    This is a review from an apartment owner, who contracted Eisaman Property Management for management…read moreservices. I've been in multifamily property management for over 10 years, with top national companies. I'm not going to mention specific names regarding who I dealt with and try to stick to just the facts. Eisaman is what you might call an apartment "loss leader" in Fort Wayne. What I mean by that is, their managed property in Fort Wayne consists of poorly maintained, low rent units mostly all in less desirable, high crime rate parts of town. It is clear that this is their niche for both property management and sales. Carving out a niche like this is not a bad thing at all, but for property owners considering Eisaman as a potential management company, this can be a good yardstick for the quality of service and maintenance they provide. Setting up a niche market in the low rent districts like Eisaman has, results in a very low bar for most aspects of management - especially maintenance. Much of their managed property appears to be owned by the company owner himself. This is also fine, but if you are a potential client, keep this in mind when it comes to setting your expectations as far as where you fall on the Eisaman priority list. There was a combination of poor management practices and inexperience that led to many "little" things being done wrong. If you have experience in property management, you understand how certain little things can come back to haunt 6, 12 or 18 months later. I won't spend time listing out the many little things that were done incorrectly (regularly misplaced rents, electric baseboard heat left cranked up on high in a vacant unit, etc.). If as a potential client you'd like to reach out to me in a PM I'd be happy to give you a more detailed and facts only overview (I have no personal angst with Eisaman, they just did a poor job). The final act before Eisaman and I parted ways was an apartment turnover quoted at $1205.00. When the bill came, it was just under $2000. (I received no calls during the turnover for approval on change orders, etc. Per our original contract, I had to approve anything over $100). When I questioned the unexpected increase in the cost of this turnover, first I was met with resistance. To continue to be fair and stick to just the facts, after pushing harder, they did waive/refund the $700+ unexpected overage. (I can say that I would be swiftly terminated by most all of my clients if this same thing occurred on my watch.) After this turnover incident, I received a termination letter from my property manager at Eisaman, saying that we "had different management philosophies" and they would be terminating our contract in 30 days. A couple things about this. First, Eisaman's management contract is a long term contract (such as 12 months) and doesn't allow the client to terminate early without a fee (but apparently it allows Eisaman to cancel). In my experience on both the manager and landlord side of things this is atypical. Most property management contracts for 3rd party multifamily management are month to month with a 30-60 day notice period for termination. Second, although Eisaman gave me a 30 day notice, they terminated after about 2 weeks, just cold turkey. Luckily, by that time, I had other management lined up, but I found the "bait and switch" unprofessional. In defense of Eisaman, there is definitely a dearth of good multifamily property management firms in Fort Wayne, and housing is cheap. This all leads to a vacuum, giving Eisaman more of a market share than they should probably have and allowing just about anybody with a pulse to enter the business of owning rental property. Like most 3rd party managers, (this is my opinion) the whole office seems overworked and underpaid.     We rented with them for two years , never late on rent always paid on time . When we looked at the house we asked if they could put new carpet in and they said they would then only put new carpet in one room. We kept the house in EXCELLENT shape , probably one of they cleanest houses they rent out (all there houses are trashed) . So we just recently moved out and they will not give us our deposit back. Our deposit was 695 so we should of gotten it back but we didn't and some how they added up (damage) done to the house and funny thing is it added right up to how much we should of gotten back! 695!! So if you do rent from them expect not to get your deposit back and expect them to be late on everything when it comes to (fixing) your house . They have a group of guys that do there house repairs that have no clue what they are doing . DO NOT RENT FROM THESE SCAMMERS!!!!!

Said there would be a splash pad and new full service sites. Then we find out they have been saying that for several years. The electric is in a sorry state and dangerous. Taped up wiring running thru the woods laying on the ground. My power box fell off the pole. The camp ground is very dirty and not well kept. A lot of power drinking goes on. Unsafe areas that kids can fall into right on the main road at the bridge. Tried to contact Miranda and Brian Schaper several times by e mail with no answer. I was trying to get a partial refund of my $2200.00 I spent for the season. Just silence so far. Will keep you posted if things change. Yes I do have pictures and documentation of the conditions I have mentioned and many more of others that were not mentioned. Not to mention some seasonal campers using the pool instead of the bathroom if you get me drift.
