and they just covered the crack. Mold is probably all over that house. This is ultimately why I left my lease 3 months early, paid dual rent for several months. I can't justify a lifetime of illness to save on rent. -When the home was refinished, they failed to include the master bedroom in the duct work. It was FREEZING all winter, regardless of whether the heat was on or off. I will now be sueing Eisaman for misrepresentation and I've submitted them to the BBB. I know if I complain to them i'll just get some voicemail for Sara while she doges my phone calls. Seriously, I know you want to rent a home and thats why you've come to this page but they will steal from you, they will lie to you and they will not be held accountable for their actions. If I could give them zero stars I would. In fact they should get a negative amount of stars. This is why: They illegally boarded up my house after trashing it and stealing my belongings. Eisaman Property Management illegally boarded my house on August 31, 2016. I came home that day to find my house completely boarded up with no notice or phone call as why. It was after hours so I was not able to call that evening. The next day I was unable to get a hold of them because they do not answer the phone. I had to call the police because I knew my cats were still in the house. The officer was finally able to get in touch with someone named Paul, who was apparently in charge of Eisaman. He claimed that neighborhood code was in the area and claimed that the door was unsecured and they reported my house vacant. The officer was able to call someone to unboard up my house. I went inside to check on my cats and saw that my house had been trashed and they stole a computer, DVD player, hair gel, a pizza and several of my mom's ornaments and records. I wasn't able to get a hold of them again the next day. On September 3 I went to the office to have them change my locks. The girl at the desk told me that I would be charged $35 per lock and I had to call maintenance. I also found out that day that the office is who makes the call to board up houses. I had just paid my rent a week prior to this. They knew my house was not vacant. Their maintenance was who illegally entered my house, stole my belongings, and then illegally boarded up my house, which Eisaman gave them the okay to do and then they are going to charge me to change my locks. read more

I do not personally live in one of their rental properties but my niece does. She has had mold in the bathroom and an upstairs bathroom leaking through the ceiling to the first floor. She has documentation of how many times she has tried to contact them with no good results. I called them today to see if maybe they were just not taking my niece seriously due to her being young and inexperienced in renting. Not the case at all. I first spoke to Vicky who was rude and transferred me to Tammy. Tammy was not helpful, I simply explained the situation and that the mold was a health hazard for the girls and that it needed to be remediated as soon as possible. I was not rude nor did I raise my voice, I just stated facts and her response to me was that it was not my concern and that she was going to hang up before the conversation got escalated any more. She then immediately called my niece and told her to stop having other people call them and threatened to sue her if she uses the upstairs bathroom which they had stopped using due to the fact that when it was used it leaked through the ceiling and onto the first floor. These people are not running a good business for tenants or for those who trust them with their property. They are rude, do not show up to fix things in a timely manner and do not care for the residents as one should. The good news that came out of this situation is that within 10 minutes of my call they sent over maintenance. The bad news is he came, looked at the situation made my niece feel like she had done something wrong, told her that this was going to cost more than the repair budget and left and has not been back as of yet. DO NOT rent with this property manager. I wouldn't even give 1 star if it wasn't required for the review. The office staff is unprofessional, rude, and incompetent. Our personal account rep cussed me out when explaining that we were leaving even though we paid on time every month and had no complaints or issues while we rented with them. They did not provide us with any routine maintenance during the entire 6 years we rented. It took 3 days to respond to a maintenance request for a leak which caused the ceiling to fall apart and damage the floor beneath and some of our own personal property; took 2 weeks to fix entirely. Upon leaving, they charged us to pay for the damages to the carpet despite their negligence to respond and fix it in a timely manner when reported. read more
