Since then, my car was totaled along with 20+ other cars by THEIR property. (Please refer to the pictures). This was in 2021. We were told it was "an act of god," and there was nothing they could do. Almost 2 years later, they still have done nothing with the structures. Just ground down the pipes sticking up. Those structures helped light up the parking lot. (Pictures are attached) In 2022, a tree fell on our patio, smashing the gutters in that area. I understand some things happen. However, the "fixed" gutters currently leak all over the patio when it rains. There are still remaining tree limbs on the roof that were never cleaned up, and the stump of the tree still remains. It's 2023, and I still have things broken in the apartment that have yet to be fixed. I've put in many requests by the way. I've seen multiple rats running around the complex. Including neighborhood cats walking around with dead rats in their mouths. The trash area is frightening to say the least. Rats everywhere, but the complex won't put a lock on the trash area (with a code for residents) or put lights and a camera up. (I've attached pictures from today and from over the summer) In 2 years, there have been at least 3-4 different management companies, all of which have done nothing but run this place to the ground. Recently, my new car that I had to get to replace the damaged car was recently vandalized, including my partners car. We both have called and emailed with 0 help from management. The front desk never answers their phone during business hours and never anyone around when you need them. This place is horrible. PLEASE don't move here. If I could give 0 stars

No I'm not a former employee of the property management company. But I am a retired property manager and I can honestly say you get out of the experience exactly what you put into it. FACT OF LIFE, if you are grumpy, always complaining and looking for problems, PEOPLE will avoid you. Not Guardian or the management team, they're pretty patient, but just ordinary people who have no desire to deal with that kind of a person. Before you complain about others first check your own attitude. The apartments are small but very comfortable, well laid out with plenty of room for furniture, sounds contradictory but it's not, lots of storage space and maintenance is friendly and responds faster than most. The park like grounds and buildings are kept immaculate. Yes it's hot in the summer and cold in winter, get an air conditioner and put on a sweater like everyone else in the country! Having the pond nearby was a plus and we were within a 25min driving to almost everywhere in Portland. We were a bit concerned how parking 2 vehicles would work since the apartment only comes with 1 spot, but we never had any issues getting a spot in the front lot! We had a top floor apartment and didn't have issues with noisy neighbors. Overall, we would recommend this apartment to anyone!

But if you are someone who likes more privacy in an apartment, than I wouldn't suggest these. You can literally hear everything your neighbor is saying or doing. Whether it's next door, downstairs, or upstairs. We live in a 3rd floor 2bed/2ba.. I know apartment living comes with noise, but it should never be this much.. and at the price point. I like quiet, but I also like to function regular in my place without being a disturbance to neighbors.. regular things like having a convo on the phone, sex, using the restroom, arguments, can all be heard as if the people are in your apartment.. parking is also a bit of an issue too...and things break with no real help... Finally things were fixed in the apt. But in general, you can hear your neighbors cough! You can hear whole convos about private info. So in response to Lake Salish, it's no one specific, it's that the walls and floors aren't sound proof, not even a little bit. Paper thin... you can hear everything. No matter which apt you Are in. :)

It was temporary for me but the year I spent there Danielle was very reliable, respectful and courteous to me. She is on top of communication and helpful in all means of feeling at home. From knowing what's going on in town to enjoy, to spreading the cheer of holidays through everyone that lives there. I personally want to thank her for being the best manager I have ever worked with for my home to just feel good about coming home to a safe and comfortable place to live. Choose the Crossings! As of lately the Manager Ashlynne Gaskill has been amazing, she has definitely been a consistency we needed here! I see some bad reviews and I have not had that experience. Oddly enough another one of their properties was our first rental 15 years ago when we moved to portland in the buckman, and that was favorable as well. We had a 2br/2ba townhouse unit. Bedrooms up top, living space below. It was just what we needed when we were a small family. The counters and fixtures are standard cheap apartment. The paint, trim, and build quality is not. Its quiet, you dont hear neighbors, its not dark or cramped, windows are nice, it felt like a home. Rent was cheaper than most all places and thats because no amenities, we didnt need them and rather pay less. The rent raised about 55/yr on average with renewal and thats pretty good I think. The biggest downside here was staffing, and again why we are grateful for Ashlynn being here. They had so much turn iver and lack of staff over a few years so somethings were neglected obviously, but the property always stayed nice due to outside landscaping etc. me made 5 years of memories here, it was in a safe part of town, kids walked to splash pads and farmers markets alone, icandy and pokemon shops. Its what we needed then. Even my 5 years in move out photos attached here show its a nice little spot. The townhouses are great.
