Unmatched professional service and amazing partnership! You are not a real estate investor until you have a property management company. Unfortunately, there are so many bad companies out there that investors continue to do management by themselves since they cannot find a good partner. I am happy to say that we found Elias and his company and forgot all about midnight calls about leaks. Elias is acting as on owner on our property. He always tries to repair all of the equipment and immediately gives me a call if he feels something should be replaced. He has excellent partnership with local contractors and gets better pricing on larger jobs than I can get myself if I call the same contractor for the same job. We had a problem with a tenant not paying rent, Elias took the appropriate legal steps and quickly got to a resolution. We are more than happy with his excellent service. We are looking at him as a great long term partner and CEO of our real estate business. I cannot recommend Elias enough. Important to note is that I managed the property with my wife for the first 8 months of ownership. Needless to say, having Elias on our side is worth every penny. EJG management runs a slumlord ring. they take your security deposit and do not put them in escrow accounts. they dont give you the information for the escrow account. In New Hampshire they are supposed to provide those things to the tenants within 30 days. i lived there for 5 years never got anything. the carpets when i moved in were already used and stained and when i moved out 5 years later they charged me for the replacement and upgraded their property to hard wood floors. they charged me a dumping fee for couches and furniture that i took with me! i still have it ! The office manager, Marcie Kabachis is the most unprofessional person I have ever had the misfortune of dealing with. She's disgustingly rude and dismissive of emergency situations. You can not get in touch with the actual owner and the company does not fix maintenance issues in a timely manner. They have left my family and I without heat previously and without hot water once again with no timely fix. It will be well over 48 hours before maintenance will even be scheduled to come and look at the situation. read more

I have been at my apartment for 10 years. EJG took over maybe 6/7 years ago after my previous landlords sold the condo to someone who uses EJG to manage their unit. This has been the WORST company to deal with all of these years. They take forever to fix anything, they come in and bandaid everything and replace things (stove/refrigerator) with low quality products instead of giving you the same quality as what it was. It's like pulling teeth to get them to fix major issues in the place, I've had shower pipes burst from behind the cabinets which left my apartment flooded and it took them weeks to do anything about it. Even after the piping was fixed, I had major issues with the floors because of the flooding which ultimately left me with bare cement floors in a basement apartment for months without a care in the world. I had to practically beg to even get them to fix the floors. I've had a pipe burst in the ceiling and was left with a giant hole in the ceiling for months. I've had numerous issues and these people are unreliable, incompetent, and straight up do not care about their tenants. I can only imagine if the landlords actually knew what was happening with their properties. The maintenance request in the pictures is just an example of the latest issue I'm having which is the toilet not properly flushing. (Yelp keeps posting them out of order but you can see the date and times) These people constantly say someone is coming and no one ever shows up. You take time out of your day to be here and no one ever comes. I started approving them to come in when I'm not here so I don't waste my time waiting around for them and they still can't even show up. I would never rent from or hire these people to manage a property I own. I have 2 kids who live with me. Theres been no respect no care no concern for the fact that through all of these issues I've always paid my rent on time (even when they upped the rent by $500 in a month), always have been a great tenant just trying to get major issues fixed in the apartment. These people dont care about you or your family or how good of a tenant you are. They will rip you off and leave you hanging 100% of the time. read more

On January 10 a property became available for rent in a lucrative town. We applied to the rental as I had viewed two other properties that this management company had available and did not think that they would improperly list apartments. I made efforts to call the office during their scheduled business hours. The phone was never answered and no voice message could be left as voice mailbox was full. The property is still listed as being available and accepting applications when it is not available. Do not list properties as being available for rent as a decoy to get personal information or to navigate them to an apartment they may not be interested in because the original property did not exist and/or is not/was never available for rent. I paid to apply to a property that is not accepting applications but is still today, giving the appearance of being available for rent. I would be concerned with renting from people who appear to be a little dishonest from the very beginning. Renter beware. read more

Subcontractors avoid at all cost! Elias cancel jobs same day, and heckles about all pricing. I had 82 work orders with no show tenants, or keys not on site for entry. I've shown up to work orders that are already completed, they want it done as cheap as possible to the point of unethical practices like hiding rot. I have 4,086 photos in my portfolio from their projects if any subcontractor needs to know just email me. After the final straw with him canceling 8,000$ job same day without telling me(I only found out because I called about keys) he never responded to a text or call again. He uses people to illegally install things that require licenses vs hiring a licensed vendor. Thankfully the type of poor business owner he is opened my eyes to his smoke and mirrors and find better customers. TENANTS/LANDLORDs also be cautious. The amount of stuff he tries to get away with hiding issues is ridiculous and unethical. I just viewed a property managed by EJG. Broken windows, drafty ceilings, bare spots where appliances were torn from walls. This place was not fit for human habitation, especially not for the rent they were charging. I was embarrassed to have been there, and the agent must've been too, because she didn't say a word. read more

I am shocked by the unprofessionalism of EJG property management. My partner and I were interested in two of their listed properties, and are now very grateful to not have applied to either. The first property I went to had an open showing that the agent arrived a few minutes late to. After taking time out of my day, leaving work early, and driving all the way to Manchester, I discovered EJG had already accepted an applicant, but were still showing their place until the lease was signed. I can only imagine the frustration of all those applicants who applied just to be rejected by EJG. Maybe EJG was greedy for application fees? Shortly after I called their help desk and left a professional voicemail expressing my hesitations and asking for clarification, but they still haven't gotten back to me after several days. I decided to give another one of their properties a chance. I showed up on Sunday and waited for one of their agents to arrive. After waiting in the dark and cold entrance for 10 minutes past the showing time, I finally decided to leave. It is abundantly clear that EJG is not a property manager you'd want and I will not be looking at any of their properties going forward. Save yourself the stress. My daughter and her BF have rented a property in Manchester and it had bed bugs prior to them moving in. The property owner and management company KNEW this and did not have the decency to let them know. The lack of communication is deplorable. My daughter is moving 3000 miles away from AZ to NH so it's not like she can just turn around and meanwhile her boyfriend is already stuck in this bug infested apartment with no positive end in site. read more

This management company likes to make appointments and never show up to complete the work. They schedule all the time so you have to be home (All day between 8-4) and then by the time 4 rolls around no one shows up to fix anything and you've taken the day off to be home for them for nothing. This hasn't happened just once or twice but almost every time I've needed something in the past 6 years. As a tenant, this management company is AWFUL. I have no ability to talk to the owners of the property without going through the management company to let them know what a horrible job their management company is doing. But no I do not recommend anyone to rent from this company or any landlords that use this company. read more

I am disabled.I am homeless. I have been successfully brought through for a subsidized unit in Hinsdale, NH. The property is managed by EJG Property Management,located in Derry NH. I applied in the middle of April I was accepted; signing both leases; one for EJG and one for NH Housing. I signed 36 pages of lease information on the 30 May 2023. By May 31, I was informed that I could not take the apartment on June 1st. In between May 30 and May 31 ; I had the misfortune to be approached by " Elias" in a laundry mat; which they must manage. We had a few words if niceties,until he questioned me about who I may be " also moving in with". Thinking this was not his proper concern- I did not answer him directly.I bid him good day as I departed ,having finished my laundry. Well it turns out that Elias owns EJG and he did not disclose this to me. He instructed his secretary to issue an email stating " unforeseen" reasons why I could not take the apartment. Mind you I did all due diligence,as I am sure they did in processing the application. Their blocking my entrance to the subsidized unit was merely prejudicial as well as discriminatory. If I could give them 0 zero I would. Stay far away from this company. Moved into one of their units that was never cleaned as promised and stated in the lease and it was DISGUSTING. Took me 3 days to clean the unit myself! When I contacted them about it the employee said "Sorry I was sick and this isn't even my full time job". Never had a walk through as promised and also stated in the lease. Walls were scuffed up and carpet disgusting. Clearly it was never repainted as it legally should be. Key didn't work and was told to talk to the complex office cause it's not their problem. Called and emailed them for over 4 months over no screen in one of the windows and it was a safety hazard for my young child, it wasn't until I threatened them with legal action that they actually took care of it. Recently spent another 4 months trying to get in contact with them over the upstairs apartment leaking into my bathroom that has now caused mold and and the wall is literally falling apart from. Still haven't heard back about it. Decided to just move out because of the health concerns due to the mold and funny enough they responded to that right away just to tell me they're taking my security deposit due to it. This place is a joke and anyone who rents from them will vouche to that. I have personally spoken with many other tenants of theirs in my complex and they have all had the same issues. Don't trust them or the fake 5 star reviews. Not to mention, they keep raising the rent by hundreds of dollars every year. You also have to chase them down to renew your lease and then they raise the rent! They will only respond if it makes them more money but you hear crickets if you need them to do any maintenance. I feel bad for the next tenant who is going to have a handful of issues with this place. RUN far far away from this company! read more

We found a rental listing on Zillow and one on Facebook from this realtor. Imagine our relief to find a realtor during a pandemic willing to do physical tours as the rest were pictures and virtual only! However when we arrived upon the date and time set, not only were we not informed it would be a group showing(twice) the person giving the tour was late on both accounts and didn't bother to reach out and let us know. We did fill out an application for the second place we viewed, but despite both of us reaching out we never heard back. Tread carefully with these guys. read more

Holding rent when it should go to the owner (until they say so that is), no communication even when you call numerous times, no receipts for work that gets done to your property, trying to rip you off assuming you are not keeping tabs on them through the online portal, and trying to charge you twice for a job that got done half assed. read more

#1-3 Oak St., Located in Clinton, MA is NOT INSULATED. I was told that new insulation was installed. Totally lie! In January 2022, the pipes froze and no water. At this time, I went down to the basement and found there is NOT any insulation except for a 3-4' piece frozen to the basement floor. I have pictures. My MA Electric bill for December 2021 - February 2022 was just over $4200. This is an additional $1,400/month in the winter months. This amount is more than my monthly rent. In January management brought in a space heater to keep the basement water pipe from freezing. I was out of the country from 3/1/22 to 4/1/22. Everything in my apartment was unplugged except for the fridge. My electric bill was just over $77.00. May's electric bill was under $60 and I was still using electric heat for some of the days, plus back to cooking 3 meals a day. My June electric bill was $42. Which leads me to believe they had the space heater plugged into an outlet that is tied into my electric circuit. Trash from previous tenants is still strewn around on the property (side and back of building). They left in the middle of June. The floors are still to cold to have a small child walking barefoot on. Apartments are spacious. Appliances work. Parking stinks as there are 3 spaces and 4 apartments. There is public parking across the street. I will also mention that there are 23 stairs to get to the 1st floor apartment. I will not be renewing my lease unless the building gets the insulation that I was told it already had. read more

Rented for a little over a year went 6 weeks with no heat in the bedroom,no electricity in the bathroom takes forever to get things fixed!!!! I had to steam clean the carpets before moving in they stunk like urine!! Paint cellings and walls fill in holes, get rid of a sofa and recliner the apartment was so dirty!! The yards a mess to!! I found the owner of the company and his associates to be responsive, efficient, and extremely adept at handling any situation that arose. EJG Property management has been invaluable to my family from the very start. When we put up our home for rent in the summer of 2011, we had hired a different company. This company was shimmering with promises that were just outright a lie. After 5 months of not so much as a showing of our property, we decided to ditch the company and switch to EJG. This decision was one of the best ones we had made concerning our property. Elias immediately made us feel as though renting out our home was of the utmost importance and within a month or two the property was in a rental agreement with tenants. Of course there were some bumps in the road as far as repairs, but Elias made sure that we were aware immediately of the situation and was always an excellent example of what communication should be. Phone calls were either answered immediately or returned at the quickest convenience. He has gone above and beyond what I would have ever expected from a property management company. I believe that he genuinely loves what he does and puts himself into it, and it is not just about a dollar made. I cannot recommend EJG property management enough.
